VA Loans in Southfield, Michigan: No Down Payment, No Mortgage Insurance

VA loans in Southfield, MI cover purchases, cash-out refinances to the program’s full leverage, and rate-reduction refinances of an existing VA loan, on owner-occupied homes of one to four units. Eligibility runs through the Certificate of Eligibility, and the funding fee, the ratios, and the residual-income table settle the rest.

Current Program Snapshot

Current VA guidelines, updated from one source.

What follows is VA’s own rulebook reduced to the handful of numbers that decide a file, pulled from Lendmire’s single guideline source and refreshed on this page whenever VA or the wholesale overlays move: leverage with full entitlement, the funding fee by use and down payment, the ratio guideline, and the residual-income table for this state’s VA region.

Down Payment
0%

100% financing with full entitlement

The purchase leverage is 100% loan-to-value with full entitlement, which means 0% down on a home that appraises at the price; a price above the appraised value is paid in cash or renegotiated, and the guaranty covers the lender’s exposure.

Mortgage Insurance
None

No monthly premium, no upfront premium

Mortgage insurance does not exist on a VA loan: no monthly premium, no upfront premium, no cancellation rules to track. The calculator below shows a payment with nothing in that line, which is where VA differs from every other high-leverage program.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

First use costs 2.15% of the loan; later uses cost 3.3%; a down payment of five or ten percent lowers either tier. The fee is usually financed into the loan, it may be refunded when a disability rating is later granted with an effective date before closing, and exempt veterans pay none of it at all.

Debt Ratio
41% guide

Residual income decides the file

VA’s debt-to-income guideline is 41%, but it is a guideline, not a ceiling: a file above it can be approved when residual income exceeds the regional table by a fifth or more, and a file under it can still fall short on residual income. The table below shows the figures for the Midwest region.

Southfield VA Loan Guide

What a VA loan is — and how the file is qualified.

To follow a Southfield VA file, follow four things in order: the guaranty, the eligibility and entitlement that unlock it, the funding fee that funds it, and the residual-income standard that qualifies it. Each rule below comes with the reason behind it.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Michigan; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

Think of the guaranty as VA standing where the down payment would stand. With full entitlement the backing covers a quarter of whatever the loan is, so a Southfield buyer is not capped by a county figure; with reduced entitlement the backing is smaller, and a lender may ask for a down payment to make up the difference.

02.

Eligibility, entitlement, and the COE

Three questions settle eligibility on a Southfield file: the service history, the character of discharge, and whether entitlement is full or partly in use. The COE answers all three. Surviving spouses, National Guard and Reserve members, and veterans with an earlier VA loan each have their own path to the certificate.

03.

The funding fee, and who is exempt

What the funding fee buys is the absence of mortgage insurance. On a Southfield purchase the fee is paid once, usually financed, while an FHA or conventional borrower at the same leverage pays a premium every month for years; the comparison usually favors VA unless the fee tier is high and the loan is short-lived, and an exempt veteran pays no fee at all.

04.

Residual income over ratios

Residual income depends on where the home is and how many people live in it: the tables differ by region, and the figure rises with each family member. The snapshot shows the regional table for Michigan, and the calculator estimates a rough residual from the income, the payment, and the debts you enter for a Southfield scenario.

The Core Calculation
Lesser of price and appraised value − down payment = base loan; + the funding fee financed = total loan; the payment adds escrows and nothing for mortgage insurance

The calculator turns this arithmetic into a Southfield scenario: price in, down payment in, fee tier chosen, and out come the funding fee, the total loan, principal and interest, and the escrows. Add income and family size to see the ratio and a rough residual against VA’s table.

Southfield Market Context

Where Southfield’s veterans and service members buy — and how VA fits.

A VA loan is sized against a local market, and these are Southfield’s numbers from the U.S. Census Bureau: how many households own, what a typical home is worth, and what households earn. They set the scale of the funding fee and the payment before any file is written.

These are context figures, not underwriting inputs. Two veterans with identical entitlement can see different files here: one buying at the median clears the residual-income table with room, another stretching above it needs the ratio justified. The market sets the spread.

Southfield Submarkets

Distinct Southfield neighborhoods, distinct VA files.

A Southfield condominium, a half-century-old family home, and a new subdivision house are three different VA files: different project approvals, different property findings, different funding fees in dollars. The six submarkets below show the range.

01.

Condominiums and townhomes

A VA-approved Southfield project turns a condominium into a routine file. The buyer’s side does not change; the lender confirms the project before ordering the appraisal, which is the step that saves a contract from a dead end. About 47% of Southfield’s households rent — roughly 16,242 renter households on the latest Census estimate.

02.

Established close-in neighborhoods

Condition carries weight in Southfield’s established neighborhoods. The appraisal lists what VA wants fixed, the contract decides who fixes it, and the Notice of Value is issued once the value and the condition are settled. On a home at Southfield’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $236,200 is the program’s cost, and it can be financed.

03.

Service members and the occupancy rule

Where Southfield neighborhoods serve an installation, VA purchases appear on every street, often by service members who will move again. The program is built for that: nothing down, a loan that can be assumed, and entitlement restored when the home is sold and the loan repaid. Southfield is home to about 76K people and sits within the Detroit-Warren-Dearborn, MI area.

04.

Higher-value homes

On Southfield’s higher-value homes the VA loan’s reach shows: with full entitlement there is no down payment above the conforming limit, up to the maximum loan amount shown in the guidelines above. The credit floor is the lender overlay, and the file is qualified on residual income. Median household income in Southfield sits near $68,166 on the latest Census estimate.

05.

Newer infill and recent construction

A newer Southfield home rarely produces repair findings; the file turns on entitlement and budget. Full entitlement covers the price with nothing down. With remaining entitlement, the conforming figure enters the math, and a down payment may be required. The median owner-occupied home value in Southfield runs near $236,200 on the latest Census estimate.

06.

Two-to-four-unit homes

The small multi-unit Southfield purchase is where VA’s leverage goes furthest: no down payment on two to four units, the buyer living in one, and the documented rent from the others helping the ratios and the residual income. Roughly 18,618 Southfield households own their homes on the latest Census estimate — 53% of all households, the pool a VA purchase joins.

Across all of Southfield, five questions settle a VA loan: what the appraiser finds, whether the property meets VA’s standards, whether the veteran will occupy it, what the certificate says about entitlement, and what residual income supports.

How Southfield Veterans Use VA

Four ways Southfield veterans put the VA benefit to work.

VA is more than a first-purchase program: it refinances, it takes cash out, it finances small multi-unit homes, it buys condominiums in approved projects, and it reaches above the conforming limit with full entitlement. The cards below take up the uses that bring Southfield veterans to it most often.

First purchase

Buy a first home with nothing down

The most common Southfield VA file: a veteran with steady income and full entitlement buys at the appraised value with no down payment, finances the funding fee, and pays no mortgage insurance; the seller can cover closing costs, with VA’s cap applying to concessions beyond them.

VA jumbo

Buy above the conforming limit

The VA jumbo is the program’s quiet strength in Southfield: no down payment and no mortgage insurance on a loan above the conforming limit, qualified on residual income like any other VA file, with a credit floor set by the wholesale overlay rather than by VA.

House hacking

Buy a small multi-unit home and live in one unit

Up to four units, nothing down, no mortgage insurance: VA finances the small multi-unit home as long as the veteran lives in one unit. Rent from the other units can count toward qualifying under VA’s rules, which may ask for landlord experience or reserves.

IRRRL

Refinance an existing VA loan

The rate-reduction refinance is the simplest shape in the program: a reduced funding fee, no VA appraisal, and the existing VA loan’s record as the main test. Many Southfield veterans use it when the market moves in their favor.

VA Payment Estimate

Estimate the VA payment on a Southfield price before requesting a quote.

VA vs. the Alternatives

Same veteran, three very different closings.

Most buyers can close the same purchase three ways, and the structures differ more than the labels suggest: VA with nothing down and no mortgage insurance, FHA with a small investment and premiums for the life of the loan, or conventional with private insurance that falls away as equity grows.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

No down payment with full entitlement, no mortgage insurance at any leverage, a one-time funding fee that can be financed or waived, residual-income underwriting, no loan limit with full entitlement, and a loan that can be assumed. The cost is the funding fee, and the condition is eligibility.

FHA with the minimum investment

FHA asks for a small minimum investment, accepts a forgiving decision score, and charges an upfront premium plus an annual premium that lasts for the term at full leverage. For a Southfield buyer without VA eligibility it is the nearest substitute; with eligibility it is the costlier route. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional is the comparison for a veteran with savings: with twenty percent down there is no mortgage insurance and no funding fee, and the payment can beat VA with a financed fee. Below that down payment, VA usually wins for a Southfield buyer. See Lendmire’s conventional loan program.

Where each one fits

Choose by profile: eligibility with full entitlement points to VA; no eligibility and a small down payment point to FHA; a large down payment and a strong score point to conventional. A Southfield loan officer runs all three on the same numbers before recommending one.

Typical File Components

What to prepare for a Southfield scenario review.

Gather these before a Southfield review: ordinary mortgage documents plus the proof of service that opens the file.

Purchase contractThe signed contract and addenda, with seller concessions and the VA escape clause spelled out, so concessions can be checked against VA’s cap and the appraisal ordered.
Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.
Property detailsAddress, property type, unit count, and the association contact for a condominium, so the VA project approval is confirmed before the appraisal is requested.
Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.
Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Housing payment historyTwo years of rent or mortgage payments by statement or canceled check where the credit report does not show them; the recent housing record carries real weight.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Southfield File Considerations

Local details that can change the loan.

A handful of details decide whether a Southfield VA file closes as planned, closes smaller, or stalls. These are the ones that come up most.

Before You Move Forward

Use these checks to keep the Southfield file clean and fundable.

Before asking for a quote, know three answers: is entitlement full, does the fee apply and at what tier, and does the property fit VA’s standards at that price.

  • Confirm the entitlement: an earlier VA loan still outstanding leaves remaining entitlement and may call for a down payment.
  • Know the fee: the fee can be financed, paid at closing, or paid by the seller.
  • Structure the contract: Your contract should name the VA escape clause and any concessions.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Southfield buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.

ii.

The funding fee tier and the exemptions

The fee depends on whether the benefit has been used before and on the down payment, and it is waived for veterans receiving compensation for a service-connected disability, surviving spouses receiving DIC, active-duty Purple Heart recipients, and service members rated before discharge. On a Southfield file the tier is confirmed from the COE.

iii.

Seller concessions and the fees a veteran may not pay

Seller concessions are capped as a share of the value, and VA also limits what a veteran can be charged: the lender’s flat charge is capped, and certain fees are not allowed on a VA file at all, which is why the contract often has the seller or the lender cover them. A Southfield loan officer reviews the fee sheet against VA’s list before the contract is final.

iv.

The VA appraisal and the Notice of Value

Two outcomes matter on a Southfield appraisal: the value and the condition findings. When the value comes in short, the gap above the appraisal is paid in cash, the price is renegotiated, or the buyer is released under the escape clause with the deposit returned; a property finding is repaired and re-inspected before the loan closes.

v.

Condominium project approval

Many Southfield projects already hold VA approval, and a condominium must be VA-approved for a VA loan to apply. You can check any project against VA’s list. VA looks at the association’s documents, the budget, the owner-occupancy mix, and any litigation, and that review can take a while.

A Clear Process

From a Southfield Certificate of Eligibility to keys in hand.

Underneath, the Southfield process is any mortgage process; on top sit VA’s checks: the certificate, the property requirements, the project approval where it applies, and the residual-income test. Each step below says what happens and what the buyer does.

i.

COE and pre-approval

Start with the Certificate of Eligibility, the income, and the household size. A Lendmire loan officer confirms the entitlement, the funding fee tier, the ratio, and the residual income, runs the VA structure against FHA and conventional on the same numbers, and provides the terms in writing.

ii.

Contract and appraisal

With the contract signed, the lender requests a VA-assigned appraiser, who values the Southfield home and checks it against VA’s property requirements; the Notice of Value is issued on the report. Seller concessions are checked against VA’s cap, and any condominium project approval is confirmed.

iii.

Underwriting

Underwriting on a Southfield VA file reads the whole picture: the entitlement on the certificate, the housing payment history, the seasoning of any derogatory event, and the residual income after VA’s deductions for taxes and upkeep. Conditions are issued, documented, and cleared before the approval is final.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The Southfield buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

Lendmire never lends. It reads a Southfield file against VA, FHA, and conventional, matches the program to the profile, and keeps the funding fee and the residual-income test in front of the buyer before anything is signed.

i.

Three programs, one set of numbers

The comparison printed on this page is run for real on every Southfield file: VA with the fee financed beside FHA with its premiums beside conventional with private insurance, and the written terms follow from whichever column serves the veteran.

ii.

The fee and the entitlement explained before the offer

The certificate fixes two things a buyer should know before signing a contract: the funding fee tier and the entitlement available. Lendmire states both for the Southfield purchase and explains the exemption and the refund rules where they apply.

iii.

Licensed, consumer-purpose, in writing

What this page shows are VA’s parameters and the wholesale overlays; what a specific Southfield loan gets is a written set of terms from a licensed loan officer after the review. Lendmire is a broker, never the lender, and has no affiliation with the Department of Veterans Affairs.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. Questions Southfield Veterans Ask

Southfield VA loan FAQs

Plain answers to the questions Southfield veterans ask most about VA loans, in the order they usually ask them.

What is a VA loan, and who is it for?

A VA loan is a mortgage from a private lender with a partial guaranty from the Department of Veterans Affairs: VA backs a share of the loan, and in exchange the program allows no down payment with full entitlement, no monthly mortgage insurance, a residual-income test, and a cap on the fees a veteran can be charged. It is for veterans, service members, National Guard and Reserve members, and eligible surviving spouses buying a principal residence in Southfield.

Who is eligible for a VA loan in Southfield?

Most veterans with an honorable or general discharge can qualify, as can current service members past the minimum period, Guard and Reserve members with enough qualifying service, and eligible surviving spouses. Other-than-honorable discharges can disqualify, and VA reviews them case by case.

How do I get a Certificate of Eligibility?

Online at VA.gov, through the lender, or by mail. Have the service documents ready: the DD-214 for a veteran, a statement of service for a service member, Guard or Reserve records, or the spouse’s documentation. Some certificates issue instantly and some need VA to review the record.

What is the VA funding fee, and do I have to pay it?

The funding fee is a share of the loan paid once, with the amount set by VA’s table in the snapshot; it is waived for several groups and refundable when a disability rating is granted retroactively. On a typical Southfield purchase it is financed, so it raises the balance rather than the cash to close.

Is there a VA loan limit in Southfield?

VA removed the loan limit for veterans with full entitlement; the wholesale programs behind these pages serve loan amounts up to the ceiling in the snapshot. Only a Southfield buyer with entitlement still in use on another loan needs the county figure, and it is confirmed by a loan officer rather than quoted here.

Do I have to live in the home to use a VA loan?

VA backs owner-occupied homes only. Occupancy is certified at closing, with allowances for deployment and remote duty; a buyer who will never live in the home cannot use the benefit for it.

What credit score do I need for a VA loan?

VA has never set a score, so the answer is the lender’s floor in the snapshot. More useful than the number is what sits around it: a clean recent housing history, seasoning after any derogatory event, and residual income that clears the table.

What debt-to-income ratio does VA allow?

The ratio in the snapshot, with residual income as the deciding test. A Southfield household above the ratio needs residual income well above the table for its size and region; a household under it still has to meet the table.

Can I use a VA loan to buy a condominium?

In a VA-approved project. A Southfield buyer under contract on a condominium should have the lender check the status early, because a project that is not approved must go through VA’s review before the loan can close.

Can the seller pay my closing costs on a VA loan?

Within VA’s rules, yes: ordinary closing costs are not capped, and concessions such as the fee, prepaids, and debt payoff are capped as a share of the value. The loan officer checks the contract against both.
