Asset-based mortgage in Jurupa Valley, California — qualify on assets, not income
Jurupa Valley Asset-Based Mortgage

Asset-Based Mortgage in Jurupa Valley, California: Qualify on Assets, Not Income

An asset-based mortgage in Jurupa Valley, CA is the loan for a household whose wealth sits in accounts rather than in a paycheck: the file is qualified on the balances, not on tax returns or pay stubs. Two paths run under the program. On the asset qualifier path the usable assets cover the whole loan and no employment or income is documented at all. On the asset depletion path the assets are converted into a monthly income and the file is read the way any income file is read.

Current Program Snapshot

Current asset-based guidelines, updated from one source.

Four cards and three tables carry every figure an asset-based file turns on, drawn from one source built on the wholesale program sheets: amount, credit, leverage, and the retirement credit in the cards; the account-by-account credit, the depletion haircuts, and the leverage by occupancy in the tables. The prose around them explains how the figures are used.

Loan Amount
to $4M

Up to $4,000,000 on assets alone; $3,500,000 when assets become income

Loan size follows the path. Covering the loan outright with usable assets reaches $4,000,000; spreading a pool of assets into a monthly income reaches $3,500,000 and starts at $125,000. The amount on either path is a program parameter, subject to the lender’s guidelines at lock.

Credit Score
600 floor

The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix

The published floor is 600 for the asset qualifier path. The asset depletion path prices by score tier inside the documentation suite’s matrix, and the leverage available at a given score falls as the loan grows. Either way the score is one input among several, settled in underwriting.

Leverage
up to 80%

That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out

On the asset qualifier path a purchase reaches 80% of the price and a refinance 75% of the value, on a principal residence or a second home. On the asset depletion path a purchase or rate-and-term refinance reaches the same 80% on those occupancies, and a cash-out refinance stops at 60%.

Retirement Accounts
90% / 100%

Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income

The age line at 59½ is a program rule, not a tax rule, though it echoes one: below it the asset qualifier path credits 90% of a retirement balance, above it 100%. The asset depletion path ignores age and counts 70% of the balance before dividing by the months.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. Jurupa Valley Asset-Based Mortgage Guide

What an asset-based mortgage is — and how the two paths qualify a file.

The asset-based program is one program with two doors. Through the first, a Jurupa Valley buyer walks in with statements that add up to the loan and leaves employment and income out of the file entirely. Through the second, a buyer whose balances do not cover the loan walks in with the same statements and the lender turns them into a monthly figure to test against the payment. The cards below describe each door and the rules at the threshold.

For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in California; for the age rule on retirement withdrawals, see the IRS.

01.

Two paths, one program

A Jurupa Valley loan officer reads the statements against both paths before recommending one. Covering the loan outright keeps income out of the file and keeps the reserve requirement off at the refinance leverage, but it needs assets equal to the loan. Depleting the assets into income does not need the balances to cover the loan, opens investment property and cash-out at their own ceilings, and brings the ratio test back. The recommendation follows the balances.

02.

The asset qualifier path

On the asset qualifier path the lender adds up the eligible accounts, credits each at its share, and compares the total with the loan. Brokerage accounts, certificates of deposit, money market accounts, and savings count in full; a 401(k) or IRA counts at a reduced share while the owner is under 59½ and in full from 59½ on. Accounts combine across types, so a Jurupa Valley buyer with a mixed balance sheet is read on the sum.

03.

The asset depletion path

On this path the eligible balances are reduced by account type, the total is spread over the divisor, and the monthly figure is read as income against the housing payment and other debts. Seasoning is longer here than on the asset qualifier path: statements at least four months old at application plus a current one, unless the money came from the sale of a business, an inheritance, or a legal settlement. A Jurupa Valley loan officer sorts the eligible accounts from the ineligible ones at the start.

04.

Seasoning, statements, and what counts

Seasoning means how long the money has been where the statements say it is. On the asset qualifier path, two months of statements for each qualifying account is the rule. On the asset depletion path the lender wants statements at least four months old plus the most recent one, with the sale of a business, an inheritance, or a legal settlement excused from the wait. A Jurupa Valley buyer planning a purchase after a liquidity event plans the seasoning first.

The Core Calculation
Price − down payment = loan; loan ≤ usable assets = the asset qualifier test is met; loan > usable assets = the asset depletion path, where the derived income must carry the ratio; credit, seasoning, and leverage still apply.

Two paths, one set of inputs. The calculator shows the largest loan the assets would cover on the asset qualifier path inside the leverage ceiling, and the monthly income the same accounts would produce on the asset depletion path, so a Jurupa Valley buyer can see which path the balance sheet favors before a loan officer confirms it.

Jurupa Valley Market Context

Jurupa Valley’s market in figures — and how asset-based lending fits.

A Jurupa Valley asset-based loan is sized to a price, and the price is set by the market these figures describe: the population, the median value, the owner share, and the owner-household count from the Census Bureau’s latest estimate. The snapshot above holds the program’s figures; this block holds the market’s.

Citywide figures provide general market context, not an appraisal or an income calculation. Read the value figure against the leverage ceiling: the asset qualifier path finances a share of the price and the assets must cover the loan, so a higher median moves the asset threshold up with it. The ownership figures describe the market an appraiser values the home within.

Jurupa Valley Submarkets

Distinct Jurupa Valley neighborhoods, distinct asset files.

Each card below is a Jurupa Valley submarket seen through the program: who buys there on assets, which path usually fits, and what the loan officer checks first. The figures in the snapshot apply everywhere; the emphasis changes from one card to the next.

01.

High-rise and luxury condominiums

Jurupa Valley’s high-rise and luxury condominiums draw the buyers the program is built for: a household downsizing from a house it owns outright, with the proceeds in a brokerage account and no salary to show. The unit is a principal residence or a second home on either path, the dues enter the depletion ratio, and the lender’s project review runs alongside the asset review. Jurupa Valley is home to about 107K people.

02.

Second homes and pied-à-terre purchases

A Jurupa Valley pied-à-terre bought by a household whose principal residence is elsewhere is a second-home file at the second-home leverage on either path. The asset qualifier path covers the loan with the statements; the depletion path converts them. Neither asks about the income that supports the other home. The median owner-occupied home value in Jurupa Valley runs near $574,600 on the latest Census estimate.

03.

Close-in architect-designed homes

A distinctive Jurupa Valley house is a distinctive appraisal. The asset side of the file is unaffected, but the leverage ceiling is applied to the appraised value, so a buyer on the asset qualifier path plans the usable total with room for the value to land under the contract. On a home in Jurupa Valley priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.

04.

Two-to-four-unit homes

The owner-occupant in a Jurupa Valley duplex or fourplex is read as a principal-residence buyer on the asset rules; the pure investor is read on the depletion path alone. Property eligibility for multi-unit homes follows the placing lender, and a loan officer confirms it before the path is chosen. About 30% of Jurupa Valley’s households rent — roughly 8,390 renter households on the latest Census estimate.

05.

Newer luxury infill and new construction

New luxury construction in Jurupa Valley appraises cleanly, so the file is about the amount: a loan near the top of the program needs usable assets to match on the asset qualifier path, or a depletion income large enough to carry the payment. The calculator on this page shows both readings for a price in that range. Median household income in Jurupa Valley sits near $97,550 on the latest Census estimate.

06.

Estate properties

An estate purchase on assets is sized against the program ceiling and the usable total at once. A Jurupa Valley buyer near the ceiling is read closely on the margin, on which accounts count, and on the age rule for retirement money, because a small change in the credited total moves a large loan. Roughly 19,663 Jurupa Valley households own their homes on the latest Census estimate — 70% of all households, the pool an asset-based purchase joins.

A Jurupa Valley loan officer uses submarket knowledge to set expectations about value and comparable sales; the program’s figures are set by the sheets, not by the neighborhood, and every file is held to them.

How Jurupa Valley Buyers Use Asset-Based Mortgages

Four ways Jurupa Valley buyers put their assets to work.

The asset-based mortgage does one thing the income programs cannot: it lends to a household whose statements, not its earnings, show the means to repay. Four common Jurupa Valley uses follow, each read against the path that usually carries it.

Borrow rather than sell

Keep the investments invested

For a Jurupa Valley buyer weighing a cash purchase against a mortgage, the asset-based program offers the mortgage without the income file. The assets are counted on paper, the home is financed, and the portfolio stays invested. A loan officer shows the two paths on the actual balances before the offer is written.

Asset qualifier refinance

Refinance a home the assets already stand behind

The refinance is the retiree’s use: the income that qualified the original loan has stopped, the portfolio has not, and the asset qualifier path reads the portfolio. A Jurupa Valley file needs usable assets equal to the new loan, a loan inside the refinance leverage, and two months of statements per account.

Asset depletion purchase

Turn a portfolio into qualifying income

A Jurupa Valley buyer whose assets are substantial but short of the loan uses the asset depletion path: the eligible accounts are haircut by type, added up, and divided by the divisor into a monthly income that carries the new payment through the debt-to-income test. The minimum-assets rule applies when that income stands alone, and is waived when it supplements documented earnings.

Asset qualifier purchase

Buy a home on assets alone, with no income in the file

A Jurupa Valley buyer whose usable assets equal or exceed the loan buys a principal residence or a second home on the asset qualifier path: no employment verified, no tax returns, no income calculation. The down payment is at least the share of the price above the leverage ceiling, the statements cover two months, and the credit score sits at or above the published floor.

Asset Coverage Estimate

Measure a Jurupa Valley loan against the assets before requesting a review.

The starting figures are a Jurupa Valley price above the median, a loan at a share of the price inside both paths’ purchase leverage, and a balance sheet split among cash, brokerage, and retirement accounts with the owner under 59½. Change any of them. The verdict, the margin, the depletion income, and the payment update as you type.

Taxes and insurance are estimates. Nothing here is tax or investment advice.

Asset Qualifier vs. Asset Depletion vs. Bank Statement

Same buyer, three ways to document the file.

A Jurupa Valley buyer who cannot document income the conventional way has three documentation routes in this program family, and the routes are not interchangeable: assets that cover the loan, assets converted into income, or business deposits read as income. The cards below put the three side by side on the questions that separate them.

Structure Comparison

Assets that cover the loan, assets as income, or deposits as income.

The asset qualifier path

When the credited balances reach the loan, nothing else about income needs to be shown. The trade is the threshold: the assets must cover the loan itself, not a share of it, and investment property is not on this path. Reserves are not required at or below the refinance leverage, and the file is the statements, the credit report, and the appraisal.

The asset depletion path

Haircut assets divided by the divisor into a monthly income, then the debt-to-income test with the new payment. Principal residences, second homes, and investment property; purchase, rate-and-term, and cash-out at published ceilings; a minimum-assets rule when the income stands alone; longer seasoning.

A bank statement loan

A different question entirely: not what the household owns but what the business brings in. The bank statement loan suits the Jurupa Valley owner with strong deposits and modest savings, where the asset-based paths suit the household with strong savings and modest deposits. See Lendmire’s bank statement loan program.

Where each one fits

Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a Jurupa Valley household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.

Typical File Components

What to prepare for a Jurupa Valley scenario review.

Preparation for a Jurupa Valley asset-based review is mostly gathering: the statements for each account, the age of the owner of each retirement account, the credit report, and, on the depletion path, any income the asset income will supplement. The items below are the ones a loan officer asks for first.

Documented income, if any, on the depletion pathWhen asset income supplements earnings, the earnings are documented in the usual way, the minimum-assets rule is waived, and the combined ratio may run to forty-five percent.
Statements for every qualifying accountAll pages, for the months the path requires: two months on the asset qualifier path, and on the depletion path a statement at least four months old plus the most recent one.
Gift documentation, where a gift is part of the pictureA gift letter and the transfer trail for any gifted funds, read under the lender’s gift rules for the path chosen and documented like any other deposit.
Brokerage statements showing holdingsThe lender reads what the account holds, not only its balance; publicly traded securities count, while stock options and unvested restricted stock do not.
Paperwork behind large depositsA sale of property or a business, an inheritance, a legal settlement, or a transfer between the borrower’s own accounts, each documented with the papers that produced the money.
Occupancy statementPrincipal residence, second home, or investment property; the occupancy decides which path is open and which leverage ceiling applies, and it is confirmed with intent and use.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.

Jurupa Valley File Considerations

Local details that can change the loan.

What changes an asset-based file is rarely the headline figure. It is the retirement balance credited at a lower share because the owner is a year short of the age line, the deposit that has not seasoned, the account type the lender will not count, or the rental occupancy that moves the file to the depletion path. The items below catch them.

Before You Move Forward

Use these checks to keep the Jurupa Valley file clean and fundable.

The checklist for a Jurupa Valley asset-based file starts with the accounts: the age of each retirement owner, the months of statements, the eligibility of each account type. The path and the leverage follow from the answers.

  • Confirm the age rule: a birthday close to the age line can change the usable total and the path.
  • Count the months: a sale of a business, an inheritance, or a settlement is excused from the depletion wait.
  • Name the occupancy: investment property opens the depletion path only, at its own ceiling.
i.

Retirement accounts and the age line

The age line is applied per owner and per account. A Jurupa Valley couple where one spouse is past 59½ and the other is not sees each account credited by its own owner’s age, and the sum is what counts against the loan. The accounts stay where they are; the age rule governs the credit, not the custody. The birthday is checked against the date of the application.

ii.

Seasoning by path

Seasoning differs by path. Covering the loan with assets needs two months of statements for each qualifying account. Depleting the assets into income needs a statement at least four months old plus a current one, with sale-of-business, inheritance, and legal-settlement funds excused. A Jurupa Valley buyer timing a purchase after a liquidity event counts the months before the offer.

iii.

Occupancy decides the path

A second home on assets is common and straightforward on both paths; a rental on assets is a depletion file by definition. The Jurupa Valley loan officer confirms the occupancy with the borrower’s intent and the property’s use, and the lender holds the file to it. A rental’s own appraisal and lease are read beside the statements.

iv.

Credit and housing history

Assets do not substitute for credit. A Jurupa Valley borrower with the balance sheet to cover the loan still needs the score at or above the floor; on the depletion path the housing history must be one the program accepts, and more than one bankruptcy is not eligible. The credit report is pulled once and read against the path chosen.

v.

Supplementing income with asset income

The depletion path can add asset income to documented earnings rather than replace them. The combined ratio may run to forty-five percent when the income is supplemented, and the minimum-assets rule is waived. For a Jurupa Valley household with a pension, a part-time income, or a small business and a meaningful portfolio, the supplemented file is often the stronger one.

A Clear Process

From a Jurupa Valley asset review to keys in hand.

An asset-based purchase runs in a fixed order: a review of the statements that settles the path and the leverage, a contract and an appraisal, underwriting of the accounts and the credit, and closing. The steps below describe each for a Jurupa Valley file.

i.

Asset review

The first conversation settles the shape of a Jurupa Valley file: which path the balances support, what leverage the purpose allows, how long the accounts have seasoned, and whether the usable total clears the loan with a margin. The review names the path, and the loan officer writes the outcome down before any offer is drafted.

ii.

Contract and appraisal

The contract sets the price the loan is measured against; the appraisal confirms the value supports it. On a Jurupa Valley file where the assets just cover the loan, an appraisal that lands under the price is answered with a larger down payment, which lowers the loan the assets must cover.

iii.

Underwriting

Underwriting on an asset-based file is about the accounts: every page of every statement, every large deposit explained, every retirement owner’s age confirmed, the seasoning counted. On the depletion path the ratio is calculated with the new payment; on the asset qualifier path the total is confirmed against the loan.

iv.

Closing

The final figures arrive in the closing disclosure, the funds to close are wired from a documented account, and the Jurupa Valley home records in the buyer’s name. Nothing about the portfolio changes unless the buyer chose to draw the down payment from it.

Why Lendmire

A brokerage that reads both paths.

Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on an asset-based file the brokerage’s job is to read the balance sheet against both paths, place the loan with the wholesale program that fits, and put the terms in writing. The lender is never named on these pages; the arithmetic is.

i.

Both paths, one set of statements

Before any recommendation, the Jurupa Valley statements are run through the asset qualifier path and the asset depletion path on the lender’s own rules: the credit shares and the age line on one side, the haircuts and the divisor on the other. The buyer sees the usable total against the loan and the derived income against the payment, and the path is chosen on the result.

ii.

The account rules explained before the offer

Reading the statements early is the whole method. A Jurupa Valley loan officer sorts the accounts, confirms the owners’ ages against the age line, counts the months, and names the usable total on each path, in writing, before an offer is drafted. The aim is a file with as little as possible left to be discovered in underwriting.

iii.

Licensed, consumer-purpose, in writing

Asset-based mortgages on a principal residence or a second home are consumer loans, placed under Lendmire’s consumer licensing in sixteen states with the disclosures that attach to any consumer mortgage. A Jurupa Valley buyer gets the terms in writing from a licensed loan officer, and nothing on this page is an offer or a quote.

Questions Jurupa Valley Buyers Ask

Jurupa Valley asset-based mortgage FAQs

The questions Jurupa Valley buyers bring to an asset-based mortgage, answered in order: the two paths, the age rule, the seasoning, the eligible accounts, the leverage, the occupancies, and the comparison with a bank statement loan.

What is an asset-based mortgage?

An asset-based mortgage is a consumer home loan qualified on what the borrower owns rather than what the borrower earns. The lender counts eligible accounts, credits each at a share, and either requires the total to cover the whole loan or converts it into a monthly income. In Jurupa Valley it is the loan for retirees, sellers of businesses, and households living on a portfolio.

How does the asset qualifier path work?

On this path the assets are the ability to repay, which is why they must cover the loan itself rather than a share of it. A Jurupa Valley loan officer calculates the usable total before the offer, and a shortfall is usually answered with a larger down payment, which lowers the loan to what the assets cover.

How does the asset depletion path work?

It converts assets into income. Cash and certificates of deposit count in full, securities at a lower share, retirement accounts lower still regardless of age, and real-estate equity lowest; the haircut total is divided by the divisor and treated as monthly income. The path reaches principal residences, second homes, and investment property.

How are 401(k) and IRA balances counted, and why does 59½ matter?

A 401(k), a traditional or Roth IRA, and similar employer plans are read the same way: by the owner’s age on the asset qualifier path and at a flat haircut on the depletion path. Vested balances count; stock options and unvested restricted stock do not. A Jurupa Valley loan officer confirms each account’s treatment at the review.

What credit score does an asset-based mortgage need?

The asset qualifier path publishes a credit floor, shown in the snapshot above. The asset depletion path reads the score against the documentation suite’s matrix, where the floor rises with the leverage and the loan amount. On the depletion path the housing history is reviewed as well, and a prior housing event waits out the program’s seasoning; the qualifier path publishes the floor alone.

I just sold my business. Can I buy on the proceeds?

A liquidity event produces exactly the balance sheet the program expects: assets well above the loan and earnings that have paused. A Jurupa Valley seller covers the loan on the asset qualifier path when the proceeds reach it, or converts smaller proceeds into income on the depletion path with the seasoning excused.

How is this different from a bank statement loan?

A bank statement loan reads the deposits flowing into a self-employed owner’s accounts as income; an asset-based mortgage reads the balances sitting in the accounts. The first suits the Jurupa Valley business owner with strong cash flow and modest savings; the second suits the household with strong savings and little or no income. Lendmire places both.

Which accounts count, and which do not?

Brokerage accounts, savings and checking, money market accounts, certificates of deposit, and retirement accounts count on both paths. Custodial accounts, deferred compensation, escrow balances, foreign funds, cash on hand, stock options, unvested restricted stock, and funds held at non-regulated companies do not. Real-estate equity and private stock count on the depletion path only.

Are reserves required?

Not on the asset qualifier path at or below the refinance leverage; above it the lender sets the requirement. The depletion path lists no reserve months of its own, though the assets producing the income are by nature in reserve. A Jurupa Valley loan officer confirms what, if anything, must be held after closing.

How large can the loan be?

The asset qualifier path reaches the larger ceiling, shown in the snapshot, provided the usable assets cover the loan; the asset depletion path runs between its own minimum and maximum, also shown. Both figures are program parameters, subject to the lender’s guidelines at lock.
