What a VA loan is — and how the file is qualified.

A VA loan is an ordinary mortgage from a private lender wrapped in a federal promise: if the loan fails, VA covers part of the lender’s loss. That promise is what lets an Alhambra lender skip the down payment and the mortgage insurance, and the four cards below take the file apart piece by piece.

The guaranty replaces the down payment

Think of the guaranty as VA standing where the down payment would stand. With full entitlement the backing covers a quarter of whatever the loan is, so an Alhambra buyer is not capped by a county figure; with reduced entitlement the backing is smaller, and a lender may ask for a down payment to make up the difference.

Eligibility, entitlement, and the COE

Eligibility comes from service: a minimum period of active duty, a qualifying period in the National Guard or Reserve, or status as an eligible surviving spouse, with a character of discharge VA accepts. Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

The program’s strengths are the down payment, the insurance, and the residual-income test; its cost is the funding fee. An Alhambra veteran with full entitlement usually pays less each month on VA than on FHA at the same price, and the conventional comparison turns on the down payment and the fee tier.

FHA with the minimum investment

When an Alhambra VA file surprises someone, the cause is usually one of these: entitlement partly in use, a higher fee tier than expected, required repairs from the appraisal, a condominium without VA approval, or residual income below the table.

Before You Move Forward

Use these checks to keep the Alhambra file clean and fundable.

Before asking for a quote, know three answers: is entitlement full, does the fee apply and at what tier, and does the property fit VA’s standards at that price.

  • Confirm the entitlement: entitlement is restored once the earlier loan is paid off and the home sold.
  • Know the fee: disabled veterans receiving compensation and the other exempt groups pay no fee.
  • Structure the contract: seller concessions are capped as a share of the value; ordinary closing costs are outside the cap.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. An Alhambra buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.

The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. An Alhambra veteran with a pending disability claim should raise it early, because a rating granted before closing waives the fee and one granted after can bring a refund.

iii.

Seller concessions and the fees a veteran may not pay

VA caps seller concessions as a share of the value: prepaid items, the funding fee, and payoff of a buyer’s debts count toward the cap, while ordinary closing costs the seller agrees to pay do not. An Alhambra contract that uses the cap well can leave the buyer with little cash to close beyond the deposit already paid.

iv.

Two- to four-unit homes and rental income

An Alhambra fourplex with nothing down is possible under the program; the lender documents the rents, applies VA’s rules for counting them, and checks the property against VA’s requirements unit by unit. A loan officer runs the residual-income test before the offer.

Condominium project approval

VA finances an Alhambra condominium only in a project on its approved list; an unlisted project can be submitted, which takes time and the association’s cooperation. The lender checks VA’s approved list before the appraisal, and the dues enter the ratios and residual income.

The residual-income test is the one VA weighs most.

Do I need a down payment for a VA loan?
