Current cash-out guidelines, updated from one source.
The block below holds the figures that size a cash-out file, read from Lendmire’s single guideline source and refreshed on this page when the agencies or the wholesale overlays change: the leverage caps by occupancy, the higher lane and its credit floor, the seasoning rule, and the ratio ceiling. The ladder underneath lists every occupancy and its cap.
One-unit principal residence; 75% on other occupancies
On a one-unit principal residence the agencies allow a cash-out refinance to 80% of the appraised value; two- to four-unit homes, second homes, and investment properties stop at 75%. The new loan pays off the existing first lien, any second lien, and the closing costs before the remainder becomes cash.
No mortgage insurance; 680+ score on conforming amounts
Above the agency cap, a single lane reaches 89.99% of value with no mortgage insurance for a 680+ score; it is written only as a thirty-year fixed loan on a conforming amount, on a one-unit home the borrower occupies, with the ratio held to 50% and six months of seasoning on the first lien it pays off.
On the first mortgage being paid off, note date to note date; six months on title, with narrow exceptions
An agency cash-out cannot pay off a first mortgage younger than twelve months, note date to note date, and is not available in the first six months on title apart from the delayed-financing exception for cash purchases and the exemption for inherited or awarded property; once both clocks have run, the appraised value, not the price paid, sets the leverage on the new loan.
DTI to 50% with an automated approval
Credit decides two things on a cash-out file: whether it qualifies, with 620 as the floor here and 680 on the wholesale lane, and what it costs, because the agencies charge more for a cash-out loan at a lower score and a higher leverage. The ratio may run to 50% on an automated approval.
| Program | Occupancy | Maximum LTV | Conditions |

| Agency (Fannie Mae / Freddie Mac) | Two- to four-unit principal residence | 75% | twelve months on the first mortgage being paid off and six months on title |
| Agency (Fannie Mae / Freddie Mac) | Second home | 75% | twelve months on the first mortgage being paid off and six months on title |
| Agency (Fannie Mae / Freddie Mac) | Investment property | 75% | twelve months on the first mortgage being paid off and six months on title; business-purpose for Regulation Z |
| Wholesale lane (no mortgage insurance) | One-unit principal residence | 89.99% | 680+ score, conforming amounts, thirty-year fixed, DTI to 50%, six months seasoning when paying off a first lien |
The line-of-credit alternative: Lendmire’s HELOC program lends to 90% combined loan-to-value on a primary residence while the existing first mortgage stays in place. FHA cash-out lends to eighty percent of value after twelve months of occupancy with FHA mortgage insurance; VA cash-out lends to the full value, including the funding fee, for eligible veterans after seasoning. Each is compared on the same numbers before a recommendation.

This page describes program parameters, not an offer. The caps, the seasoning rule, the credit floors, and the ratios are agency guidelines and lender overlays, subject to change without notice, and the calculator’s rate is a published survey average rather than a quote. What a cash-out refinance is — and how the file is qualified.
A cash-out refinance is simple to describe and particular in its rules. The four cards below cover what the loan is and where the cash comes from, how far it can reach by program and occupancy, what the seasoning rule, the appraisal, and the score each decide, and when a line of credit serves a Hawthorne homeowner better.
For the program overview, see Lendmire’s cash-out refinance program, or the statewide guide at Cash-Out Refinance in California; for the line-of-credit alternative, see the HELOC program.
One new loan, cash at closing
The new loan is a complete first mortgage. At closing it pays off the existing first lien, any second lien or line of credit on the home, and the closing costs, and the remainder is disbursed to the borrower once the rescission period on a principal residence has run. The old payment ends and one new payment, fixed for the full term, replaces it.
Leverage by program and occupancy
Two programs, one question: how much of the value may the new loan reach. The agency route stops at the mortgage insurance threshold, which is why an agency cash-out never carries monthly insurance; the wholesale lane goes further without insurance by holding the credit floor, the term, and the loan amount tighter. The ladder shows both side by side.
Seasoning, the appraisal, and the score
Seasoning is counted two ways: twelve months on the first mortgage being replaced, from its note date to the new loan’s note date, and six months on title; the wholesale lane above the agency cap asks its own six months when a first lien is paid off. The appraisal sets the value the caps apply to, and a number below the owner’s hope is why a cash-out often shrinks before closing. The score sets the cost tier.
Cash-out or a line of credit
A home equity line of credit leaves the first mortgage in place and adds a second lien that can be drawn and repaid during a draw period, usually at a rate that adjusts. Lendmire’s line program reaches a higher combined leverage than an agency cash-out, with smaller closing costs, which makes it the better tool when the current first mortgage carries a rate worth keeping or the amount needed is modest.
The calculator applies the formula to a Hawthorne home: it reads the cap for the mode chosen, finds the ceiling on the new loan, subtracts the payoff and compares the result with the cash requested, then prices the new balance over the term, adds the escrows, and tests the payment against the ratio ceiling.
Where Hawthorne’s equity sits — and how cash-out fits.
A cash-out refinance is sized against a local market, and these are Hawthorne’s numbers from the U.S. Census Bureau: how many households own their homes, what a typical home is worth, and what households earn. Together they describe the equity in the market and the payments its owners can carry.
Market context only. These are citywide medians. One home may sit far above or below them, and only its own appraisal and its own balance decide what a cash-out refinance on it can do.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Hawthorne neighborhoods, distinct equity positions.
No single cash-out file describes Hawthorne. The neighborhoods below differ in housing age, price, and occupancy mix, and each one shapes how much equity a home has built and how the appraisal reads it.
Rentals and duplexes
Investment and multi-unit cash-out in Hawthorne runs at the lower cap with the investment rules on reserves and rental income. Balances are modest and files straightforward. Investment property funds disburse at closing with no rescission period; an owner-occupied two- to four-unit principal residence carries one. Hawthorne is home to about 85K people.
Consolidation and renovation
The two purposes a Hawthorne loan officer sees most are consolidation and renovation: retiring higher-cost debt into one fixed payment, and bringing an older house up to date. Both are sized the same way, by the cap at the appraised value less the balance and the costs. Median household income in Hawthorne sits near $75,848 on the latest Census estimate.
Older homes with long tenure
In Hawthorne, the owner who has held a home for decades can refinance for cash while owing little on the current mortgage, with the whole new loan under the cap; what sets the loan is the value an appraiser can support with the sales available in the market. Roughly 8,165 Hawthorne households own their homes on the latest Census estimate — 27% of all households, the pool a cash-out refinance draws on.
Manufactured and unusual homes
Unusual Hawthorne properties, by construction, use, or site, are qualified on eligibility first: whether the agencies finance the type at all, and at what cap. Manufactured homes have their own, lower cash-out leverage, and the file is written to it from the start. The median owner-occupied home value in Hawthorne runs near $863,400 on the latest Census estimate.
Homes paid off, or close to it
Owners of free-and-clear Hawthorne homes take cash out at the cap with nothing coming off the top but the closing costs; the seasoning rule is long satisfied, and the file turns on the appraisal and the ratio on the new payment alone. On a Hawthorne home at the median value, a cash-out refinance at the agency cap finances up to $691,000 in total — the existing balance comes off the top, and the rest is the cash available before closing costs.
Thin comparable sales
The appraisal is the variable in Hawthorne: with fewer recent sales, the value may sit below what the owner expects, and the ceiling falls with it. The review runs the cash at a value with room beneath it so the loan can close as sized when the figure arrives. About 73% of Hawthorne’s households rent — roughly 21,865 renter households on the latest Census estimate.
Neighborhood changes the appraisal, not the program. Wherever in Hawthorne the home sits, the cap, the seasoning rule, the credit floor, and the ratio ceiling are the ones in the snapshot above.
Four ways Hawthorne homeowners put equity to work.
Four reasons bring most Hawthorne owners to the cash-out refinance. Each is written up below with the point that decides it: the sum involved, whether the first mortgage should be replaced, and how the payoff or the use affects the ratio.
Pay off a second lien or line of credit
Folding a second mortgage into the first turns two payments into one and removes a rate that adjusts. The agencies treat the payoff of any non-purchase second lien as cash-out, which sets the leverage; a Hawthorne owner whose combined balances sit above the cap may need to pay part of the second lien down before the file can proceed.
Fund the down payment on another property
The cash-out loan on the home you live in is written on the principal-residence cap; the purchase it funds is written on its own rules. Sequencing matters: the refinance closes first, the proceeds season in the account, and the purchase follows with the new housing payment already counted. A Hawthorne loan officer runs both numbers.
Consolidate higher-cost debt into one fixed payment
A Hawthorne owner carrying card balances, a personal loan, and a line of credit can retire all of them at closing and carry one mortgage payment instead. The accounts paid through the loan drop out of the ratio, which often qualifies a file that would not have fit otherwise; the cost is a larger balance secured by the home over a longer term.
Renovate or add to the home
Owners of older Hawthorne homes use the program to bring the house up to the standard of the newer stock around it: systems, roof, kitchens, baths. The loan sizes to the current appraisal, the proceeds are unrestricted, and the fixed payment is often easier to plan around than a line that adjusts over the life of the project.
Estimate the cash and the new payment on a Hawthorne home before requesting a quote.

Editable benchmark: 7.28% as of October 1, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not a cash-out refinance quote.
Illustrative starting assumptions: a $865,000 home value near Hawthorne’s median owner-occupied value, a $476,000 current balance, the agency cap on a one-unit principal residence, a thirty-year term at the current Freddie Mac benchmark, property taxes and insurance estimated for California (U.S. Census Bureau). Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a cash-out refinance quote; a cash-out loan is priced by the lender at lock. The cash available is the loan the program cap allows less the balances paid off, before closing costs, which are not included. The HELOC line is the program’s combined loan-to-value ceiling applied to the same value and balance. Taxes and insurance are editable estimates. Licensed in sixteen states for consumer mortgages.
Same equity, three ways to borrow it.
Cash-out refinance, line of credit, or FHA and VA cash-out: three instruments for one purpose, each with its own leverage, cost, and payment structure. Here is how they compare for a Hawthorne owner and where each one tends to fit.
Cash-out, a HELOC, or a government cash-out.
The refinance rewrites everything: new rate, new term, new balance, one payment. It reaches the caps in the snapshot, carries no monthly mortgage insurance on either route, and delivers the largest lump sum of the three on a conventional file. The cost is a full set of closing costs and a payment that reflects the whole new balance, not only the cash.
The line prices only the new money and leaves the first mortgage untouched, which makes it the cheaper route whenever the existing loan is worth keeping. It draws in stages, the payment during the draw period is often interest only, and the combined leverage can exceed the agency cash-out cap. The trade is a payment that can change over time. See Lendmire’s home equity line of credit.
The government programs trade cost for reach. FHA accepts lower scores and adds mortgage insurance; VA, for those with entitlement, lends the highest share of value of any cash-out program and adds a funding fee unless the borrower is exempt. Both are full refinances with a new first mortgage, and both are compared on the same Hawthorne numbers. See the FHA cash-out and VA cash-out programs.
The decision usually turns on the existing first mortgage. A loan worth keeping points to the line; a loan worth replacing points to the refinance. From there the score, the leverage needed, and veteran status sort the rest: FHA for the lower score, VA for the highest leverage, conventional for the clean file that wants no insurance.
What to prepare for a Hawthorne scenario review.
What a Hawthorne cash-out file is built from, in the order the lender asks for it.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the automated finding, and the income picture. Nothing here is legal or tax advice.
Local details that can change the loan.
The program is simple to state and particular in its exceptions. Here are the local and file-level details that most often change a Hawthorne cash-out loan between application and closing.
Use these checks to keep the Hawthorne file clean and fundable.
Before the appraisal is ordered: confirm the cap for the occupancy, run the line-of-credit alternative on the same numbers, and check the deed date, the note date on the current mortgage, and any recent listing on the Hawthorne home.
- Run the cap against the balance: The cap applies to the total new loan, including the second lien and the costs.
- Compare the line first: Higher combined leverage and lighter costs on the line; a fixed payment on the refinance.
- Check both seasoning clocks: Delayed financing, inheritance, and legal award are the exceptions to the title wait; a second lien or a co-owner buyout is outside the twelve-month rule.
The cap is on the whole loan, not on the cash
Owners sometimes read the cap as the share of value they can take out. It is the share of value the new loan may reach in total. Subtract the payoff and the costs from that ceiling and the remainder is the cash; on a Hawthorne home bought recently with a small down payment, that remainder can be close to nothing until the balance falls or the value rises.
A line of credit may cost less than the refinance
When the existing first mortgage carries a rate from a lower-cost period, replacing it reprices the whole balance to reach the cash. A home equity line leaves that loan alone and prices only the new money, at a higher combined leverage than the agency cash-out cap and with lighter closing costs. For many Hawthorne owners the line delivers the same cash for less.
Twelve months on the old mortgage, six months on title
Seasoning is documented from the deed and from the note on the current mortgage, so a Hawthorne file should confirm both dates before anything else is ordered. Twelve months on the old loan and six on title is the rule; the exceptions are a cash purchase under delayed financing, an inherited home, and a home received in a divorce or similar award. A home past both clocks is valued on today’s appraisal, and the appraiser still looks at the sale history and the contract.
The rescission period on a principal residence
The rescission period is a consumer protection, not a delay to negotiate away, and it applies to every refinance of a principal residence. Build it into the plan: the closing date, the rescission period, then the disbursement. A Hawthorne owner using the cash for a purchase or a payoff with a deadline should set the closing with that sequence in mind from the start.
Debts paid at closing come out of the ratio
The ratio is measured on the new mortgage payment plus the monthly debts that survive the closing. Accounts paid through the loan are excluded; accounts the borrower intends to pay afterward are not. On a Hawthorne file near the ratio ceiling, routing the payoffs through the closing can be what brings the ratio inside it, and the review plans it that way.
From a Hawthorne scenario review to cash at closing.
Four steps from the first conversation to the cash: review, application, appraisal and underwriting, closing and funding. A Hawthorne file moves through them in that order, and the review is the one that decides whether the rest is worth starting.
Scenario review
Start with the value, the balance, the cash wanted, the occupancy, the score, and the income. A Lendmire loan officer applies the cap for the route, finds the ceiling and the cash after payoff and costs, runs the line-of-credit alternative on the same numbers, compares with FHA and VA where they apply, and provides the terms in writing before anything is ordered.
Application and automated finding
Application is where the plan becomes a file. The lender runs the automated system, issues the loan estimate, orders the payoff statements and the title work, and lists the conditions. The ratio is confirmed here with the closing payoffs excluded, and the route, agency or lane, is locked in by the score and the leverage the file shows.
Appraisal and underwriting
The appraisal is ordered and the value comes back; if it supports the plan, the loan is sized as reviewed, and if it falls short, the loan is resized to the cap at the new value or the plan is reworked. Underwriting then verifies what the finding assumed: income, assets, title and seasoning, occupancy, the project if a condominium, and the payoffs.
Closing, rescission, and funding
The last step is the simplest and the most anticipated. The documents are signed, the rescission period runs on a principal residence, the settlement agent pays off the old mortgage and any second lien, records the new one, and sends the cash. The old payment stops, the new one begins, and the Hawthorne owner has one loan where there may have been three.
A brokerage built around equity lending.
Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on a cash-out refinance that buys three things: the file shopped across several wholesale programs rather than one, the line-of-credit alternative run on the same numbers before a route is chosen, and terms in writing before the appraisal is ordered.
Both instruments, one review
Because the line and the refinance are both available here, no owner is steered to the one a lender offers. The review runs each on the same value, balance, and cash, shows what each costs to open and to carry, and recommends the one the arithmetic favors for the Hawthorne home.
Shopped across wholesale programs
A broker sends the file to the wholesale program whose terms fit it best: the agency route at one lender, the higher lane at another, each with its own cost tier for the score and the leverage. A Hawthorne cash-out file placed across several programs rarely lands where a single lender’s sheet would have put it.
Terms in writing, before any fee
No appraisal fee on a plan that will not close. The review is done at a realistic value with room beneath it, the terms are written, and only then is the appraisal ordered; if the value comes in below the plan, the Hawthorne owner already knows what the loan becomes.

Hawthorne cash-out refinance FAQs
Plain answers to the questions Hawthorne homeowners ask most about cash-out refinancing, in the order they usually ask them.
What is a cash-out refinance, and how is it different from a home equity loan?
Think of a refinance that pays you rather than only lowering the payment: new note, new term, new balance that includes the cash, one payment. The difference from a home equity loan is structural, a replacement first lien against an added second lien, and the choice turns on whether the first mortgage on the Hawthorne home should survive.
How much cash can I take out of my Hawthorne home?
The program caps the whole new loan at a share of the appraised value, shown in the snapshot above for each occupancy, and the cash is what remains of that ceiling after the existing balance, any second lien, and the closing costs are paid. On a one-unit home you live in, the agency cap applies, and where the state allows it one wholesale lane goes higher without mortgage insurance for a stronger score. The calculator on this page runs the arithmetic on a Hawthorne value and balance; the appraisal decides the value in the end.
How long do I need to own my home before a cash-out refinance?
Twelve months on the mortgage you are paying off, counted from its note date to the note date of the new loan, and six months on title, counted to the day the new loan funds. The exceptions to the title wait are inheritance or legal award, which have no wait, and the delayed-financing rule for cash purchases; the twelve-month rule does not apply to a second lien being paid off or to a buyout of a co-owner under a legal agreement. Time the home was held in your revocable trust or in a company you control counts toward the six months.
Should I take a cash-out refinance or a HELOC?
A line when the first mortgage should stay; a refinance when it should go. The line is cheaper to open and reprices only the draw; the refinance delivers a fixed payment and a larger lump sum but reprices the whole balance. A Hawthorne review puts a figure on each.
What credit score do I need for a cash-out refinance?
The minimum is a program figure in the snapshot, and a lender may set its own above it. Cash-out loans carry larger adjustments for score and leverage than purchases do, so the same score that is routine on a purchase costs more here.
When do I actually get the money?
Signing and funding are different days on an owner-occupied refinance. The rescission period runs first; then the payoffs go out and the cash is wired. Rentals and second homes fund at the table.
How long does a cash-out refinance take?
Plan for the sequence rather than a date: application, appraisal, underwriting, closing, and on a principal residence the rescission period before disbursement. If the cash has a deadline, say so at the review so the timeline is built backward from it.
Are there restrictions on what I can use the cash for?
No. The proceeds of a conventional cash-out refinance are unrestricted: consolidation, renovation, a down payment on another property, tuition, a reserve, or a business. The lender may ask the purpose on the application and may document a payoff when the proceeds retire a debt that is being excluded from the ratio, but the use does not change the program. The one caution is that the loan is secured by the Hawthorne home regardless of how the money is used, and nothing here is tax advice.
Will my rate be higher on a cash-out refinance?
Usually, relative to a purchase or a rate-and-term refinance at the same score and leverage, because the agencies treat cash-out loans as a higher risk. How much more depends on the score, the leverage, the occupancy, and the program; the written terms say exactly.
I bought my home with cash recently. Can I take cash out now?
Yes, within the delayed-financing rule. The new loan may not exceed what you paid plus the costs of buying, it is subject to the cash-out cap for the occupancy, and the purchase must have been a genuine cash transaction with the source of funds documented.
