Asset-based mortgage in Kokomo, Indiana — qualify on assets, not income
Kokomo Asset-Based Mortgage

Asset-Based Mortgage in Kokomo, Indiana: Qualify on Assets, Not Income

An asset-based mortgage in Kokomo, IN is the loan for a household whose wealth sits in accounts rather than in a paycheck: the file is qualified on the balances, not on tax returns or pay stubs. Two paths run under the program. On the asset qualifier path the usable assets cover the whole loan and no employment or income is documented at all. On the asset depletion path the assets are converted into a monthly income and the file is read the way any income file is read.

Current Program Snapshot

Current asset-based guidelines, updated from one source.

Treat these as the program’s limits rather than an offer: the largest loan on each path, the credit floor, the maximum leverage, and the retirement-account credit on either side of the age line. The tables beneath the cards are the working rules a loan officer applies to the statements, and they change here when the sheets change.

Loan Amount
to $4M

Up to $4,000,000 on assets alone; $3,500,000 when assets become income

Up to $4,000,000 on assets alone, and up to $3,500,000 when assets are read as income: the two paths carry different ceilings because they prove ability to repay in different ways. A loan officer confirms which path the file fits before the amount is settled.

Credit Score
600 floor

The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix

The asset qualifier path publishes a 600 decision-score floor. The asset depletion path follows the score and loan-amount matrix of the documentation suite it belongs to, where the floor rises with the leverage and the amount. The score is read from the credit report at application; it is never promised here.

Leverage
up to 80%

That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out

On the asset qualifier path a purchase reaches 80% of the price and a refinance 75% of the value, on a principal residence or a second home. On the asset depletion path a purchase or rate-and-term refinance reaches the same 80% on those occupancies, and a cash-out refinance stops at 60%.

Retirement Accounts
90% / 100%

Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income

90% under the age line, 100% at or past it: that is how a retirement balance is credited when the assets must cover the loan. When the assets are instead converted into income, the same balance counts at 70% whatever the owner’s age. The difference can decide which path fits.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. Kokomo Asset-Based Mortgage Guide

What an asset-based mortgage is — and how the two paths qualify a file.

There are two questions a lender can ask of a balance sheet. Is there enough here to cover the whole loan? Or, spread across a fixed number of months, is there enough here to look like the income the loan needs? The asset qualifier path asks the first and the asset depletion path the second, and a Kokomo buyer is qualified on one of them, not both at once.

For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in Indiana; for the age rule on retirement withdrawals, see the IRS.

01.

Two paths, one program

Think of the two paths as two thresholds. On the asset qualifier path the threshold is the loan amount itself: the credited balances must reach it. On the asset depletion path the threshold is a ratio: the credited balances, divided into monthly income, must carry the housing payment and the other debts. A Kokomo file with a large balance sheet usually clears the first; a file with a moderate one is often written on the second.

02.

The asset qualifier path

On the asset qualifier path the lender adds up the eligible accounts, credits each at its share, and compares the total with the loan. Brokerage accounts, certificates of deposit, money market accounts, and savings count in full; a 401(k) or IRA counts at a reduced share while the owner is under 59½ and in full from 59½ on. Accounts combine across types, so a Kokomo buyer with a mixed balance sheet is read on the sum.

03.

The asset depletion path

On the asset depletion path the lender applies a haircut to each account type, adds up what remains, and divides the total by a fixed number of months to produce a monthly qualifying income. Cash and certificates of deposit count in full, securities at a lower share, private stock lower still, retirement accounts lower again regardless of age, and real-estate equity lowest. A Kokomo file then runs through the debt-to-income test with the new payment included.

04.

Seasoning, statements, and what counts

Seasoning is the proof that the assets are the borrower’s to keep: two months of statements on the asset qualifier path, older statements plus the current one on the asset depletion path. Large recent deposits inside that window are read, not ignored: a transfer between the borrower’s own accounts is documented as such, a sale of property or a business with its paperwork, and a gift under the lender’s gift rules. A Kokomo file that shows the trail cleanly meets fewer questions in underwriting.

The Core Calculation
Price − down payment = loan; loan ≤ usable assets = the asset qualifier test is met; loan > usable assets = the asset depletion path, where the derived income must carry the ratio; credit, seasoning, and leverage still apply.

Two paths, one set of inputs. The calculator shows the largest loan the assets would cover on the asset qualifier path inside the leverage ceiling, and the monthly income the same accounts would produce on the asset depletion path, so a Kokomo buyer can see which path the balance sheet favors before a loan officer confirms it.

Kokomo Market Context

Kokomo’s market in figures — and how asset-based lending fits.

The U.S. Census Bureau figures below set the scale of the Kokomo market the program lends into. Values set the loan size the assets must cover or carry; ownership sets how many households are candidates; the population sets the depth of the market the appraiser draws comparable sales from.

These are context figures, not underwriting inputs. Read the value figure against the leverage ceiling: the asset qualifier path finances a share of the price and the assets must cover the loan, so a higher median moves the asset threshold up with it. The ownership figures describe the market an appraiser values the home within.

Kokomo Submarkets

Distinct Kokomo neighborhoods, distinct asset files.

Where a Kokomo buyer is looking shapes the file as much as the balance sheet does. The cards below walk through the city’s submarkets and the asset-based questions each raises: the price the assets must cover, the occupancy the path allows, and the valuation the appraiser faces.

01.

Newer luxury infill and new construction

A newer Kokomo home at the top of the market rarely draws condition notes; the question is whether the balance sheet covers a loan that size or converts into an income that carries it. The loan officer reads the statements against the program ceiling before the contract. Roughly 16,542 Kokomo households own their homes on the latest Census estimate — 63% of all households, the pool an asset-based purchase joins.

02.

High-rise and luxury condominiums

A Kokomo condominium bought on assets is an asset-based file with the building added. Established projects usually pass review; the account rules are the same as for a house, and the asset qualifier path keeps income out of the file when the usable total covers the loan. Two months of statements season the proceeds. Median household income in Kokomo sits near $55,360 on the latest Census estimate.

03.

Close-in architect-designed homes

Value drives the leverage on a one-of-a-kind Kokomo home; the accounts drive the rest. A loan officer runs the file at the contract price and at a lower appraised value so the buyer knows the margin on both before the offer. A margin above the loan is the usual protection. On a home in Kokomo priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.

04.

Estate properties

At the top of the Kokomo market the question is rarely whether the household can afford the home; it is how the lender documents that it can. The asset qualifier path answers with statements; the depletion path answers with a derived income; a loan officer shows both before the offer. About 37% of Kokomo’s households rent — roughly 9,699 renter households on the latest Census estimate.

05.

Second homes and pied-à-terre purchases

A Kokomo pied-à-terre bought by a household whose principal residence is elsewhere is a second-home file at the second-home leverage on either path. The asset qualifier path covers the loan with the statements; the depletion path converts them. Neither asks about the income that supports the other home. The median owner-occupied home value in Kokomo runs near $137,400 on the latest Census estimate.

06.

Two-to-four-unit homes

A Kokomo two-to-four-unit home bought to live in one unit is an owner-occupied file and can sit on either path where the lender’s property rules allow; bought as a rental it is an investment occupancy on the depletion path at the investment ceiling. The occupancy is settled first because it decides which path and which leverage apply. Kokomo is home to about 59K people.

Across these Kokomo submarkets the program is identical; what varies is the price the assets must cover or carry and the occupancy the buyer intends. A loan officer confirms the path, the credit, and the leverage for the specific file before an offer is written.

How Kokomo Buyers Use Asset-Based Mortgages

Four ways Kokomo buyers put their assets to work.

The uses below are the ones Kokomo loan officers see most: the retiree buying on a portfolio, the seller of a business buying before the next venture, the household keeping the investments invested, the second home bought on assets. Each is a different file on the same two paths.

After a sale or an exit

Buy after a liquidity event, before the next venture

The seller of a Kokomo business, the founder after an exit, the household after an inheritance: the money is new, large, and often unaccompanied by income. The asset qualifier path reads it once the two months of statements exist; the depletion path excuses the usual seasoning for sale-of-business, inheritance, and legal-settlement funds.

Second home or investment

Finance a second home or a rental on assets

Second homes are a natural fit: a Kokomo household with a portfolio and a principal residence elsewhere buys the second home on assets, covering the loan outright when the balances allow and depleting them into income when they do not. Rentals follow the depletion path’s investment ceiling and its cash-out rules.

Asset qualifier purchase

Buy a home on assets alone, with no income in the file

When the balance sheet covers the loan, a Kokomo household keeps the income question out of the file entirely. The lender credits the accounts, confirms the total against the loan, checks the leverage for a purchase, and reads the credit report; reserves are not required at or below the refinance leverage, and the path reaches well into the jumbo range.

Asset qualifier refinance

Refinance a home the assets already stand behind

A Kokomo owner with a mortgage written on income that no longer exists on paper refinances on the asset qualifier path when the usable assets cover the new loan. The refinance leverage sits below the purchase leverage; whether cash can be taken out on this path, and at what leverage, is set by the lender and is not published.

Asset Coverage Estimate

Measure a Kokomo loan against the assets before requesting a review.

This is an asset coverage estimate, not an approval: it credits each account type the way the program does, switches the retirement credit at the age line, measures the total against the loan, applies the depletion haircuts and the divisor, and estimates the payment at the Freddie Mac benchmark. A Kokomo loan officer runs the lender’s own version before anything is written.

The rate field carries the weekly Freddie Mac thirty-year conforming benchmark, a market reference and not an asset-based mortgage quote; the terms on an asset-based mortgage are set by the lender at lock. Taxes and insurance are estimates. Nothing here is tax or investment advice.

Asset Qualifier vs. Asset Depletion vs. Bank Statement

Same buyer, three ways to document the file.

Three routes to the same closing table, compared on what each one counts: the balance sheet in full, the balance sheet as income, or the deposit history of a business owner. A Kokomo loan officer prices the route the file supports best, and the comparison below explains how the choice is made.

Structure Comparison

Assets that cover the loan, assets as income, or deposits as income.

The asset qualifier path

When the credited balances reach the loan, nothing else about income needs to be shown. The trade is the threshold: the assets must cover the loan itself, not a share of it, and investment property is not on this path. Reserves are not required at or below the refinance leverage, and the file is the statements, the credit report, and the appraisal.

The asset depletion path

Haircut assets divided by the divisor into a monthly income, then the debt-to-income test with the new payment. Principal residences, second homes, and investment property; purchase, rate-and-term, and cash-out at published ceilings; a minimum-assets rule when the income stands alone; longer seasoning.

A bank statement loan

The deposit route reads the statements for inflows rather than balances. For a business owner whose accounts turn over, it can produce a larger qualifying income than depleting the balance would; for a retiree with no deposits, it produces nothing. See Lendmire’s bank statement loan program.

Where each one fits

Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a Kokomo household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.

Typical File Components

What to prepare for a Kokomo scenario review.

Because the assets are the whole case on the asset qualifier path and most of it on the depletion path, the lender reads them carefully. A Kokomo buyer who assembles complete statements, with the transfers and the deposits explained, is far less likely to meet the questions that stall a file.

Occupancy statementPrincipal residence, second home, or investment property; the occupancy decides which path is open and which leverage ceiling applies, and it is confirmed with intent and use.
Retirement account statements and the owner’s date of birthA 401(k) or IRA is credited by the owner’s age on the asset qualifier path, so the lender confirms which side of the age line the owner stands on for each account.
The purchase contract or the current mortgage statementOn a purchase, the contract sets the price the leverage is measured against; on a refinance, the payoff and the existing note set the new loan.
Government photo IDCurrent identification for every borrower on the loan; the lender verifies identity and runs the required screening before the file is placed with the program.
Paperwork behind large depositsA sale of property or a business, an inheritance, a legal settlement, or a transfer between the borrower’s own accounts, each documented with the papers that produced the money.
Gift documentation, where a gift is part of the pictureA gift letter and the transfer trail for any gifted funds, read under the lender’s gift rules for the path chosen and documented like any other deposit.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.

Kokomo File Considerations

Local details that can change the loan.

These are the questions a Kokomo loan officer asks before recommending a path, because each can change the loan: the retirement credit, the seasoning, the eligible accounts, the occupancy, and the leverage for the purpose. None is a surprise if it is asked early.

Before You Move Forward

Use these checks to keep the Kokomo file clean and fundable.

Three things to settle before a Kokomo review: which side of the age line the owner of each retirement account stands on, whether every account has seasoned for the path, and whether the usable total reaches the loan or the file belongs on the depletion path instead.

  • Confirm the age rule: the depletion path haircuts retirement balances at a flat share regardless of age.
  • Count the months: two months of statements per account cover the loan on the asset qualifier path.
  • Decide standalone or supplemented: asset income can supplement documented earnings on the depletion path.
i.

Retirement accounts and the age line

Retirement balances are the most age-sensitive figure in the program. On the asset qualifier path they are credited by the owner’s age; on the asset depletion path they are haircut at a flat share whatever the age. A Kokomo household with a large retirement account and a modest brokerage account is read carefully on both, because the usable totals can land on opposite sides of the loan.

ii.

Seasoning by path

Seasoning is the detail that most often sets the calendar for a Kokomo asset-based purchase. The asset qualifier path is the shorter wait; the depletion path is longer except where the funds came from the sale of a business, an inheritance, or a legal settlement. A loan officer reads the statements against the path’s clock before the contract is signed.

iii.

Supplementing income with asset income

Supplementing changes the arithmetic without changing the accounts: the same haircut total, the same divisor, the same monthly figure, added to a documented income instead of standing alone. A Kokomo retiree with Social Security and a portfolio is the typical supplemented file, and the combined ratio is read within forty-five percent.

iv.

Leverage by purpose

Whether cash can be taken out on the asset qualifier path, and at what leverage, is set by the lender and not published; the depletion path’s cash-out ceiling is published, and cash-out proceeds never count as assets. A Kokomo loan officer confirms the cash-out treatment with the lender before a refinance is structured.

v.

Reserves by path

Reserves are light on this program: the assets that qualify the loan are the reserves, and on the asset qualifier path none are required at or below the refinance leverage; above it, up to the purchase ceiling, the lender sets the requirement. A Kokomo buyer still plans the down payment and closing costs so the usable total is not reduced at closing.

A Clear Process

From a Kokomo asset review to keys in hand.

An asset-based purchase runs in a fixed order: a review of the statements that settles the path and the leverage, a contract and an appraisal, underwriting of the accounts and the credit, and closing. The steps below describe each for a Kokomo file.

i.

Asset review

Start with the statements, the credit score, the occupancy, and the purpose. A Lendmire loan officer sorts the eligible accounts, applies the credit shares and the haircuts, reads the usable total against the loan on the asset qualifier path and into income on the depletion path, confirms the age rule for each retirement account, and puts the result in writing.

ii.

Contract and appraisal

The contract sets the price the loan is measured against; the appraisal confirms the value supports it. On a Kokomo file where the assets just cover the loan, an appraisal that lands under the price is answered with a larger down payment, which lowers the loan the assets must cover.

iii.

Underwriting

Underwriting on an asset-based file is about the accounts: every page of every statement, every large deposit explained, every retirement owner’s age confirmed, the seasoning counted. On the depletion path the ratio is calculated with the new payment; on the asset qualifier path the total is confirmed against the loan.

iv.

Closing

Closing on an asset-based loan looks like any other closing from the outside. From the inside, the difference is what did not happen along the way: no employment call, no tax transcript, no income calculation on the asset qualifier path. A Kokomo loan officer attends to the funds to close so the usable total is intact.

Why Lendmire

A brokerage that reads both paths.

Asset-based files reward careful reading. Which accounts count, at what share, on which path, with what seasoning, at what leverage for the purpose: each is a place where a file placed carelessly costs the buyer a larger down payment or a longer wait. Lendmire reads them in order, before the offer, for every Kokomo buyer.

i.

Both paths, one set of statements

Before any recommendation, the Kokomo statements are run through the asset qualifier path and the asset depletion path on the lender’s own rules: the credit shares and the age line on one side, the haircuts and the divisor on the other. The buyer sees the usable total against the loan and the derived income against the payment, and the path is chosen on the result.

ii.

The account rules explained before the offer

Which accounts count, how retirement money is credited by age, how long each account must season, what a large deposit needs behind it: a Kokomo buyer hears these before the contract is signed, not after the underwriter asks. The margin above the threshold is shown, so the down payment and the closing costs can be planned around it.

iii.

Licensed, consumer-purpose, in writing

Asset-based mortgages on a principal residence or a second home are consumer loans, placed under Lendmire’s consumer licensing in sixteen states with the disclosures that attach to any consumer mortgage. A Kokomo buyer gets the terms in writing from a licensed loan officer, and nothing on this page is an offer or a quote.

Questions Kokomo Buyers Ask

Kokomo asset-based mortgage FAQs

The questions below are the ones a Kokomo loan officer hears first from a buyer who has assets and no income on paper. The answers describe the program’s rules in words; the figures live in the snapshot above.

What is an asset-based mortgage?

An asset-based mortgage is a consumer home loan qualified on what the borrower owns rather than what the borrower earns. The lender counts eligible accounts, credits each at a share, and either requires the total to cover the whole loan or converts it into a monthly income. In Kokomo it is the loan for retirees, sellers of businesses, and households living on a portfolio.

How does the asset qualifier path work?

The path has three tests: the usable assets must cover the loan, the loan must sit inside the leverage for the purpose, and the credit score must be at or above the published floor. Reserves are not required at or below the refinance leverage. Income is never asked for.

How does the asset depletion path work?

The lender haircuts each eligible account by type, adds up what remains, and divides the total by a fixed number of months to produce a monthly qualifying income. That income is then run through the debt-to-income test with the new payment and other debts. A Kokomo buyer whose assets are meaningful but short of the loan is written this way.

How are 401(k) and IRA balances counted, and why does 59½ matter?

Under 59½, the asset qualifier path credits most of a 401(k) or IRA; at or past 59½, all of it. The depletion path ignores age and applies its own haircut before dividing by the months. The calculator on this page has a switch for the age line so a Kokomo buyer can see the difference on the actual balances.

What credit score does an asset-based mortgage need?

A clean recent housing record and a score at or above the floor are the expectation. A Kokomo buyer with a strong portfolio and a weak score is not repaired by the portfolio; the credit question is answered first, and the asset question second.

I just sold my business. Can I buy on the proceeds?

Yes. The timing question is the seasoning: two months of statements on the path that covers the loan, and an excused wait on the depletion path for sale-of-business funds. A Kokomo loan officer reads the calendar with the statements and names the path that is reachable soonest.

Can I take cash out?

The depletion path has a cash-out row in the leverage table, lower than the purchase and rate-and-term rows. The asset qualifier path publishes a refinance ceiling without a separate cash-out figure, so the lender’s rule governs. Either way the proceeds are not counted toward the usable total.

How is this different from a bank statement loan?

Deposits versus balances. The bank statement program applies an expense factor to a run of business deposits and calls the result income. The asset-based program credits or haircuts the balances and either covers the loan or divides them into income. A retiree with no deposits has nothing for the first and everything for the second.

Can I buy a second home or a rental on assets?

A second home is reachable on either path at the same purchase leverage as a principal residence. A rental is reachable on the asset depletion path only, at a lower purchase ceiling, with cash-out at the depletion path’s cash-out ceiling and a stronger score required of a first-time investor. The occupancy is named first because it decides the path.

How long do the assets need to be in the accounts?

Seasoning differs by path, and it sets the calendar for a Kokomo buyer after a liquidity event. The shorter wait is on the asset qualifier path; the depletion path waits longer unless the source is a sale, an inheritance, or a settlement, which are documented with their paperwork instead.
