The line is a credit limit, not a check: a Miramar owner draws against it as needs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.

The three occupancy columns differ most at the floor: primary residences reach the furthest on the floor and the high-balance lane, second homes start a step behind on the floor, and investment property has a hard floor and a flat ceiling.

The minimum draw at closing and the draw mechanics

Both programs require a large share of the line to be drawn at closing, so a Miramar owner who wants a mostly undrawn reserve should size the line to the amount they are willing to take at funding. Later draws carry their own minimums on one program.

The difference is the draw period. A home equity line stays open for years so a Miramar owner can draw in pieces; a home equity loan is a single advance with a fixed repayment path. The program on this page is the line.

How much can I borrow on a HELOC in Miramar?

What credit score do I need for a HELOC?

How do the draw period and the repayment period work?

After the closing draw you borrow against the rest of the line as needed through the draw period and pay interest only on the outstanding balance. When the draw period ends the line closes to new draws and whatever is outstanding repays on a fully amortizing schedule over the repayment period. The lengths of both periods are in the snapshot and depend on which program the file lands on.

Can I pay a HELOC off early?

No penalty for paying early on either program. The line can be paid down or closed on your schedule, and a paid-down line during the draw period can be drawn again.

Can I get a HELOC on a duplex or a small multi-unit home?

Yes, with a higher credit floor than a single-family home, and on the occupancy table that matches how the units are used.

My rental is in an LLC. Can it get a HELOC?

No; entity vesting is outside both programs. A Miramar investor can move the rental into individual names before closing, or look at an investor cash-out refinance built for entity-held property.

Is there a minimum line amount or a minimum draw?

A minimum line and a minimum initial draw apply on both programs; one program also sets a minimum for later draws. Size the line to the amount you will use rather than the maximum the ladder allows.

Is the rate on a HELOC fixed or variable?
