Full or remaining entitlement

A veteran keeping an earlier VA-financed home as a rental is the usual remaining-entitlement case, and the file still works.

ii.

The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. A Modesto veteran with a pending disability claim should raise it early, because a rating granted before closing waives the fee and one granted after can bring a refund.

Occupancy and the reasonable-time rule
