VA Loans in Pigeon Forge, Tennessee: No Down Payment, No Mortgage Insurance

For Pigeon Forge veterans, service members, and eligible surviving spouses, the VA loan removes the two costs that keep other buyers waiting: the down payment and the monthly mortgage insurance. The Department of Veterans Affairs backs part of the loan, the lender makes it, and the file is read on entitlement, income, and residual income.

Current Program Snapshot

Current VA guidelines, updated from one source.

A handful of figures and the tables behind them decide most VA files, and all of them are here, drawn from one guideline source built on VA’s published rules: the down payment with full entitlement, the absence of mortgage insurance, the funding fee by first or subsequent use, the ratio guideline, and the residual-income table for the region.

Down Payment
0%

100% financing with full entitlement

With full entitlement a purchase needs 0% down at up to 100% of the appraised value; VA backs a quarter of the loan, which is what lets the lender waive the down payment. With remaining entitlement a lender may ask for a down payment on the part VA does not back.

Mortgage Insurance
None

No monthly premium, no upfront premium

There is no monthly mortgage insurance and no upfront premium on a VA loan at any leverage; the guaranty does the work that private mortgage insurance or FHA’s premiums do elsewhere, and the funding fee is the only program charge.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

2.15% of the loan on first use and 3.3% after, both lower with five or ten percent down; the fee can be rolled into the loan or paid at closing, and VA waives it for disabled veterans receiving compensation, surviving spouses receiving DIC, and active-duty Purple Heart recipients.

Debt Ratio
41% guide

Residual income decides the file

The ratio guideline is 41%; the deciding figure is residual income, VA’s measure of what the household keeps each month after the housing payment, debts, taxes, and maintenance. The South table below applies to Tennessee, and the calculator estimates a rough residual from the income you enter.

Program Notice

This page describes program parameters, not an offer. The leverage, the funding fee, the ratio guideline, and the residual-income table are VA guidelines and lender overlays, subject to change without notice and to full underwriting; the certificate, the appraisal, the credit report, and the property decide every file. Lendmire is a broker, not a lender, and is not affiliated with the Department of Veterans Affairs. Licensed in sixteen states for consumer mortgages. NMLS #2371349.

Pigeon Forge VA Loan Guide

What a VA loan is — and how the file is qualified.

The difference between a VA loan and any other mortgage is who shares the risk. VA stands partly behind the lender, so the lender can lend the full value with no insurance premium and read the budget on residual income. Below, the four parts a Pigeon Forge buyer needs to understand.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Tennessee; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

Think of the guaranty as VA standing where the down payment would stand. With full entitlement the backing covers a quarter of whatever the loan is, so a Pigeon Forge buyer is not capped by a county figure; with reduced entitlement the backing is smaller, and a lender may ask for a down payment to make up the difference.

02.

Eligibility, entitlement, and the COE

Entitlement is the share of the loan VA will back. It is full for a first use and for a veteran who has sold the earlier home and paid the loan off; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Pigeon Forge buyer with partial entitlement can still buy, often with a down payment on the uncovered portion.

03.

The funding fee, and who is exempt

The funding fee is VA’s one-time charge for the guaranty, set as a share of the loan by whether the benefit has been used before and by the down payment. A Pigeon Forge buyer can finance it into the loan or pay it at closing, and the seller can pay it as part of concessions; the ladder in the snapshot shows every tier, and veterans compensated for a service-connected disability are exempt.

04.

Residual income over ratios

VA qualifies a household on what is left, not only on what is owed: residual income is the monthly income remaining after the proposed housing payment, other debts, taxes, and an allowance for maintenance and utilities, measured against a table by family size and region. A Pigeon Forge family must meet the table for its size.

The Core Calculation
Price − down payment = base loan; base loan + funding fee (unless exempt) = total loan; principal and interest + taxes, insurance and dues = payment, with no mortgage insurance

A lender runs exactly this math on a Pigeon Forge file, with one refinement the page cannot make: underwriting also subtracts taxes, maintenance, and utilities before measuring residual income, so the rough residual here will read higher than the lender’s. The price, the fee tier, and the locked rate are the moving parts.

Pigeon Forge Market Context

Where Pigeon Forge’s veterans and service members buy — and how VA fits.

Start with the market, then the file. These Pigeon Forge figures from the Census set the backdrop for a VA purchase: who owns, what homes are worth on the latest estimate, and what households earn, which together decide what a nothing-down loan and its payment look like locally.

Citywide figures provide general market context, not an appraisal or an income calculation. These are ranges, not predictions. The lender appraises one home, documents one income, and runs the residual-income test for one household of a specific size.

Pigeon Forge Submarkets

Distinct Pigeon Forge neighborhoods, distinct VA files.

The house decides the file as much as the borrower. These Pigeon Forge submarkets differ in the property types VA accepts, the condition questions the appraisal raises, and the prices a typical buyer carries.

01.

Waterfront and view homes

On a Pigeon Forge waterfront home the appraisal carries more weight: the value must be supported on comparable sales and the home must meet VA’s requirements. Flood insurance is required in a designated zone, and it enters the escrow and the residual-income math. Median household income in Pigeon Forge sits near $53,261 on the latest Census estimate.

02.

Condominium projects

Project approval is the deciding question on a Pigeon Forge condominium file: owner-occupancy mix, association finances, and rental operations all bear on it, and a project that fails sends the buyer to a conventional loan. Roughly 1,073 Pigeon Forge households own their homes on the latest Census estimate — 46% of all households, the pool a VA purchase joins.

03.

Workforce neighborhoods

The year-round Pigeon Forge workforce is the program’s constituency: nothing down, no mortgage insurance, and a payment that residual income shows a local income can carry. These neighborhoods are where the benefit fits the market best. About 54% of Pigeon Forge’s households rent — roughly 1,261 renter households on the latest Census estimate.

04.

Second homes and vacation condominiums

Pigeon Forge’s second homes and vacation condominiums are not VA purchases: the program requires a principal residence occupied within a reasonable time after closing. A buyer who will not live there year-round is directed to a conventional second-home loan. The median owner-occupied home value in Pigeon Forge runs near $291,800 on the latest Census estimate.

05.

Higher-value homes

On Pigeon Forge’s higher-value primary residences the VA loan carries the price with nothing down when entitlement is full, up to the wholesale ceiling in the guidelines above; residual income at that payment is the test, and the credit floor is the lender overlay. Pigeon Forge is home to about 6.4K people.

06.

Year-round primary residences

In a resort market the whole VA story is the primary residence: the Pigeon Forge veteran who lives there full time qualifies on the certificate, residual income, and the appraisal; the vacation buyer does not qualify at all. On a home at Pigeon Forge’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $291,800 is the program’s cost, and it can be financed.

Each Pigeon Forge submarket has its own property story, and the VA appraisal is where that story is told. The property requirements, the occupancy rule, and the residual-income test are the constants.

How Pigeon Forge Veterans Use VA

Four ways Pigeon Forge veterans put the VA benefit to work.

VA is more than a first-purchase program: it refinances, it takes cash out, it finances small multi-unit homes, it buys condominiums in approved projects, and it reaches above the conforming limit with full entitlement. The cards below take up the uses that bring Pigeon Forge veterans to it most often.

VA jumbo

Buy above the conforming limit

With full entitlement, the VA sets no loan limit, so a Pigeon Forge buyer can finance a home above the conforming limit with no down payment. A conventional jumbo loan would ask for a large one. The wholesale programs behind these pages serve loan amounts up to the ceiling shown in the snapshot on this page.

IRRRL

Refinance an existing VA loan

A Pigeon Forge homeowner with an existing VA loan can refinance through VA’s rate-reduction refinance loan, known as the IRRRL or streamline: a small funding fee, no VA appraisal, limited documentation, and a net tangible benefit required. The lender checks the loan’s payment history.

House hacking

Buy a small multi-unit home and live in one unit

This is where the benefit stretches furthest: a Pigeon Forge veteran puts nothing down on two to four units, moves into one, and qualifies with the documented rent from the rest counted as VA allows, while the appraiser checks every unit against the property requirements.

Cash-out

Take cash out of a home with equity

Cash-out on VA is a full refinance of the first mortgage at the leverage in the snapshot, after the later of the seasoning period or the required payments, with the funding fee at the cash-out tier. A Pigeon Forge owner weighs it against a home equity line, which keeps the existing first mortgage in place.

VA Payment Estimate

Enter a Pigeon Forge price, any down payment, and the funding fee tier, choose a term, and the calculator returns the base loan, the fee financed, the total loan, principal and interest, taxes and insurance, and, with income and family size entered, the ratio and a rough residual income against VA’s table. The rate field holds the weekly Freddie Mac benchmark as a market reference, never a VA quote.

VA vs. the Alternatives

Same veteran, three very different closings.

Choosing among VA, FHA, and conventional in Pigeon Forge is really choosing an insurance structure and a down payment at the same time. Each is laid out below with the buyer it fits.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

VA fits nearly every Pigeon Forge buyer who holds eligibility: the leverage is complete, there is no insurance line in the payment, and the fee is paid once. Partial entitlement, a property that fails VA’s standards, or a fee tier that outweighs a short hold are the cases where another program competes.

FHA with the minimum investment

FHA’s leverage is high and its credit standard is forgiving, but its insurance never comes off a full-leverage thirty-year loan. A Pigeon Forge veteran comparing the two sees the premium line in the FHA payment and nothing in that line on VA. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional is the comparison for a veteran with savings: with twenty percent down there is no mortgage insurance and no funding fee, and the payment can beat VA with a financed fee. Below that down payment, VA usually wins for a Pigeon Forge buyer. See Lendmire’s conventional loan program.

Where each one fits

VA for the eligible buyer who wants no down payment and no mortgage insurance; FHA for the buyer without eligibility who needs the small investment and the forgiving score; conventional for the buyer with twenty percent down or a strong score who wants cancellable insurance.

Typical File Components

What to prepare for a Pigeon Forge scenario review.

The paperwork is the standard mortgage set with the service record on top; here is what a Pigeon Forge scenario review typically draws on.

Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.
Certificate of EligibilityIssued by VA online, or pulled by the lender from VA’s system; it states the entitlement available, any prior use of the benefit, and whether the funding fee is waived.
Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.
Asset statementsBank statements covering the closing costs and any reserves the file calls for, with unusual deposits explained and gifts documented by letter and transfer.
Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.
Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Pigeon Forge File Considerations

Local details that can change the loan.

What moves a Pigeon Forge file most often: entitlement, the funding fee and its exemptions, the appraisal and the Notice of Value, the project approval, residual income, seasoning after a credit event, and occupancy.

Before You Move Forward

Use these checks to keep the Pigeon Forge file clean and fundable.

The list is short because the program is: entitlement, the fee, and the property decide most Pigeon Forge files before income is even opened.

  • Confirm the entitlement: an earlier VA loan still outstanding leaves remaining entitlement and may call for a down payment.
  • Know the fee: the fee can be financed, paid at closing, or paid by the seller.
  • Structure the contract: Your contract should name the VA escape clause and any concessions.
i.

Full or remaining entitlement

Two veterans, two COEs, two different loans: one with full entitlement buys above the conforming limit with nothing down, the other with an earlier loan still open brings a down payment on the uncovered portion. A Pigeon Forge loan officer reads the certificate before anything is sized.

ii.

The funding fee tier and the exemptions

The fee depends on whether the benefit has been used before and on the down payment, and it is waived for veterans receiving compensation for a service-connected disability, surviving spouses receiving DIC, active-duty Purple Heart recipients, and service members rated before discharge. On a Pigeon Forge file the tier is confirmed from the COE.

iii.

Seller concessions and the fees a veteran may not pay

VA caps seller concessions as a share of the value: prepaid items, the funding fee, and payoff of a buyer’s debts count toward the cap, while ordinary closing costs the seller agrees to pay do not. A Pigeon Forge contract that uses the cap well can leave the buyer with little cash to close beyond the deposit already paid.

iv.

Condominium project approval

VA finances a Pigeon Forge condominium only in a project on its approved list; an unlisted project can be submitted, which takes time and the association’s cooperation. The lender checks VA’s approved list before the appraisal, and the dues enter the ratios and residual income.

v.

Credit, seasoning, and the prior VA loan

Each waiting period is VA’s own, and the recent housing record carries the most weight. A foreclosure on an earlier VA loan adds a second question for a Pigeon Forge veteran: the entitlement used on that loan stays used until the loss is repaid, leaving remaining entitlement for the new purchase.

A Clear Process

From a Pigeon Forge Certificate of Eligibility to keys in hand.

Four steps: the certificate and pre-approval, the appraisal, the underwriting, and the closing. The Pigeon Forge version of each follows.

i.

COE and pre-approval

The first conversation settles the shape: whether entitlement is full, whether the fee applies, what residual income supports, and whether VA is the right program next to FHA and conventional for the Pigeon Forge purchase. The lender can pull the COE directly.

ii.

Contract and appraisal

The Pigeon Forge contract sets the price and the concessions; the appraisal sets the value and the condition. Both feed the loan amount, and the lender confirms the project approval and the wood-destroying insect inspection where VA requires one for the state before underwriting begins.

iii.

Underwriting

The file is scored by the automated system or underwritten manually, with income, assets, credit, and residual income documented. Seasoning after a credit event is confirmed from the discharge or transfer papers, the funding fee tier is confirmed from the COE, and the ratio is measured against VA’s guideline.

iv.

Closing

At closing the funding fee is added to the loan or paid, the escrows for taxes and insurance are set up, and there is no mortgage insurance to begin. A Pigeon Forge buyer signs the note and the security instrument, certifies occupancy, and VA’s guaranty attaches to the loan.

Why Lendmire

A brokerage that puts the benefit to work.

The case for a brokerage on a VA loan is candor with numbers: VA beside conventional on the same inputs, the fee tier stated outright, the entitlement checked first, and the terms in writing.

i.

Three programs, one set of numbers

The comparison printed on this page is run for real on every Pigeon Forge file: VA with the fee financed beside FHA with its premiums beside conventional with private insurance, and the written terms follow from whichever column serves the veteran.

ii.

The fee and the entitlement explained before the offer

The certificate fixes two things a buyer should know before signing a contract: the funding fee tier and the entitlement available. Lendmire states both for the Pigeon Forge purchase and explains the exemption and the refund rules where they apply.

iii.

Licensed, consumer-purpose, in writing

What this page shows are VA’s parameters and the wholesale overlays; what a specific Pigeon Forge loan gets is a written set of terms from a licensed loan officer after the review. Lendmire is a broker, never the lender, and has no affiliation with the Department of Veterans Affairs.

Questions Pigeon Forge Veterans Ask

Pigeon Forge VA loan FAQs

What a VA loan is, who is eligible, how the certificate works, what the funding fee costs, and how the loan limit works, answered for Pigeon Forge buyers.

What is a VA loan, and who is it for?

Think of it as a standard home loan with VA’s guaranty standing where the down payment would stand. The guaranty costs a one-time funding fee, and it buys no down payment, no mortgage insurance, and underwriting that reads the household budget. Owner-occupied homes only, up to four units.

Who is eligible for a VA loan in Pigeon Forge?

Veterans and service members who meet VA’s minimum service requirements with a character of discharge VA accepts, National Guard and Reserve members with qualifying active service or six creditable years, and surviving spouses of service members who died in service or from a service-connected disability, or who are receiving Dependency and Indemnity Compensation. VA confirms it on the Certificate of Eligibility.

How do I get a Certificate of Eligibility?

Request it on VA.gov, ask the lender to pull it, or mail VA Form 26-1880. The supporting document depends on status: DD-214 for veterans, a statement of service for active duty, NGB Forms 22 and 23 for the Guard, a points statement for the Reserve, VA Form 26-1817 for surviving spouses.

What is the VA funding fee, and do I have to pay it?

The fee is the program’s only charge for the guaranty, and the snapshot shows the tiers. A Pigeon Forge buyer who is receiving VA disability compensation, or who falls in one of the other exempt groups, pays nothing; everyone else pays the tier for their use and down payment, usually by financing it.

Is there a VA loan limit in Pigeon Forge?

With full entitlement, no. The county conforming figure only matters when part of the entitlement is tied up in an earlier VA loan; then the guaranty is reduced and a down payment may be needed on the uncovered portion. This page does not quote the county figure because it changes every year.

Do I need a down payment for a VA loan?

Not with full entitlement when the home appraises at or above the price: the guaranty replaces the down payment and the lender finances the full value. A down payment becomes part of the file when entitlement is partial, when the price exceeds the appraised value, or when a buyer chooses one to lower the funding fee tier.

How does a VA refinance work?

Two paths: the rate-reduction refinance loan, or IRRRL, refinances an existing VA loan with a small funding fee, no VA appraisal in most cases, limited documentation, and a required net tangible benefit; the cash-out refinance replaces any first mortgage with a VA loan up to the leverage in the snapshot after seasoning, with full underwriting and the cash-out fee tier.

Is a VA loan assumable?

Yes. A VA loan can be assumed by a qualified buyer, veteran or not, with the lender’s approval. The seller should obtain a release of liability, and the seller’s entitlement stays tied to the loan unless the assuming buyer is a veteran who substitutes their own; when rates have moved up since the loan was made, assumability can be a selling point for a Pigeon Forge home.

Can I buy a duplex or fourplex with a VA loan?

Yes. Occupy one unit, count the others’ rent within VA’s rules, and expect the lender to document the rents and any landlord history. The loan limit question does not arise with full entitlement.

Can I take cash out with a VA refinance?

Yes, and the leverage reaches the full value of the home: the snapshot shows it, along with the seasoning rule. The cash-out fee tier applies unless the veteran is exempt, and the loan can also refinance an FHA or conventional mortgage into VA.
