The Quick Read: Usually conventional. Strong credit earns you cheaper mortgage insurance on a conventional loan, and that insurance can be cancelled later. FHA wins when something other than your score is the obstacle: heavy student debt in your debt-to-income ratio, a recent income dip, a house that needs work, or a thin down payment. Run both options side by side before you decide.
Why Does Strong Credit Favor Conventional?
Conventional loans price mortgage insurance by credit score, and FHA mostly does not. A high score buys you real savings on one side and very little on the other.
FHA payment estimate
Starting assumptions reflect an example price and the FHA minimum investment. Replace them with your own figures.
Editable benchmark: 7.32% as of October 22, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not an FHA loan quote.
Illustrative starting assumptions: a $350,000 price, the FHA minimum investment as the down payment, a thirty-year term at the current Freddie Mac benchmark, and property taxes and insurance estimated at typical national rates. Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not an FHA loan quote; your rate is set by the lender at lock. FHA mortgage insurance follows HUD’s published schedule for the term, leverage and loan size entered; taxes, insurance and dues are editable estimates; closing costs are not included; county loan limits are not checked here. Licensed in sixteen states for consumer mortgages. Lendmire is not affiliated with or acting on behalf of FHA, HUD, or the federal government.
Mortgage insurance protects the lender, not you. Both loan types charge for it when you put down a small amount. The difference is how the charge is set.
On a conventional loan, private mortgage insurance (PMI) varies with your down payment and your credit score. The CFPB says costs vary by credit score, down payment, lender and market conditions. It also says PMI generally applies when you put down less than 20%. The CFPB adds that PMI is generally cheaper than FHA’s cost for borrowers with good credit.
FHA works differently. Across the wholesale programs we place FHA files with, the annual premium runs between 0.15% and 0.75% of the balance. It depends on loan term, loan amount and loan-to-value (LTV), the loan balance as a percentage of the home’s value. Your credit score is not on that list. HUD announced a 30 basis point cut to the annual premium in FHA INFO 2023-11, and the cut applied to everyone alike. A 780 score and a 620 score face the same schedule.
That is the core asymmetry. Strong credit is an asset you have already built. Conventional pricing pays you for it. FHA pricing mostly ignores it.
What Happens to Mortgage Insurance Over Time?
PMI can end. FHA insurance often lasts much longer. For a dentist planning to stay in the home, that gap can matter more than the starting cost.
On a conventional loan, federal law requires the servicer to end borrower-paid PMI automatically when the balance is first scheduled to reach 78% of the home’s original value, if you are current. You can also ask to cancel earlier. The CFPB’s examination procedures lay this out. Their footnote notes the Act does not cover FHA insurance.
FHA follows its own duration rules. FHA also charges an upfront premium of 1.75% of the base loan, which is typically financed into the balance. Then comes the annual premium. On a thirty-year loan above 90% LTV, the annual premium lasts the full term. At or below 90% LTV, it ends after eleven years.
Many FHA borrowers get out by refinancing into a conventional loan once they have enough equity. That works, but the new loan carries its own closing costs. Plan for it as a cost, not a free exit.
Where FHA Still Wins for a Dentist
FHA wins when debt-to-income, income history or the property is the problem. Your credit score is rarely the issue. Those other three often are.
The CFPB describes FHA qualifying standards as generally more flexible than conventional ones. That flexibility pays off in four situations.
Student debt is crushing your ratio. FHA counts every student loan in your liabilities, whatever its payment type or status, per HUD Mortgagee Letter 2021-13. A deferred loan is not invisible. Conventional guidelines can treat income-driven payments more favorably, so run both. The loan with the lower counted payment may flip your answer.
On ratios, the wholesale FHA programs we use start at 31/43 (housing payment over income, then total debts over income) with no compensating factors. Documented strengths such as reserves or a strong credit history reach 40/50 at the top tier. The automated underwriting finding governs most files. For many dentists with big balances, the ratio decides the loan, not the score.
Your income dipped or your practice is new. If you own at least 25% of a practice, FHA treats you as self-employed. An associate paid on a W-2 is not. Under HUD Mortgagee Letter 2022-09, the lender can generally count self-employment income after two years. One to two years can work with two years of prior work in the same or a related field. A decline of more than 20% in effective income forces a downgrade to manual underwriting. Conventional also wants a two-year history, so documentation alone rarely decides it. But an income dip hurts more on FHA.
The house needs work. An FHA appraisal values the home and also checks it against HUD’s minimum property standards. A property that fails cannot be insured until the issues are fixed. A fixer-upper that stalls on FHA can pass a conventional appraisal.
Your down payment is thin. FHA allows financing up to 96.5% LTV with a 3.5% minimum investment at a decision score of 580 or higher. Seller or interested-party contributions can reach 6% of the price. A strong score matters less here because FHA’s insurance schedule does not reward it. Still, with a very high score, conventional with low down payment PMI often costs less per month. Compare, don’t assume.
Where Conventional Clearly Wins
Conventional wins on a large down payment, a large loan, or a plan to stay long. In each case the structure favors it.
- About 20% down or more. Conventional skips PMI entirely. FHA still charges its upfront and annual premiums.
- High score, modest down payment. This is where conventional PMI usually beats FHA on monthly cost, per the CFPB.
- Loan above the county FHA limit. County loan limits apply, and they change every year. If your price pushes past the limit, FHA is off the table. Conventional or jumbo is the path. In higher-priced areas this can come up for dentists more often than you’d expect.
- Long-term ownership. PMI that ends at 78% beats insurance that runs for years.
Credit scoring itself has loosened on the conventional side. Fannie Mae’s Selling Guide bulletin says Desktop Underwriter no longer applies a minimum credit score to casefiles created on or after November 16, 2025. It relies on its own risk analysis instead. For a strong borrower, that means your score is rewarded in pricing and approval, not tested against a hard cutoff.
Side-by-Side: A Quick Comparison
| Factor | FHA | Conventional |
|---|---|---|
| Credit score effect | Little on insurance cost | Moves PMI pricing |
| Minimum investment | 3.5% (580+ score) | Varies by program |
| Mortgage insurance | Upfront plus annual | PMI if under 20% down |
| Insurance ends | By term/LTV rules | Cancels at 78% |
| Student debt | All loans counted | Often more flexible |
| Property standards | HUD minimums apply | Value and condition |
| Best for | DTI, income or property hurdles | Strong credit, long stay |

How Three Dentists Might Land
These are hypothetical profiles, with no dollar figures, to show how the pieces move.
Picture a new associate with a spotless score, large student balances and almost no savings. The counted student-loan payment pushes the ratio near the edge. FHA’s 3.5% minimum and ratio flexibility may be the only way to buy now. Compare the conventional option first, since a low-down-payment conventional loan with PMI can still win on monthly cost.
Say an established associate has a score well into the top tier and 15% saved. Conventional with PMI likely costs less each month, and the PMI can be removed later as equity builds. FHA’s annual premium, by contrast, would run for a much longer stretch at that down payment.
Consider a practice owner who just bought into the practice, with a dip in recent income. The 20% decline trigger can send an FHA file to manual underwriting. A conventional file will scrutinize the same dip. Here the answer depends on the traditional personal-income documentation, not the credit score. Both loans want the full picture.
Honestly, the third case is a genuine toss-up until a lender sees the returns.
Common Mistakes Strong-Credit Borrowers Make
- Assuming FHA is only for weak credit. It is open to every qualified borrower.
- Assuming conventional always needs 20% down. PMI exists so you can put down less.
- Ignoring deferred student loans. FHA counts them.
- Comparing only the quoted rate. Compare the monthly mortgage insurance line, which appears in the Projected Payments section on page 1 of the Loan Estimate and Closing Disclosure.
- Forgetting the exit. Ask how and when the insurance ends before you sign. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Occupancy is the last gate. FHA is for a principal residence you will live in, one to four units. A multi-unit purchase where you live in one unit is a legitimate FHA use. Anything bought purely to rent out is not eligible.
Tax treatment can depend on your situation; borrowers should speak with a qualified tax professional before relying on any deduction or credit.
What to Gather and How to Compare
Pull two years of full traditional personal-income documentation with all schedules, and business returns if you own a practice. Add recent pay records, a current student-loan statement and bank statements. Ask each lender for a Loan Estimate on the same day, with the same price and down payment. Then compare the monthly insurance, the upfront costs, and when the insurance ends.
Some lenders also market special loan programs for medical professionals. Terms vary widely, so ask about them as a third quote, and judge them on the same line items.

Frequently Asked Questions
Is FHA ever cheaper than conventional for someone with excellent credit?
Sometimes, though not often. FHA’s insurance is set by term, loan amount and LTV, not by score. So a high score earns almost nothing there. Conventional PMI is generally cheaper for good credit, per the CFPB. Cases where FHA wins usually involve ratios or property condition, not price.
Does a dentist’s student debt count if payments are deferred?
On FHA, yes. HUD requires lenders to include all student loans in liabilities regardless of payment type or status. Conventional treatment differs, and income-driven payments can sometimes be counted more favorably. Ask each lender how it calculates the payment before you pick a program.
Can I get rid of FHA mortgage insurance later?
Often only by refinancing or waiting out the duration rules. On a thirty-year loan above 90% LTV, the annual premium lasts the term. Refinancing into a conventional loan is a common exit, with its own closing costs.
Does owning part of my practice change how FHA sees my income?
Yes. With at least 25% ownership, you are treated as self-employed, and the lender generally wants a two-year history and full traditional personal-income documentation. A drop of more than 20% in effective income sends the file to manual underwriting. Associates on a W-2 follow the standard path.
Are there limits on how much I can borrow with FHA?
Yes. In higher-priced areas, a dentist’s purchase can exceed them. Then conventional or jumbo is the route.
