Current HELOC guidelines, updated from one source.
The figures below are the primary-residence tier of the program in Texas, read from Lendmire’s centralized guideline source: the Texas homestead ceiling on combined loan-to-value, the credit score to start, the line sizes, and the draw and repayment periods. Texas home-equity rules add a waiting period, a one-lien limit, and an acreage cap, noted under the ladder.
Of the home’s value, first mortgage included
Total liens on the home, the first mortgage plus the new line, may reach 80% of value at the strongest credit tier on a primary residence; each lower tier carries its own ceiling, shown in the ladder below.
Credit score to start
Scores from 600 are eligible on a primary residence, with the smallest ceiling and cap; the ceiling and the cap step up with the credit tier, and a debt-to-income ratio above the reduced band needs a stronger profile.
Automated valuation on lines to $500,000
$25,000 to $750,000 is the primary-residence line range; an automated valuation ordinarily serves lines to $500,000, and a full appraisal, a higher floor, and a reduced ceiling apply above it.
Interest-only, then 17–25 years of repayment
3–5 years to draw, 17–25 years to repay: the two wholesale programs behind the table trade leverage for runway, and the file lands on whichever offers the stronger cell at the credit tier.
| Credit profile | Max combined LTV | Max line | Valuation |
|---|---|---|---|
| 720+ | 80% | $500,000 | Automated valuation · Texas homestead ceiling |
| 720+ | 75% | $750,000 | Full appraisal; primary residence only |
| 700+ | 80% | $500,000 | Automated valuation · Texas homestead ceiling |
| 700+ | 75% | $750,000 | Full appraisal; primary residence only |
| 680+ | 80% | $500,000 | Automated valuation · Texas homestead ceiling |
| 660+ | 80% | $500,000 | Automated valuation · Texas homestead ceiling |
| 640+ | 80% | $500,000 | Automated valuation · Texas homestead ceiling |
| 620+ | 70% | $400,000 | Automated valuation · Texas homestead ceiling |
| 600+ | 60% | $400,000 | Automated valuation · Texas homestead ceiling |
The 80% combined loan-to-value ceiling requires a 640 credit profile; lower tiers carry lower ceilings or smaller line caps, as the table shows. Second homes start at a 640 profile; investment property requires 700 and caps at 70% combined loan-to-value. Lines above the automated-valuation range: $750,000 at 75% with a full appraisal (700+ credit profile).
Current HELOC snapshot · updated August 31, 2026 · seven credit tiers on a primary residence · variable rate through the draw and repayment periods · at least 75% of the line drawn at closing · first or second lien position · no prepayment penalty · no entity vesting.
Texas homestead rules: a primary residence caps at the ceiling shown, only one Texas home-equity lien may be open at a time, a waiting period applies between the initial disclosures and closing, and the property is limited to ten acres. Second homes and investment property follow the standard tables.

Every program figure on this page is a wholesale program parameter read from Lendmire’s guideline source and may change without notice, and the market figures are U.S. Census estimates; eligibility, the line amount, the combined loan-to-value, and the structure depend on the credit profile, the valuation, the occupancy, the state, the selected program, and full underwriting. What a home equity line of credit is — and how the line is sized.
A home equity line of credit is a revolving lien, usually in second position: the home secures it, the line is sized from the equity, and the balance moves as you draw and repay. The pieces that decide the line in Mansfield are the value, the balance already on the home, the credit tier, and the occupancy.
For the program overview, see Lendmire’s home equity line of credit program, or the statewide guide at HELOC in Texas.
A line you draw on, not a lump sum
Unlike a closed-end loan, the line stays open through the draw period: draw for a Mansfield renovation this year and a tuition bill next year, pay interest only on the drawn balance, and repay over the years after the draw period ends.
Equity and the combined loan-to-value ceiling
Available equity is the gap between the ceiling and the balance already on the home. A Mansfield home with a small first mortgage has a large gap; a recently purchased home with a high balance may have little room under the ceiling even at the top tier.
Your credit tier sets the ceiling and the cap
Credit does two jobs on a Mansfield file. It decides eligibility at the floor, and above the floor it decides leverage: a higher tier opens a higher ceiling, a larger cap, or both, and the two wholesale programs behind the ladder are compared cell by cell so the stronger one is quoted.
Valuation, verification, and closing
Valuation and verification come first, an automated valuation on most lines and electronic income checks; then closing is handled without an office visit: remote online notarization where Texas permits it, otherwise a mobile notary meets the borrower, and funds disburse electronically or by mailed check.
The calculator applies this to a Mansfield scenario: enter the value and the balance, pick the credit tier and the occupancy, and the available line follows from the ceiling and the cap the program tables assign to that cell.
Mansfield’s equity in figures — and how a line fits it.
Equity is a local picture. The figures below describe Mansfield’s owner households, home values, and incomes, the backdrop a home equity line is sized against, with the data drawn from the U.S. Census Bureau.
These are context figures, not underwriting inputs. Take these figures as the range of equity positions in the market, not as a forecast of any one line. The lender values the specific home, subtracts the specific balance, and applies the specific tier.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Mansfield neighborhoods, distinct equity pictures.
The Mansfield submarkets below show where the equity sits and what a line there turns on: the property type the lender sees, the valuation it takes, and the leverage the tier allows.
Multi-unit conversions
A Mansfield duplex can carry a line, with a stronger credit profile required than for a house and the occupancy deciding which table applies. Rental income from the other unit can be documented by lease or return. Median household income in Mansfield sits near $121,126 on the latest Census estimate.
Mixed-use and commercial streets
Mansfield’s commercial corridors are one of the few places the program does not reach: mixed-use and commercial properties are excluded outright, along with agricultural parcels and manufactured homes. About 28% of Mansfield’s households rent — roughly 7,218 renter households on the latest Census estimate.
Rural-edge and acreage properties
Homes on larger lots around Mansfield are eligible when the parcel is residential; agricultural zoning is outside the program. The automated model has fewer sales to read on these parcels, so a secondary valuation or an appraisal is more common. Mansfield is home to about 78K people.
Newer subdivisions on the bypass
On a recent Mansfield purchase the whole line lives between the balance and the ceiling for the tier, and that gap is narrow until the first mortgage has been paid down for some years. On a one-unit principal residence at Mansfield’s median value, the primary-residence ceiling puts total liens near $328,560 — the line is what remains after the first mortgage balance; a second home starts at a higher credit floor and sits above the primary column at the top tier, and a rental caps lower at every tier.
In-town neighborhoods with long tenures
In Mansfield’s older neighborhoods the equity is deep and the values are modest, so lines are often mid-sized and limited by value. A home with no mortgage takes the line in first position. Roughly 18,150 Mansfield households own their homes on the latest Census estimate — 72% of all households, the pool a home equity line is written for.
Mid-range values and the balance
A Mansfield home in the middle of the market is sized by the ceiling and the balance, not by the program’s limits; the calculator on this page shows how much of the ceiling the current mortgage leaves for a line. The median owner-occupied home value in Mansfield runs near $410,700 on the latest Census estimate.
Whatever the neighborhood, the program rules are the same: the value is confirmed by the lender’s valuation, the balance by the payoff, the tier by the credit report, and the property type by the program’s eligibility list. Condominiums and multi-unit homes have their own conditions; entity-vested homes are not eligible.
Four ways Mansfield homeowners put a home equity line to work.
Because a HELOC leaves the first mortgage untouched, it fits the Mansfield owner who needs money for a purpose without rewriting the whole mortgage. Four examples follow.
Repay and draw again as needs change
Not every line is drawn for a single project. A Mansfield owner takes the closing draw, repays, and draws again through the draw period, using the revolving room when something breaks or when an opportunity needs cash.
Renovate and repair without a refinance
Repairs rarely come in one bill. A Mansfield owner takes the minimum draw at closing, per the snapshot on this page, then draws the rest as roof or HVAC needs arise, paying interest only on the balance outstanding during the draw period.
Bridge the move between homes
A Mansfield owner who wants to buy the next home before listing the current one draws the down payment from a line, closes, and retires the balance from the sale proceeds. On the higher-leverage program the line must be in place before the home is listed.
Fund the next property
Owners moving up in Mansfield, or buying a second home elsewhere, often draw the down payment from a line on the current home. The new purchase closes on its own mortgage; the line repays on its own schedule.
Estimate your Mansfield home’s available credit line before requesting a quote.
Use this to see how much room sits under the ceiling on a Mansfield home at your tier. It applies the combined loan-to-value ceiling and the line cap for the occupancy, subtracts the balance, and shows the minimum draw at closing and the valuation the line would take. It states no rate and no payment.

Illustrative starting assumptions: a $410,000 home value near Mansfield’s median owner-occupied home value and a $205,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the occupancy and credit tier selected and update from Lendmire’s centralized guideline source on the live page. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the credit profile, occupancy, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same equity, four very different ways to use it.
A Mansfield owner choosing between a HELOC, a cash-out refinance, a closed-end second mortgage, and unsecured credit is choosing a structure, not just an amount. Here is how each one works and where it fits.
A line, a refinance, a closed-end second, or unsecured credit.
Open-ended by design: a credit limit secured by the home, a draw period of interest-only payments, and a repayment period after. The Mansfield owner who wants flexibility, and who has a first mortgage worth keeping, chooses this.
A refinance resets the whole first mortgage to take cash out once. It suits the Mansfield owner who wants a single lien and a known amount, and who is content to replace the existing mortgage rather than keep it. For the first-mortgage route, see Lendmire’s refinance program.
The closed-end second is a HELOC without the flexibility: a fixed amount, funded at closing, repaid on a set schedule. A Mansfield owner with one defined expense and no appetite for a revolving balance may prefer it.
Credit cards and personal loans secure nothing and ask nothing of the home, which is their advantage, and they cost more and cap lower, which is their limit. For a small or short need they can be the right tool; for equity-sized needs they rarely are.
What to prepare for a Mansfield scenario review.
A home equity line is verified electronically wherever it can be; the items below are what a Mansfield scenario review typically draws on.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the occupancy, the property, the lien position, and the income picture. Nothing here is legal or tax advice.
Local details that can change the line.
A few local and structural details change the size of a Mansfield line, or whether the file is eligible at all. The ones that come up most often are below.
Use these checks to keep the Mansfield file clean and fundable.
Before the review, a Mansfield line stays on track when the credit tier is confirmed, the valuation the line will take is understood, and the property, vesting, and history questions are settled early.
- Confirm the tier: the stronger of two program cells is quoted at each tier.
- Know the valuation: lines above the threshold take a full appraisal and a reduced ceiling.
- Know the history: a foreclosure-family event is declined on one program and seasoned on the other.
The credit tier decides the ceiling and the cap
The tier is read from the lender’s report, not an app. On a Mansfield file the difference between two adjacent tiers can be a full step in the ceiling and a different line cap, which is why the tier is confirmed before anything is sized.
Automated valuation on most lines, appraisal on the largest
The valuation path follows the line size. Up to the threshold a Mansfield home is valued automatically, which is faster and depends on the model’s view of comparable sales; above it an appraiser visits. A home with unusual features can value differently than the owner expects.
Housing history and derogatory credit
The programs read the last two years of housing payments across every financed property, not only the Mansfield home being lined. Collections, judgments, and tax liens are either paid at closing or inside small allowances.
The minimum draw at closing and the draw mechanics
The line is not opened empty: a minimum share is drawn at closing on both programs, and interest accrues on it from day one. A Mansfield owner sizing a reserve should size it to the closing draw they actually want.
Lien position and the first mortgage
The program writes first and second liens. Behind an existing mortgage the line is a second lien; on a Mansfield home with no mortgage it is the first. Either way, the line has a three to five year interest-only draw period, and then repayment begins.
From a Mansfield prequalification to a funded line.
Four steps, most of them electronic: the scenario, the prequalification, the verification and valuation, and the closing. Here is the Mansfield path.
Scenario review
Start with the value, the balance, the tier, and the occupancy. A Lendmire loan officer sizes the Mansfield line against the two programs, explains the structure that fits, and provides the terms in writing.
Prequalification
The property is authenticated, identity is verified, a soft credit pull confirms the tier, a valuation is pulled and the combined loan-to-value is checked, and a prequalified offer is presented. Only after you accept it is a hard credit pull consented to.
Verification and valuation
The Mansfield valuation path is set by the line: automated on most lines, with a second opinion at higher leverage and an appraiser above the threshold. Income and obligations are verified in parallel.
Closing and funding
The Mansfield closing is signed remotely or with a mobile notary, the right-to-cancel period runs where it applies, and the line funds to a connected account or by check. From then on, draws and payments run on the lender’s portal.
A brokerage that matches the line to the equity.
Lendmire is a mortgage brokerage licensed for consumer home equity lending in sixteen states. On a HELOC that means two wholesale programs compared cell by cell at your tier, the structure that fits the use, and the terms in writing from a licensed loan officer.
Two programs, the stronger cell quoted
The ladder on this page is a merge of two wholesale programs. Lendmire’s job is to know which one offers more on a Mansfield file at a given tier, to explain what the choice costs in runway or leverage, and to say so plainly.
Structure matched to the use
A staged renovation, a consolidation, a down payment on the next property, and a reserve are four different uses, and the size of the line, the closing draw, and the runway should follow the use. A Mansfield scenario review starts there.
Licensed, consumer-purpose, in writing
The program figures on this page come from one guideline source; the terms for a specific Mansfield file come from a licensed loan officer, in writing, after the review. Lendmire is a broker, never the lender.

Mansfield HELOC FAQs
The questions below come up on nearly every Mansfield HELOC conversation. The answers are general; the figures in the snapshot above are the program’s current parameters.
What is a HELOC, and how is it different from a home equity loan?
A home equity line of credit is revolving credit secured by your home: a credit limit you draw against during a draw period, paying interest only on the balance outstanding, followed by a repayment period in which the balance amortizes. A home equity loan is closed-end: one lump sum, funded at closing, repaid on a fixed schedule from the start.
How much can I borrow on a HELOC in Mansfield?
It depends on the value, the balance, the tier, and Texas law: a homestead line is capped at the state’s combined loan-to-value ceiling, which sits below the program’s ceiling in other states. The ladder under the snapshot already reflects it; second homes and rentals use their own tables.
What credit score do I need for a HELOC?
The floor and the top tier are both in the snapshot above: a Mansfield owner at the floor is eligible with the smallest ceiling and cap; at the top tier the full ceiling and the largest cap apply. The ladder under the snapshot shows every step between them.
Do I need an appraisal for a HELOC?
Most lines are valued by an automated model rather than an appraiser’s visit, with a secondary valuation at higher leverage. A full appraisal is required on every line above the program’s threshold, which is shown in the snapshot, and on the high-balance lane for a primary residence.
How do the draw period and the repayment period work?
The draw period is the flexible phase, with interest-only payments; the repayment period is the amortizing phase. The program requires a large share of the line to be drawn at closing, so the balance is never zero on day one.
Does a past bankruptcy or foreclosure disqualify me?
Both programs season a bankruptcy four years from discharge. A foreclosure, deed-in-lieu, or short sale splits the two programs: one declines it at any age, the other seasons it, so the history can decide which ceiling and runway apply.
How does a HELOC close, and when do I get the money?
Remotely, in most cases: an online notarization where the state allows it, or a mobile notary at your Mansfield home. The line funds electronically to a connected account, or by check, once any cancellation period has run.
How is income verified for a HELOC?
Both programs verify income by permissioned connections before they ask for paper. A Mansfield wage earner usually matches to a payroll database; a self-employed owner connects accounts or provides two years of returns.
Can I get a HELOC on a home I am about to sell?
A listed home is not eligible, and neither is one listed recently. If the goal is to use equity for the next purchase before selling, the line is opened and funded ahead of the listing, with the Texas waiting period built in.
Is the rate on a HELOC fixed or variable?
Variable through the draw and the repayment periods. The line’s terms for your file, including how the rate is set, are provided in writing by a licensed loan officer.
Put Mansfield equity to work without touching the first mortgage.
