After the closing draw you borrow against the rest of the line as needed through the draw period and pay interest only on the outstanding balance. When the draw period ends the line closes to new draws and whatever is outstanding repays on a fully amortizing schedule over the repayment period. The lengths of both periods are in the snapshot and depend on which program the file lands on.

How is my debt-to-income ratio calculated on a HELOC?

The ratio counts the whole line as borrowed. For a Lubbock household that means income can limit the line even when the equity is deep, especially at the lower tiers where the ratio ceiling is reduced.

My rental is in an LLC. Can it get a HELOC?

Not as vested. The program accepts individuals and revocable living trusts only, so the rental would need to be re-vested before closing or financed through an investor product that permits entity ownership.
