Current HELOC guidelines, updated from one source.
Treat these as program parameters, not an offer: the maximum combined loan-to-value, minimum credit score, line sizes, and draw and repayment periods on a primary residence, all drawn from one guideline source this page keeps current.
Of the home’s value, first mortgage included
Total liens on the home, the first mortgage plus the new line, may reach 90% of value at the strongest credit tier on a primary residence; each lower tier carries its own ceiling, shown in the ladder below.
Credit score to start
A 600 score opens the program on a primary residence; the leverage ceiling and the maximum line step up through the tiers from there, some tiers sharing a cell, and second homes and rentals carry higher floors.
Automated valuation on lines to $500,000
$25,000 to $750,000 is the primary-residence line range; an automated valuation ordinarily serves lines to $500,000, and a full appraisal, a higher floor, and a reduced ceiling apply above it.
Interest-only, then 17–25 years of repayment
Draw for 3–5 years on interest-only payments, then repay over 17–25 years on a fully amortizing schedule; the shorter structure buys more leverage, the longer one a longer runway.
| Credit profile | Max combined LTV | Max line | Valuation |
|---|---|---|---|
| 720+ | 90% | $500,000 | Automated valuation |
| 720+ | 75% | $750,000 | Full appraisal; primary residence only |
| 700+ | 85% | $500,000 | Automated valuation |
| 700+ | 75% | $750,000 | Full appraisal; primary residence only |
| 680+ | 85% | $500,000 | Automated valuation |
| 660+ | 85% | $500,000 | Automated valuation |
| 640+ | 80% | $500,000 | Automated valuation |
| 620+ | 70% | $400,000 | Automated valuation |
| 600+ | 60% | $400,000 | Automated valuation |
The 90% combined loan-to-value ceiling requires a 720 credit profile; lower tiers carry lower ceilings or smaller line caps, as the table shows. Second homes start at a 640 profile; investment property requires 700 and caps at 70% combined loan-to-value. Lines above the automated-valuation range: $750,000 at 75% with a full appraisal (700+ credit profile).

What a home equity line of credit is — and how the line is sized.
A HELOC on a Sunrise home is sized the way a line of credit is, not the way a mortgage is: by the equity that is actually there, the tier the credit profile lands in, and the occupancy. The cards below cover the line itself, the equity math, the tier ladder, and how the file closes.
For the program overview, see Lendmire’s home equity line of credit program, or the statewide guide at HELOC in Florida.
A line you draw on, not a lump sum
A HELOC is revolving credit secured by the home: you draw what you need during the draw period, pay interest only on what is outstanding, and the balance comes down as you repay. After the draw period the line closes to new draws and the balance repays on an amortizing schedule.
Equity and the combined loan-to-value ceiling
Combined loan-to-value is the whole math: value times the ceiling for the tier, minus the first mortgage, equals the line, up to the program cap. On a Sunrise home the value comes from an automated valuation on most lines and an appraisal on the largest.
Your credit tier sets the ceiling and the cap
The program is a ladder: the higher the credit profile, the higher the combined loan-to-value ceiling and the larger the maximum line. A Sunrise owner at the top tier reaches the full ceiling; the tiers below it carry smaller ceilings or smaller caps, down to the floor.
Valuation, verification, and closing
Valuation and verification come first, an automated valuation on most lines and electronic income checks; then closing is handled without an office visit: remote online notarization where Florida permits it, otherwise a mobile notary meets the borrower, and funds disburse electronically or by mailed check.
The calculator applies this to a Sunrise scenario: enter the value and the balance, pick the credit tier and the occupancy, and the available line follows from the ceiling and the cap the program tables assign to that cell.
Sunrise’s equity in figures — and how a line fits it.
Before the calculator, the context: how many Sunrise households own their homes, what those homes are worth on the latest estimate, and what households earn. Each figure shapes the size of a typical line.
Citywide figures provide general market context, not an appraisal or an income calculation. Take these figures as the range of equity positions in the market, not as a forecast of any one line. The lender values the specific home, subtracts the specific balance, and applies the specific tier.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Sunrise neighborhoods, distinct equity pictures.
The Sunrise submarkets below show where the equity sits and what a line there turns on: the property type the lender sees, the valuation it takes, and the leverage the tier allows.
Newer infill and recent purchases
A home bought in Sunrise within the last few years usually has a balance near the value, which leaves little room under the ceiling at any tier. These files are sized honestly: sometimes the answer is a small line, sometimes it is to wait. Sunrise is home to about 98K people and sits within the Miami-Fort Lauderdale-West Palm Beach, FL area.
Luxury and high-value homes
On Sunrise’s highest-value homes the line runs into the program cap long before the ceiling. Lines above the automated-valuation threshold use the primary-residence high-balance lane: a reduced ceiling, a stronger floor, and a full appraisal. The median owner-occupied home value in Sunrise runs near $354,500 on the latest Census estimate.
Established close-in neighborhoods
Long tenure is what makes a large line possible in Sunrise: an older first mortgage, mostly paid down, leaves most of the value available under the ceiling. These are the files that reach the cap rather than the ceiling. About 31% of Sunrise’s households rent — roughly 11,221 renter households on the latest Census estimate.
Historic districts under renovation
Older Sunrise homes being restored carry two values: the one the model sees today and the one the finished work will support. The line is sized on the first; the second arrives with an appraisal on a larger line later. On a one-unit principal residence at Sunrise’s median value, the primary-residence ceiling puts total liens near $319,050 — the line is what remains after the first mortgage balance; a second home starts at a higher credit floor and matches the primary column at the top tier, and a rental caps lower at every tier.
Two-to-four-unit homes
Sunrise duplexes and small multi-unit homes are eligible, with a higher credit floor on the longer-runway program than a single-family home. An owner living in one unit is sized as a primary residence; a fully rented building is investment property on the longer-runway program. Median household income in Sunrise sits near $77,652 on the latest Census estimate.
Condominiums and townhomes
Townhomes and condominiums near the Sunrise core are routine files. Dues are part of the ratio math, project warrantability is handled on the program side, and a condotel is one form the program will not take. Roughly 24,758 Sunrise households own their homes on the latest Census estimate — 69% of all households, the pool a home equity line is written for.
Whatever the neighborhood, the program rules are the same: the value is confirmed by the lender’s valuation, the balance by the payoff, the tier by the credit report, and the property type by the program’s eligibility list. Condominiums and multi-unit homes have their own conditions; entity-vested homes are not eligible.
Four ways Sunrise homeowners put a home equity line to work.
Because a HELOC leaves the first mortgage untouched, it fits the Sunrise owner who needs money for a purpose without rewriting the whole mortgage. Four examples follow.
Bridge the move between homes
Sequencing matters: a line is opened on the Sunrise home while the owner still lives there and before it is listed, then drawn for the next purchase and repaid at the sale. Listing first takes the home outside the higher-leverage program, and outside both programs in some states.
Renovate and repair without a refinance
Renovation is the classic Sunrise HELOC: the budget is uncertain until the walls are open, and contractors are paid in stages. The line has a seventy-five percent minimum draw at closing, so the owner should plan around it.
Cover a large planned expense
A line gives a Sunrise household a planned source for the large expense: the closing draw covers the bill, repayment follows over the years after, and during the draw period the line stays available for the next expense as the balance comes down.
Repay and draw again as needs change
The line revolves through the draw period: a Sunrise owner takes the closing draw, pays the balance down, and draws again when the next repair, income gap, or opportunity arrives, up to the limit. The program requires most of the line drawn at closing; the remainder waits.
Estimate your Sunrise home’s available credit line before requesting a quote.
Size the line before you ask for a quote: the Sunrise value, the balance, the tier, and the occupancy are the only inputs, and the ceiling and cap come from the same guideline source as the snapshot above. The result is an estimate of the credit line, not a decision, and it does not show a rate or a payment.
Sunrise available-equity calculator
The defaults are Sunrise context, not your file: enter the real value, the real balance, and the tier you expect.
Illustrative starting assumptions: a $355,000 home value near Sunrise’s median owner-occupied home value and a $180,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the occupancy and credit tier selected and update from Lendmire’s centralized guideline source on the live page. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the credit profile, occupancy, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same equity, four very different ways to use it.
Before deciding on a line, it helps to see what it is not: not a refinance, not a one-time second mortgage, not a credit card. The comparison below puts the four next to each other for a Sunrise owner.
A line, a refinance, a closed-end second, or unsecured credit.
A revolving second lien sized by equity and tier, drawn at closing and then as needed, interest-only until repayment, and the first mortgage untouched. A fit when the need is staged, repeated, or uncertain in size, and the first mortgage is worth keeping.
Replaces the first mortgage with a larger one and hands over the difference in cash at closing. One payment, one lien, a fixed amount, but the entire mortgage is re-written, which matters when the existing first mortgage carries terms worth keeping. For the first-mortgage route, see Lendmire’s refinance program.
A second mortgage that funds once in a lump sum and amortizes from the first payment. No draw period, no revolving balance. It fits when the Sunrise need is a single known amount, such as one contractor bid, and the owner wants a fixed schedule from day one.
Credit cards and personal loans secure nothing and ask nothing of the home, which is their advantage, and they cost more and cap lower, which is their limit. For a small or short need they can be the right tool; for equity-sized needs they rarely are.
What to prepare for a Sunrise scenario review.
A home equity line is verified electronically wherever it can be; the items below are what a Sunrise scenario review typically draws on.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the occupancy, the property, the lien position, and the income picture. Nothing here is legal or tax advice.
Local details that can change the line.
The ceiling and the cap are only part of the answer; these are the details that decide what a Sunrise line actually becomes once the file is reviewed.
Use these checks to keep the Sunrise file clean and fundable.
Run these before asking for a quote: know where the credit profile lands on the ladder, know which valuation applies, and know that the home is vested and occupied the way the program requires.
- Confirm the tier: the lender’s report sets the tier, and the ladder sets the ceiling and cap for it.
- Know the valuation: a recent renovation may not show in an automated value.
- Mind the ratio: the ratio counts the interest-only payment on the full line.
The credit tier decides the ceiling and the cap
The tier is read from the lender’s report, not an app. On a Sunrise file the difference between two adjacent tiers can be a full step in the ceiling and a different line cap, which is why the tier is confirmed before anything is sized.
Automated valuation on most lines, appraisal on the largest
The valuation path follows the line size. Up to the threshold a Sunrise home is valued automatically, which is faster and depends on the model’s view of comparable sales; above it an appraiser visits. A home with unusual features can value differently than the owner expects.
The debt-to-income ratio on the full draw
The ratio is computed on the full line, not the balance you expect to carry. For a Sunrise owner that means the line’s size can be limited by income even when the equity is deep, and the limit tightens at the lower tiers.
Eligible property types and the exceptions
Most Sunrise housing stock fits: houses, condominiums, townhomes, and two-to-four-unit homes. The exclusions are specific, and a property with acreage, agricultural zoning, or commercial use needs a conversation before anything is sized.
The minimum draw at closing and the draw mechanics
Both programs require a large share of the line to be drawn at closing, so a Sunrise owner who wants a mostly undrawn reserve should size the line to the amount they are willing to take at funding. Later draws carry their own minimums on one program.
From a Sunrise prequalification to a funded line.
From the first conversation to a funded line, a Sunrise file follows a set sequence. Here is what happens at each step and what the owner does.
Scenario review
A Sunrise scenario review is a sizing exercise: value, balance, tier, occupancy, and the use of the line. The loan officer confirms eligibility against the program rules and puts the terms in writing.
Prequalification
The property is authenticated, identity is verified, a soft credit pull confirms the tier, a valuation is pulled and the combined loan-to-value is checked, and a prequalified offer is presented. Only after you accept it is a hard credit pull consented to.
Verification and valuation
The Sunrise valuation path is set by the line: automated on most lines, with a second opinion at higher leverage and an appraiser above the threshold. Income and obligations are verified in parallel.
Closing and funding
The Sunrise closing is signed remotely or with a mobile notary, the right-to-cancel period runs where it applies, and the line funds to a connected account or by check. From then on, draws and payments run on the lender’s portal.
A brokerage that matches the line to the equity.
A brokerage sees both programs; a single lender sees one. For a Sunrise owner that difference shows up in the ceiling, the cap, and the runway quoted at your tier, because Lendmire quotes the stronger cell and explains the trade.
Two programs, the stronger cell quoted
A single program is a single answer; two programs are a choice. The Sunrise owner at a given tier sees the higher-leverage cell and the longer-runway cell side by side, and the review quotes the one that serves the use.
Structure matched to the use
Lendmire sizes the Sunrise line to the purpose, not to the maximum the ladder allows: the minimum draw at closing, the repayment runway, and the ratio all argue for a line that fits the job.
Licensed, consumer-purpose, in writing
The program figures on this page come from one guideline source; the terms for a specific Sunrise file come from a licensed loan officer, in writing, after the review. Lendmire is a broker, never the lender.

Sunrise HELOC FAQs
What a line is, how much it can be, what credit it takes, whether an appraisal is needed, and how the draw and repayment work, answered for Sunrise owners.
What is a HELOC, and how is it different from a home equity loan?
A line of credit lets you borrow, repay, and borrow again through the draw period; the remaining balance is repaid in the repayment period. A home equity loan is funded in one lump sum and repaid on a set schedule. Both typically rank behind the first mortgage, yet either can hold first position on a home with no mortgage.
How much can I borrow on a HELOC in Sunrise?
It depends on three things: what the Sunrise home is worth on the lender’s valuation, what is still owed on it, and where your credit lands on the ladder. The ceiling and the cap for that tier set the most the line can be; the balance sets how much room is left.
What credit score do I need for a HELOC?
Scores from the program floor are eligible on a primary residence. The tier matters as much as eligibility, since it decides the ceiling and the cap; and the lender’s own report decides the tier, not an app or a self-pulled score.
Do I need an appraisal for a HELOC?
Usually not a full one. Lines up to the threshold in the snapshot ordinarily run on an automated valuation; above that amount, and on the largest primary-residence lines, a full appraisal is ordered through an approved appraisal management company.
How do the draw period and the repayment period work?
Draw, then repay. In the first phase a Sunrise owner can borrow, repay, and borrow again up to the limit, paying interest only on the balance; in the second phase no new draws are allowed and the balance pays down on schedule. The rate is variable through both.
How does a HELOC close, and when do I get the money?
Remotely, in most cases: an online notarization where the state allows it, or a mobile notary at your Sunrise home. The line funds electronically to a connected account, or by check, once any cancellation period has run.
Can I open a HELOC and not use it right away?
A reserve is a common use, with one caveat: the minimum closing draw funds whether or not you need it yet. Size the line to the closing draw you are willing to take, and hold the remainder for later.
Can I get a HELOC on a duplex or a small multi-unit home?
Yes, with a higher credit floor than a single-family home, and on the occupancy table that matches how the units are used.
Does a past bankruptcy or foreclosure disqualify me?
It depends on the event and its age. Bankruptcies season on both programs; foreclosure-family events are accepted on one program after seasoning and declined on the other. Recent housing lates are the harder problem on both.
What if I own my Sunrise home free and clear?
Then the whole ceiling is available: with no mortgage to subtract, the line is value times the ceiling for the tier, up to the cap. The line is written in first position, which brings its own insurance and structure rules.
Draw on Sunrise equity when the need arrives.
A Sunrise home equity line begins with a conversation about the equity and the use. Lendmire compares the two programs at your tier and puts the stronger one in writing.
