The Quick Read: It depends, and only when the discount beats the full cost of moving. Moving assets is a pricing lever, not a requirement to qualify. It pays off if the bank will lend on your loan size, property and documents, if the discount outweighs fees and taxes, and if you will keep the money there as long as the bank asks.
A jumbo loan is a mortgage above the county’s conforming limit, so the lender sets its own rules. Some banks reward you for holding deposits or investments with them. That reward can be real. It can also be smaller than the price of getting it.
Jumbo payment estimate
The starting figures are an example price in the jumbo range with ten percent down on a thirty-year fixed. Replace them with yours.
Editable benchmark: 7.40% as of October 15, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not a jumbo loan quote.
Illustrative starting assumptions: a $1,000,000 price in the jumbo range, ten percent down on the top-leverage lane, a thirty-year fixed structure at the current Freddie Mac conforming benchmark, and property taxes and insurance estimated at typical national rates. Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conforming benchmark, a market reference and not a jumbo loan quote; jumbo rates are set by the lender and the lane at lock and differ from the conforming benchmark. An adjustable-rate scenario is shown at the benchmark for the whole term; the rate after the initial period is unknown. Reserve months and appraisal counts follow the lane sheet for the amount band; the automated finding may require more. Taxes, insurance and dues are editable estimates; closing costs are not included. On most lanes the conforming limit for the county decides whether a loan is jumbo at all; two lanes start at a stated dollar floor instead. Licensed in sixteen states for consumer mortgages.
Do You Have to Move Assets to Get a Jumbo?
No. Verified assets can support a jumbo application at any lender, wherever they sit. What the lender needs is proof that the money is yours, that it is real, and that it covers the down payment, closing costs and reserves.
Reserves are the liquid funds left after closing, counted in months of your full housing payment. Across the wholesale programs I place files with, reserves rise with the loan amount. Bigger loans ask for more months.
Moving assets is a different thing. A bank offers a pricing perk for bringing business to it. Banks are allowed to do this. The Federal Reserve’s reading of the anti-tying rules for bank holding companies permits a bank to tie a loan’s price to a deposit, loan or trust service from that same bank. So a deposit-linked jumbo discount is legal. It is a bank-specific practice, not a right you hold.
Why Do Banks Offer This?
Many banks keep jumbo loans on their own books instead of selling them. They want the rest of your money too. Deposits fund their lending, and managed investments earn them fees. The discount is the bait, and sometimes the trade is fair.
Treat the offer as a bundle. You get a better mortgage price, and the bank gets a larger relationship with you. Ask what each side of that bundle is worth.
What Is the Discount Really Worth?
Less than the headline suggests, unless you run the numbers. The discount lowers your rate, which lowers the cost of the loan over its life. Size varies by bank and tier, and offers change. I have seen credits and discounts differ a lot even for similar balances, so get the terms in writing.
Set the benefit against the costs in a simple table you fill in yourself:
| Line item | Where it comes from | Your number |
|---|---|---|
| Interest saved over your holding period | The bank’s discount | Yours |
| Annual fees on moved assets | Management or account fees | Yours |
| Tax on assets sold to move them | Capital gains | Yours |
| Lost returns or product access | Leaving your current provider | Yours |
If the savings column wins by a wide margin over the years you will really hold the loan, moving can make sense. If it wins by a hair, skip it.
Here is a mini-picture. Say a buyer puts 20% down on a jumbo purchase and plans to stay about a decade. The bank’s discount only matters if the buyer actually keeps the loan that long. A sale or refinance in a few years cuts the savings short while the fees on the moved assets keep running. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
What Costs Do People Forget?
Most people forget the cost of the assets themselves, not the mortgage.
| Cost | When it applies | How to reduce it |
|---|---|---|
| Taxes | You sell holdings instead of transferring them | Ask about moving in kind |
| Management fees | Money goes into a managed account | Choose deposits, not managed money |
| Lost access | You leave your current advisor or platform | Compare services first |
| Concentration | Large cash at one institution | Check deposit insurance limits |
| Conditions | Discount depends on balances | Read the maintenance terms |
Tax treatment can depend on your situation; borrowers should speak with a qualified tax professional before relying on any deduction or credit.
Deposits and managed money are not the same commitment. Parking idle cash is easy to reverse. Handing over a portfolio is not. Banks may also earn more from managing your assets than from the mortgage, so know which side of the deal is doing the paying.
How Does Moved Money Look to the Underwriter?
Underwriting is the lender’s file review. Moved money adds paperwork, and paperwork adds questions.
Lenders must be able to verify your funds. Under the Fannie Mae Selling Guide, unverified funds are not acceptable for down payment, closing costs or reserves. The same guide defines a “large deposit” as a single deposit above 50% of your total monthly qualifying income. Jumbo lenders set their own overlays, and they are often stricter. Expect to explain any big deposit.
A transfer between your own accounts is usually fine when the source is clear on the statement. A new account with a fresh balance and no history is harder to read. Practical rules:
- Finish moving funds before you apply, if you move them at all.
- Keep every statement showing the money’s path.
- Tell your broker or loan officer early about brokerage accounts, business funds, trusts or sale proceeds.
- Do not shuffle money casually mid-file.
Is the Discount Conditional?
Often, yes. Some discounts depend on balances you must keep, and if the assets leave later, the rate may step up. Whether a particular discount is permanent or tied to ongoing balances depends on the bank’s terms, so don’t assume either way. Ask the bank, in writing:
1. Which accounts count: deposits, brokerage, managed money, retirement accounts?
2. What are the balance tiers, and when are they measured?
3. Do down-payment funds count?
4. What happens if the balance drops below the tier?
5. Does the pricing reset, and what does an exit cost?
If the bank will not answer in writing, you have your answer.
Who Is It Worth It For?
Profile matters more than any rule.
| Borrower | Likely lean | Why |
|---|---|---|
| Existing customer with idle cash | Often yes | Little to move, little to lose |
| Holds a large portfolio with an advisor you like | Often no | Fees and lost service can erase the discount |
| Self-employed with uneven income | Maybe | The bank may not accept your documents |
| Salaried earner with strong income | Maybe | Income may carry the file without any move |
| Loan size or property outside the bank’s box | No | The discount is moot if the bank will not lend |
Bank, Broker or Wholesale?
A bank can win when you are a clean, standard borrower with real assets already there. A broker can win when your file is less tidy or the bank’s discount comes with strings.
A mortgage broker arranges loans through wholesale lenders instead of lending its own money. Lendmire is a broker, not a lender. Across the wholesale jumbo loan programs it works with, the headline lane starts at a 660 decision score, goes up to 90% leverage and reaches loans of $5,000,000. The fixed lanes allow a ratio ceiling of 50%. Other lanes stop at 80% leverage, with lower ceilings on the adjustable and interest-only structures. Some lanes accept non-warrantable condominiums, and lane rules differ for primary, second-home and investment occupancy. All of it is subject to lender guidelines and full file review, and none of it is a commitment to lend.
The point: you can often get jumbo financing without moving a dollar. You just don’t get a relationship discount.
How Do You Compare Offers Fairly?
Line the offers up side by side.
1. Ask each lender for a Loan Estimate. Per the CFPB, you provide six items: name, income, Social Security number, property address, estimated value and desired loan amount. The lender then has three business days to deliver it. It is not an approval. 2. Compare the line items and section totals, not the headline pitch. 3. Subtract the cost of moving assets from the bank’s offer. 4. Pick the loan that wins after that subtraction.
Some borrowers also look at pledged-asset or portfolio-backed structures instead of moving money. Those are a different product with different risks, so compare them on their own terms.
Key Terms Defined
Jumbo loan: a mortgage larger than the county’s conforming limit, set each year by the FHFA.
Relationship pricing: a bank discount or credit for holding deposits or investments with it.
Reserves: liquid funds left after closing, counted in months of your full payment.
Underwriting: the lender’s review of your credit, income or assets, and the property.
Large deposit: a single deposit above 50% of monthly qualifying income, which needs a documented source.
Frequently Asked Questions
Do I have to move assets to get a jumbo?
No. Lenders must verify income or assets, but no rule requires you to hold them with the lender. Moving assets can earn a pricing perk at banks that offer one. Many jumbo programs work without it.
Will moving money complicate my file?
Moving money can complicate a file. New accounts and large transfers create paperwork, and unverified funds do not count toward down payment, closing costs or reserves. Move funds early, keep statements, and tell your loan officer what is changing.
Do I owe tax if I transfer a brokerage account?
Possibly, if you sell holdings instead of moving them in kind. Selling appreciated assets can create a taxable event, and the rules on capital gains and losses determine how that gain is treated. Speak with a qualified tax professional before you move anything.
What if I move the assets back later?
The rate may step up, depending on the bank’s terms. Some discounts depend on ongoing balances. Get the maintenance and reset terms in writing before you agree.
Should I shop beyond my own bank?
Yes. A discount only helps at banks that offer one, and it does not make a bank a more affordable option. Compare Loan Estimates from several sources, including wholesale channels through a broker.
