The guaranty replaces the down payment

Think of the guaranty as VA standing where the down payment would stand. The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. Occupancy and the reasonable-time rule
