Refinance in West Palm Beach, Florida: A Better Mortgage on the Same Home

Homeowners in West Palm Beach refinance for reasons that have little to do with each other, a payment that no longer fits, a term they want to shorten, mortgage insurance they want gone, an adjustable loan they want fixed, a name they need off the note, and the program answers each one differently. This page lays out the conventional route, the FHA and VA streamlines, and the jumbo lanes before you request a quote.

Current Program Snapshot

Current refinance guidelines, updated from one source.

One guideline source per program feeds every number here, and the page updates when a source does. Read the four cards as the program’s settings, not an offer: how far a conventional refinance may reach as a share of value, where mortgage insurance begins and ends, what an FHA streamline and a VA IRRRL ask of the loan being replaced, and where the credit floor and the ratio ceiling sit.

Conventional Rate-and-Term
95% LTV

One-unit principal residence; mortgage insurance above 80%

Conventional leverage for a rate-and-term file: 95% of value on a one-unit principal residence, 97% on the first-time-buyer programs where allowed, with the old loan, the costs, and a purchase-money second inside the new balance. Mortgage insurance attaches above 80%, may be cancelled on request at 80% of the original value, and ends on its own at 78%.

FHA Streamline
No appraisal

An existing FHA loan, refinanced with a net tangible benefit and a limited credit review

FHA offers two routes. The streamline requires no appraisal, limits the credit review, requires a net tangible benefit, and applies the previous loan’s seasoning and payment rules; the rate-and-term uses an appraisal and a full credit review and reaches 97.75% on a principal residence occupied the previous year. Both carry FHA mortgage insurance on the new loan.

VA IRRRL
0.5% fee

An existing VA loan, no VA appraisal; seasoning of 210 days and six payments

For a West Palm Beach veteran with a VA loan, the IRRRL replaces it at a 0.5% funding fee, financed or waived for an exempt veteran, with no VA appraisal and no cash returned; the loan being replaced must be seasoned 210 days and six payments, and the new loan must pass VA’s net tangible benefit test. A home the veteran once occupied and now rents is still eligible on the wholesale program.

Credit, Ratio and Jumbo
620 floor

DTI to 50%; jumbo from 660 on its lanes

Score and ratio for a West Palm Beach refinance: 620 is the conventional floor, 50% the automated ratio ceiling, and the finding weighs the rest of the file. The jumbo lanes, for balances above the conforming limit, start at 660, reach 90% of value on the headline lane, lend to $5,000,000, and hold the ratio to 50% on the fixed lanes with reserves per the lane.

A refinance that returns cash is a cash-out refinance and is covered by the conventional, FHA, VA and jumbo cash-out programs; a line of credit that leaves the first mortgage in place is the HELOC program. Each carries its own leverage and its own rules.

West Palm Beach Refinance Guide

What a rate-and-term refinance is — and how the file is qualified.

Four questions decide a West Palm Beach refinance file: what the new loan replaces and what it may include, which program fits the mortgage already on the home, whether the saving recovers the cost and passes the program’s benefit test, and whether the owner actually wants cash, in which case this is the wrong page. Each one is answered in turn.

For the program overview, see Lendmire’s refinance program, or the statewide guide at Refinance in Florida; when the goal is cash, see the cash-out refinance program.

01.

One new loan replaces the old one

Mechanically the file is a payoff and a new note. The lender orders the payoff of the existing first mortgage, adds the closing costs and the prepaid items if the borrower rolls them in, includes a purchase-money second where one exists, and writes a new loan for the total on the chosen term. The homeowner keeps the home and the equity and exchanges the old terms for the new.

02.

Four programs, one question: which applies

Conventional is the general route: any first mortgage on a home the borrower lives in, tested against the value and the credit profile, with mortgage insurance above the published line and none below it. The FHA streamline and the VA IRRRL are reserved for loans already insured or backed by those agencies and trade an appraisal and a full review for a benefit test. Jumbo applies above the conforming limit.

03.

The benefit test and the break-even

A refinance pays when the owner keeps the loan past the break-even and the term reset does not give back the saving in interest. On an FHA streamline or a VA IRRRL the new loan must also deliver a net tangible benefit as the agency defines it, and VA requires the fees and costs to be recouped within its window when the new loan does not exceed the payoff. The West Palm Beach calculator below runs all three figures.

04.

When the goal is cash, not terms

Paying off a line of credit or a second lien that was not part of the purchase through the new loan makes the file a cash-out under the agency rules even when no cash reaches the borrower, so an owner with a HELOC behind the first mortgage should read the cash-out guide first. The rate-and-term refinance pays off the first mortgage, the costs, and a purchase-money second, and stops there.

The Core Calculation
Balance + costs (+ fee on the IRRRL) = the new loan; the new loan against the value = loan-to-value against the cap; principal and interest + taxes and insurance = the payment; the costs divided by the monthly saving = the break-even; interest over the new term against interest remaining on the old loan = the price of the term reset

Nothing in the formula is a quote. The new rate is a published weekly benchmark you can overwrite, the costs are your estimate, and the result is the shape of a West Palm Beach refinance, not its terms: the loan, the payment, the saving, the break-even, and the interest comparison, which a loan officer then prices in writing.

West Palm Beach Market Context

Where West Palm Beach’s mortgages were written — and what a refinance changes.

A refinance is written against a local market, and these are West Palm Beach’s numbers from the U.S. Census Bureau: how many households own their homes, what a typical home is worth, and what households earn. Together they describe the mortgages in the market and the payments its owners carry.

Read the figures as backdrop. Higher values mean more room under the leverage cap and an easier exit from mortgage insurance; higher balances relative to value mean less. The percentages do not move with the market; what they allow does.

West Palm Beach Submarkets

Distinct West Palm Beach neighborhoods, distinct refinance questions.

No single refinance file describes West Palm Beach. The neighborhoods below differ in housing age, price, and the loans written on them, and each one shapes which program fits and how much room the value leaves.

01.

Newer infill and recent purchases

A West Palm Beach home bought in the last few years appraises cleanly but carries most of its purchase balance, so the loan-to-value is high and the mortgage-insurance line is close. The refinance still works, a lower payment or a fixed rate on the same balance, but shedding insurance usually waits for the balance to fall or the value to rise. On a West Palm Beach home at the median value, a conventional rate-and-term refinance at the leverage cap allows a new loan up to $393,000 — the existing loan, the closing costs, and a purchase-money second lien are what it may pay off.

02.

High-value homes near the limit

On West Palm Beach’s pricier streets the balance can sit on either side of the county’s conforming limit, and the costs rolled into the loan can move it across. Under the limit the agencies’ refinance rules apply; over it the jumbo lanes apply, with a higher score floor, reserves after closing, and a second appraisal on the largest loans. The loan officer confirms the limit for the county and places the loan first. The median owner-occupied home value in West Palm Beach runs near $414,200 on the latest Census estimate.

03.

Rentals held for years

Landlords in West Palm Beach refinance long-held rentals to fix a rate or shorten a term more often than to lower a payment, because the rent carries the loan either way. The conventional and jumbo routes serve the occupancy at its own leverage; the IRRRL serves a veteran who once lived in the home; the investment cash-out guide covers equity taken out. Roughly 26,536 West Palm Beach households own their homes on the latest Census estimate — 51% of all households, the pool a refinance draws on.

04.

Long-held close-in homes

Older West Palm Beach neighborhoods hold mortgages written a decade or more ago on homes worth far more today, and the refinance question there is rarely the cap: it is the term. With the balance small against the value, a shorter term often costs little more each month than the old payment and saves years of interest, and mortgage insurance is not in the picture. West Palm Beach is home to about 122K people and sits within the Miami-Fort Lauderdale-West Palm Beach, FL area.

05.

Condominiums and townhomes

Much of West Palm Beach’s stock is attached housing, and a conventional refinance of a condominium adds the agencies’ project review to the file: the association’s budget, insurance, and investor share are checked before the appraised value is applied to the loan-to-value cap. Established buildings usually pass; newer or investor-heavy ones draw questions. A streamline or an IRRRL on an existing government loan skips the review. Median household income in West Palm Beach sits near $73,446 on the latest Census estimate.

06.

Two- to four-unit homes

A West Palm Beach owner living in one unit of a duplex, triplex, or fourplex refinances rate-and-term at the leverage the agencies assign to that occupancy, which the loan officer states for the file, with the other units’ rents entering the qualification as the agencies allow and a rent schedule in the appraisal. The one-unit figures in the snapshot are not its figures. About 49% of West Palm Beach’s households rent — roughly 25,986 renter households on the latest Census estimate.

From the oldest West Palm Beach neighborhood to the newest, the file is judged the same way, with the program figures as constants and the balance, the value, and the costs as the variables.

Why West Palm Beach Homeowners Refinance

Four reasons West Palm Beach homeowners rewrite the mortgage.

A few reasons account for most West Palm Beach refinances, and they pull in different directions: a lower payment stretches the term, a shorter term raises the payment, shedding insurance needs equity, fixing a rate needs a fixed-rate program. Here are four of them and the route that serves each.

Drop mortgage insurance

Get rid of mortgage insurance

FHA mortgage insurance stays with an FHA loan, including a streamline, so shedding it means a conventional refinance with the new loan at or below the no-insurance line. Private mortgage insurance on a conventional loan ends by request at the published line or on its own at the lower one, which may make a refinance unnecessary; a West Palm Beach loan officer checks both before ordering anything.

ARM to fixed

Fix an adjustable rate

Fixing the rate trades a payment that can move for one that cannot. On a conventional loan the refinance is an ordinary rate-and-term file with an appraisal; on an FHA or VA loan the streamline or the IRRRL makes the same move with less paperwork. The benefit is certainty rather than a lower payment, and the break-even is measured against the risk removed.

Purchase-money second

Fold in a purchase-money second lien

The agencies draw the line at the purchase. A purchase-money second rolls into a limited cash-out refinance; a non-purchase-money second or a HELOC does not, however little was drawn. The distinction decides the program, the leverage, and the price, so a West Palm Beach loan officer confirms the origin of the second lien before sizing the file.

Lower payment

Lower the monthly payment

A lower payment comes from a lower rate, a longer term, or both. The first is a saving; the second is a loan stretched across more years, which can cost more in interest even as the payment falls. The break-even on the costs and the interest comparison over the two terms are the figures that separate a refinance that pays from one that only feels like it does.

Savings and Break-Even

Estimate the new payment and the break-even on a West Palm Beach home before requesting a quote.

Four programs, one calculator. Conventional applies the leverage cap and the mortgage-insurance line; the FHA streamline and the VA IRRRL skip the value test, and the IRRRL adds its fee to the loan; jumbo applies the lane’s cap. Enter your West Palm Beach figures and read the payment, the change, the break-even, and the interest comparison before requesting written terms.

Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The new rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a refinance quote; a refinance is priced by the lender at lock, and the current rate, the remaining term and the closing costs are figures you enter. The current payment is estimated from the balance, the current rate and the remaining term; the break-even divides the closing costs by the monthly saving and ignores the interest effect of a longer term. On the VA IRRRL the funding fee is added to the loan unless the veteran is exempt. Taxes and insurance are editable estimates. Which Refinance Fits

Same home, four ways to refinance it.

Four programs, four files. The conventional refinance tests the value and the credit profile and sheds mortgage insurance at the line; the FHA streamline and the VA IRRRL refinance an existing government loan on a benefit test with little paperwork and no appraisal; the jumbo lanes carry the large balances with their own scores and reserves. Here is where each one fits a West Palm Beach owner.

Structure Comparison

Conventional, streamline, or jumbo.

Conventional rate-and-term

Conventional is the refinance for most West Palm Beach homeowners: an appraisal, the agencies’ leverage cap, a full credit and income review, and mortgage insurance only above the published line. It fits a lower payment, a shorter term, an FHA exit, an ARM converted to fixed, or a borrower removed, and it is the only one of the four that applies to any loan being replaced. See the conventional loan program.

FHA streamline and VA IRRRL

Two streamlines for two existing loans. The FHA streamline refinances an FHA loan with no appraisal, a limited credit review, and a net tangible benefit; the premium continues. The VA IRRRL refinances a VA loan with no VA appraisal, a small funding fee unless the veteran is exempt, a benefit test, and seasoning on the old loan. Both trade paperwork for a benefit test and return no cash. See the FHA and VA programs.

Jumbo rate-and-term

For balances above the conforming limit, the jumbo lanes refinance rate-and-term with their own rulebook: the score floor in the snapshot on the headline lane, leverage to the lane’s cap, reserves per the lane, and a second appraisal above the lane’s threshold. The arithmetic is the same as any refinance; the file asks more of the West Palm Beach borrower’s documents and liquidity. See the jumbo loan program.

Which one fits which homeowner

A West Palm Beach owner with a conventional loan refinances conventionally. An FHA borrower refinances conventionally to shed the premium and through the streamline to keep the paperwork light. A VA borrower uses the IRRRL. An owner above the conforming limit uses the jumbo lanes. An owner who wants cash is on the wrong page and should read the cash-out guides.

Typical File Components

What to prepare for a West Palm Beach scenario review.

Most of what a refinance needs is already in a West Palm Beach homeowner’s files: the mortgage statement, the pay stubs, the insurance declaration, the tax bill. This list says what to gather and why each item matters to the file.

Bank statementsThe most recent statements for the accounts that will pay any costs at closing or show the reserves a jumbo lane requires, with large deposits explained.
Association documentsFor a condominium or a home in an association: the dues, the budget, and the master insurance, because the conventional and jumbo routes review the project and the dues enter the ratio.
Government photo IDUnexpired identification for each borrower on the new note, so identity can be verified and the required screening completed before the closing is scheduled.
Second-lien statement and originFor any second mortgage or line of credit on the home: the statement and the closing papers showing when it was opened, because the origin decides rate-and-term or cash-out.
Current mortgage statement and noteThe latest statement for the loan being replaced, with the balance, the rate, the payment, and the remaining term, which is how the saving and the break-even are measured.
Property tax billThe latest bill or assessment, which sets the escrow deposit at closing and the property taxes inside the monthly payment that the ratio is tested against.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the automated finding, and the income picture. Nothing here is legal or tax advice.

West Palm Beach File Considerations

Local details that can change the loan.

Most refinances are routine; the ones that are not usually trip on one of the details below. Read them before the appraisal is ordered on a West Palm Beach home.

Before You Move Forward

Use these checks to keep the West Palm Beach file clean and fundable.

Three things to settle before a West Palm Beach review: whether the monthly saving recovers the closing costs inside the time you will keep the loan, whether a shorter term serves better than a lower payment, and whether the value supports the program’s cap and the mortgage-insurance line.

  • Run the break-even: Costs rolled into the loan lengthen the break-even slightly; costs paid at closing shorten it.
  • Weigh the reset: A longer term lowers the payment and can raise the total interest.
  • Check the limit: Jumbo lanes carry their own score floor, leverage, and reserves.
i.

The costs are recovered only through the saving

A refinance that saves a modest amount each month against substantial costs can take years to pay for itself. The rule is simple: if the months to break even exceed the months the owner expects to keep the loan, the refinance does not pay, whatever the new payment looks like. A Lendmire review states the break-even in writing before any fee.

ii.

The term starts over unless you choose a shorter one

Resetting the term is the quiet cost of most refinances. The payment falls because the balance is spread across more years, and the interest paid over the life of the loan rises for the same reason. The fix is a shorter new term, which raises the payment back toward the old one and keeps the interest saving; the review runs both versions for the West Palm Beach owner.

iii.

Above the conforming limit the jumbo lanes apply

A West Palm Beach balance above the county’s conforming limit, or one that closing costs push over it, leaves the agency programs for the wholesale jumbo lanes: a higher score floor, leverage set by the lane, reserves measured in months of payments after closing, and a second appraisal on the largest loans. The limit changes yearly and is confirmed by a loan officer rather than printed here.

iv.

The loan being replaced may need to be seasoned

Seasoning on a refinance means the age of the loan being replaced. VA measures it in days from the first payment and in payments made; FHA applies its own seasoning and payment history on a streamline; the agencies do not impose a waiting period on a conventional rate-and-term file. A West Palm Beach owner who refinanced recently should confirm which clock applies before planning on a date.

v.

Mortgage insurance begins and ends at published lines

Where the new loan lands against the insurance line decides a large part of the payment. Rolling the closing costs into the loan can push a West Palm Beach file just over the line; paying them at closing, or a slightly smaller loan, can keep it under. The review places the loan against the line before the appraisal is ordered.

A Clear Process

From a West Palm Beach scenario review to a new first payment.

Four steps, in the order that protects the West Palm Beach owner’s money: review the break-even and the program; apply and receive the finding; appraise where the program requires it and underwrite; close, wait out the rescission period on a principal residence, and fund.

i.

Scenario review

Start with the balance, the current rate, the years remaining, the value, the score, and the costs. A Lendmire loan officer identifies the program the existing loan points to, runs the new payment, the saving, the break-even, and the interest comparison, and provides the terms in writing before anything is ordered.

ii.

Application and automated finding

On a conventional or jumbo file the automated finding decides what the underwriter will see: income documents, assets, the appraisal type, and the ratio ceiling. On a streamline or an IRRRL the agency’s limited review applies. The West Palm Beach owner gathers what the finding asks for and nothing more.

iii.

Appraisal and underwriting

The appraiser fixes the value and the underwriter confirms the rest: credit, income, assets, the second lien’s origin, the project on a condominium, the seasoning on a streamline or an IRRRL. A value under the plan resizes the loan or moves it across the insurance line; the review was run with room beneath it for exactly that reason.

iv.

Closing, rescission, and funding

Signing, the waiting period, funding, the first payment: a West Palm Beach refinance ends in that order. The costs appear on the closing statement as reviewed; the old loan is paid through the title company; the new loan’s term begins at funding and runs for the years chosen.

Why Lendmire

A brokerage that runs the break-even honestly.

Lendmire is a mortgage brokerage licensed to arrange consumer mortgages in sixteen states, and on a refinance that buys three things: the break-even run honestly, with a plain recommendation not to refinance when the numbers say so; the file shopped across several wholesale programs rather than one; and terms in writing before the appraisal is ordered.

i.

The break-even, run before anything else

A brokerage earns nothing by talking a West Palm Beach owner out of a refinance, which is why the honest version of the review is worth having. The break-even and the interest comparison come first, and the answer follows them.

ii.

Shopped across wholesale programs

The conventional route, the streamlines, and the jumbo lanes are compared side by side on the owner’s balance, value, and goal, and the program that delivers the saving at the lowest cost is the one the file goes to. The lender is never the only option because the brokerage is not the lender.

iii.

Terms in writing, before any fee

Written terms before the appraisal is the rule on every West Palm Beach refinance Lendmire arranges: the program, the term, the loan, the payment, and the break-even on paper, agreed, and only then the order. The streamlines, with no appraisal to order, settle the whole plan on paper.

Questions West Palm Beach Homeowners Ask

West Palm Beach refinance FAQs

Plain answers to the questions West Palm Beach homeowners ask most about refinancing, in the order they usually ask them.

What is a rate-and-term refinance, and how is it different from a cash-out?

The difference is cash. A rate-and-term refinance can lower the payment, shorten the term, end mortgage insurance, fix an adjustable rate, or change the borrowers, and returns only incidental cash. A cash-out refinance exists to return cash. Paying off a line of credit or a non-purchase-money second through the loan makes the file a cash-out even when the borrower receives nothing.

When does refinancing actually make sense?

When the arithmetic says it should. A refinance is a purchase of a new loan with closing costs as the price, and it pays when what you get, a saving, a fixed rate, a shorter term, an end to insurance, is worth more than the price inside the time you keep it. The break-even is the first test and the interest comparison is the second.

What does a refinance cost to close?

Every refinance has costs, and a refinance advertised without them has moved them into the rate or the balance. Lendmire states them in the written terms before the appraisal, and the calculator on this page treats your estimate of them honestly, recovered only through the saving and never assumed away.

Can I get rid of mortgage insurance by refinancing?

Refinancing is one of two ways. The other, for a conventional loan, is a cancellation request to the servicer at the published line, which costs nothing. For an FHA loan the refinance is the only way, and the new loan must be conventional and at or below the line, which an appraisal decides.

What is an FHA streamline, and who can use it?

Only FHA-to-FHA. The streamline cannot refinance a conventional or VA loan, and it cannot remove FHA insurance; it can lower the payment or fix an adjustable rate with less documentation than any other refinance on this page, provided the new loan passes HUD’s benefit test and the old loan is seasoned with the required payment history.

What credit score do I need to refinance?

The conventional programs behind these pages begin at the floor in the snapshot, and the automated finding, which weighs the whole file, decides most conventional loans; the jumbo lanes start higher, at the headline figure in the snapshot. The FHA streamline and the VA IRRRL read credit more lightly, with the payment history on the loan being replaced doing most of the work. The score also sets the cost of a conventional loan through the agencies’ adjustments.

Can I refinance an adjustable-rate mortgage into a fixed rate?

It can, and the question is only which program. A conventional adjustable refinances conventionally with an appraisal; an FHA or VA adjustable refinances through the streamline or the IRRRL without one. The West Palm Beach review prices the fixed payment against the current adjustable one and against the next reset.

How does a VA IRRRL work?

For a West Palm Beach veteran with a VA loan it is usually the lightest refinance available: limited documentation, no VA appraisal, the fee rolled in or waived, and a benefit test that protects the veteran from a refinance that does not pay. The seasoning clock on the old loan is the detail that most often sets the date.

Can I refinance a rental or a second home with a rate-and-term loan?

A rental refinances; the leverage is the occupancy’s own rather than the principal-residence figure in the snapshot, and the loan officer confirms it. A veteran’s former home now rented can use the IRRRL. Cash out of a rental is a different program with its own guide on this site.

Does my state treat a refinance differently?

Rarely for a rate-and-term file. State rules tend to attach to cash-out and home-equity lending rather than to a refinance of an ordinary mortgage; the exceptions are noted on the state guide, and a West Palm Beach loan officer confirms them before anything is ordered.

The review costs nothing and decides most files: whether the saving recovers the costs, whether a shorter term serves better, whether the existing loan points to the streamline, the IRRRL, the conventional route, or the jumbo lanes. Ask for it before applying anywhere.
