VA Loans in Castle Rock, Colorado: No Down Payment, No Mortgage Insurance

In Castle Rock, the VA loan is the mortgage benefit earned by service: the guaranty takes the place of the down payment, there is no mortgage insurance premium, the seller can pay closing costs, and the loan can be assumed later. The pieces that decide the file are eligibility, entitlement, the funding fee, and residual income.

Current Program Snapshot

Current VA guidelines, updated from one source.

What follows is VA’s own rulebook reduced to the handful of numbers that decide a file, pulled from Lendmire’s single guideline source and refreshed on this page whenever VA or the wholesale overlays move: leverage with full entitlement, the funding fee by use and down payment, the ratio guideline, and the residual-income table for this state’s VA region.

Down Payment
0%

100% financing with full entitlement

0% down is the program’s defining term: a buyer with full entitlement finances up to 100% of the lesser of price and value, the guaranty replaces the down payment, and the funding fee can be added on top of the loan rather than paid in cash.

Mortgage Insurance
None

No monthly premium, no upfront premium

No mortgage insurance, monthly or upfront, at any loan-to-value: the guaranty stands in for it. That is the single largest difference between a VA payment and an FHA or low-down-payment conventional payment on the same price.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

The funding fee is a one-time charge of 2.15% on a first-use purchase with less than five percent down and 3.3% on later uses; it drops with a larger down payment, can be financed into the loan, and is waived for the exempt groups listed below.

Debt Ratio
41% guide

Residual income decides the file

Two tests, one guideline: the total-debt ratio is measured against 41%, and residual income is measured against the West table below for the household’s size. VA tells lenders the residual-income test carries more weight, which is why a modest ratio does not approve a thin budget.

Castle Rock VA Loan Guide

What a VA loan is — and how the file is qualified.

A VA loan is an ordinary mortgage from a private lender wrapped in a federal promise: if the loan fails, VA covers part of the lender’s loss. That promise is what lets a Castle Rock lender skip the down payment and the mortgage insurance, and the four cards below take the file apart piece by piece.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Colorado; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

The guaranty is a promise from VA to the lender, not a loan from VA. On a Castle Rock file it covers a share of any loss, so the lender can lend the full purchase price, up to the appraised value, without a down payment and without charging for mortgage insurance; the funding fee is what the borrower pays for that promise.

02.

Eligibility, entitlement, and the COE

The Certificate of Eligibility is the document that opens the file. It states the entitlement available, whether the funding fee is waived, and any prior use of the benefit. A Castle Rock lender can usually pull it within the VA system from a DD-214 or a statement of service, and VA.gov issues it directly as well.

03.

The funding fee, and who is exempt

What the funding fee buys is the absence of mortgage insurance. On a Castle Rock purchase the fee is paid once, usually financed, while an FHA or conventional borrower at the same leverage pays a premium every month for years; the comparison usually favors VA unless the fee tier is high and the loan is short-lived, and an exempt veteran pays no fee at all.

04.

Residual income over ratios

VA qualifies a household on what is left, not only on what is owed: residual income is the monthly income remaining after the proposed housing payment, other debts, taxes, and an allowance for maintenance and utilities, measured against a table by family size and region. A Castle Rock family must meet the table for its size.

The Core Calculation
Base loan = price less any down payment; total loan = base loan plus the funding fee for the use and down payment; payment = principal and interest plus taxes, insurance and dues

Nothing here is a decision. The appraisal can come in under the contract price, the rate is set by the lender at lock, and the lender’s residual-income figure includes deductions this page only approximates. What holds steady is the structure the calculator reproduces: price, fee, loan, payment, residual.

Castle Rock Market Context

Where Castle Rock’s veterans and service members buy — and how VA fits.

Start with the market, then the file. These Castle Rock figures from the Census set the backdrop for a VA purchase: who owns, what homes are worth on the latest estimate, and what households earn, which together decide what a nothing-down loan and its payment look like locally.

Read the figures as backdrop. Two veterans with identical entitlement can see different files here: one buying at the median clears the residual-income table with room, another stretching above it needs the ratio justified. The market sets the spread.

Castle Rock Submarkets

Distinct Castle Rock neighborhoods, distinct VA files.

The house decides the file as much as the borrower. These Castle Rock submarkets differ in the property types VA accepts, the condition questions the appraisal raises, and the prices a typical buyer carries.

01.

Everyday values and nothing down

A typical Castle Rock price keeps the fee in proportion to the loan and leaves room in an ordinary budget, which is why an eligible buyer in the market compares VA first. The calculator shows the payment at a Castle Rock value. Median household income in Castle Rock sits near $145,197 on the latest Census estimate.

02.

Rural-edge and acreage properties

Homes on larger lots around Castle Rock are VA purchases when the use is residential; agricultural use puts the property outside the program, and the appraisal values the house and the land on comparable sales. Roughly 22,227 Castle Rock households own their homes on the latest Census estimate — 79% of all households, the pool a VA purchase joins.

03.

Manufactured homes

Castle Rock manufactured homes finance on VA under VA’s rules: permanent foundation, real-estate title, and the construction standard the appraiser checks. The leverage and the absence of mortgage insurance match a site-built home. Castle Rock is home to about 79K people.

04.

Multi-unit conversions

A converted Castle Rock duplex or triplex finances on VA with the buyer in one unit and the rents documented toward the ratios and residual income the way VA permits. The appraiser reads every unit’s condition. About 21% of Castle Rock’s households rent — roughly 5,992 renter households on the latest Census estimate.

05.

Newer subdivisions on the bypass

On a new Castle Rock home the appraisal is usually uneventful and residual income decides the file. A ratio above the guideline needs residual income comfortably over the table. On a home at Castle Rock’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $652,900 is the program’s cost, and it can be financed.

06.

In-town neighborhoods

An older in-town Castle Rock home is a VA purchase once the appraiser’s findings are handled, and the wood-destroying insect inspection is ordered where VA requires it. Most repair lists are settled inside the contract. The median owner-occupied home value in Castle Rock runs near $652,900 on the latest Census estimate.

What the program accepts is the same everywhere in Castle Rock: houses, condominiums in VA-approved projects, planned developments, manufactured homes that meet VA’s rules, and owner-occupied homes of up to four units. What it declines is also the same: second homes and investment property.

How Castle Rock Veterans Use VA

Four ways Castle Rock veterans put the VA benefit to work.

VA is more than a first-purchase program: it refinances, it takes cash out, it finances small multi-unit homes, it buys condominiums in approved projects, and it reaches above the conforming limit with full entitlement. The cards below take up the uses that bring Castle Rock veterans to it most often.

House hacking

Buy a small multi-unit home and live in one unit

A Castle Rock duplex, triplex, or fourplex becomes a VA purchase the moment the buyer commits to occupying one unit. The guaranty covers the loan the same way it covers a house, and the other units’ rent is documented toward the ratios and residual income the way VA permits.

Condominium

Buy a condominium in an approved project

A condominium purchase in Castle Rock can be financed with VA in an approved project; a project not yet on the list can be submitted, which takes time and the association’s cooperation. The buyer’s side of the file does not change.

IRRRL

Refinance an existing VA loan

A Castle Rock homeowner with an existing VA loan can refinance through VA’s rate-reduction refinance loan, known as the IRRRL or streamline: a small funding fee, no VA appraisal, limited documentation, and a net tangible benefit required. The lender checks the loan’s payment history.

First purchase

Buy a first home with nothing down

A Castle Rock buyer with the income for the payment but not the cash for a down payment uses VA to purchase with nothing down, finances the funding fee, and keeps the savings for moving costs, reserves, and the first repairs on the home.

VA Payment Estimate

Estimate the VA payment on a Castle Rock price before requesting a quote.

Before you ask for a quote, size the payment yourself: the Castle Rock price, the fee tier, the term, the benchmark rate, and the escrows go in, and the funding fee table and the residual-income figures come from the same guideline source as the block above. The result is an estimate, and the rate is a published market average, not an offer.

VA vs. the Alternatives

Same veteran, three very different closings.

Eligibility, entitlement, the cash available, and the expected length of the loan decide which program wins. Here are the three, one next to the other.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

The program’s strengths are the down payment, the insurance, and the residual-income test; its cost is the funding fee. A Castle Rock veteran with full entitlement usually pays less each month on VA than on FHA at the same price, and the conventional comparison turns on the down payment and the fee tier.

FHA with the minimum investment

Where VA charges a one-time fee, FHA charges a premium every month and an upfront premium at closing. FHA fits the buyer with no entitlement or a property VA will not approve; it rarely wins for a Castle Rock buyer who holds a COE. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional is the comparison for a veteran with savings: with twenty percent down there is no mortgage insurance and no funding fee, and the payment can beat VA with a financed fee. Below that down payment, VA usually wins for a Castle Rock buyer. See Lendmire’s conventional loan program.

Where each one fits

Choose by profile: eligibility with full entitlement points to VA; no eligibility and a small down payment point to FHA; a large down payment and a strong score point to conventional. A Castle Rock loan officer runs all three on the same numbers before recommending one.

Typical File Components

What to prepare for a Castle Rock scenario review.

The paperwork is the standard mortgage set with the service record on top; here is what a Castle Rock scenario review typically draws on.

Certificate of EligibilityIssued by VA online, or pulled by the lender from VA’s system; it states the entitlement available, any prior use of the benefit, and whether the funding fee is waived.
Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.
Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.
Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Purchase contractThe signed contract and addenda, with seller concessions and the VA escape clause spelled out, so concessions can be checked against VA’s cap and the appraisal ordered.
Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Castle Rock File Considerations

Local details that can change the loan.

Check these before leaning on any number for Castle Rock: entitlement, the funding fee tier, the appraisal and VA’s property standards, the condominium approval, residual income, and occupancy.

Before You Move Forward

Use these checks to keep the Castle Rock file clean and fundable.

A Castle Rock file that is ready to review has already answered three questions: how much entitlement, what funding fee, and whether the property is inside VA’s rules.

  • Confirm the entitlement: entitlement is restored once the earlier loan is paid off and the home sold.
  • Know the fee: the fee can be financed, paid at closing, or paid by the seller.
  • Plan the units: landlord experience or reserves may be required to count the rent.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Castle Rock buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.

ii.

The funding fee tier and the exemptions

Financed, the fee raises the loan balance and the payment; paid at closing, it raises the cash to close; paid by the seller, it counts toward the concessions cap. Which is best on a Castle Rock file depends on the tier and on how long the home will be kept, and the loan officer shows all three ways side by side.

iii.

Two- to four-unit homes and rental income

VA finances owner-occupied homes of up to four units with nothing down and has its own rules for counting rent from the other units: landlord experience or reserves, and a share of the documented rent rather than all of it. A Castle Rock buyer who occupies one unit qualifies on the combined picture.

iv.

Credit, seasoning, and the prior VA loan

VA sets no minimum credit score and seasons credit events instead of barring them: a bankruptcy from discharge, a foreclosure from the transfer of title, each with its own waiting period and exceptions for documented hardship. The wholesale programs behind these pages start at the score in the guidelines above, which is the working floor for a Castle Rock file.

v.

The VA appraisal and the Notice of Value

VA assigns the appraiser, and the appraiser reports on two things: what the Castle Rock home is worth and whether it meets VA’s minimum property requirements for a safe, structurally sound, and sanitary home. Peeling paint, a failing roof, or missing handrails become required repairs, and a wood-destroying insect inspection is ordered where VA calls for one.

A Clear Process

From a Castle Rock Certificate of Eligibility to keys in hand.

Four steps: the certificate and pre-approval, the appraisal, the underwriting, and the closing. The Castle Rock version of each follows.

i.

COE and pre-approval

Start with the Certificate of Eligibility, the income, and the household size. A Lendmire loan officer confirms the entitlement, the funding fee tier, the ratio, and the residual income, runs the VA structure against FHA and conventional on the same numbers, and provides the terms in writing.

ii.

Contract and appraisal

The Castle Rock contract sets the price and the concessions; the appraisal sets the value and the condition. Both feed the loan amount, and the lender confirms the project approval and the wood-destroying insect inspection where VA requires one for the state before underwriting begins.

iii.

Underwriting

Underwriting on a Castle Rock VA file reads the whole picture: the entitlement on the certificate, the housing payment history, the seasoning of any derogatory event, and the residual income after VA’s deductions for taxes and upkeep. Conditions are issued, documented, and cleared before the approval is final.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The Castle Rock buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on a VA file that buys three things: the program run against FHA and conventional on the same numbers, the entitlement and the fee tier confirmed before an offer is written, and the terms in writing from a licensed loan officer.

i.

Three programs, one set of numbers

The comparison printed on this page is run for real on every Castle Rock file: VA with the fee financed beside FHA with its premiums beside conventional with private insurance, and the written terms follow from whichever column serves the veteran.

ii.

The fee and the entitlement explained before the offer

The certificate fixes two things a buyer should know before signing a contract: the funding fee tier and the entitlement available. Lendmire states both for the Castle Rock purchase and explains the exemption and the refund rules where they apply.

iii.

Licensed, consumer-purpose, in writing

Lendmire carries the license for the state the Castle Rock home is in, delivers the disclosures a consumer mortgage requires, and commits the terms to paper. The program figures on this page are read from one guideline source built on VA’s published rules.

Questions Castle Rock Veterans Ask

Castle Rock VA loan FAQs

The questions below come up on nearly every Castle Rock VA conversation. The answers are general; the figures in the snapshot above are the program’s current parameters.

What is a VA loan, and who is it for?

VA runs a guaranty program for veterans’ home loans; it is not a lender. A Castle Rock buyer applies through a lender or broker, the lender underwrites to VA’s rules, and VA stands behind part of the loan. Purchases, cash-out refinances, and rate-reduction refinances of existing VA loans are all inside it.

Who is eligible for a VA loan in Castle Rock?

Veterans and service members who meet VA’s minimum service requirements with a character of discharge VA accepts, National Guard and Reserve members with qualifying active service or six creditable years, and surviving spouses of service members who died in service or from a service-connected disability, or who are receiving Dependency and Indemnity Compensation. VA confirms it on the Certificate of Eligibility.

How do I get a Certificate of Eligibility?

The lender is usually the fastest path, and VA.gov the next. The certificate shows available entitlement, prior use of the benefit, and any funding fee exemption, which is why a Castle Rock loan officer wants it before sizing the loan.

What is the VA funding fee, and do I have to pay it?

VA charges it on most loans in place of mortgage insurance: a first-use purchase with nothing down pays the base tier, a subsequent use pays more, and a down payment of five or ten percent lowers either. Exempt veterans pay none of it, and a rating granted after closing can bring a refund.

Is there a VA loan limit in Castle Rock?

VA removed the loan limit for veterans with full entitlement; the wholesale programs behind these pages serve loan amounts up to the ceiling in the snapshot. Only a Castle Rock buyer with entitlement still in use on another loan needs the county figure, and it is confirmed by a loan officer rather than quoted here.

What is residual income, and why does it matter?

What the household keeps each month after the mortgage, the debts, the taxes, and an allowance for upkeep. VA publishes the figure a family must retain by region and size, and the snapshot shows the Colorado table; the calculator estimates a rough residual before the lender’s deductions.

Do I have to live in the home to use a VA loan?

VA backs owner-occupied homes only. Occupancy is certified at closing, with allowances for deployment and remote duty; a buyer who will never live in the home cannot use the benefit for it.

Can I get a VA loan after a bankruptcy or foreclosure?

After the waiting period, yes. Each credit event (a bankruptcy, a foreclosure, a short sale) has its own period counted from a specific date, and the lender confirms it from the discharge or transfer papers; gather those dates before the review.

What happens after my Castle Rock offer is accepted?

In order: the appraisal and property check, the project approval where the home is a condominium, the underwriting with residual income documented, and the closing with the fee applied or waived. Your loan officer sets the schedule for the specific file.

Do I need a down payment for a VA loan?

No, in the ordinary Castle Rock case. The three exceptions are a price above the appraised value, which is paid in cash or renegotiated; remaining entitlement, where the lender may ask for a down payment on the uncovered portion; and a voluntary down payment to reach a lower fee tier.
