Current FHA guidelines, updated from one source.
The figures below are the FHA program’s own parameters, read from Lendmire’s centralized guideline source and refreshed on this page as HUD’s rules and the wholesale overlays change: the minimum investment, the decision score for maximum financing, the mortgage insurance premiums, and the qualifying ratios.
Up to 96.5% loan-to-value on a purchase
The purchase leverage is 96.5% loan-to-value, which means the buyer brings a 3.5% minimum investment on the lesser of price and value; closing costs are separate, and sellers may help with those.
Decision score for maximum financing
Eligibility for the full 96.5% leverage starts at a 580 decision score; the score is read as the lowest middle score among the borrowers, and the file is qualified on the whole picture rather than the score alone.
Plus 0.50%–0.55% a year on most thirty-year loans
1.75% upfront plus 0.50%–0.55% a year on most thirty-year loans is the price of the leverage; larger base loans carry a higher annual tier, fifteen-year loans a lower one, and the calculator applies HUD’s schedule to the figures you enter.
Housing and total debt, manual reference
Housing and total debt ratios of 31/43 need no compensating factors; higher ratios are approvable with the factors in the ladder below, and files scored by HUD’s automated system follow the system’s finding rather than the manual table.
| Decision score | Housing / total | Compensating factors |
|---|---|---|
| 500–579 or no credit score | 31% / 43% | not applicable — ratios may not exceed 31/43 (energy efficient homes 33/45) |
| 580 and above | 31% / 43% | no compensating factors required (energy efficient homes 33/45) |
| 580 and above | 37% / 47% | one of: verified and documented cash reserves; minimal increase in housing payment; residual income |
| 580 and above | 40% / 40% | no discretionary debt |
| 580 and above | 40% / 50% | two of: verified cash reserves; minimal increase in housing payment; significant additional income not reflected in effective income; residual income |
| Base loan | Leverage | Annual premium | Duration |
|---|---|---|---|
| Standard base loan amounts | at or below 90% LTV | 0.50% | 11 years |
| Standard base loan amounts | above 90% to 95% LTV | 0.50% | mortgage term |
| Standard base loan amounts | above 95% LTV | 0.55% | mortgage term |
| Larger base loan amounts | at or below 90% LTV | 0.70% | 11 years |
| Larger base loan amounts | above 90% to 95% LTV | 0.70% | mortgage term |
| Larger base loan amounts | above 95% LTV | 0.75% | mortgage term |
Refinances: rate-and-term to 97.75% loan-to-value on a home occupied for the past year; cash-out to 80% after twelve months of ownership and occupancy; streamline refinances of an existing FHA loan without an appraisal. Sellers and other interested parties may contribute up to 6% of the price toward closing costs; the entire minimum investment may be a gift.

What an FHA loan is — and how the file is qualified.
An FHA file in Fort Wayne is built from four pieces: the minimum required investment, the decision score, the mortgage insurance, and the qualifying ratios. Each has a rule, and each rule has a reason, which the cards below explain.
For the program overview, see Lendmire’s FHA loan program, or the statewide guide at FHA Loans in Indiana.
The minimum required investment
HUD requires the buyer to invest a set share of the lesser of the price and the appraised value; the loan covers the rest. On a Fort Wayne purchase the investment can be the buyer’s own savings, a gift from a family member or another acceptable donor, or approved secondary financing, and closing costs are separate from it.
The decision score sets the leverage
FHA reads credit through the decision score, and the threshold for maximum financing is far below conventional norms. A thin file or a non-traditional credit history is not a bar: it is underwritten manually on rent, utilities, and other payment records, with the ratios held to the base table.
Two premiums: upfront and annual
The annual premium is where FHA and conventional diverge most: private mortgage insurance on a conventional loan cancels as equity grows, while the FHA annual premium on a full-leverage thirty-year loan lasts for the term. A Fort Wayne buyer who expects to refinance out of FHA later treats the premium as a bridge.
Qualifying ratios and compensating factors
Effective income is the income the lender can document as stable and likely to continue, and the ratios are measured against it. A Fort Wayne buyer with a modest score is held to the base ratios; above the maximum-financing score the compensating factors open the higher tiers.
The calculator applies this to a Fort Wayne scenario: enter the price and the down payment, pick the term, and the upfront premium, the annual premium for that leverage and loan size, and the escrows build the payment. Enter income to see the ratios.
Where Fort Wayne’s first-time and moderate-income buyers shop — and how FHA fits.
Before the calculator, the context: how many Fort Wayne households own their homes, what those homes are worth on the latest estimate, and what households earn. Each figure shapes the size of a typical FHA purchase.
Citywide figures provide general market context, not an appraisal or an income calculation. Read these figures as the range of purchases in the market, not as a forecast of any one file. The lender appraises the specific home, documents the specific income, and applies the specific decision score.

Distinct Fort Wayne neighborhoods, distinct FHA files.
The six Fort Wayne submarkets below show where FHA buyers shop and what a file there turns on: the property type the appraiser sees, the approval it needs, and the price the ratios have to carry.
Established close-in neighborhoods
The Fort Wayne neighborhoods closest to the core hold the oldest housing stock, and the FHA appraisal reads condition as well as value there: peeling paint, aging roofs, and missing handrails bring required repairs, usually settled by the seller before closing. The median owner-occupied home value in Fort Wayne runs near $188,900 on the latest Census estimate.
Two-to-four-unit homes
The multi-unit Fort Wayne file is where FHA’s leverage does the most work: a small investment on a two- to four-unit property, the buyer in one unit, and the other units’ rent documented toward the ratios the way HUD allows. About 38% of Fort Wayne’s households rent — roughly 42,288 renter households on the latest Census estimate.
Newer infill and recent construction
On newer construction in Fort Wayne the FHA appraisal is usually uneventful; the program questions are the county limit and whether the ratios carry the price once the upfront and annual premiums are added to the payment. Roughly 68,641 Fort Wayne households own their homes on the latest Census estimate — 62% of all households, the pool an FHA purchase joins.
Higher-value homes
On Fort Wayne’s higher-value homes the FHA loan runs into the county limit before anything else. A buyer above it brings a larger investment to bring the loan under the cap, or moves to a conventional loan; the loan officer confirms the current limit before the offer. Fort Wayne counts a population near 269K within the Fort Wayne, IN area.
Condominiums and townhomes
A Fort Wayne townhome or condominium is a routine FHA file once the project question is answered. Approved projects and single-unit approvals both work; a project with neither sends the buyer to a conventional loan. On a home at Fort Wayne’s median value, the FHA minimum investment comes to about $6,600 — the cash the program asks a buyer to bring before closing costs.
Historic districts
Fort Wayne’s historic neighborhoods are where FHA appraisals most often return required repairs: older systems, lead-era paint, and deferred maintenance all touch HUD’s property standards. Repairs are completed before closing or escrowed where the program permits. Median household income in Fort Wayne sits near $61,422 on the latest Census estimate.
Whatever the neighborhood, the program rules are the same: the price is checked against the appraisal, the property against HUD’s minimum property requirements, the condominium against project approval, and the file against the decision score and the ratios. Second homes and investment property are outside the program.
Four ways Fort Wayne buyers put an FHA loan to work.
A good use of FHA is one the program’s shape fits: a modest investment, a forgiving score, ratios with room to stretch, and insurance that makes the leverage possible. Four common Fort Wayne uses follow.
Buy a condominium in an approved project
Condominiums are a common first purchase in Fort Wayne, and FHA finances them in approved projects or through single-unit approval. The approval question is handled on the lender’s side; the buyer’s file is the same as for a house.
Buy a first home with the minimum investment
A Fort Wayne buyer with the income for the payment but not the cash for a conventional down payment uses FHA to purchase with the minimum investment and keeps the rest of the savings for moving costs and reserves.
Take cash out of a home with equity
The cash-out refinance replaces the Fort Wayne home’s first mortgage with a larger FHA loan and hands over the difference, after twelve months of occupancy and with the premiums applied to the new loan; the ratios and the payment history decide the file.
Buy a small multi-unit home and live in one unit
The multi-unit purchase is where FHA’s leverage does the most work: a Fort Wayne buyer brings the minimum investment on a two- to four-unit property, occupies one unit, and qualifies with the rent from the others counted as HUD allows.
Estimate the FHA payment on a Fort Wayne price before requesting a quote.
Estimate the payment before you ask for a quote: the Fort Wayne price, the down payment, the term, the rate, and the escrows are the inputs, and the minimum investment and the premium schedule come from the same guideline source as the snapshot. The result is an estimate, and the rate shown is a published market benchmark, not an FHA offer.

Illustrative starting assumptions: a $190,000 price near Fort Wayne’s median owner-occupied home value (kept where an FHA loan is realistic in most counties), the FHA minimum investment as the down payment, a thirty-year term at the current Freddie Mac benchmark, property taxes and insurance estimated for Indiana (U.S. Census Bureau). Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not an FHA loan quote; your rate is set by the lender at lock. Same buyer, three very different closings.
A Fort Wayne buyer choosing between FHA, conventional, and VA is choosing an insurance structure as much as a down payment. Here is how each one works and where it fits.
FHA, conventional with mortgage insurance, or VA.
FHA fits the Fort Wayne buyer whose profile a conventional file would turn away or price heavily: the leverage is high, the score threshold is low, and the premiums do not rise with a weaker score. The cost is insurance that stays for the term at full leverage.
Where FHA charges by schedule, conventional charges by score. A Fort Wayne buyer with strong credit and a small down payment may find the private premium smaller and the payment lower; a buyer with a modest score will not. See Lendmire’s conventional loan program.
A Fort Wayne buyer with VA eligibility rarely needs FHA: the VA loan carries no down payment and no monthly insurance, and the funding fee is the only program cost. FHA is the fallback where entitlement is used up or the property does not fit. See Lendmire’s VA loan program.
Where each one fits: FHA for the small investment and the forgiving score; conventional for the strong score that wants cancellable insurance; VA for the eligible borrower who can skip both the down payment and the insurance.
What to prepare for a Fort Wayne scenario review.
Most of this is standard mortgage documentation; have these ready for a Fort Wayne review all the same.

Local details that can change the loan.
A few local and structural details change the size of a Fort Wayne FHA loan, or whether the file is eligible at all. The ones that come up most often are below.
Use these checks to keep the Fort Wayne file clean and fundable.
A clean Fort Wayne file answers three questions in advance: what decision score, what premium schedule, and whether the property is inside HUD’s rules and the county limit.
- Confirm the score: the lender’s report sets the decision score, the lowest middle score among the borrowers.
- Know the premium: ten percent down or more ends it after eleven years.
- Structure the contract: the minimum investment comes from the buyer or an acceptable gift, never the seller.
The decision score decides the leverage
Two borrowers, two sets of scores, one decision score: the lowest of the middle scores. A Fort Wayne couple with one weak file is read on that file, which is why the score is confirmed from the lender’s report before anything is sized or any offer is written.
How long the annual premium runs
Unlike private mortgage insurance, the FHA annual premium does not cancel as the home gains value. On a Fort Wayne full-leverage loan the exit is a refinance; the calculator shows the premium’s rate and duration for the leverage entered.
Seller contributions and the minimum investment
A Fort Wayne contract can shift most of the closing costs to the seller within the program’s limit, which leaves the buyer bringing the minimum investment and little else. The investment must be the buyer’s own or a gift; the contributions cover the rest.
Condominium project approval
A Fort Wayne condominium is eligible when the project holds HUD approval or the unit qualifies for single-unit approval; a project that holds neither cannot close as an FHA loan. The question is answered early, before the appraisal, and the association’s dues enter the ratios.
The appraisal and HUD’s property standards
An FHA appraisal values the Fort Wayne home and checks it against HUD’s minimum property requirements: safety, soundness, and security. Peeling paint, a damaged roof, missing handrails, or a failed system can bring required repairs, completed before closing or through a repair escrow where permitted.
From a Fort Wayne pre-approval to keys in hand.
The Fort Wayne process is a standard mortgage process with FHA’s checks layered on: the decision score, the property standards, the project approval where it applies, and the premium schedule. Here is what happens at each step and what the buyer does.
Pre-approval
Start with the decision score, the income, and the down payment. A Lendmire loan officer confirms the leverage, the ratios, and the county limit, runs the FHA structure against conventional and VA on the same numbers, and provides the terms in writing.
Contract and appraisal
With the contract signed, the lender orders an appraisal from an FHA Roster appraiser, who values the Fort Wayne home and checks it against HUD’s property standards. Seller contributions are checked against the program’s limit, and any condominium project approval is confirmed.
Underwriting
An automated approval follows the system’s finding; a manual file follows the ratio ladder. Either way, the Fort Wayne underwriter verifies the income, the assets, the credit history, and the property, and issues the approval with its conditions.
Closing
The Fort Wayne closing applies the program’s structure: the financed upfront premium, the monthly annual premium, and the escrow account. The buyer moves in within two months and keeps the home as a principal residence for at least a year.
A brokerage that matches the program to the buyer.
The value of a brokerage on an FHA loan is comparison and candor: FHA against conventional on the same numbers, the premium’s duration stated plainly, the county limit confirmed before the offer, and the terms in writing.
Three programs, one set of numbers
A single-program lender recommends its program; a brokerage recommends the one that fits. For a Fort Wayne buyer with a modest score that is usually FHA, with a strong score often conventional, with eligibility almost always VA.
The premium explained before the offer
No Fort Wayne buyer should learn at the closing table that the premium lasts for the term. The loan officer walks through the upfront premium, the annual premium, and the duration for the leverage chosen, and shows the conventional alternative on the same numbers.
Licensed, consumer-purpose, in writing
The parameters on this page are HUD’s and the wholesale overlays’; the terms for a specific Fort Wayne loan come from a licensed loan officer, in writing, after the review. Lendmire is a broker, never the lender, and not affiliated with the federal government.

Fort Wayne FHA loan FAQs
Plain answers to the questions Fort Wayne buyers ask most about FHA loans, in the order they usually ask them.
What is an FHA loan, and who is it for?
An FHA loan is a mortgage insured by the Federal Housing Administration, part of HUD: the lender makes the loan, HUD insures it against loss, and in exchange the program sets a small minimum investment, a forgiving credit threshold, ratios that stretch with compensating factors, and mortgage insurance premiums that fund the insurance. It is for owner-occupied homes of one to four units.
How much do I need to put down on an FHA loan in Fort Wayne?
HUD sets the minimum investment as a small share of the price or value, whichever is lower; the snapshot and the calculator show it on a Fort Wayne price. The whole investment can be a gift from a family member or another acceptable donor.
What credit score do I need for an FHA loan?
The score for maximum financing is in the snapshot. More useful than the number is what sits around it: no usable score can still qualify on non-traditional credit, and a score below the compensating-factor threshold holds the ratios to the base table.
How does FHA mortgage insurance work, and how long do I pay it?
The upfront premium is added to the loan at closing; the annual premium is part of every payment. How long the annual premium lasts depends on the leverage at origination: eleven years when the loan starts at or below ninety percent of value, otherwise the life of the loan. The snapshot ladder shows the schedule.
What is the FHA loan limit in Fort Wayne?
Ask a loan officer for the county’s current limit; it changes yearly and by unit count. The limit caps the loan amount, so a Fort Wayne purchase above it is still possible with a larger investment or on a conventional loan.
Is an FHA loan assumable?
It is. A future buyer who qualifies can take over the loan with the lender’s approval, which can make a Fort Wayne home more attractive to sell when rates have moved up.
What debt-to-income ratio does FHA allow?
Two ratios, housing and total, measured on effective income. The base pair needs no compensating factors; cash reserves, a minimal payment increase, residual income, or significant uncounted income open the higher tiers shown in the snapshot ladder. Below the maximum-financing score the base pair is the ceiling.
Can I take cash out with an FHA refinance?
An FHA cash-out refinance replaces the first mortgage with a larger FHA loan after a year of ownership and occupancy, at the leverage in the snapshot. A Fort Wayne owner weighs it against a HELOC, which keeps the existing first mortgage in place.
Can I buy a duplex or fourplex with an FHA loan?
A duplex, triplex, or fourplex is an FHA purchase when it is the buyer’s principal residence. The lender documents the rents and applies HUD’s rules for counting them.
Should I choose FHA or a conventional loan?
Run both. A modest score and a small down payment usually point to FHA; a strong score points to conventional, where the private insurance is smaller and cancels as equity grows. The comparison is made on the actual payment and the cash to close.
Run the Fort Wayne FHA numbers, then get the terms in writing.
