Asset-based mortgage in Vero Beach, Florida — qualify on assets, not income
Vero Beach Asset-Based Mortgage

Asset-Based Mortgage in Vero Beach, Florida: Qualify on Assets, Not Income

Retirees, sellers of a business, investors living on a portfolio: the Vero Beach buyers who have the money but not the income on paper are the buyers an asset-based mortgage is written for. The program qualifies the file on what the statements show, either by covering the entire loan with usable assets or by turning those assets into a qualifying income: on the first path the question a paycheck would answer is never asked, and on the second the balances answer it.

Current Program Snapshot

Current asset-based guidelines, updated from one source.

Treat these as the program’s limits rather than an offer: the largest loan on each path, the credit floor, the maximum leverage, and the retirement-account credit on either side of the age line. The tables beneath the cards are the working rules a loan officer applies to the statements, and they change here when the sheets change.

Loan Amount
to $4M

Up to $4,000,000 on assets alone; $3,500,000 when assets become income

Up to $4,000,000 on assets alone, and up to $3,500,000 when assets are read as income: the two paths carry different ceilings because they prove ability to repay in different ways. A loan officer confirms which path the file fits before the amount is settled.

Credit Score
600 floor

The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix

The published floor is 600 for the asset qualifier path. The asset depletion path prices by score tier inside the documentation suite’s matrix, and the leverage available at a given score falls as the loan grows. Either way the score is one input among several, settled in underwriting.

Leverage
up to 80%

That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out

On the asset qualifier path a purchase reaches 80% of the price and a refinance 75% of the value, on a principal residence or a second home. On the asset depletion path a purchase or rate-and-term refinance reaches the same 80% on those occupancies, and a cash-out refinance stops at 60%.

Retirement Accounts
90% / 100%

Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income

A 401(k) or IRA is credited at 90% of its balance for an owner under 59½ and 100% for an owner at 59½ or older on the asset qualifier path; the asset depletion path counts a flat 70% of the balance. Brokerage, savings, money market, and certificates of deposit count in full when the assets cover the loan.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. Program Notice

This page describes program parameters, not an offer. The amounts, the credit floor, the leverage, the credit shares, the haircuts, and the seasoning are wholesale guidelines, subject to change without notice and to full underwriting; the statements, the credit report, and the appraisal decide every file. The calculator is illustrative and the lender’s own calculation governs. Lendmire is a mortgage broker, not a lender, licensed for consumer mortgages in sixteen states. NMLS #2371349.

Vero Beach Asset-Based Mortgage Guide

What an asset-based mortgage is — and how the two paths qualify a file.

An asset-based mortgage is a consumer mortgage qualified on what a household owns rather than what it earns. The program behind these pages offers two ways to prove ability to repay from assets, and the choice between them is the first decision in a Vero Beach file: cover the loan outright, or convert the assets into income. The cards below walk through the paths, the account rules, and the seasoning.

For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in Florida; for the age rule on retirement withdrawals, see the IRS.

01.

Two paths, one program

The asset qualifier path and the asset depletion path share a premise and differ in arithmetic. Both qualify a Vero Beach buyer on eligible accounts rather than earnings. The first requires the usable assets to equal or exceed the entire loan and documents no employment or income; the second does not require the assets to cover the loan: it converts them into a monthly income and runs that income through the debt-to-income test with the new payment included.

02.

The asset qualifier path

No employment and no income is documented on this path. That is not a loophole; it is the structure. The lender’s ability-to-repay review rests on the assets themselves, which is why they must cover the whole loan rather than a share of it. A Vero Beach retiree whose statements add up to the loan amount is read on those statements, without a tax return, a pay stub, or a bank statement income calculation.

03.

The asset depletion path

On this path the eligible balances are reduced by account type, the total is spread over the divisor, and the monthly figure is read as income against the housing payment and other debts. Seasoning is longer here than on the asset qualifier path: statements at least four months old at application plus a current one, unless the money came from the sale of a business, an inheritance, or a legal settlement. A Vero Beach loan officer sorts the eligible accounts from the ineligible ones at the start.

04.

Seasoning, statements, and what counts

Seasoning is the proof that the assets are the borrower’s to keep: two months of statements on the asset qualifier path, older statements plus the current one on the asset depletion path. Large recent deposits inside that window are read, not ignored: a transfer between the borrower’s own accounts is documented as such, a sale of property or a business with its paperwork, and a gift under the lender’s gift rules. A Vero Beach file that shows the trail cleanly meets fewer questions in underwriting.

The Core Calculation
Usable assets − loan = the margin on the asset qualifier path; haircut assets ÷ months = the income on the asset depletion path; the calculator below runs both on the same balance sheet.

Two paths, one set of inputs. The calculator shows the largest loan the assets would cover on the asset qualifier path inside the leverage ceiling, and the monthly income the same accounts would produce on the asset depletion path, so a Vero Beach buyer can see which path the balance sheet favors before a loan officer confirms it.

Vero Beach Market Context

Vero Beach’s market in figures — and how asset-based lending fits.

An asset-based mortgage is written against the top of a local market, and these are Vero Beach’s numbers from the U.S. Census Bureau: the population, the median home value, the share of households that own, and the owner households the program is sized against. Program figures live in the snapshot above; the figures here describe the market, not the file.

Market context only. Population and owner households describe the depth of the market; the median value describes its height. An asset-based file turns on the second more than the first, because the loan the assets must cover or carry follows the price.

17,042Population (ACS 2020–2024)
$391,900Median owner-occupied home value (ACS 2020–2024)
64.4%Households that own their home (ACS 2020–2024)
$69,758Median household income (ACS 2020–2024)

Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.

Vero Beach Submarkets

Distinct Vero Beach neighborhoods, distinct asset files.

Each card below is a Vero Beach submarket seen through the program: who buys there on assets, which path usually fits, and what the loan officer checks first. The figures in the snapshot apply everywhere; the emphasis changes from one card to the next.

01.

Second homes and pied-à-terre purchases

For a second home in Vero Beach, both paths are open and the purchase leverage matches the principal-residence figure. The loan officer reads the statements once, shows the usable total on each path, and places the file on the one with the cleaner margin. Median household income in Vero Beach sits near $69,758 on the latest Census estimate.

02.

Estate properties

An estate purchase on assets is sized against the program ceiling and the usable total at once. A Vero Beach buyer near the ceiling is read closely on the margin, on which accounts count, and on the age rule for retirement money, because a small change in the credited total moves a large loan. About 36% of Vero Beach’s households rent — roughly 2,667 renter households on the latest Census estimate.

03.

Close-in architect-designed homes

The architect-designed homes on Vero Beach’s close-in streets are hard to value, and on an asset-based file the appraisal decides the leverage: the loan is measured against the lower of price and value. A buyer covering the loan on assets answers a low appraisal with a larger down payment, which lowers the loan the assets must cover. On a home in Vero Beach priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.

04.

Two-to-four-unit homes

Small multi-unit buildings in Vero Beach attract the asset-rich buyer who wants rental income beside the portfolio. Financed as an investment, the file is a depletion file: haircut assets divided into income, the investment leverage row, and a stronger score for a first-time investor. Vero Beach is home to about 17K people and sits within the Sebastian-Vero Beach-West Vero Corridor, FL area.

05.

Newer luxury infill and new construction

A newer Vero Beach home at the top of the market rarely draws condition notes; the question is whether the balance sheet covers a loan that size or converts into an income that carries it. The loan officer reads the statements against the program ceiling before the contract. Roughly 4,817 Vero Beach households own their homes on the latest Census estimate — 64% of all households, the pool an asset-based purchase joins.

06.

High-rise and luxury condominiums

The downsizer’s file: the house is sold, the proceeds sit in the accounts, and the Vero Beach condominium is bought on the statements. Two months of statements season the proceeds on the asset qualifier path; the project review and the appraisal are the building’s questions, not the borrower’s. The median owner-occupied home value in Vero Beach runs near $391,900 on the latest Census estimate.

Submarkets change the appraisal and the price. They do not change the credit percentages, the haircuts, the divisor, the leverage ceilings, or the seasoning. A Vero Beach file is qualified on those rules wherever the home is.

How Vero Beach Buyers Use Asset-Based Mortgages

Four ways Vero Beach buyers put their assets to work.

The uses below are the ones Vero Beach loan officers see most: the retiree buying on a portfolio, the seller of a business buying before the next venture, the household keeping the investments invested, the second home bought on assets. Each is a different file on the same two paths.

After a sale or an exit

Buy after a liquidity event, before the next venture

The seller of a Vero Beach business, the founder after an exit, the household after an inheritance: the money is new, large, and often unaccompanied by income. The asset qualifier path reads it once the two months of statements exist; the depletion path excuses the usual seasoning for sale-of-business, inheritance, and legal-settlement funds.

Second home or investment

Finance a second home or a rental on assets

For a rental, the asset depletion path is the only path open, at the investment-property leverage, with cash-out at the depletion path’s cash-out ceiling. For a second home, both paths are open. A Vero Beach loan officer sorts the occupancy first, because it decides the path before the balances are even read.

Borrow rather than sell

Keep the investments invested

Borrowing against the strength of a balance sheet rather than spending it is the program’s quiet use. The Vero Beach buyer keeps the brokerage account, the retirement accounts, and the savings in place; the lender reads the statements and writes the loan. Which path fits depends on whether the credited total reaches the loan and on the occupancy, since a rental is a depletion file.

Asset qualifier refinance

Refinance a home the assets already stand behind

Replacing an old loan on assets rather than income keeps a Vero Beach household from documenting earnings it no longer has. The path’s refinance ceiling is lower than its purchase ceiling, and the assets must still cover the whole new loan; a loan officer confirms cash-out treatment with the lender before the file is placed.

Asset Coverage Estimate

Measure a Vero Beach loan against the assets before requesting a review.

Use the calculator to see which path a Vero Beach balance sheet favors. If the usable assets cover the loan, the asset qualifier path is open and no income enters the file; if they fall short, the depletion reading beside it shows the monthly income the assets would produce and the payment that income would need to carry.

Taxes and insurance are estimates. Nothing here is tax or investment advice.

Asset Qualifier vs. Asset Depletion vs. Bank Statement

Same buyer, three ways to document the file.

A Vero Beach buyer who cannot document income the conventional way has three documentation routes in this program family, and the routes are not interchangeable: assets that cover the loan, assets converted into income, or business deposits read as income. The cards below put the three side by side on the questions that separate them.

Structure Comparison

Assets that cover the loan, assets as income, or deposits as income.

The asset qualifier path

Usable assets equal to the whole loan, no employment or income documented, principal residences and second homes, purchase and refinance at the path’s leverage, two months of statements, reserves not required at or below the refinance leverage. The path with the fewest questions, and the one that asks the assets to cover the whole loan.

The asset depletion path

The path for the household whose savings are real but smaller than the loan. It can carry a loan the balances would not cover outright, widens the occupancies to include rentals, and adds a cash-out ceiling; in exchange it brings the ratio back and counts retirement money at a flat haircut.

A bank statement loan

A different question entirely: not what the household owns but what the business brings in. The bank statement loan suits the Vero Beach owner with strong deposits and modest savings, where the asset-based paths suit the household with strong savings and modest deposits. See Lendmire’s bank statement loan program.

Where each one fits

Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a Vero Beach household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.

Typical File Components

What to prepare for a Vero Beach scenario review.

Preparation for a Vero Beach asset-based review is mostly gathering: the statements for each account, the age of the owner of each retirement account, the credit report, and, on the depletion path, any income the asset income will supplement. The items below are the ones a loan officer asks for first.

Government photo IDCurrent identification for every borrower on the loan; the lender verifies identity and runs the required screening before the file is placed with the program.
Gift documentation, where a gift is part of the pictureA gift letter and the transfer trail for any gifted funds, read under the lender’s gift rules for the path chosen and documented like any other deposit.
Occupancy statementPrincipal residence, second home, or investment property; the occupancy decides which path is open and which leverage ceiling applies, and it is confirmed with intent and use.
Paperwork behind large depositsA sale of property or a business, an inheritance, a legal settlement, or a transfer between the borrower’s own accounts, each documented with the papers that produced the money.
Credit authorizationThe credit report is pulled once, read against the asset qualifier path’s floor or the depletion path’s matrix, where the housing history and any prior housing event are also reviewed.
Statements for every qualifying accountAll pages, for the months the path requires: two months on the asset qualifier path, and on the depletion path a statement at least four months old plus the most recent one.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.

Vero Beach File Considerations

Local details that can change the loan.

The figures in the snapshot are the program’s; the details below are where a Vero Beach file moves. Which side of the age line the owner stands on, how long the money has been in place, which accounts the lender will count, and which path the occupancy allows are settled before the terms are written.

Before You Move Forward

Use these checks to keep the Vero Beach file clean and fundable.

Settle the age rule, the seasoning, and the eligible accounts first. Everything else in a Vero Beach file, the path, the leverage, the loan amount, is arithmetic once those three are known.

  • Confirm the age rule: each retirement account is credited by its owner’s age on the asset qualifier path.
  • Count the months: two months of statements per account cover the loan on the asset qualifier path.
  • Name the occupancy: a first-time investor needs a stronger score on the depletion path.
i.

Retirement accounts and the age line

Retirement balances are the most age-sensitive figure in the program. On the asset qualifier path they are credited by the owner’s age; on the asset depletion path they are haircut at a flat share whatever the age. A Vero Beach household with a large retirement account and a modest brokerage account is read carefully on both, because the usable totals can land on opposite sides of the loan.

ii.

Seasoning by path

The lender wants to see that the money has been the borrower’s for a while and is not a loan dressed as an asset. Recent transfers are traced to the account they came from; recent deposits are documented with their source. A Vero Beach file with a clean trail seasons without friction; one with unexplained deposits waits.

iii.

Occupancy decides the path

A second home on assets is common and straightforward on both paths; a rental on assets is a depletion file by definition. The Vero Beach loan officer confirms the occupancy with the borrower’s intent and the property’s use, and the lender holds the file to it. A rental’s own appraisal and lease are read beside the statements.

iv.

Reserves by path

Reserves are light on this program: the assets that qualify the loan are the reserves, and on the asset qualifier path none are required at or below the refinance leverage; above it, up to the purchase ceiling, the lender sets the requirement. A Vero Beach buyer still plans the down payment and closing costs so the usable total is not reduced at closing.

v.

Supplementing income with asset income

The depletion path can add asset income to documented earnings rather than replace them. The combined ratio may run to forty-five percent when the income is supplemented, and the minimum-assets rule is waived. For a Vero Beach household with a pension, a part-time income, or a small business and a meaningful portfolio, the supplemented file is often the stronger one.

A Clear Process

From a Vero Beach asset review to keys in hand.

Four steps carry a Vero Beach asset-based loan from review to closing. Nothing on this page commits anyone to lend; the written terms come from a licensed loan officer after the review, and the appraisal and the underwriting decide the rest.

i.

Asset review

Start with the statements, the credit score, the occupancy, and the purpose. A Lendmire loan officer sorts the eligible accounts, applies the credit shares and the haircuts, reads the usable total against the loan on the asset qualifier path and into income on the depletion path, confirms the age rule for each retirement account, and puts the result in writing.

ii.

Contract and appraisal

The contract sets the price the loan is measured against; the appraisal confirms the value supports it. On a Vero Beach file where the assets just cover the loan, an appraisal that lands under the price is answered with a larger down payment, which lowers the loan the assets must cover.

iii.

Underwriting

Conditions, when they come, are usually documentary: a missing statement page, a deposit without its source, an account that needs its holdings shown. A Vero Beach buyer who gathered the list on this page meets most of them before they are asked. The underwriter’s questions are the loan officer’s questions asked a second time, on the same statements.

iv.

Closing

At closing the down payment and the closing costs are paid, the loan funds, and the accounts that qualified the file stay where they were. The lender reads the balances as they stand after the funds to close are drawn, which is why a Vero Beach file keeps a margin above the threshold.

Why Lendmire

A brokerage that reads both paths.

Asset-based files reward careful reading. Which accounts count, at what share, on which path, with what seasoning, at what leverage for the purpose: each is a place where a file placed carelessly costs the buyer a larger down payment or a longer wait. Lendmire reads them in order, before the offer, for every Vero Beach buyer.

i.

Both paths, one set of statements

The comparison printed on this page is run for real on every Vero Beach file: assets that cover the loan beside assets that become income beside deposits read as income, and the written terms follow from it. The buyer sees the usable total on each path, the margin above the loan, and the derived income beside the payment before anything is signed.

ii.

The account rules explained before the offer

Which accounts count, how retirement money is credited by age, how long each account must season, what a large deposit needs behind it: a Vero Beach buyer hears these before the contract is signed, not after the underwriter asks. The margin above the threshold is shown, so the down payment and the closing costs can be planned around it.

iii.

Licensed, consumer-purpose, in writing

Every figure on this page is a program parameter drawn from one guideline source. The written terms for a Vero Beach file come from a licensed loan officer after the review, the credit report, and the appraisal; the page is where the method is explained, not where the loan is made.

Questions Vero Beach Buyers Ask

Vero Beach asset-based mortgage FAQs

The questions below are the ones a Vero Beach loan officer hears first from a buyer who has assets and no income on paper. The answers describe the program’s rules in words; the figures live in the snapshot above.

What is an asset-based mortgage?

A mortgage qualified on assets instead of income, in two forms: the asset qualifier path, where the usable assets equal or exceed the loan, and the asset depletion path, where the assets are divided into a monthly income. A Vero Beach loan officer reads the statements against both before recommending one.

How does the asset qualifier path work?

The path has three tests: the usable assets must cover the loan, the loan must sit inside the leverage for the purpose, and the credit score must be at or above the published floor. Reserves are not required at or below the refinance leverage. Income is never asked for.

How does the asset depletion path work?

Picture the balance sheet spread evenly across a span of months: that monthly slice is the income the lender uses. For a Vero Beach household, the question is whether that slice, added to any documented income, carries the housing payment and the other debts within the ratio. The calculator on this page shows the slice beside the payment.

How are 401(k) and IRA balances counted, and why does 59½ matter?

A 401(k), a traditional or Roth IRA, and similar employer plans are read the same way: by the owner’s age on the asset qualifier path and at a flat haircut on the depletion path. Vested balances count; stock options and unvested restricted stock do not. A Vero Beach loan officer confirms each account’s treatment at the review.

What credit score does an asset-based mortgage need?

The published floor opens the asset qualifier path. On the depletion path a first-time investor needs a stronger score than an owner-occupant, and larger loans at higher leverage want more. A Vero Beach loan officer reads the report before the statements are counted, because credit decides the door.

How long do the assets need to be in the accounts?

Seasoning differs by path, and it sets the calendar for a Vero Beach buyer after a liquidity event. The shorter wait is on the asset qualifier path; the depletion path waits longer unless the source is a sale, an inheritance, or a settlement, which are documented with their paperwork instead.

Are reserves required?

No reserve months are published for the asset qualifier path at or below the refinance leverage, and the depletion path lists none; above the refinance leverage the lender sets the requirement. The assets that qualify the loan stay where they are, and the lender reads them again for a Vero Beach file after the funds to close are drawn.

How large can the loan be?

Large. The path that covers the loan with assets reaches well into the jumbo range, and the path that converts assets into income reaches nearly as far. For a Vero Beach buyer the practical limit is usually the balance sheet rather than the program: the loan the assets cover, or the payment the derived income carries.

How is this different from a bank statement loan?

Deposits versus balances. The bank statement program applies an expense factor to a run of business deposits and calls the result income. The asset-based program credits or haircuts the balances and either covers the loan or divides them into income. A retiree with no deposits has nothing for the first and everything for the second.

Do I need to show any income at all?

The asset qualifier path is built for the Vero Beach household with no income on paper: a retiree, a founder between ventures, a family living on a portfolio. The depletion path can stand alone on asset income or supplement earnings with it; when it supplements, the minimum-assets rule is waived.
