The guaranty replaces the down payment

Because VA backs part of every loan, the lender’s risk on an Albany purchase is closer to a loan with a large down payment than to a high-leverage conventional loan. The program passes that difference to the borrower as no down payment, no mortgage insurance, and a cap on the fees a veteran can be charged.

VA with full entitlement

No down payment with full entitlement, no mortgage insurance at any leverage, a one-time funding fee that can be financed or waived, residual-income underwriting, no loan limit with full entitlement, and a loan that can be assumed. The cost is the funding fee, and the condition is eligibility.

FHA with the minimum investment

FHA asks for a small minimum investment, accepts a forgiving decision score, and charges an upfront premium plus an annual premium that lasts for the term at full leverage. Conventional with private mortgage insurance

A conventional loan with private mortgage insurance prices the score and the down payment: a strong profile with twenty percent down pays no insurance at all, a smaller down payment pays a premium that cancels as equity grows. Before You Move Forward

Use these checks to keep the Albany file clean and fundable.

Before asking for a quote, know three answers: is entitlement full, does the fee apply and at what tier, and does the property fit VA’s standards at that price.

  • Confirm the entitlement: entitlement is restored once the earlier loan is paid off and the home sold.
  • Know the fee: disabled veterans receiving compensation and the other exempt groups pay no fee.
  • Plan the units: up to four units with no down payment when the buyer occupies one.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. An Albany buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.

ii.

The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. An Albany veteran with a pending disability claim should raise it early, because a rating granted before closing waives the fee and one granted after can bring a refund.

iii.

Two- to four-unit homes and rental income

VA finances owner-occupied homes of up to four units with nothing down and has its own rules for counting rent from the other units: landlord experience or reserves, and a share of the documented rent rather than all of it. An Albany buyer who occupies one unit qualifies on the combined picture.

iv.

Occupancy and the reasonable-time rule

Occupancy is certified at closing and enforced by VA, with allowances for deployment, extended duty, and retirement within a year. An Albany file with a non-occupying borrower who is not a spouse or another veteran changes the guaranty and usually the loan.

v.

Seller concessions and the fees a veteran may not pay

VA caps seller concessions as a share of the value: prepaid items, the funding fee, and payoff of a buyer’s debts count toward the cap, while ordinary closing costs the seller agrees to pay do not. An Albany contract that uses the cap well can leave the buyer with little cash to close beyond the deposit already paid.

What is a VA loan, and who is it for?

VA runs a guaranty program for veterans’ home loans; it is not a lender. An Albany buyer applies through a lender or broker, the lender underwrites to VA’s rules, and VA stands behind part of the loan. Who is eligible for a VA loan in Albany?
