The documents are signed, the rescission period runs on a principal residence, the settlement agent pays off the old mortgage and any second lien, records the new one, and sends the cash. Inherited homes and homes received in a divorce or similar legal award are exempt from the title wait, and a home bought entirely with cash can be refinanced sooner under the delayed-financing exception, with the loan capped at the documented purchase funds plus costs.
