The guaranty replaces the down payment

VA backs a quarter of the loan for a borrower with full entitlement, which gives the lender the same protection a sizable down payment would. That is why a DeLand purchase can close with nothing down and no mortgage insurance, and why there is no VA loan limit when entitlement is full: the backing scales with the loan.

02.

Eligibility, entitlement, and the COE

Entitlement is the share of the loan VA will back. It is full for a first use and for a veteran who has sold the earlier home and paid the loan off; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A DeLand buyer with partial entitlement can still buy, often with a down payment on the uncovered portion.

The funding fee, and who is exempt

Before You Move Forward

Full or remaining entitlement

The COE states the entitlement available, and that single line decides whether a DeLand purchase closes with nothing down at any price the appraisal supports or needs a down payment on the part VA does not back. A veteran keeping an earlier VA-financed home as a rental is the usual remaining-entitlement case, and the file still works.

ii.

The funding fee tier and the exemptions

Financed, the fee raises the loan balance and the payment; paid at closing, it raises the cash to close; paid by the seller, it counts toward the concessions cap. Which is best on a DeLand file depends on the tier and on how long the home will be kept, and the loan officer shows all three ways side by side.

Condominium project approval

Many DeLand projects already hold VA approval, and a condominium must be VA-approved for a VA loan to apply. You can check any project against VA’s list. VA looks at the association’s documents, the budget, the owner-occupancy mix, and any litigation, and that review can take a while.

VA assigns the appraiser, and the appraiser reports on two things: what the DeLand home is worth and whether it meets VA’s minimum property requirements for a safe, structurally sound, and sanitary home. Peeling paint, a failing roof, or missing handrails become required repairs, and a wood-destroying insect inspection is ordered where VA calls for one.

What is a VA loan, and who is it for?

VA runs a guaranty program for veterans’ home loans; it is not a lender. A DeLand buyer applies through a lender or broker, the lender underwrites to VA’s rules, and VA stands behind part of the loan. Purchases, cash-out refinances, and rate-reduction refinances of existing VA loans are all inside it.

Who is eligible for a VA loan in DeLand?

Most veterans with an honorable or general discharge can qualify, as can current service members past the minimum period, Guard and Reserve members with enough qualifying service, and eligible surviving spouses. Other-than-honorable discharges can disqualify, and VA reviews them case by case.

How do I get a Certificate of Eligibility?

The program seasons credit events rather than barring them. Each credit event (a bankruptcy, a foreclosure, a short sale) has its own waiting period under VA’s rules, a documented hardship can shorten some of them, and a DeLand buyer with a seasoned event and clean recent payments is inside the rules.
