Can You Get FHA Loan Preapproval Before You Pick a Home?

Can You Get FHA Loan Preapproval Before You Pick a Home?

The Quick Read: Yes. A lender can preapprove you for an FHA loan before you have chosen a home, because the letter rests on your credit, income, assets and debts rather than on a property. The letter is conditional, though. The loan itself can’t be fully approved until a specific address goes through the lender’s review and an FHA appraisal. Think of the letter as a ceiling and a starting point, not a commitment to lend.

Why a Letter Can Exist Before an Address

A preapproval is the lender’s own document. FHA doesn’t issue one, and HUD doesn’t require one. The agency sets the underwriting standards, and the lender decides how it screens a buyer before an offer.

HUD describes the FHA 203(b) program as mortgage insurance for buying or refinancing a principal residence. A lending institution funds the loan, and HUD insures it. The lender’s letter lives in the gap before any of that begins.

The CFPB describes a preapproval letter as a statement that a lender is tentatively willing to lend up to a certain amount, based on assumptions. It isn’t a guaranteed loan offer. Sellers often ask to see one before they take an offer seriously.

Lender wording varies. Some use “prequalification” for a quick estimate built on what you tell them and “preapproval” for a review of verified documents. Others blur the two. Judge a letter by what was checked behind it, not by the title at the top.

What the Lender Needs Now Versus After You Pick a Home

The split is simple. Before you shop, the lender needs you. After you have a contract, it needs the property.

Stage What the lender reviews What waits
Preapproval Credit, income, job history, assets, debts Address, appraisal, title
Under contract Address, purchase contract, FHA appraisal Final underwriting
Final review Updated file, title, property condition Closing

Across the wholesale programs Lendmire places FHA files with, the preapproval review leans on the borrower: a credit pull, pay stubs or other income proof, bank statements and a look at monthly debts. Your lender will give you its exact document list.

The reason the property can’t come first is mechanical. After you have a contract, the lender requests an FHA case number through HUD’s system. HUD says that case number assignment begins the process toward insuring the mortgage, and the system checks the property address along with each borrower’s identity. No address, no case number. No case number, no formal FHA file.

What the Lender Reviews in You

Five areas drive a preapproval. A short note on each follows.

Credit. The programs Lendmire works with start at a decision score of 580 for maximum financing. HUD has a lower tier for scores of 500 to 579 that calls for a larger investment, but the wholesale lenders in this network don’t reach below 580. Some lenders set a higher floor still, so the number on one lender’s page isn’t universal.

Debt-to-income ratios. The base pair is 31/43, meaning housing costs at 31% of income and total debts at 43%. With documented compensating factors, the ceiling can reach 40/50 at the top tier. An automated underwriting finding governs most files, so the real limit depends on your whole profile.

Income and job history. Lenders look for steady, documentable income. Employees have it easiest. Self-employed borrowers should expect the lender to ask for more paperwork.

Cash. The minimum investment is 3.5% of the lesser of the price or the appraised value on a purchase, at that 580 score or higher. Seller or interested-party contributions can go up to 6% of the price, and gift funds can help with the investment. What counts depends on the lender’s guidelines.

Occupancy. FHA is for a home you will live in as your principal residence, one to four units. A non-occupant co-borrower is allowed. It isn’t a lane for buying a rental. Buying the property to rent it out is a different kind of financing altogether.

How the Process Runs, Step by Step

1. Optional prequalification. A rough estimate, sometimes built on unverified numbers.

2. Preapproval application. The lender pulls credit and reviews your documents.

3. The letter. It names a maximum amount, FHA as the loan type, conditions and an expiration date.

4. Shopping and an offer. The letter goes with your offer.

5. Contract, then case number. The lender requests the FHA case number for the address.

6. FHA appraisal. It covers value and HUD’s property standards.

7. Full underwriting and closing. The lender finishes review, title is cleared, and your finances need to stay steady until closing.

One consumer-protection point matters. Under the CFPB’s rules, an “application” means six items: name, income, Social Security number, property address, estimated property value and loan amount sought. Once a lender has all six, it must deliver a Loan Estimate within three business days, per the CFPB’s disclosure FAQs. A preapproval request with no property address generally lacks one of those six, so a Loan Estimate usually follows once you name a home. Practice can vary by lender.

Reading the Letter (Ask What Was Verified)

Not every letter carries the same weight. Ask the lender plainly:

  • Did you pull my credit, and did you review my documents or only my stated figures?
  • What assumptions sit behind the maximum amount?
  • Is the figure a purchase price or a loan amount?
  • When does the letter expire?
  • What could change it before closing?

The CFPB advises asking what assumptions the lender made and what could raise costs or cause a denial. Letters often carry an expiration date, typically 30 to 60 days. If your search runs longer, the usual fix is to refresh the letter with updated documents.

Turning a Ceiling Into a Budget

The letter’s top number is a limit, not a target. Shopping right at the top leaves no cushion. The loan carries an upfront mortgage insurance premium, which can be financed into the loan, plus an annual premium. For the programs Lendmire places, the upfront premium is 1.75% of the base loan, and the annual premium runs between 0.15% and 0.75% of the balance, depending on term, loan amount and LTV. On a thirty-year loan above 90% LTV, the annual premium lasts for the term. At or below 90%, it ends after eleven years.

Those premiums add to your monthly cost, so a comfortable budget usually sits below the maximum. Add taxes, homeowners insurance, any association dues and the money you want left in the bank. Then work backward to a price.

County loan limits also shape the search. They are set by county and change every year, so check HUD’s loan-limit lookup for the county you are shopping in before you fall for a house near the top of the range.

After You Pick a Home: What Happens to the Letter

Your preapproval doesn’t tell you the house passes. The property has to clear its own tests.

The FHA appraisal is ordered after the case number exists. It looks at value and at HUD’s property standards, such as safety, soundness and condition. Under HUD Mortgagee Letter 2022-11, the initial appraisal validity period is 180 days from the effective date, and an update can extend it to one year. A house that needs repairs may need them done, or addressed in the contract, before closing.

Condos usually need to sit in an approved project, which is worth asking about early. If you are building or buying new construction without a final street address, the lender can explain how it handles lot and plat information. Your lender will confirm what it accepts.

If you want to switch lenders mid-deal, ask first. Whether a case number and appraisal transfer is a lender-by-lender question.

What Can Undo a Preapproval

Between the letter and closing, the lender reviews you again. Your file needs to stay close to what it was on day one.

Avoid:

  • Opening new credit, such as a car loan or store card
  • Large, unexplained deposits
  • Changing jobs or income structure without telling the lender
  • Missing payments on any account
  • Co-signing someone else’s debt

Do:

  • Keep paying every bill on time
  • Save statements and pay stubs
  • Tell the lender before any big financial change
  • Keep your funds in the accounts the lender already reviewed

If You’re Denied or Borderline

An early preapproval is a more affordable time to learn about a problem. The CFPB notes that applying early can surface issues in time to fix them.

Common fixes include paying down revolving balances, correcting errors on a credit report, documenting a gap in employment, or adding a non-occupant co-borrower where the program allows it. Past credit events carry HUD waiting periods: two years from a Chapter 7 discharge and three years from a foreclosure. Those are HUD’s rules, not a promise from any one lender.

If you’re close, ask the lender what single change would move the file, and then re-apply once that is done.

Special Situations

Self-employed buyers. Expect a fuller review of income documents. The lender will say what it needs.

Non-occupant co-borrower. Allowed under the programs Lendmire places with. The co-borrower’s credit and income enter the review.

Thin or recovering credit. A score at or above 580 opens the door. Below that, the network’s lenders don’t reach, so the path is rebuilding first.

Refinancing instead of buying. The same logic applies. An FHA Streamline refinances an existing FHA loan with no appraisal, a limited credit review and a net tangible benefit. HUD’s rate-and-term option with an appraisal reaches 97.75% on a home you’ve occupied for the previous twelve months, and the cash-out reaches 80% LTV on a home owned and occupied for 12 months before the case number. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Comparing Lenders Without Wasting Effort

The CFPB suggests requesting Loan Estimates from three or more lenders. A preapproval doesn’t lock you into any one of them. Credit checks for mortgages made within a short shopping window generally count together for scoring purposes, but ask each lender how it handles this.

A mortgage broker like Lendmire arranges FHA loans through wholesale lenders, so one conversation can compare more than one path.

Key Terms Defined

Frequently Asked Questions

Can I get preapproved for an FHA loan without a house?

Yes. Lenders review you, not a property, at this stage. The letter will state a maximum amount and conditions. The property is reviewed after you have a contract.

Is preapproval the same as prequalification?

Not always. Some lenders use prequalification for an unverified estimate and preapproval for a document review. The CFPB says the label alone doesn’t tell you much, so ask what was checked.

How long does a preapproval last?

Letters often carry an expiration date, typically 30 to 60 days, per the CFPB. Many lenders refresh them with updated documents if your search runs longer.

Will it hurt my credit?

Lenders typically pull credit, which can register as an inquiry. Mortgage inquiries made within a short window are generally treated together for scoring, though the exact window varies by scoring model.

Does preapproval guarantee the loan?

No. The house must pass the FHA appraisal and standards, title must clear, and your finances must hold steady. Every program parameter is subject to lender guidelines and full file review.
