Asset-based mortgage in Islamorada, Florida — qualify on assets, not income
Islamorada Asset-Based Mortgage

Asset-Based Mortgage in Islamorada, Florida: Qualify on Assets, Not Income

Asset-based means the accounts carry the loan. An Islamorada, FL buyer chooses between two ways of proving it: the asset qualifier path, where brokerage, bank, and retirement balances, each counted at its own share, must add up to the loan amount itself, and the asset depletion path, where a pool of assets is spread across a fixed number of months to produce the income the debt-to-income test wants to see.

Current Program Snapshot

Current asset-based guidelines, updated from one source.

Treat these as the program’s limits rather than an offer: the largest loan on each path, the credit floor, the maximum leverage, and the retirement-account credit on either side of the age line. The tables beneath the cards are the working rules a loan officer applies to the statements, and they change here when the sheets change.

Loan Amount
to $4M

Up to $4,000,000 on assets alone; $3,500,000 when assets become income

Loan size follows the path. Covering the loan outright with usable assets reaches $4,000,000; spreading a pool of assets into a monthly income reaches $3,500,000 and starts at $125,000. The amount on either path is a program parameter, subject to the lender’s guidelines at lock.

Credit Score
600 floor

The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix

The published floor is 600 for the asset qualifier path. The asset depletion path prices by score tier inside the documentation suite’s matrix, and the leverage available at a given score falls as the loan grows. Either way the score is one input among several, settled in underwriting.

Leverage
up to 80%

That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out

On the asset qualifier path a purchase reaches 80% of the price and a refinance 75% of the value, on a principal residence or a second home. On the asset depletion path a purchase or rate-and-term refinance reaches the same 80% on those occupancies, and a cash-out refinance stops at 60%.

Retirement Accounts
90% / 100%

Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income

The age line at 59½ is a program rule, not a tax rule, though it echoes one: below it the asset qualifier path credits 90% of a retirement balance, above it 100%. The asset depletion path ignores age and counts 70% of the balance before dividing by the months.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. Program Notice

This page describes program parameters, not an offer. The amounts, the credit floor, the leverage, the credit shares, the haircuts, and the seasoning are wholesale guidelines, subject to change without notice and to full underwriting; the statements, the credit report, and the appraisal decide every file. The calculator is illustrative and the lender’s own calculation governs. Lendmire is a mortgage broker, not a lender, licensed for consumer mortgages in sixteen states. NMLS #2371349.

Islamorada Asset-Based Mortgage Guide

What an asset-based mortgage is — and how the two paths qualify a file.

The program’s distinguishing rule is how much of an account it counts, and that it will count retirement money on the path that documents no income at all. For an Islamorada household living on a portfolio, the practical questions are which path fits, how each account type is credited, and how long the money needs to have been in place. The four cards answer them in order.

For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in Florida; for the age rule on retirement withdrawals, see the IRS.

01.

Two paths, one program

Think of the two paths as two thresholds. On the asset qualifier path the threshold is the loan amount itself: the credited balances must reach it. On the asset depletion path the threshold is a ratio: the credited balances, divided into monthly income, must carry the housing payment and the other debts. An Islamorada file with a large balance sheet usually clears the first; a file with a moderate one is often written on the second.

02.

The asset qualifier path

No employment and no income is documented on this path. That is not a loophole; it is the structure. The lender’s ability-to-repay review rests on the assets themselves, which is why they must cover the whole loan rather than a share of it. An Islamorada retiree whose statements add up to the loan amount is read on those statements, without a tax return, a pay stub, or a bank statement income calculation.

03.

The asset depletion path

On this path the eligible balances are reduced by account type, the total is spread over the divisor, and the monthly figure is read as income against the housing payment and other debts. Seasoning is longer here than on the asset qualifier path: statements at least four months old at application plus a current one, unless the money came from the sale of a business, an inheritance, or a legal settlement. An Islamorada loan officer sorts the eligible accounts from the ineligible ones at the start.

04.

Seasoning, statements, and what counts

Seasoning is the proof that the assets are the borrower’s to keep: two months of statements on the asset qualifier path, older statements plus the current one on the asset depletion path. Large recent deposits inside that window are read, not ignored: a transfer between the borrower’s own accounts is documented as such, a sale of property or a business with its paperwork, and a gift under the lender’s gift rules. An Islamorada file that shows the trail cleanly meets fewer questions in underwriting.

The Core Calculation
Usable assets − loan = the margin on the asset qualifier path; haircut assets ÷ months = the income on the asset depletion path; the calculator below runs both on the same balance sheet.

Two paths, one set of inputs. The calculator shows the largest loan the assets would cover on the asset qualifier path inside the leverage ceiling, and the monthly income the same accounts would produce on the asset depletion path, so an Islamorada buyer can see which path the balance sheet favors before a loan officer confirms it.

Islamorada Market Context

Islamorada’s market in figures — and how asset-based lending fits.

An Islamorada asset-based loan is sized to a price, and the price is set by the market these figures describe: the population, the median value, the owner share, and the owner-household count from the Census Bureau’s latest estimate. The snapshot above holds the program’s figures; this block holds the market’s.

Citywide figures provide general market context, not an appraisal or an income calculation. Read the value figure against the leverage ceiling: the asset qualifier path finances a share of the price and the assets must cover the loan, so a higher median moves the asset threshold up with it. The ownership figures describe the market an appraiser values the home within.

Islamorada Submarkets

Distinct Islamorada neighborhoods, distinct asset files.

Each card below is an Islamorada submarket seen through the program: who buys there on assets, which path usually fits, and what the loan officer checks first. The figures in the snapshot apply everywhere; the emphasis changes from one card to the next.

01.

Waterfront and view homes

An Islamorada waterfront purchase on assets is the program’s signature file. The usable total is measured against a loan at the second-home leverage, the retirement credit is applied by the owner’s age, and the flood policy enters the depletion ratio if the file is written on that path. On a home in Islamorada priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.

02.

Year-round primary residences

A year-round Islamorada home bought on assets is the retiree’s file: the former residence sold, the proceeds in the accounts, and the new home financed on the statements. The usable total usually covers the loan outright. When it does not, the depletion path converts the proceeds into income after its own longer seasoning period. Median household income in Islamorada sits near $87,222 on the latest Census estimate.

03.

Second homes and vacation condominiums

Islamorada’s second homes are the program’s natural market: a principal residence elsewhere, a portfolio, and a vacation home bought on the statements. The asset qualifier path keeps income out of the file when the usable total covers the loan. Roughly 2,665 Islamorada households own their homes on the latest Census estimate — 85% of all households, the pool an asset-based purchase joins.

04.

Resort condominium projects

An Islamorada resort condominium is an eligibility question before it is an asset question. The loan officer orders the project review early; if the building qualifies, the file proceeds on the account rules like any second-home purchase. The building’s status is settled before the path is chosen. About 15% of Islamorada’s households rent — roughly 487 renter households on the latest Census estimate.

05.

Rental-ready properties

An Islamorada property bought to rent is an investment occupancy, which means the depletion path at the investment leverage, with a stronger score for a first-time investor. Where the rental income itself is meant to carry the loan, the business-purpose investor programs on this site are the alternative, and a loan officer compares the two. Islamorada is home to about 7.1K people.

06.

Estate and compound properties

Islamorada’s estate and compound properties are where the program’s largest loans are written, and the asset qualifier path is the natural fit there: a balance sheet that covers a loan near the ceiling, no income in the file, and an appraisal that takes its time. The margin above the loan is the figure the loan officer watches. The median owner-occupied home value in Islamorada runs near $919,600 on the latest Census estimate.

The rules do not change with the street. Every Islamorada file is checked the same way: eligible accounts, credit share or haircut, usable total against the loan or divided into income, leverage against the ceiling for the purpose and occupancy, seasoning, and credit. The submarket shapes the price and the appraisal, nothing more.

How Islamorada Buyers Use Asset-Based Mortgages

Four ways Islamorada buyers put their assets to work.

The asset-based mortgage does one thing the income programs cannot: it lends to a household whose statements, not its earnings, show the means to repay. Four common Islamorada uses follow, each read against the path that usually carries it.

Asset depletion purchase

Turn a portfolio into qualifying income

When the balances will not cover the loan, the depletion path turns them into a monthly figure instead. For an Islamorada buyer that means a longer seasoning, haircuts by account type, retirement balances counted at a flat share regardless of age, and a file that is read like any income file once the income is derived.

Asset qualifier refinance

Refinance a home the assets already stand behind

An Islamorada owner with a mortgage written on income that no longer exists on paper refinances on the asset qualifier path when the usable assets cover the new loan. The refinance leverage sits below the purchase leverage; whether cash can be taken out on this path, and at what leverage, is set by the lender and is not published.

Second home or investment

Finance a second home or a rental on assets

A second home is reachable on either path at the same purchase leverage; an investment property is reachable on the asset depletion path only, at a lower ceiling. An Islamorada buyer financing a rental on assets is qualified on the depletion income, the rental is underwritten as an investment occupancy, and a first-time investor needs a stronger score.

Borrow rather than sell

Keep the investments invested

Borrowing against the strength of a balance sheet rather than spending it is the program’s quiet use. The Islamorada buyer keeps the brokerage account, the retirement accounts, and the savings in place; the lender reads the statements and writes the loan. Which path fits depends on whether the credited total reaches the loan and on the occupancy, since a rental is a depletion file.

Asset Coverage Estimate

Measure an Islamorada loan against the assets before requesting a review.

This is an asset coverage estimate, not an approval: it credits each account type the way the program does, switches the retirement credit at the age line, measures the total against the loan, applies the depletion haircuts and the divisor, and estimates the payment at the Freddie Mac benchmark. An Islamorada loan officer runs the lender’s own version before anything is written.

Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conforming benchmark, a market reference and not an asset-based mortgage quote; the terms on an asset-based mortgage are set by the lender at lock. Taxes and insurance are estimates. Nothing here is tax or investment advice.

Asset Qualifier vs. Asset Depletion vs. Bank Statement

Same buyer, three ways to document the file.

For an Islamorada buyer with assets and an unconventional income picture, the comparison is between covering the loan, depleting the assets, and documenting deposits. The rows set out the strengths of each, and the last row says where each one fits.

Structure Comparison

Assets that cover the loan, assets as income, or deposits as income.

The asset qualifier path

When the credited balances reach the loan, nothing else about income needs to be shown. The trade is the threshold: the assets must cover the loan itself, not a share of it, and investment property is not on this path. Reserves are not required at or below the refinance leverage, and the file is the statements, the credit report, and the appraisal.

The asset depletion path

The path for the household whose savings are real but smaller than the loan. It can carry a loan the balances would not cover outright, widens the occupancies to include rentals, and adds a cash-out ceiling; in exchange it brings the ratio back and counts retirement money at a flat haircut.

A bank statement loan

The deposit route reads the statements for inflows rather than balances. For a business owner whose accounts turn over, it can produce a larger qualifying income than depleting the balance would; for a retiree with no deposits, it produces nothing. See Lendmire’s bank statement loan program.

Where each one fits

Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for an Islamorada household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.

Typical File Components

What to prepare for an Islamorada scenario review.

An asset-based file is documented through statements rather than pay stubs, so the preparation is account-centered: every eligible account, every page of every statement for the required months, and the paperwork behind any large or recent deposit. The list below is the usual Islamorada set.

Statements for every qualifying accountAll pages, for the months the path requires: two months on the asset qualifier path, and on the depletion path a statement at least four months old plus the most recent one.
Brokerage statements showing holdingsThe lender reads what the account holds, not only its balance; publicly traded securities count, while stock options and unvested restricted stock do not.
Gift documentation, where a gift is part of the pictureA gift letter and the transfer trail for any gifted funds, read under the lender’s gift rules for the path chosen and documented like any other deposit.
Government photo IDCurrent identification for every borrower on the loan; the lender verifies identity and runs the required screening before the file is placed with the program.
Paperwork behind large depositsA sale of property or a business, an inheritance, a legal settlement, or a transfer between the borrower’s own accounts, each documented with the papers that produced the money.
Occupancy statementPrincipal residence, second home, or investment property; the occupancy decides which path is open and which leverage ceiling applies, and it is confirmed with intent and use.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.

Islamorada File Considerations

Local details that can change the loan.

These are the questions an Islamorada loan officer asks before recommending a path, because each can change the loan: the retirement credit, the seasoning, the eligible accounts, the occupancy, and the leverage for the purpose. None is a surprise if it is asked early.

Before You Move Forward

Use these checks to keep the Islamorada file clean and fundable.

Before the statements go in: confirm the retirement credit by age, confirm the seasoning by path, and confirm which accounts the lender counts. An Islamorada file that clears those three rarely surprises anyone in underwriting.

  • Confirm the age rule: a birthday close to the age line can change the usable total and the path.
  • Count the months: two months of statements per account cover the loan on the asset qualifier path.
  • Match the purpose to the ceiling: a cash-out on the depletion path has its own, lower ceiling.
i.

Retirement accounts and the age line

The owner’s age decides how much of a 401(k) or IRA counts on the asset qualifier path: a reduced share under 59½ and the full balance from 59½ on. For an Islamorada file built mostly on retirement money, a birthday can be the difference between covering the loan and falling short, and a loan officer checks the date against the age line before the path is chosen.

ii.

Seasoning by path

Seasoning is the detail that most often sets the calendar for an Islamorada asset-based purchase. The asset qualifier path is the shorter wait; the depletion path is longer except where the funds came from the sale of a business, an inheritance, or a legal settlement. A loan officer reads the statements against the path’s clock before the contract is signed.

iii.

Leverage by purpose

The purchase ceiling and the refinance ceiling are not the same on the asset qualifier path, and on the depletion path a cash-out carries its own, lower ceiling on every occupancy. An Islamorada borrower refinancing on assets plans the new loan against the refinance figure, not the purchase figure, and a cash-out against the cash-out figure.

iv.

The minimum-assets rule on the depletion path

The rule exists so that the depletion income rests on a real pool rather than on arithmetic. It is waived when the asset income supplements documented earnings, which is why an Islamorada household with a part-time income and meaningful savings is often written as a supplemented file rather than a standalone one.

v.

Reserves by path

On the asset qualifier path reserves are not required at or below the refinance leverage; above it the lender sets the requirement. On the depletion path the program lists no reserve months for the path itself, though the assets that produce the income are, by nature, in reserve. An Islamorada loan officer confirms what, if anything, must be held after closing.

A Clear Process

From an Islamorada asset review to keys in hand.

From the first conversation to the keys, an Islamorada asset-based file passes four stages. The first is the one that differs from an income loan: the statements are read, the accounts are sorted, the usable total is calculated on both paths, and the path is chosen before anything else happens.

i.

Asset review

An Islamorada asset review is a sizing exercise with the account rules open: the balances by type, the share credited on each path, the total against the loan, the income against the payment. The loan officer writes the outcome down for the offer. Nothing is assumed; every account is read from its statement.

ii.

Contract and appraisal

With the path settled, the Islamorada offer is written to the leverage the path allows, and the appraisal is ordered once the contract is signed. The appraised value, not the price, sets the leverage on a refinance, and the lower of the two on a purchase.

iii.

Underwriting

Underwriting on an asset-based file is about the accounts: every page of every statement, every large deposit explained, every retirement owner’s age confirmed, the seasoning counted. On the depletion path the ratio is calculated with the new payment; on the asset qualifier path the total is confirmed against the loan.

iv.

Closing

Closing on an asset-based loan looks like any other closing from the outside. From the inside, the difference is what did not happen along the way: no employment call, no tax transcript, no income calculation on the asset qualifier path. An Islamorada loan officer attends to the funds to close so the usable total is intact.

Why Lendmire

A brokerage that reads both paths.

A single lender with one asset program sells that program. A brokerage with both paths on the table can say which one an Islamorada file supports and why. That is the service: the statements read twice, the usable totals shown side by side, the recommendation following the numbers.

i.

Both paths, one set of statements

The comparison printed on this page is run for real on every Islamorada file: assets that cover the loan beside assets that become income beside deposits read as income, and the written terms follow from it. The buyer sees the usable total on each path, the margin above the loan, and the derived income beside the payment before anything is signed.

ii.

The account rules explained before the offer

The age rule, the seasoning, and the eligible-account list are the three places an asset-based file surprises people. Lendmire walks an Islamorada buyer through all three at the review, with the statements open, so the file that goes to underwriting is the file the buyer expected. The margin above the threshold is written down too.

iii.

Licensed, consumer-purpose, in writing

Every figure on this page is a program parameter drawn from one guideline source. The written terms for an Islamorada file come from a licensed loan officer after the review, the credit report, and the appraisal; the page is where the method is explained, not where the loan is made.

Questions Islamorada Buyers Ask

Islamorada asset-based mortgage FAQs

The questions Islamorada buyers bring to an asset-based mortgage, answered in order: the two paths, the age rule, the seasoning, the eligible accounts, the leverage, the occupancies, and the comparison with a bank statement loan.

What is an asset-based mortgage?

Asset-based means the ability to repay is shown through accounts. The program behind these pages reaches principal residences and second homes on the path that documents no income, adds investment property on the path that converts assets into income, and is placed with select lenders in Lendmire’s network.

How does the asset qualifier path work?

It is the simplest file in the program, and the one that asks the assets to cover the whole loan. For an Islamorada retiree with a portfolio equal to the loan, the file is the statements, the credit report, and the appraisal; the age rule on retirement accounts is the detail most often checked.

How does the asset depletion path work?

It converts assets into income. Cash and certificates of deposit count in full, securities at a lower share, retirement accounts lower still regardless of age, and real-estate equity lowest; the haircut total is divided by the divisor and treated as monthly income. The path reaches principal residences, second homes, and investment property.

How are 401(k) and IRA balances counted, and why does 59½ matter?

A 401(k), a traditional or Roth IRA, and similar employer plans are read the same way: by the owner’s age on the asset qualifier path and at a flat haircut on the depletion path. Vested balances count; stock options and unvested restricted stock do not. An Islamorada loan officer confirms each account’s treatment at the review.

What credit score does an asset-based mortgage need?

The published floor opens the asset qualifier path. On the depletion path a first-time investor needs a stronger score than an owner-occupant, and larger loans at higher leverage want more. An Islamorada loan officer reads the report before the statements are counted, because credit decides the door.

Are reserves required?

Not at or below the refinance leverage on the asset qualifier path, and the depletion path lists no reserve months; above the refinance leverage the lender sets the requirement. The practical reserve question is different: a file that just clears the asset threshold before closing may not clear it after the down payment leaves the account, and the calculator’s margin is the figure an Islamorada buyer watches; a loan officer plans the funds to close around it.

Can I take cash out?

Cash-out is a depletion-path feature with a published ceiling; on the asset qualifier path it is at the lender’s discretion. For an Islamorada file the loan officer confirms which path the refinance sits on and what leverage the purpose allows before the new loan is sized.

How is this different from a bank statement loan?

Deposits versus balances. The bank statement program applies an expense factor to a run of business deposits and calls the result income. The asset-based program credits or haircuts the balances and either covers the loan or divides them into income. A retiree with no deposits has nothing for the first and everything for the second.

Do I need to show any income at all?

The asset qualifier path is built for the Islamorada household with no income on paper: a retiree, a founder between ventures, a family living on a portfolio. The depletion path can stand alone on asset income or supplement earnings with it; when it supplements, the minimum-assets rule is waived.

Which accounts count, and which do not?

Brokerage accounts, savings and checking, money market accounts, certificates of deposit, and retirement accounts count on both paths. Custodial accounts, deferred compensation, escrow balances, foreign funds, cash on hand, stock options, unvested restricted stock, and funds held at non-regulated companies do not. Real-estate equity and private stock count on the depletion path only.
