The benefit test and the break-even

Every refinance answers one question: does the saving recover the cost? The break-even is the closing costs divided by the monthly saving, and a Lake Harmony owner who will not keep the loan that long should not refinance. The FHA streamline and the VA IRRRL add a formal net tangible benefit test, and VA requires the costs to be recouped within its window where the new loan does not exceed the payoff.

Before you request a Lake Harmony refinance review, learn when a refinance makes sense, what it costs to get there, which program fits the loan you have, and what to expect from the process.

What is a rate-and-term refinance, and how is it different from a cash-out?

Rate-and-term means the loan’s terms change and the balance does not, apart from the costs rolled in. A cash-out means the balance grows and the difference is paid to the borrower. The agencies treat them as different transactions with different leverage and different prices, and so does every program on this page.

When does refinancing actually make sense?

A Lake Harmony refinance makes sense when the break-even is short relative to how long you will hold the loan, or when the goal is not a saving at all, such as leaving FHA insurance behind by moving to a conventional loan, fixing a rate, or shortening the term. It does not make sense when the saving is small against the costs, when you will sell before the break-even, or when a longer term gives back the saving in interest.

What does a refinance cost to close?

Expect the ordinary set, lender charges, third-party charges, prepaid interest, escrow deposits, title, and recording, plus the VA funding fee on an IRRRL, and expect them on the Loan Estimate rather than here. The costs are not forgiven by rolling them in; they become part of the balance. The break-even is how a Lake Harmony owner judges whether they are worth paying.

Can I get rid of mortgage insurance by refinancing?

Yes, in two situations. An FHA borrower can refinance into a conventional loan at or below the no-insurance line in the snapshot and leave the FHA premium behind for good; an FHA streamline does not do this, because FHA insurance stays with an FHA loan. A conventional borrower paying private mortgage insurance may not need a refinance at all: cancellation can be requested at the published line on the original value, and the servicer must end it on its own at the lower line. Where the home’s value has risen enough, a conventional refinance with a new appraisal puts the loan under the line sooner.

What is an FHA streamline, and who can use it?

The FHA streamline refinances an existing FHA-insured loan into a new FHA loan with no appraisal, a limited credit review, and a requirement that the new loan deliver a net tangible benefit as HUD defines it; the previous loan’s seasoning and payment-history rules apply, and FHA mortgage insurance continues on the new loan. Only a borrower whose current loan is FHA can use it, and a borrower who wants the premium gone refinances conventionally instead.

Can I refinance to remove my ex-spouse, or to add someone, to the mortgage?

Yes, and the file is qualified on whoever will carry the loan afterward. A divorce decree, an estate document, or a trust agreement explains the change; the program is the one the existing loan allows; and whether the file stays rate-and-term depends on whether the loan pays anyone out.

What credit score do I need to refinance?

The score opens the door and the finding walks through it. Conventional refinances begin at the published floor and are priced by the score; jumbo lanes begin higher; the government streamlines review credit lightly and the payment history heavily. Recent housing lates are the harder problem on every route.

How does a VA IRRRL work?

An existing VA loan, no VA appraisal, a small fee inside the new loan unless the veteran is exempt, a benefit test, and a seasoning clock: that is the IRRRL. It returns no cash. A Lake Harmony veteran who moved and now rents the home can still use it on the wholesale program, because the test is that the veteran once occupied the home.

Should I refinance into a fifteen-year loan or another thirty-year?

Ask what the refinance is for. A lower payment points to the longer term; interest saved points to the shorter one; a middle term keeps the payment close to today’s and shortens the loan. The interest comparison in the calculator is the honest measure, because the payment alone hides the cost of restarting the clock.

How soon after buying or refinancing can I refinance again?

Soon, on the conventional route, if the arithmetic works; after the seasoning clock on a VA IRRRL; after the previous loan’s seasoning on an FHA streamline. The Lake Harmony review reads the first-payment date on the loan being replaced and states which clock, if any, applies.
