VA Loans in Abilene, Texas: No Down Payment, No Mortgage Insurance

A VA loan in Abilene, TX is the home loan benefit earned through military service: no down payment with full entitlement, no monthly mortgage insurance, a one-time funding fee that many disabled veterans do not pay, and a file qualified on residual income as much as on ratios. This guide covers how the benefit works here.

Current Program Snapshot

Current VA guidelines, updated from one source.

What follows is VA’s own rulebook reduced to the handful of numbers that decide a file, pulled from Lendmire’s single guideline source and refreshed on this page whenever VA or the wholesale overlays move: leverage with full entitlement, the funding fee by use and down payment, the ratio guideline, and the residual-income table for this state’s VA region.

Down Payment
0%

100% financing with full entitlement

With full entitlement a purchase needs 0% down at up to 100% of the appraised value; VA backs a quarter of the loan, which is what lets the lender waive the down payment. With remaining entitlement a lender may ask for a down payment on the part VA does not back.

Mortgage Insurance
None

No monthly premium, no upfront premium

Mortgage insurance does not exist on a VA loan: no monthly premium, no upfront premium, no cancellation rules to track. The calculator below shows a payment with nothing in that line, which is where VA differs from every other high-leverage program.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

The funding fee is a one-time charge of 2.15% on a first-use purchase with less than five percent down and 3.3% on later uses; it drops with a larger down payment, can be financed into the loan, and is waived for the exempt groups listed below.

Debt Ratio
41% guide

Residual income decides the file

Two tests, one guideline: the total-debt ratio is measured against 41%, and residual income is measured against the South table below for the household’s size. VA tells lenders the residual-income test carries more weight, which is why a modest ratio does not approve a thin budget.

Abilene VA Loan Guide

What a VA loan is — and how the file is qualified.

To follow an Abilene VA file, follow four things in order: the guaranty, the eligibility and entitlement that unlock it, the funding fee that funds it, and the residual-income standard that qualifies it. Each rule below comes with the reason behind it.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Texas; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

VA backs a quarter of the loan for a borrower with full entitlement, which gives the lender the same protection a sizable down payment would. That is why an Abilene purchase can close with nothing down and no mortgage insurance, and why there is no VA loan limit when entitlement is full: the backing scales with the loan.

02.

Eligibility, entitlement, and the COE

Three questions settle eligibility on an Abilene file: the service history, the character of discharge, and whether entitlement is full or partly in use. The COE answers all three. Surviving spouses, National Guard and Reserve members, and veterans with an earlier VA loan each have their own path to the certificate.

03.

The funding fee, and who is exempt

What the funding fee buys is the absence of mortgage insurance. On an Abilene purchase the fee is paid once, usually financed, while an FHA or conventional borrower at the same leverage pays a premium every month for years; the comparison usually favors VA unless the fee tier is high and the loan is short-lived, and an exempt veteran pays no fee at all.

04.

Residual income over ratios

VA qualifies a household on what is left, not only on what is owed: residual income is the monthly income remaining after the proposed housing payment, other debts, taxes, and an allowance for maintenance and utilities, measured against a table by family size and region. An Abilene family must meet the table for its size.

The Core Calculation
Base loan = price less any down payment; total loan = base loan plus the funding fee for the use and down payment; payment = principal and interest plus taxes, insurance and dues

A lender runs exactly this math on an Abilene file, with one refinement the page cannot make: underwriting also subtracts taxes, maintenance, and utilities before measuring residual income, so the rough residual here will read higher than the lender’s. The price, the fee tier, and the locked rate are the moving parts.

Abilene Market Context

Where Abilene’s veterans and service members buy — and how VA fits.

Start with the market, then the file. These Abilene figures from the Census set the backdrop for a VA purchase: who owns, what homes are worth on the latest estimate, and what households earn, which together decide what a nothing-down loan and its payment look like locally.

These are context figures, not underwriting inputs. Higher values mean a larger loan and a larger funding fee in dollars; lower values mean a payment that leaves more residual income on the same salary. The percentages never move, only what they amount to.

Abilene Submarkets

Distinct Abilene neighborhoods, distinct VA files.

No single VA file describes Abilene. The submarkets below differ in housing stock, price, and the appraisal questions they raise, and each one shapes how a VA purchase is put together.

01.

Higher-value homes

For a high-value Abilene file, the question is entitlement rather than a limit. Full entitlement carries the loan with nothing down. With remaining entitlement, the county figure comes into play, and a lender may require a down payment on the uncovered portion. Median household income in Abilene sits near $62,648 on the latest Census estimate.

02.

Condominiums and townhomes

A VA-approved Abilene project turns a condominium into a routine file. The buyer’s side does not change; the lender confirms the project before ordering the appraisal, which is the step that saves a contract from a dead end. Roughly 26,320 Abilene households own their homes on the latest Census estimate — 56% of all households, the pool a VA purchase joins.

03.

Two-to-four-unit homes

Owner occupancy of one unit is the hinge on an Abilene multi-unit file; after that, the guaranty treats the loan like any other, the rent VA allows is documented toward qualifying, and the appraiser inspects each unit against the property requirements. About 44% of Abilene’s households rent — roughly 20,597 renter households on the latest Census estimate.

04.

Service members and the occupancy rule

Where Abilene neighborhoods serve an installation, VA purchases appear on every street, often by service members who will move again. The program is built for that: nothing down, a loan that can be assumed, and entitlement restored when the home is sold and the loan repaid. Abilene is home to about 128K people.

05.

Established close-in neighborhoods

Condition carries weight in Abilene’s established neighborhoods. The appraisal lists what VA wants fixed, the contract decides who fixes it, and the Notice of Value is issued once the value and the condition are settled. On a home at Abilene’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $183,700 is the program’s cost, and it can be financed.

06.

Newer infill and recent construction

On recent construction in Abilene the appraisal rarely raises findings and the arithmetic is the issue: does residual income clear VA’s table once the funding fee is financed into a larger loan, and does the certificate show full entitlement at that amount. The median owner-occupied home value in Abilene runs near $183,700 on the latest Census estimate.

Across all of Abilene, five questions settle a VA loan: what the appraiser finds, whether the property meets VA’s standards, whether the veteran will occupy it, what the certificate says about entitlement, and what residual income supports.

How Abilene Veterans Use VA

Four ways Abilene veterans put the VA benefit to work.

A good use of VA is one the program’s shape fits: no down payment, no mortgage insurance, residual-income underwriting, and a guaranty that scales with the loan. Four common Abilene uses follow.

Cash-out

Take cash out of a home with equity

The cash-out refinance replaces the Abilene home’s first mortgage with a larger VA loan and hands over the difference, to the program’s leverage and after seasoning; it is also the route for refinancing a non-VA loan into the program, and a loan officer compares it with a second-lien option before recommending either.

First purchase

Buy a first home with nothing down

The most common Abilene VA file: a veteran with steady income and full entitlement buys at the appraised value with no down payment, finances the funding fee, and pays no mortgage insurance; the seller can cover closing costs, with VA’s cap applying to concessions beyond them.

Condominium

Buy a condominium in an approved project

VA keeps its own list of approved condominium projects, and an Abilene unit in one of them is financed like a house with the association’s dues added to the ratios and the residual-income math. The appraisal covers the project as well as the unit.

House hacking

Buy a small multi-unit home and live in one unit

This is where the benefit stretches furthest: an Abilene veteran puts nothing down on two to four units, moves into one, and qualifies with the documented rent from the rest counted as VA allows, while the appraiser checks every unit against the property requirements.

VA Payment Estimate

Estimate the VA payment on an Abilene price before requesting a quote.

VA vs. the Alternatives

Same veteran, three very different closings.

The alternatives put VA’s cost in perspective: FHA charges a premium every month, conventional charges one until equity arrives, VA charges a fee once. The comparison below is written for an Abilene buyer weighing all three.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

VA fits nearly every Abilene buyer who holds eligibility: the leverage is complete, there is no insurance line in the payment, and the fee is paid once. Partial entitlement, a property that fails VA’s standards, or a fee tier that outweighs a short hold are the cases where another program competes.

FHA with the minimum investment

Where VA charges a one-time fee, FHA charges a premium every month and an upfront premium at closing. FHA fits the buyer with no entitlement or a property VA will not approve; it rarely wins for an Abilene buyer who holds a COE. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional is the comparison for a veteran with savings: with twenty percent down there is no mortgage insurance and no funding fee, and the payment can beat VA with a financed fee. Below that down payment, VA usually wins for an Abilene buyer. See Lendmire’s conventional loan program.

Where each one fits

VA for the eligible buyer who wants no down payment and no mortgage insurance; FHA for the buyer without eligibility who needs the small investment and the forgiving score; conventional for the buyer with twenty percent down or a strong score who wants cancellable insurance.

Typical File Components

What to prepare for an Abilene scenario review.

Gather these before an Abilene review: ordinary mortgage documents plus the proof of service that opens the file.

Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Housing payment historyTwo years of rent or mortgage payments by statement or canceled check where the credit report does not show them; the recent housing record carries real weight.
Certificate of EligibilityIssued by VA online, or pulled by the lender from VA’s system; it states the entitlement available, any prior use of the benefit, and whether the funding fee is waived.
Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.
Asset statementsBank statements covering the closing costs and any reserves the file calls for, with unusual deposits explained and gifts documented by letter and transfer.
Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Abilene File Considerations

Local details that can change the loan.

A handful of details decide whether an Abilene VA file closes as planned, closes smaller, or stalls. These are the ones that come up most.

Before You Move Forward

Use these checks to keep the Abilene file clean and fundable.

An Abilene file that is ready to review has already answered three questions: how much entitlement, what funding fee, and whether the property is inside VA’s rules.

  • Confirm the entitlement: the COE states the entitlement available; full entitlement carries no loan limit.
  • Know the fee: the fee can be financed, paid at closing, or paid by the seller.
  • Plan the units: up to four units with no down payment when the buyer occupies one.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. An Abilene buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.

ii.

The funding fee tier and the exemptions

The fee depends on whether the benefit has been used before and on the down payment, and it is waived for veterans receiving compensation for a service-connected disability, surviving spouses receiving DIC, active-duty Purple Heart recipients, and service members rated before discharge. On an Abilene file the tier is confirmed from the COE.

iii.

Two- to four-unit homes and rental income

An Abilene fourplex with nothing down is possible under the program; the lender documents the rents, applies VA’s rules for counting them, and checks the property against VA’s requirements unit by unit. A loan officer runs the residual-income test before the offer.

iv.

Residual income and the ratio guideline

Residual income is measured after the housing payment, other debts, taxes, and VA’s allowance for maintenance and utilities, against a table by region and family size. An Abilene household must meet the figure for its size, and a ratio above VA’s guideline needs residual income well above the table or a documented justification.

v.

Condominium project approval

Many Abilene projects already hold VA approval, and a condominium must be VA-approved for a VA loan to apply. You can check any project against VA’s list. VA looks at the association’s documents, the budget, the owner-occupancy mix, and any litigation, and that review can take a while.

A Clear Process

From an Abilene Certificate of Eligibility to keys in hand.

A VA purchase runs in a fixed order: certificate and pre-approval on income and residual income, contract and VA appraisal with the Notice of Value, underwriting with the fee tier confirmed, and closing with the fee financed, paid, or waived for exempt borrowers. Here is that order for an Abilene buyer.

i.

COE and pre-approval

An Abilene pre-approval is a sizing exercise: the certificate, the income, the family size, the funding fee tier, and the price. The loan officer confirms eligibility and entitlement against the program rules and puts the pre-approval in writing for the offer.

ii.

Contract and appraisal

The appraisal is the VA step that surprises buyers most: it reports on condition as well as value, and a low value opens VA’s reconsideration process before the figure is final. Required repairs are negotiated with the seller, and the Abilene contract is adjusted or released under the escape clause.

iii.

Underwriting

The file is scored by the automated system or underwritten manually, with income, assets, credit, and residual income documented. Seasoning after a credit event is confirmed from the discharge or transfer papers, the funding fee tier is confirmed from the COE, and the ratio is measured against VA’s guideline.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The Abilene buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

A single lender recommends its own program; a brokerage with several wholesale programs and all three routes can say which one actually costs an Abilene veteran less, and show the arithmetic.

i.

Three programs, one set of numbers

The comparison printed on this page is run for real on every Abilene file: VA with the fee financed beside FHA with its premiums beside conventional with private insurance, and the written terms follow from whichever column serves the veteran.

ii.

The fee and the entitlement explained before the offer

The fee is the program’s cost and the entitlement is its reach, and Lendmire explains both first rather than last: how much the fee is, whether it is waived or refundable, and what the certificate supports for an Abilene buyer at the price in hand.

iii.

Licensed, consumer-purpose, in writing

Lendmire carries the license for the state the Abilene home is in, delivers the disclosures a consumer mortgage requires, and commits the terms to paper. The program figures on this page are read from one guideline source built on VA’s published rules.

Questions Abilene Veterans Ask

Abilene VA loan FAQs

What a VA loan is, who is eligible, how the certificate works, what the funding fee costs, and how the loan limit works, answered for Abilene buyers.

What is a VA loan, and who is it for?

A VA loan is a mortgage from a private lender with a partial guaranty from the Department of Veterans Affairs: VA backs a share of the loan, and in exchange the program allows no down payment with full entitlement, no monthly mortgage insurance, a residual-income test, and a cap on the fees a veteran can be charged. It is for veterans, service members, National Guard and Reserve members, and eligible surviving spouses buying a principal residence in Abilene.

Who is eligible for a VA loan in Abilene?

Most veterans with an honorable or general discharge can qualify, as can current service members past the minimum period, Guard and Reserve members with enough qualifying service, and eligible surviving spouses. Other-than-honorable discharges can disqualify, and VA reviews them case by case.

How do I get a Certificate of Eligibility?

Three ways: online through VA.gov, through the lender using VA’s system, or by mail with VA Form 26-1880. A veteran provides the DD-214, an active-duty member a statement of service, a Guard member NGB Forms 22 and 23, a Reserve member a points statement, and a surviving spouse VA Form 26-1817 where DIC is already in pay, or the DIC application first where it is not.

What is the VA funding fee, and do I have to pay it?

The fee is the program’s only charge for the guaranty, and the snapshot shows the tiers. An Abilene buyer who is receiving VA disability compensation, or who falls in one of the other exempt groups, pays nothing; everyone else pays the tier for their use and down payment, usually by financing it.

Is there a VA loan limit in Abilene?

Not with full entitlement: VA backs a quarter of the whole loan, so an Abilene buyer with full entitlement can finance above the conforming limit for the county, which this page never quotes, with no down payment, up to the ceiling the wholesale programs set. With remaining entitlement the county conforming figure enters the calculation and a lender may require a down payment; a Lendmire loan officer confirms the figure for the county.

What credit score do I need for a VA loan?

No VA minimum exists; the practical floor is the wholesale overlay in the snapshot. A thin file is underwritten on rent, utilities, and other payment records, and a seasoned bankruptcy or foreclosure with clean recent history is inside the rules.

What debt-to-income ratio does VA allow?

The ratio in the snapshot, with residual income as the deciding test. An Abilene household above the ratio needs residual income well above the table for its size and region; a household under it still has to meet the table.

What happens after my Abilene offer is accepted?

In order: the appraisal and property check, the project approval where the home is a condominium, the underwriting with residual income documented, and the closing with the fee applied or waived. Your loan officer sets the schedule for the specific file.

Is a VA loan assumable?

Yes. A VA loan can be assumed by a qualified buyer, veteran or not, with the lender’s approval. The seller should obtain a release of liability, and the seller’s entitlement stays tied to the loan unless the assuming buyer is a veteran who substitutes their own; when rates have moved up since the loan was made, assumability can be a selling point for an Abilene home.

Can I get a VA loan after a bankruptcy or foreclosure?

VA loans can be an option after a bankruptcy or foreclosure. The seasoning rules are specific, the exceptions are real, and a prior VA loan lost to foreclosure raises the entitlement question as well.

Get Started

Run the Abilene VA numbers, then get the terms in writing.

When you are ready, an Abilene review sizes the loan, settles the program, and produces written terms. Nothing on this page commits anyone to lend.
