Current HELOC guidelines, updated from one source.
This snapshot carries the primary-residence tier, with the second-home and investment floors beside it: the leverage ceiling, the credit floor, the line range, and the draw and repayment periods, each read from Lendmire’s guideline source and refreshed when the programs move.
Of the home’s value, first mortgage included
Total liens on the home, the first mortgage plus the new line, may reach 90% of value at the strongest credit tier on a primary residence; each lower tier carries its own ceiling, shown in the ladder below.
Credit score to start
A 600 score opens the program on a primary residence; the leverage ceiling and the maximum line step up through the tiers from there, some tiers sharing a cell, and second homes and rentals carry higher floors.
Automated valuation on lines to $500,000
$25,000 to $750,000 is the primary-residence line range; an automated valuation ordinarily serves lines to $500,000, and a full appraisal, a higher floor, and a reduced ceiling apply above it.
Interest-only, then 17–25 years of repayment
Draw for 3–5 years on interest-only payments, then repay over 17–25 years on a fully amortizing schedule; the shorter structure buys more leverage, the longer one a longer runway.
| Credit profile | Max combined LTV | Max line | Valuation |
|---|---|---|---|
| 720+ | 90% | $500,000 | Automated valuation |
| 720+ | 75% | $750,000 | Full appraisal; primary residence only |
| 700+ | 85% | $500,000 | Automated valuation |
| 700+ | 75% | $750,000 | Full appraisal; primary residence only |
| 680+ | 85% | $500,000 | Automated valuation |
| 660+ | 85% | $500,000 | Automated valuation |
| 640+ | 80% | $500,000 | Automated valuation |
| 620+ | 70% | $400,000 | Automated valuation |
| 600+ | 60% | $400,000 | Automated valuation |
The 90% combined loan-to-value ceiling requires a 720 credit profile; lower tiers carry lower ceilings or smaller line caps, as the table shows. Second homes start at a 640 profile; investment property requires 700 and caps at 70% combined loan-to-value. Lines above the automated-valuation range: $750,000 at 75% with a full appraisal (700+ credit profile).

What a home equity line of credit is — and how the line is sized.
What makes a HELOC different from a refinance is that nothing about the first mortgage changes. In Delano, the line is written behind it, sized by the equity and the tier, drawn at closing and then as needed, and repaid over the years that follow. Here is how each piece works.
For the program overview, see Lendmire’s home equity line of credit program, or the statewide guide at HELOC in California.
A line you draw on, not a lump sum
Think of it as a credit limit secured by the house. During the draw period you borrow and repay as you like, paying interest only on what is out; once the draw period ends, the balance converts to a fully amortizing repayment schedule.
Equity and the combined loan-to-value ceiling
Available equity is the gap between the ceiling and the balance already on the home. A Delano home with a small first mortgage has a large gap; a recently purchased home with a high balance may have little room under the ceiling even at the top tier.
Your credit tier sets the ceiling and the cap
The program is a ladder: the higher the credit profile, the higher the combined loan-to-value ceiling and the larger the maximum line. A Delano owner at the top tier reaches the full ceiling; the tiers below it carry smaller ceilings or smaller caps, down to the floor.
Valuation, verification, and closing
Most Delano lines are valued by an automated model, with a secondary valuation at higher leverage and a full appraisal above the program’s threshold. Income is verified electronically first, through payroll-database matches or borrower-permissioned account connections, with documents as the fallback.
This is the same math the lender runs on a Delano file. The only moving parts are the value, which comes from the valuation, the balance, which is whatever the payoff statement says, and the tier, which the credit report decides.
Delano’s equity in figures — and how a line fits it.
The Census figures below are the Delano backdrop for a home equity line: ownership, value, and income. They are context for sizing, not inputs to a credit decision, which rests on the valuation and the file.
Citywide figures provide general market context, not an appraisal or an income calculation. Take these figures as the range of equity positions in the market, not as a forecast of any one line. The lender values the specific home, subtracts the specific balance, and applies the specific tier.

Distinct Delano neighborhoods, distinct equity pictures.
Delano is not one equity picture. The submarkets below hold different housing stock, different ownership tenures, and different valuation questions, and each shapes how a line is sized there.
Established close-in neighborhoods
The Delano neighborhoods closest to the core hold the deepest equity: homes bought decades ago with small balances leave a wide gap under the ceiling, and a strong tier reaches the program’s largest lines, including the high-balance lane with its full appraisal. Delano is home to about 52K people and sits within the Bakersfield-Delano, CA area.
Two-to-four-unit homes
The multi-unit Delano file turns on occupancy: owner-occupied units sit in the primary-residence column, rented buildings in the investment column with its hard floor and flat ceiling. An owner-occupied unit on the longer-runway program needs a stronger credit profile than a house. Median household income in Delano sits near $67,010 on the latest Census estimate.
Newer infill and recent purchases
A home bought in Delano within the last few years usually has a balance near the value, which leaves little room under the ceiling at any tier. These files are sized honestly: sometimes the answer is a small line, sometimes it is to wait. About 37% of Delano’s households rent — roughly 4,491 renter households on the latest Census estimate.
Luxury and high-value homes
A high-value Delano primary residence can reach the program’s largest line, but the lane changes above the threshold: the ceiling drops, the credit floor rises, and an appraiser replaces the model. Second homes and rentals cap lower. Roughly 7,580 Delano households own their homes on the latest Census estimate — 63% of all households, the pool a home equity line is written for.
Historic districts under renovation
Older Delano homes being restored carry two values: the one the model sees today and the one the finished work will support. The line is sized on the first; the second arrives with an appraisal on a larger line later. On a one-unit principal residence at Delano’s median value, the primary-residence ceiling puts total liens near $271,710 — the line is what remains after the first mortgage balance; a second home starts at a higher credit floor and matches the primary column at the top tier, and a rental caps lower at every tier.
Condominiums and townhomes
Condominiums are a large share of Delano’s owner stock, and a line on one is routine: warrantable and non-warrantable projects are both eligible on one program, association dues count in the ratio, and the unit is valued by the model like any other home. The median owner-occupied home value in Delano runs near $301,900 on the latest Census estimate.
Whatever the neighborhood, the program rules are the same: the value is confirmed by the lender’s valuation, the balance by the payoff, the tier by the credit report, and the property type by the program’s eligibility list. Condominiums and multi-unit homes have their own conditions; entity-vested homes are not eligible.
Four ways Delano homeowners put a home equity line to work.
Because a HELOC leaves the first mortgage untouched, it fits the Delano owner who needs money for a purpose without rewriting the whole mortgage. Four examples follow.
Bridge the move between homes
Buying before selling is easier with a line on the current Delano home: the down payment on the new house comes from equity, and the line is paid down when the old home sells. The higher-leverage program does not accept a home already listed for sale, so the line is opened first.
Renovate and repair without a refinance
Repairs rarely come in one bill. A Delano owner takes the minimum draw at closing, per the snapshot on this page, then draws the rest as roof or HVAC needs arise, paying interest only on the balance outstanding during the draw period.
Repay and draw again as needs change
The line revolves through the draw period: a Delano owner takes the closing draw, pays the balance down, and draws again when the next repair, income gap, or opportunity arrives, up to the limit. The program requires most of the line drawn at closing; the remainder waits.
Consolidate higher-cost debt
Card balances and personal loans carry their own costs and payments; a Delano owner with equity can draw on the line to retire them and manage one secured balance instead of several unsecured ones. The trade is that the home now secures the debt.
Estimate your Delano home’s available credit line before requesting a quote.
This sizer runs the program’s own math on your Delano inputs: value times the ceiling for the tier, minus the balance, capped at the program maximum, with the equity, the leverage, the closing draw, and the valuation path alongside. A loan officer provides the rate and payment in writing.

Illustrative starting assumptions: a $300,000 home value near Delano’s median owner-occupied home value and a $150,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the occupancy and credit tier selected and update from Lendmire’s centralized guideline source on the live page. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the credit profile, occupancy, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same equity, four very different ways to use it.
Equity can be reached four ways, and the structures differ more than the headlines suggest: a line that stays open, a refinance that replaces the first mortgage, a closed-end second that funds once, or unsecured credit that costs more and secures nothing.
A line, a refinance, a closed-end second, or unsecured credit.
Open-ended by design: a credit limit secured by the home, a draw period of interest-only payments, and a repayment period after. The Delano owner who wants flexibility, and who has a first mortgage worth keeping, chooses this.
A refinance resets the whole first mortgage to take cash out once. It suits the Delano owner who wants a single lien and a known amount, and who is content to replace the existing mortgage rather than keep it. For the first-mortgage route, see Lendmire’s refinance program.
The closed-end second is a HELOC without the flexibility: a fixed amount, funded at closing, repaid on a set schedule. A Delano owner with one defined expense and no appetite for a revolving balance may prefer it.
Unsecured credit is the comparison every HELOC is measured against: no lien on the Delano home, simpler to open, higher in cost, and small in size. It fits a modest, short-lived need and loses to a secured line as the amount grows.
What to prepare for a Delano scenario review.
Most verification runs through permissioned connections; have these ready for a Delano review all the same.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the occupancy, the property, the lien position, and the income picture. Nothing here is legal or tax advice.
Local details that can change the line.
Here is what moves a Delano file: the credit tier, the valuation path, the way the lien position works, the property and vesting rules, and the ratio the income has to support.
Use these checks to keep the Delano file clean and fundable.
Run these before asking for a quote: know where the credit profile lands on the ladder, know which valuation applies, and know that the home is vested and occupied the way the program requires.
- Confirm the tier: the stronger of two program cells is quoted at each tier.
- Know the valuation: a recent renovation may not show in an automated value.
- Plan the draw: later draws carry minimums on one program.
The credit tier decides the ceiling and the cap
The tier is read from the lender’s report, not an app. On a Delano file the difference between two adjacent tiers can be a full step in the ceiling and a different line cap, which is why the tier is confirmed before anything is sized.
Automated valuation on most lines, appraisal on the largest
An automated valuation is a model’s opinion of the Delano home from public records and sales; it may not reflect the value a recent renovation added. Where the line is large enough to require a full appraisal, the appraiser’s figure replaces it.
The minimum draw at closing and the draw mechanics
Both programs require a large share of the line to be drawn at closing, so a Delano owner who wants a mostly undrawn reserve should size the line to the amount they are willing to take at funding. Later draws carry their own minimums on one program.
Housing history and derogatory credit
The programs read the last two years of housing payments across every financed property, not only the Delano home being lined. Collections, judgments, and tax liens are either paid at closing or inside small allowances.
Lien position and the first mortgage
The program writes first and second liens. Behind an existing mortgage the line is a second lien; on a Delano home with no mortgage it is the first. Either way, the line has a three to five year interest-only draw period, and then repayment begins.
From a Delano prequalification to a funded line.
A home equity line moves on the lender’s own rails: electronic verification first, an automated valuation on most lines, automated eligibility checks with a manual quality review, then notarization and funding. The steps for a Delano owner follow.
Scenario review
Start with the value, the balance, the tier, and the occupancy. A Lendmire loan officer sizes the Delano line against the two programs, explains the structure that fits, and provides the terms in writing.
Prequalification
The property is authenticated, identity is verified, a soft credit pull confirms the tier, a valuation is pulled and the combined loan-to-value is checked, and a prequalified offer is presented. Only after you accept it is a hard credit pull consented to.
Verification and valuation
Every Delano file is checked against eligibility and underwriting rules by automation, then manually quality-checked and cleared to close. Where the model’s value needs support, a secondary valuation or an appraisal follows.
Closing and funding
Documents are signed by remote online notarization where California permits it, otherwise a mobile notary meets you in person. Funds disburse by electronic transfer to a connected account or by mailed check, and the minimum closing draw funds with the line.
A brokerage that matches the line to the equity.
A brokerage sees both programs; a single lender sees one. For a Delano owner that difference shows up in the ceiling, the cap, and the runway quoted at your tier, because Lendmire quotes the stronger cell and explains the trade.
Two programs, the stronger cell quoted
The ladder on this page is a merge of two wholesale programs. Lendmire’s job is to know which one offers more on a Delano file at a given tier, to explain what the choice costs in runway or leverage, and to say so plainly.
Structure matched to the use
The loan officer’s first question is what the line is for, because the use decides how much to draw at closing, whether a longer runway matters, and whether a line is even the right structure next to a refinance or a closed-end second.
Licensed, consumer-purpose, in writing
Lendmire holds the license in the state where the Delano home sits, the disclosures that a consumer line requires are provided, and nothing on this page replaces the written terms a loan officer provides.

Delano HELOC FAQs
The questions below come up on nearly every Delano HELOC conversation. The answers are general; the figures in the snapshot above are the program’s current parameters.
What is a HELOC, and how is it different from a home equity loan?
A home equity line of credit is revolving credit secured by your home: a credit limit you draw against during a draw period, paying interest only on the balance outstanding, followed by a repayment period in which the balance amortizes. A home equity loan is closed-end: one lump sum, funded at closing, repaid on a fixed schedule from the start.
How much can I borrow on a HELOC in Delano?
As much as sits under the ceiling for your tier, up to the cap. On a primary residence the ceiling is highest at the top tier and steps down with the credit profile; a second home starts at a higher floor with less leverage at the lower tiers and matches the primary column at the top, and a rental caps lower at every tier.
What credit score do I need for a HELOC?
The floor is in the snapshot above. More useful than the floor is the ladder: find the tier your report lands in and read the ceiling and the cap beside it, because that is the line the program supports.
Do I need an appraisal for a HELOC?
Most lines are valued by an automated model rather than an appraiser’s visit, with a secondary valuation at higher leverage. A full appraisal is required on every line above the program’s threshold, which is shown in the snapshot, and on the high-balance lane for a primary residence.
How do the draw period and the repayment period work?
The draw period is the flexible phase, with interest-only payments; the repayment period is the amortizing phase. The program requires a large share of the line to be drawn at closing, so the balance is never zero on day one.
Can I get a HELOC on a home I am about to sell?
A listed home, or one listed recently, is out on the higher-leverage program and out in some states on the longer-runway program. If the goal is equity for the next purchase before selling, the line is opened ahead of the listing and repaid from the sale.
How is my debt-to-income ratio calculated on a HELOC?
The line is qualified on the interest-only payment at the maximum draw, added to every other monthly obligation and divided by total verified income. The ratio ceiling is reduced at the lower credit tiers, and a ratio above the reduced band needs a stronger profile.
Is there a minimum line amount or a minimum draw?
Yes to both. The minimum line is shown in the snapshot, and a large share of the line must be drawn at closing on both programs; later draws carry their own minimums on one of them. A Delano owner sizing a reserve should size it to the closing draw they actually want.
Is the rate on a HELOC fixed or variable?
The rate is variable for the life of the line on both programs. What that means in dollars for a Delano owner is something a loan officer provides in writing after the review; the program pages state parameters, not terms.
Can I get a HELOC on a duplex or a small multi-unit home?
Small multi-unit homes are inside the program with their own credit floor. Occupancy decides the column: live in one unit and the home is a primary residence, rent all of them and it is investment property with the tighter table.
