What a jumbo loan is — and how the file is qualified.

Four rules shape a Chattanooga jumbo file: the conforming threshold that makes it jumbo, the credit floor and ratio ceiling of the lane, the reserves scaled to the amount, and the one-or-two-appraisal rule. Each is explained below with the reason behind it.

Above the conforming limit

Jumbo is defined by the loan amount, not the price. A Chattanooga buyer can bring a larger down payment and stay conforming, borrow above the limit on a jumbo lane, or split the financing into a conforming first mortgage and a second lien; the comparison section below puts the three side by side.

Credit, ratios, and the lane

Ratios on a jumbo lane are read the way the agencies read them: the full housing payment plus every other monthly obligation against gross income, up to the lane’s ceiling. The interest-only lane counts the interest-only payment and still carries the tightest ceiling, because the payment rises when the period ends.

Reserves by amount and occupancy

What counts as reserves is settled by the lane: liquid accounts in full, retirement and investment accounts at the lane’s haircut, and business funds with documentation. Gifts can cover part of the picture on some lanes. The months required rise with the amount, so a larger Chattanooga loan needs more months of reserves, not only a larger balance.

One appraisal, or two

Above the lane’s threshold a jumbo loan needs two appraisals from two different appraisers; below it one appraisal serves.
