Current VA guidelines, updated from one source.
Treat this block as the program’s fixed points rather than an offer: the leverage, the fee tiers, the ratio guideline, and the residual-income figures by family size, each read live from Lendmire’s guideline source. The credit floor shown is a wholesale overlay, since VA itself sets none.
100% financing with full entitlement
With full entitlement a purchase needs 0% down at up to 100% of the appraised value; VA backs a quarter of the loan, which is what lets the lender waive the down payment. With remaining entitlement a lender may ask for a down payment on the part VA does not back.
No monthly premium, no upfront premium
Mortgage insurance does not exist on a VA loan: no monthly premium, no upfront premium, no cancellation rules to track. The calculator below shows a payment with nothing in that line, which is where VA differs from every other high-leverage program.
First use; 3.3% after first use; exempt for many disabled veterans
First use costs 2.15% of the loan; later uses cost 3.3%; a down payment of five or ten percent lowers either tier. The fee is usually financed into the loan, it may be refunded when a disability rating is later granted with an effective date before closing, and exempt veterans pay none of it at all.
Residual income decides the file
The ratio guideline is 41%; the deciding figure is residual income, VA’s measure of what the household keeps each month after the housing payment, debts, taxes, and maintenance. The South table below applies to North Carolina, and the calculator estimates a rough residual from the income you enter.

Exempt from the funding fee: veterans receiving VA compensation for a service-connected disability, those eligible for it but receiving retirement or active-duty pay instead, surviving spouses receiving Dependency and Indemnity Compensation, service members with a pre-discharge claim rating, and active-duty service members who have received the Purple Heart. VA sets no minimum credit score; the wholesale programs behind these pages start at a 580 decision score and serve loan amounts up to $4,000,000, including loans above the conforming limit with full entitlement.
Refinances: cash-out to 100% loan-to-value after seasoning of 210 days and six payments with a net tangible benefit; rate-reduction refinances of an existing VA loan at a 0.5% fee without a VA appraisal. What a VA loan is — and how the file is qualified.
Every Pinehurst VA file has the same skeleton: a certificate that proves eligibility, an entitlement figure that sets how much VA will back, a funding fee that pays for the backing or is waived, and an underwriting test that reads the household’s leftover income. The cards below explain each bone.
For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in North Carolina; to request a Certificate of Eligibility, see VA.gov.
The guaranty replaces the down payment
Because VA backs part of every loan, the lender’s risk on a Pinehurst purchase is closer to a loan with a large down payment than to a high-leverage conventional loan. The program passes that difference to the borrower as no down payment, no mortgage insurance, and a cap on the fees a veteran can be charged.
Eligibility, entitlement, and the COE
The Certificate of Eligibility is the document that opens the file. It states the entitlement available, whether the funding fee is waived, and any prior use of the benefit. A Pinehurst lender can usually pull it within the VA system from a DD-214 or a statement of service, and VA.gov issues it directly as well.
The funding fee, and who is exempt
Veterans receiving VA compensation for a service-connected disability pay no funding fee, and neither do surviving spouses receiving Dependency and Indemnity Compensation, Purple Heart recipients on active duty, or those rated before discharge. On a Pinehurst file the exemption is confirmed on the COE and removes the funding fee, the program’s one charge of its own.
Residual income over ratios
Two tests run on every Pinehurst VA file: the total-debt ratio against VA’s guideline, and residual income against the regional table. The second decides the close calls. Income must be stable and expected to continue, and the lender documents it the same way it would on any mortgage.
Change any of it in the calculator below: the Pinehurst price, a down payment if you want one, the fee tier, the term, the rate, and the escrows. VA supplies the fee table, the ratio guideline, and the residual-income figures; the payment is simply what those produce.
Where Pinehurst’s veterans and service members buy — and how VA fits.
A VA loan is sized against a local market, and these are Pinehurst’s numbers from the U.S. Census Bureau: how many households own, what a typical home is worth, and what households earn. They set the scale of the funding fee and the payment before any file is written.
Market context only. Income is the residual-income input, value is the loan and the fee, and family size is the row in VA’s table. The Census describes the first two for the market; the file supplies all three for the borrower.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Pinehurst neighborhoods, distinct VA files.
A Pinehurst condominium, a half-century-old family home, and a new subdivision house are three different VA files: different project approvals, different property findings, different funding fees in dollars. The six submarkets below show the range.
Two-to-four-unit homes
Owner occupancy of one unit is the hinge on a Pinehurst multi-unit file; after that, the guaranty treats the loan like any other, the rent VA allows is documented toward qualifying, and the appraiser inspects each unit against the property requirements. Roughly 7,225 Pinehurst households own their homes on the latest Census estimate — 85% of all households, the pool a VA purchase joins.
Condominiums and townhomes
Close-in Pinehurst condominiums suit the benefit well: nothing down, no insurance line, and a project review that runs through VA’s approved-project list. The dues go into the residual-income math, and the appraisal covers the project along with the unit. About 15% of Pinehurst’s households rent — roughly 1,255 renter households on the latest Census estimate.
Newer infill and recent construction
On recent construction in Pinehurst the appraisal rarely raises findings and the arithmetic is the issue: does residual income clear VA’s table once the funding fee is financed into a larger loan, and does the certificate show full entitlement at that amount. The median owner-occupied home value in Pinehurst runs near $476,600 on the latest Census estimate.
Higher-value homes
For a high-value Pinehurst file, the question is entitlement rather than a limit. Full entitlement carries the loan with nothing down. With remaining entitlement, the county figure comes into play, and a lender may require a down payment on the uncovered portion. Pinehurst is home to about 18K people and sits within the Pinehurst-Southern Pines, NC area.
Established close-in neighborhoods
An older Pinehurst house is a fine VA purchase; the property requirements are the hurdle, not the age. Buyers who expect a repair list write the contract with room for it, and a wood-destroying insect inspection is ordered where VA calls for one. On a home at Pinehurst’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $476,600 is the program’s cost, and it can be financed.
Service members and the occupancy rule
Where Pinehurst sits near a base or a reserve center, VA files cluster in the neighborhoods service members choose, and the occupancy rule bends there in defined ways: a spouse can occupy for a member on orders, and a veteran may later rent the home out after living in it. Median household income in Pinehurst sits near $109,802 on the latest Census estimate.
What the program accepts is the same everywhere in Pinehurst: houses, condominiums in VA-approved projects, planned developments, manufactured homes that meet VA’s rules, and owner-occupied homes of up to four units. What it declines is also the same: second homes and investment property.
Four ways Pinehurst veterans put the VA benefit to work.
Pinehurst veterans use VA for a handful of reasons that repeat, from the purchase with nothing down to the rate-reduction refinance of an existing VA loan, and the cards below take up the ones that come up most.
Buy above the conforming limit
A higher-priced Pinehurst home is still a VA purchase: the guaranty backs a quarter of the whole loan with full entitlement, so a lender can waive the down payment on the whole amount. The county conforming figure only matters when entitlement is partly in use.
Buy a condominium in an approved project
VA keeps its own list of approved condominium projects, and a Pinehurst unit in one of them is financed like a house with the association’s dues added to the ratios and the residual-income math. The appraisal covers the project as well as the unit.
Refinance an existing VA loan
An existing VA loan in Pinehurst can be refinanced on its own record: the IRRRL skips the appraisal and most of the documentation, carries the smallest funding fee in the program, and must leave the borrower better off under VA’s net tangible benefit rules.
Take cash out of a home with equity
Cash-out on VA is a full refinance of the first mortgage at the leverage in the snapshot, after the later of the seasoning period or the required payments, with the funding fee at the cash-out tier. A Pinehurst owner weighs it against a home equity line, which keeps the existing first mortgage in place.
Estimate the VA payment on a Pinehurst price before requesting a quote.
Enter a Pinehurst price, any down payment, and the funding fee tier, choose a term, and the calculator returns the base loan, the fee financed, the total loan, principal and interest, taxes and insurance, and, with income and family size entered, the ratio and a rough residual income against VA’s table. The rate field holds the weekly Freddie Mac benchmark as a market reference, never a VA quote.
Pinehurst VA payment estimate
Defaults describe Pinehurst, not your purchase: put in the real price, the real fee tier, and the real escrows.
Editable benchmark: 7.28% as of October 1, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not a VA loan quote.
Illustrative starting assumptions: a $475,000 price near Pinehurst’s median owner-occupied home value, no down payment with full entitlement, a first-use funding fee financed into the loan, a thirty-year term at the current Freddie Mac benchmark, property taxes and insurance estimated for North Carolina (U.S. Census Bureau). Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a VA loan quote; your rate is set by the lender at lock. The funding fee follows VA’s published table for the use and down payment entered; the residual-income figure is VA’s guideline for the region and family size, and the rough residual shown subtracts only the housing payment and the debts entered, while VA also deducts taxes, maintenance and utilities. Taxes, insurance and dues are editable estimates; closing costs are not included. Licensed in sixteen states for consumer mortgages. Same veteran, three very different closings.
Eligibility, entitlement, the cash available, and the expected length of the loan decide which program wins. Here are the three, one next to the other.
VA, FHA, or conventional.
The program’s strengths are the down payment, the insurance, and the residual-income test; its cost is the funding fee. A Pinehurst veteran with full entitlement usually pays less each month on VA than on FHA at the same price, and the conventional comparison turns on the down payment and the fee tier.
FHA asks for a small minimum investment, accepts a forgiving decision score, and charges an upfront premium plus an annual premium that lasts for the term at full leverage. For a Pinehurst buyer without VA eligibility it is the nearest substitute; with eligibility it is the costlier route. See Lendmire’s FHA loan program.
Conventional financing asks for a down payment and a higher score, in exchange for insurance that cancels and no funding fee. A Pinehurst veteran with a large down payment, where the funding fee falls to its lowest tier and conventional insurance falls away, should see both programs run on the same numbers. See Lendmire’s conventional loan program.
Which program fits best depends on the borrower’s numbers once eligibility is known. VA can come out ahead with a COE and full entitlement, conventional can for a veteran with twenty percent down and no fee exemption, and FHA is the fallback where the benefit is unavailable. The comparison is run on the actual numbers, in writing.
What to prepare for a Pinehurst scenario review.
Gather these before a Pinehurst review: ordinary mortgage documents plus the proof of service that opens the file.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.
Local details that can change the loan.
The percentages tell only part of the story. What a Pinehurst VA loan actually becomes depends on the certificate, the appraisal, and the credit report, and these are the details that move it.
Use these checks to keep the Pinehurst file clean and fundable.
A Pinehurst file that is ready to review has already answered three questions: how much entitlement, what funding fee, and whether the property is inside VA’s rules.
- Confirm the entitlement: the COE states the entitlement available; full entitlement carries no loan limit.
- Know the fee: disabled veterans receiving compensation and the other exempt groups pay no fee.
- Know the history: VA sets no minimum score; the wholesale floor is in the guidelines above.
Full or remaining entitlement
Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Pinehurst buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.
The funding fee tier and the exemptions
A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. A Pinehurst veteran with a pending disability claim should raise it early, because a rating granted before closing waives the fee and one granted after can bring a refund.
Credit, seasoning, and the prior VA loan
Each waiting period is VA’s own, and the recent housing record carries the most weight. A foreclosure on an earlier VA loan adds a second question for a Pinehurst veteran: the entitlement used on that loan stays used until the loss is repaid, leaving remaining entitlement for the new purchase.
Two- to four-unit homes and rental income
VA finances owner-occupied homes of up to four units with nothing down and has its own rules for counting rent from the other units: landlord experience or reserves, and a share of the documented rent rather than all of it. A Pinehurst buyer who occupies one unit qualifies on the combined picture.
Condominium project approval
Many Pinehurst projects already hold VA approval, and a condominium must be VA-approved for a VA loan to apply. You can check any project against VA’s list. VA looks at the association’s documents, the budget, the owner-occupancy mix, and any litigation, and that review can take a while.
From a Pinehurst Certificate of Eligibility to keys in hand.
Underneath, the Pinehurst process is any mortgage process; on top sit VA’s checks: the certificate, the property requirements, the project approval where it applies, and the residual-income test. Each step below says what happens and what the buyer does.
COE and pre-approval
A Pinehurst pre-approval is a sizing exercise: the certificate, the income, the family size, the funding fee tier, and the price. The loan officer confirms eligibility and entitlement against the program rules and puts the pre-approval in writing for the offer.
Contract and appraisal
The Pinehurst contract sets the price and the concessions; the appraisal sets the value and the condition. Both feed the loan amount, and the lender confirms the project approval and the wood-destroying insect inspection where VA requires one for the state before underwriting begins.
Underwriting
An automated approval still runs the residual-income test; a manual file is read against the guideline and the table. Either way, the Pinehurst underwriter verifies the income, the assets, the credit history, and the property, and issues the approval with its conditions.
Closing
At closing the funding fee is added to the loan or paid, the escrows for taxes and insurance are set up, and there is no mortgage insurance to begin. A Pinehurst buyer signs the note and the security instrument, certifies occupancy, and VA’s guaranty attaches to the loan.
A brokerage that puts the benefit to work.
Lendmire never lends. It reads a Pinehurst file against VA, FHA, and conventional, matches the program to the profile, and keeps the funding fee and the residual-income test in front of the buyer before anything is signed.
Three programs, one set of numbers
Before any recommendation, VA, FHA, and conventional are run on the same Pinehurst price, income, and down payment. The buyer sees the payment, the insurance or fee line, and the cash to close for each, and the choice follows the figures.
The fee and the entitlement explained before the offer
The fee is the program’s cost and the entitlement is its reach, and Lendmire explains both first rather than last: how much the fee is, whether it is waived or refundable, and what the certificate supports for a Pinehurst buyer at the price in hand.
Licensed, consumer-purpose, in writing
Lendmire is licensed in sixteen states for consumer mortgages, each loan is a consumer-purpose transaction with the full set of disclosures, and every figure a Pinehurst buyer relies on, from the fee to the leverage to the final terms, comes in writing from a licensed loan officer.

Pinehurst VA loan FAQs
Plain answers to the questions Pinehurst veterans ask most about VA loans, in the order they usually ask them.
What is a VA loan, and who is it for?
Think of it as a standard home loan with VA’s guaranty standing where the down payment would stand. The guaranty costs a one-time funding fee, and it buys no down payment, no mortgage insurance, and underwriting that reads the household budget. Owner-occupied homes only, up to four units.
Who is eligible for a VA loan in Pinehurst?
Veterans and service members who meet VA’s minimum service requirements with a character of discharge VA accepts, National Guard and Reserve members with qualifying active service or six creditable years, and surviving spouses of service members who died in service or from a service-connected disability, or who are receiving Dependency and Indemnity Compensation. VA confirms it on the Certificate of Eligibility.
How do I get a Certificate of Eligibility?
Online at VA.gov, through the lender, or by mail. Have the service documents ready: the DD-214 for a veteran, a statement of service for a service member, Guard or Reserve records, or the spouse’s documentation. Some certificates issue instantly and some need VA to review the record.
What is the VA funding fee, and do I have to pay it?
The fee is the program’s only charge for the guaranty, and the snapshot shows the tiers. A Pinehurst buyer who is receiving VA disability compensation, or who falls in one of the other exempt groups, pays nothing; everyone else pays the tier for their use and down payment, usually by financing it.
Is there a VA loan limit in Pinehurst?
Not with full entitlement: VA backs a quarter of the whole loan, so a Pinehurst buyer with full entitlement can finance above the conforming limit for the county, which this page never quotes, with no down payment, up to the ceiling the wholesale programs set. With remaining entitlement the county conforming figure enters the calculation and a lender may require a down payment; a Lendmire loan officer confirms the figure for the county.
Can the seller pay my closing costs on a VA loan?
Yes. VA allows seller-paid closing costs and caps the broader concessions; it also lists fees a veteran may not pay, which the seller or the lender absorbs. Structured well, cash to close on a Pinehurst purchase is modest.
What does a VA appraisal check?
Both the value and VA’s property standards. Peeling paint on older homes, roof damage, missing handrails, or a failing system can bring required repairs, usually settled by the seller before closing on a Pinehurst purchase, and a wood-destroying insect inspection is required where VA calls for one.
What debt-to-income ratio does VA allow?
VA names a total-debt ratio and tells lenders it is secondary to residual income. The snapshot shows the ratio and the regional residual-income figures; the calculator estimates where a Pinehurst scenario lands on both.
What is residual income, and why does it matter?
It is the second test on every VA file and the one that matters most. The snapshot shows the figures for the North Carolina region by family size; child care, support orders, and the family’s size all move the result.
How does a VA refinance work?
A VA refinance works two ways: an IRRRL for an existing VA loan, or a cash-out refinance for a new one on an owner-occupied home with equity. The snapshot shows leverage and fee, and a Pinehurst loan officer picks the path that fits.
