VA Loans in Davie, Florida: No Down Payment, No Mortgage Insurance

VA loans in Davie, FL cover purchases, cash-out refinances to the program’s full leverage, and rate-reduction refinances of an existing VA loan, on owner-occupied homes of one to four units. Eligibility runs through the Certificate of Eligibility, and the funding fee, the ratios, and the residual-income table settle the rest.

Current Program Snapshot

Current VA guidelines, updated from one source.

What follows is VA’s own rulebook reduced to the handful of numbers that decide a file, pulled from Lendmire’s single guideline source and refreshed on this page whenever VA or the wholesale overlays move: leverage with full entitlement, the funding fee by use and down payment, the ratio guideline, and the residual-income table for this state’s VA region.

Down Payment
0%

100% financing with full entitlement

The purchase leverage is 100% loan-to-value with full entitlement, which means 0% down on a home that appraises at the price; a price above the appraised value is paid in cash or renegotiated, and the guaranty covers the lender’s exposure.

Mortgage Insurance
None

No monthly premium, no upfront premium

Mortgage insurance does not exist on a VA loan: no monthly premium, no upfront premium, no cancellation rules to track. The calculator below shows a payment with nothing in that line, which is where VA differs from every other high-leverage program.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

The funding fee is a one-time charge of 2.15% on a first-use purchase with less than five percent down and 3.3% on later uses; it drops with a larger down payment, can be financed into the loan, and is waived for the exempt groups listed below.

Debt Ratio
41% guide

Residual income decides the file

Two tests, one guideline: the total-debt ratio is measured against 41%, and residual income is measured against the South table below for the household’s size. VA tells lenders the residual-income test carries more weight, which is why a modest ratio does not approve a thin budget.

Davie VA Loan Guide

What a VA loan is — and how the file is qualified.

A VA loan is an ordinary mortgage from a private lender wrapped in a federal promise: if the loan fails, VA covers part of the lender’s loss. That promise is what lets a Davie lender skip the down payment and the mortgage insurance, and the four cards below take the file apart piece by piece.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Florida; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

The guaranty is a promise from VA to the lender, not a loan from VA. On a Davie file it covers a share of any loss, so the lender can lend the full purchase price, up to the appraised value, without a down payment and without charging for mortgage insurance; the funding fee is what the borrower pays for that promise.

02.

Eligibility, entitlement, and the COE

Entitlement is the share of the loan VA will back. It is full for a first use and for a veteran who has sold the earlier home and paid the loan off; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Davie buyer with partial entitlement can still buy, often with a down payment on the uncovered portion.

03.

The funding fee, and who is exempt

What the funding fee buys is the absence of mortgage insurance. On a Davie purchase the fee is paid once, usually financed, while an FHA or conventional borrower at the same leverage pays a premium every month for years; the comparison usually favors VA unless the fee tier is high and the loan is short-lived, and an exempt veteran pays no fee at all.

04.

Residual income over ratios

Residual income depends on where the home is and how many people live in it: the tables differ by region, and the figure rises with each family member. The snapshot shows the regional table for Florida, and the calculator estimates a rough residual from the income, the payment, and the debts you enter for a Davie scenario.

The Core Calculation
Price − down payment = base loan; base loan + funding fee (unless exempt) = total loan; principal and interest + taxes, insurance and dues = payment, with no mortgage insurance

The calculator turns this arithmetic into a Davie scenario: price in, down payment in, fee tier chosen, and out come the funding fee, the total loan, principal and interest, and the escrows. Add income and family size to see the ratio and a rough residual against VA’s table.

Davie Market Context

Where Davie’s veterans and service members buy — and how VA fits.

Start with the market, then the file. These Davie figures from the Census set the backdrop for a VA purchase: who owns, what homes are worth on the latest estimate, and what households earn, which together decide what a nothing-down loan and its payment look like locally.

These are context figures, not underwriting inputs. Income is the residual-income input, value is the loan and the fee, and family size is the row in VA’s table. The Census describes the first two for the market; the file supplies all three for the borrower.

Davie Submarkets

Distinct Davie neighborhoods, distinct VA files.

Where Davie veterans actually shop, and what the file turns on in each place: the property type the VA appraiser sees, the approval it needs, and the price residual income has to carry.

01.

Two-to-four-unit homes

The small multi-unit Davie purchase is where VA’s leverage goes furthest: no down payment on two to four units, the buyer living in one, and the documented rent from the others helping the ratios and the residual income. Roughly 25,954 Davie households own their homes on the latest Census estimate — 67% of all households, the pool a VA purchase joins.

02.

Condominiums and townhomes

For many Davie veterans the first VA purchase is a condominium, and the only question VA adds is whether the project is on its approved list. If it is, the file reads like a house file with the dues in the ratios; if not, the lender can submit the project. The median owner-occupied home value in Davie runs near $462,900 on the latest Census estimate.

03.

Established close-in neighborhoods

The Davie blocks nearest the core carry the oldest houses, and VA’s appraiser reads them for condition as well as price: paint, roof, railings, systems. Findings become required repairs, and sellers usually complete them before closing. On a home at Davie’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $462,900 is the program’s cost, and it can be financed.

04.

Newer infill and recent construction

On recent construction in Davie the appraisal rarely raises findings and the arithmetic is the issue: does residual income clear VA’s table once the funding fee is financed into a larger loan, and does the certificate show full entitlement at that amount. About 33% of Davie’s households rent — roughly 12,723 renter households on the latest Census estimate.

05.

Higher-value homes

For a high-value Davie file, the question is entitlement rather than a limit. Full entitlement carries the loan with nothing down. With remaining entitlement, the county figure comes into play, and a lender may require a down payment on the uncovered portion. Median household income in Davie sits near $87,250 on the latest Census estimate.

06.

Service members and the occupancy rule

Where Davie neighborhoods serve an installation, VA purchases appear on every street, often by service members who will move again. The program is built for that: nothing down, a loan that can be assumed, and entitlement restored when the home is sold and the loan repaid. Davie is home to about 108K people.

The rules do not change with the street. Every Davie file is checked the same way: price against the Notice of Value, property against VA’s minimum property requirements, condominium against VA’s approval list, and borrower against entitlement, the ratio guideline, and residual income. Second homes and rentals are not VA purchases.

How Davie Veterans Use VA

Four ways Davie veterans put the VA benefit to work.

Because VA backs part of every loan, it fits the Davie veteran who has the income for the payment but would rather keep the savings than spend them on a down payment and insurance. Four examples follow.

Cash-out

Take cash out of a home with equity

Cash-out on VA is a full refinance of the first mortgage at the leverage in the snapshot, after the later of the seasoning period or the required payments, with the funding fee at the cash-out tier. A Davie owner weighs it against a home equity line, which keeps the existing first mortgage in place.

First purchase

Buy a first home with nothing down

For a first purchase in Davie, VA pairs no down payment with no mortgage insurance and a residual-income test that reads the whole household budget; the file closes on the certificate, the appraisal, the income, and the funding fee tier.

VA jumbo

Buy above the conforming limit

The VA jumbo is the program’s quiet strength in Davie: no down payment and no mortgage insurance on a loan above the conforming limit, qualified on residual income like any other VA file, with a credit floor set by the wholesale overlay rather than by VA.

House hacking

Buy a small multi-unit home and live in one unit

Up to four units, nothing down, no mortgage insurance: VA finances the small multi-unit home as long as the veteran lives in one unit. Rent from the other units can count toward qualifying under VA’s rules, which may ask for landlord experience or reserves.

VA Payment Estimate

Estimate the VA payment on a Davie price before requesting a quote.

Before you ask for a quote, size the payment yourself: the Davie price, the fee tier, the term, the benchmark rate, and the escrows go in, and the funding fee table and the residual-income figures come from the same guideline source as the block above. The result is an estimate, and the rate is a published market average, not an offer.

VA vs. the Alternatives

Same veteran, three very different closings.

Eligibility, entitlement, the cash available, and the expected length of the loan decide which program wins. Here are the three, one next to the other.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

No down payment with full entitlement, no mortgage insurance at any leverage, a one-time funding fee that can be financed or waived, residual-income underwriting, no loan limit with full entitlement, and a loan that can be assumed. The cost is the funding fee, and the condition is eligibility.

FHA with the minimum investment

FHA asks for a small minimum investment, accepts a forgiving decision score, and charges an upfront premium plus an annual premium that lasts for the term at full leverage. For a Davie buyer without VA eligibility it is the nearest substitute; with eligibility it is the costlier route. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

A conventional loan with private mortgage insurance prices the score and the down payment: a strong profile with twenty percent down pays no insurance at all, a smaller down payment pays a premium that cancels as equity grows. It competes with VA for a Davie buyer who has the cash and a high funding fee tier. See Lendmire’s conventional loan program.

Where each one fits

Which program fits best depends on the borrower’s numbers once eligibility is known. VA can come out ahead with a COE and full entitlement, conventional can for a veteran with twenty percent down and no fee exemption, and FHA is the fallback where the benefit is unavailable. The comparison is run on the actual numbers, in writing.

Typical File Components

What to prepare for a Davie scenario review.

Gather these before a Davie review: ordinary mortgage documents plus the proof of service that opens the file.

Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.
Certificate of EligibilityIssued by VA online, or pulled by the lender from VA’s system; it states the entitlement available, any prior use of the benefit, and whether the funding fee is waived.
Property detailsAddress, property type, unit count, and the association contact for a condominium, so the VA project approval is confirmed before the appraisal is requested.
Asset statementsBank statements covering the closing costs and any reserves the file calls for, with unusual deposits explained and gifts documented by letter and transfer.
Housing payment historyTwo years of rent or mortgage payments by statement or canceled check where the credit report does not show them; the recent housing record carries real weight.
Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Davie File Considerations

Local details that can change the loan.

What moves a Davie file most often: entitlement, the funding fee and its exemptions, the appraisal and the Notice of Value, the project approval, residual income, seasoning after a credit event, and occupancy.

Before You Move Forward

Use these checks to keep the Davie file clean and fundable.

Before asking for a quote, know three answers: is entitlement full, does the fee apply and at what tier, and does the property fit VA’s standards at that price.

  • Confirm the entitlement: the COE states the entitlement available; full entitlement carries no loan limit.
  • Know the fee: the fee can be financed, paid at closing, or paid by the seller.
  • Know the history: a foreclosed VA loan leaves entitlement in use until the loss is repaid.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Davie buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.

ii.

The funding fee tier and the exemptions

Financed, the fee raises the loan balance and the payment; paid at closing, it raises the cash to close; paid by the seller, it counts toward the concessions cap. Which is best on a Davie file depends on the tier and on how long the home will be kept, and the loan officer shows all three ways side by side.

iii.

Credit, seasoning, and the prior VA loan

VA sets no minimum credit score and seasons credit events instead of barring them: a bankruptcy from discharge, a foreclosure from the transfer of title, each with its own waiting period and exceptions for documented hardship. The wholesale programs behind these pages start at the score in the guidelines above, which is the working floor for a Davie file.

iv.

Occupancy and the reasonable-time rule

A VA loan finances a principal residence: the veteran certifies an intent to occupy within a reasonable time after closing, which VA generally reads as a couple of months. The usual Davie exception is military life itself, where a spouse can occupy for a member on orders elsewhere.

v.

Condominium project approval

Many Davie projects already hold VA approval, and a condominium must be VA-approved for a VA loan to apply. You can check any project against VA’s list. VA looks at the association’s documents, the budget, the owner-occupancy mix, and any litigation, and that review can take a while.

A Clear Process

From a Davie Certificate of Eligibility to keys in hand.

Four steps: the certificate and pre-approval, the appraisal, the underwriting, and the closing. The Davie version of each follows.

i.

COE and pre-approval

Start with the Certificate of Eligibility, the income, and the household size. A Lendmire loan officer confirms the entitlement, the funding fee tier, the ratio, and the residual income, runs the VA structure against FHA and conventional on the same numbers, and provides the terms in writing.

ii.

Contract and appraisal

The appraisal is the VA step that surprises buyers most: it reports on condition as well as value, and a low value opens VA’s reconsideration process before the figure is final. Required repairs are negotiated with the seller, and the Davie contract is adjusted or released under the escape clause.

iii.

Underwriting

An automated approval still runs the residual-income test; a manual file is read against the guideline and the table. Either way, the Davie underwriter verifies the income, the assets, the credit history, and the property, and issues the approval with its conditions.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The Davie buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

A single lender recommends its own program; a brokerage with several wholesale programs and all three routes can say which one actually costs a Davie veteran less, and show the arithmetic.

i.

Three programs, one set of numbers

The comparison printed on this page is run for real on every Davie file: VA with the fee financed beside FHA with its premiums beside conventional with private insurance, and the written terms follow from whichever column serves the veteran.

ii.

The fee and the entitlement explained before the offer

The certificate fixes two things a buyer should know before signing a contract: the funding fee tier and the entitlement available. Lendmire states both for the Davie purchase and explains the exemption and the refund rules where they apply.

iii.

Licensed, consumer-purpose, in writing

Lendmire is licensed in sixteen states for consumer mortgages, each loan is a consumer-purpose transaction with the full set of disclosures, and every figure a Davie buyer relies on, from the fee to the leverage to the final terms, comes in writing from a licensed loan officer.

Questions Davie Veterans Ask

Davie VA loan FAQs

What a VA loan is, who is eligible, how the certificate works, what the funding fee costs, and how the loan limit works, answered for Davie buyers.

What is a VA loan, and who is it for?

VA runs a guaranty program for veterans’ home loans; it is not a lender. A Davie buyer applies through a lender or broker, the lender underwrites to VA’s rules, and VA stands behind part of the loan. Purchases, cash-out refinances, and rate-reduction refinances of existing VA loans are all inside it.

Who is eligible for a VA loan in Davie?

The requirements depend on when and how you served, and VA publishes them by era. A Davie loan officer can check the service record against them in a few minutes, and the Certificate of Eligibility is the official answer.

How do I get a Certificate of Eligibility?

The lender is usually the fastest path, and VA.gov the next. The certificate shows available entitlement, prior use of the benefit, and any funding fee exemption, which is why a Davie loan officer wants it before sizing the loan.

What is the VA funding fee, and do I have to pay it?

The funding fee is a share of the loan paid once, with the amount set by VA’s table in the snapshot; it is waived for several groups and refundable when a disability rating is granted retroactively. On a typical Davie purchase it is financed, so it raises the balance rather than the cash to close.

Is there a VA loan limit in Davie?

There is no VA loan limit for a veteran with full entitlement; the lender’s own maximum loan amount, shown in the snapshot, is the practical ceiling. A Davie buyer with remaining entitlement should ask a loan officer how the county figure affects the file.

What is residual income, and why does it matter?

It is the second test on every VA file and the one that matters most. The snapshot shows the figures for the Florida region by family size; child care, support orders, and the family’s size all move the result.

What happens after my Davie offer is accepted?

The lender requests a VA-assigned appraiser, checks the seller concessions against VA’s cap, confirms the condominium approval if there is one and the funding fee tier from the certificate, and underwrites the file with residual income documented. At closing the fee is financed, paid, or waived, and the escrows are set up. How long it takes depends on the appraisal, any repairs it calls for, and the conditions underwriting adds.

What credit score do I need for a VA loan?

VA sets no minimum credit score; it asks lenders to read the whole credit picture. The wholesale programs Lendmire places VA loans with start at the score shown in the snapshot, so that is the working floor, and the recent housing payment history and the seasoning after any credit event matter as much as the number.

Can I use a VA loan to buy a condominium?

In a VA-approved project. A Davie buyer under contract on a condominium should have the lender check the status early, because a project that is not approved must go through VA’s review before the loan can close.

Do I have to live in the home to use a VA loan?

Yes, as a principal residence. A Davie service member on orders elsewhere can meet the rule through a spouse who occupies the home, and VA allows extra time for extended duty and for a veteran retiring within a year.
