Current FHA cash-out guidelines, updated from one source.
A cash-out under HUD’s rules is governed by four parameters, and all four are below as the guideline source currently carries them. They describe the program, not an offer: leverage on the adjusted value, the occupancy and payment-history test, the upfront and annual premiums, and the score and ratio tiers an underwriter applies.
Of the adjusted value on a principal residence; 80% combined with any lien that stays
The base loan on an FHA cash-out may not exceed 80% of the adjusted value, and every lien on the home together may not exceed 80%. Payoffs and closing costs come out of the base loan first; the upfront premium is added afterward, financed on top of the capped base loan.
Owned and occupied as the principal residence before the case number is assigned
The occupancy rule has two halves: twelve months of ownership and twelve months of living in the home as the principal residence before the case number. Rentals and second homes fail the second half and are not eligible; a clean year of mortgage payments is required alongside it.
Plus an annual premium, charged monthly, for eleven years at cash-out leverage
1.75% upfront, financed on top of the capped base loan, and 0.50% annually on a standard thirty-year cash-out, charged monthly for eleven years: that is the price of HUD’s insurance of the lender’s risk. The premium schedule below carries every leverage band and loan tier.
Ratios of 31/43 by reference, higher with compensating factors
HUD’s floor is a 500 decision score, 580 earns maximum financing, and the wholesale programs begin at 580. The ratios open at 31/43 and reach 40/50 under manual underwriting with two documented compensating factors; an automated approval may run past the reference on its own finding.
| Base loan | Leverage | Annual premium | Duration |
|---|---|---|---|
| Standard base loan amounts | at or below 90% LTV — the cash-out band | 0.50% | 11 years |
| Standard base loan amounts | above 90% to 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.50% | mortgage term |
| Standard base loan amounts | above 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.55% | mortgage term |
| Larger base loan amounts | at or below 90% LTV — the cash-out band | 0.70% | 11 years |
| Larger base loan amounts | above 90% to 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.70% | mortgage term |
| Larger base loan amounts | above 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.75% | mortgage term |
The line-of-credit alternative: on a primary residence Lendmire’s HELOC program reaches 90% combined loan-to-value behind the existing first mortgage, with no FHA premium attached. For a stronger credit profile the conventional cash-out reaches the same leverage as the FHA cap with no premium at it, and one wholesale lane goes higher; eligible veterans can reach the full value, funding fee included, through VA cash-out. Every route is priced on the same numbers before anything is recommended.

What an FHA cash-out refinance is — and how the file is qualified.
Here is the program in the order it matters: the loan and the disbursement, the occupancy and payment-history rules, the insurance and its span, and the choice between FHA and its alternatives for a Jupiter home.
For the program overview, see Lendmire’s FHA cash-out refinance program, or the statewide guide at FHA Cash-Out Refinance in Florida; the rules are HUD’s, in Handbook 4000.1.
One new FHA loan, cash at closing
An FHA cash-out is a brand-new insured first mortgage. The settlement agent pays off your current first lien, pays off any second lien that is not being resubordinated, pays the closing costs, and sends you what remains once the rescission period has run. The upfront premium is financed on top of the capped base loan, so the balance at closing includes it.
The occupancy rule and the payment history
Three records settle this card: the deed, which dates the ownership; evidence at the address, which proves the occupancy; and the mortgage statement history, which must show a clean year. Confirm all three for a Jupiter home before the case number is requested, because a gap in occupancy or payment history can lead to a decline after application.
Mortgage insurance, upfront and monthly
HUD insures the lender against loss, and the borrower funds the insurance twice: an upfront premium that is a share of the base loan, financed into the balance in nearly every file, and an annual premium charged monthly on the outstanding balance at the rate the schedule sets for the leverage band and the base loan tier. At cash-out leverage the monthly premium runs eleven years and then ends.
FHA cash-out or the alternatives
Run the comparison before choosing. For a Jupiter owner with a solid score, the conventional cash-out tends to cost less over the life of the loan; for an owner with a thinner profile, FHA is the program that accepts the file. The line of credit wins when the current first mortgage is worth keeping and the sum is modest or arrives in stages.
You supply the Jupiter value, the balance, the cash you want, the term, the rate, and the escrows; HUD supplies the cap, the premium rates, and the ratio tiers. The calculator turns those inputs into the base loan, the financed premium, the total loan, the cash, the payment, and the ratio.
Where Jupiter’s equity sits — and how FHA cash-out fits.
Here is Jupiter by the numbers the Census Bureau publishes: how many households own, what the typical home is worth, and what households earn. An FHA cash-out is written against those numbers, because they set the scale of the equity and of the payment the premium rides on.
Read the figures as backdrop. Scale, not quotation: the median value sizes a typical base loan, and the median income sizes the payment, premium included, a typical household can carry.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Jupiter neighborhoods, distinct FHA files.
The equity in Jupiter sits in different kinds of homes, and the FHA program reads each kind on its own eligibility and condition rules. The submarkets below are grouped by exactly those traits.
Two- to four-unit homes, owner-occupied
An owner-occupied two- to four-unit home in Jupiter is an insured cash-out at the standard cap with the leases documented and the rental income helping the ratios; a building the owner has left goes to the conventional program at the investment cap. Roughly 20,113 Jupiter households own their homes on the latest Census estimate — 79% of all households, the pool an FHA cash-out refinance draws on.
Homes bought with FHA years ago
Plenty of Jupiter owners bought with FHA at the program’s minimum investment and have built equity since. For the ones whose credit still fits HUD better than the conventional programs, the FHA cash-out is the natural next loan, with the premium continuing under the new schedule. About 21% of Jupiter’s households rent — roughly 5,505 renter households on the latest Census estimate.
Long-held close-in homes
A close-in Jupiter house with years of occupancy behind it clears HUD’s twelve-month rule without effort and carries a small balance against a grown value; the one item to prepare for is the appraisal’s inspection against HUD’s minimum property requirements. On a one-unit principal residence at Jupiter’s median value, an FHA cash-out refinance at the program cap finances up to $486,880 before the financed upfront premium — the existing balance comes off the top, and the rest is the cash available before closing costs.
Condominiums in approved projects
For a Jupiter condominium the project is underwritten alongside the owner. Owner-occupancy share, reserves, the master policy, litigation, and commercial space all enter HUD’s review, the dues enter the ratios, and a building that cannot be approved sends the owner to a conventional lender instead. The median owner-occupied home value in Jupiter runs near $608,600 on the latest Census estimate.
High-value homes near the limit
In the pricier parts of Jupiter the base loan can approach the FHA county mortgage limit, which stops the loan before the leverage does, and a larger base loan also pays the higher annual premium tier. A file above the limit moves to the conventional or jumbo program. Jupiter is home to about 62K people and sits within the Miami-Fort Lauderdale-West Palm Beach, FL area.
Newer infill and recent purchases
A Jupiter home bought in the last few years still carries most of its purchase balance, and the cash under the cap can be small even after the occupancy year passes; a home that reaches a cash-out inside its first year through the inheritance exception is valued under HUD’s rule for homes owned under a year, and a loan officer applies that rule to the file. Median household income in Jupiter sits near $110,240 on the latest Census estimate.
The street does not change HUD’s handbook. Every Jupiter file faces the same tests: adjusted value against the appraisal, base loan against the cap, ownership and occupancy against the year, the mortgage history against the month-due rule, and the borrower against the score floor and the ratio tiers.
Four ways Jupiter homeowners put equity to work with FHA.
Jupiter homeowners bring four reasons to an FHA cash-out more than any others, and each one changes a different part of the review: the ratio, the appraisal, the sequence, or the comparison with a line of credit.
Consolidate higher-cost debt into one insured payment
Card balances, a personal loan, and a line of credit can all be retired by the settlement agent at closing, leaving a Jupiter household with one mortgage payment. HUD lets the underwriter drop the paid-off accounts from the ratios, and the tiered ratios give the file room the conventional programs may not; the price is a larger insured balance over a new full term.
Leave a loan whose structure no longer fits
Owners carrying a loan with a balloon, an adjusting rate, or an insurance product they never chose can replace it with one fixed FHA loan and a published premium schedule, taking equity in the same transaction. The Jupiter review prices that against a conventional refinance, which the decision score decides.
Replace a second lien or a line in repayment
A home equity line that has entered repayment, or a second mortgage with a rate that adjusts, can be paid off by the new insured first mortgage. HUD classes the payoff of a post-purchase lien as a cash-out, so the cash-out cap governs the base loan and the premium rides on the result.
Capitalize a business or an investment
Working capital drawn from a Jupiter home arrives as one disbursement after rescission and is repaid on the mortgage, premium included, regardless of how the venture performs. Underwriting reads the owner’s personal income and credit, not the business plan, and HUD’s standard is often the one a self-employed file clears.
Estimate the cash, the premium, and the new payment on a Jupiter home before requesting a quote.
In: value, balance, cash, term, escrows, income, debts for a Jupiter home. Out: ceiling, cash available, total loan, premium, payment, ratio, and the line alternative. Every cap, premium rate, and ratio comes from the snapshot above; the rate is a published weekly average rather than an offer.

Editable benchmark: 7.28% as of October 1, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not an FHA cash-out refinance quote.
Illustrative starting assumptions: a $610,000 home value near Jupiter’s median owner-occupied value, a $336,000 current balance, the FHA cap on a principal residence with the upfront premium financed, a thirty-year term at the current Freddie Mac benchmark, property taxes and insurance estimated for Florida (U.S. Census Bureau). Every field is editable.
An illustration, not a Loan Estimate, an approval, a quote, or a commitment to lend. The rate shown is the weekly Freddie Mac thirty-year conventional benchmark, used as a market reference; an FHA cash-out is priced by the lender at lock, and this is not an FHA cash-out refinance quote. HUD’s cap limits the base loan; the upfront premium is financed on top of the capped base loan; the monthly premium for the first year follows the snapshot’s schedule. Cash available means the base loan the cap permits less the balances retired, before closing costs, which this calculator leaves out. The line figure applies the line program’s combined loan-to-value ceiling to the same value and balance. Taxes and insurance are estimates you can edit. Licensed in sixteen states for consumer mortgages.
Same equity, three ways to borrow it.
Before settling on the insured route, see the alternatives side by side. The conventional cash-out avoids the premium but asks more of the score; the line keeps the first mortgage and adds a second lien. The comparison is on structure and cost, never on rate.
FHA cash-out, conventional cash-out, or a HELOC.
A new FHA-insured first mortgage replaces the old one, with the upfront premium financed on top and a monthly premium inside the payment for eleven years at this leverage. Leverage runs to HUD’s cap on a principal residence, the credit standard is the most forgiving of the three, and the file is judged on compensating factors as well as the score.
Where the score is solid, the conventional cash-out wins on cost: nothing added to the balance for insurance, nothing added to the payment for it, and a wholesale lane that lends above the agency cap for the strongest files. Lendmire prices it beside the FHA route on the same value, balance, and cash for every Jupiter review. See Lendmire’s conventional cash-out refinance program.
Keep the first mortgage, add a line. For a Jupiter owner with a low-cost first lien and a modest or staged need, the line usually reaches the cash for less than any refinance; for an owner whose first mortgage should go, or whose credit fits HUD better than the line program, the FHA cash-out fits. See Lendmire’s home equity line of credit.
The credit profile decides first and the existing first mortgage decides second. A file the conventional programs accept takes the conventional route; a file they decline takes FHA; a first mortgage worth keeping points either one toward the line. A Jupiter review settles it on the numbers rather than the labels. Veterans: see the VA cash-out program.
What to prepare for a Jupiter scenario review.
The documents are the ordinary refinance set, with more weight on what HUD’s occupancy and payment-history rules ask for; here is what a Jupiter FHA cash-out review draws on.
A general guide to preparing, not a complete checklist: the selected lender may ask for more, depending on the transaction, the property, the automated finding, and the income picture. Nothing here is legal or tax advice.
Local details that can change the loan.
HUD’s program is easy to summarize and exacting in its particulars. These are the file-level details that most often move a Jupiter FHA cash-out between application and closing.
Use these checks to keep the Jupiter file clean and fundable.
The cards below take up what decides a Jupiter file, and each point is confirmed from the file itself rather than assumed.
- Price the premium: Compare the FHA payment with the premium against the conventional payment without it.
- Confirm the occupancy and the history: Twelve months as the principal residence before the case number; inheritance is the exception.
- Weigh the reset: A new full term on the whole balance, premium included; a shorter term keeps the payoff horizon close to the old loan’s.
The premium rides on the loan and inside the payment
Price the insurance as two numbers, not one: the share of the base loan added to the balance at closing, and the share of the balance collected every month for eleven years at cash-out leverage. On a Jupiter home the calculator shows both, and the comparison with a conventional loan is only honest when both are in the figure.
Twelve months owned and occupied, with a clean payment history
Inheritance waives the twelve-month wait for a home occupied since the inheritance; nothing waives the payment-history rule. A loan seasoned under a year must have been paid on time throughout, and HUD does not allow a non-occupant co-borrower on a cash-out to carry the ratios.
The term starts over on the whole balance
When the term resets, the payoff date moves out and the principal share of each payment drops back to a new loan’s starting point. A shorter term offsets both for a higher payment; a Jupiter review lays the terms side by side, premium included, so the trade is chosen rather than assumed.
Condominiums need HUD project or single-unit approval
HUD insures a condominium only inside an approved project or through single-unit approval, so a Jupiter unit in a building with neither cannot take an FHA cash-out at all. Buildings with an approval on file are routine; newer or investor-heavy projects need the review before anything else is ordered.
Closing costs and the premium come out of the loan
The loan estimate arrives after application and the closing disclosure before signing, and between them the costs are fixed: appraisal, title and settlement, recording, prepaid interest, escrow set-up, and the upfront premium stacked on the base loan. On a Jupiter file the number to plan around is the cash after all of them.
From a Jupiter scenario review to cash at closing.
From the first conversation about a Jupiter home to the wire after rescission, the file passes four gates, each with its own decision.
Scenario review
The review settles the shape of a Jupiter file: whether the occupancy year and the payment record clear HUD’s test, what the premiums add, whether the conventional route would cost less, and whether a line would reach the same cash more cheaply. The answer is written terms, and the case number waits until the plan holds.
Application and case number
Application turns the plan into a file: the lender records income, assets, debts, property, and occupancy, requests the FHA case number that fixes the measuring date for the occupancy year and the payment history, and runs the automated system, which lists the conditions and confirms the ratios with the closing payoffs removed.
FHA appraisal and underwriting
Here the figures become final. The appraiser sets the Jupiter home’s value and lists any required repairs; the underwriter tests the file against the handbook and the lender’s overlays; each condition is issued, documented, and cleared ahead of the final approval; and the closing disclosure is drawn on the final loan with the premiums inside it.
Closing, rescission, and funding
At the closing table the Jupiter owner signs the note and the security instrument and the costs are settled; the rescission window then runs, and when it closes the settlement agent pays the old loans, records the new one, and wires the cash. The first payment, premium included, is due at the start of the second month after funding.
A brokerage built around equity lending.
Three reasons, in order: every instrument is on the table, so the comparison is honest; the file is shopped across programs, so the cost is not one desk’s; and the terms are written before any fee is paid.
Every route, one review
The FHA cash-out, the conventional cash-out, and the home equity line are all arranged here, so the comparison is made on arithmetic rather than on what one desk sells. A Jupiter owner sees the insured payment with the premium next to the conventional payment without it and the line behind the current loan, and decides with the figures in hand.
Placed across wholesale programs
HUD writes the rules; each wholesale lender adds its own overlays and its own cost. The Jupiter file goes where the score, the leverage, and the property fit best, and the terms the owner receives come from that placement rather than from the only desk in the building.
Terms in writing, before any fee
Every review closes with written terms: base loan, premiums, cash after costs, payment, ratios, each computed on a conservative value. The Jupiter owner reads them first; only after agreeing the plan is worth an appraisal does anything get ordered or any fee get paid, which is the only honest order to do it in.

Jupiter FHA cash-out refinance FAQs
Before you apply in Jupiter: how much, how soon, what the premium costs, and when the conventional route or a line of credit is the better instrument.
What is an FHA cash-out refinance, and who is it for?
The insured version of a cash-out: one new first mortgage, the equity returned as a lump sum, HUD’s insurance in exchange for HUD’s more forgiving review. A borrower with a strong file usually does better conventionally; a borrower with a thinner one often finds FHA is the door that opens.
How much cash can I take out with an FHA refinance?
Three numbers decide it: the value, the balance, and the cap. The cap is in the snapshot, the balance is on your statement, the value is the appraiser’s. The calculator combines them for a Jupiter home and prints the line-of-credit figure beside the FHA figure; the line reaches a higher combined leverage than HUD’s cap.
How long do I need to have lived in my home before an FHA cash-out?
A year of ownership and occupancy before the case number, proven by the deed and by records at the address, with a clean mortgage record for that year. A non-occupant co-borrower cannot be added to help the file qualify.
What does FHA mortgage insurance cost on a cash-out, and how long does it last?
The upfront premium is paid once, usually financed on top of the capped base loan; the monthly premium runs eleven years at this leverage. A later refinance into a conventional loan can end it sooner, which a Jupiter owner with an improving score should keep in view.
What credit score do I need for an FHA cash-out refinance?
The decision score is the lowest of the middle scores among the borrowers; HUD’s floor and the full-financing line are in the snapshot, and the wholesale programs set a starting point above the floor. Beyond that, the score decides the lender’s price tier (the FHA premium itself does not change with it), and the ratios and compensating factors decide the rest for a Jupiter file.
Can I take cash out of a duplex or a rental with an FHA loan?
Owner-occupied two- to four-unit homes qualify; investment property and second homes do not. The other units’ rent helps the ratios on the eligible file.
What does an FHA cash-out refinance cost to close?
The costs of a full mortgage include appraisal, title and settlement, recording, prepaid interest, escrow set-up, and the upfront premium, which is financed in nearly every file. They appear on the Loan Estimate after application and are finalized on the Closing Disclosure; most owners roll them into the loan, which lowers the cash in hand by the same amount. On a modest sum they may exceed what a line of credit costs to open, one reason the line is priced first on a Jupiter review.
What debt-to-income ratios does an FHA cash-out allow?
Reference ratios with compensating-factor tiers above them, as the snapshot shows. The premium is part of the payment the ratio measures, so on a Jupiter home the FHA ratio is computed on the full payment, premium included.
Would a HELOC be better than an FHA cash-out?
Compare the total monthly cost: the FHA payment on the whole refinanced balance, premium included, against the current payment plus a line payment for the same cash. With a low-cost first mortgage the line usually wins on a Jupiter home; with a costly or nearly paid-off mortgage, the refinance often does.
Is the FHA Streamline refinance a cash-out option?
The Streamline is a rate-and-term tool for existing FHA loans, not a route to cash. The two programs serve different purposes and are compared at the review when the current loan is FHA.
