Current DSCR HELOC guidelines, updated from one source.
Treat these as program parameters, not an offer: the maximum combined loan-to-value, the minimum credit score, the line sizes, and the draw and repayment periods on a rental line qualified by its rent, all drawn from one guideline source this page keeps current.
Of the rental’s value, first mortgage included
Total liens on the rental, the first mortgage plus the new line, may reach 70% of value behind a first mortgage you keep; the ladder below shows the first-lien tiers on a paid-off rental, which run to 75% at the top tier.
Credit score for a second-lien line
Scores from 720 are eligible on a second-lien line and from 700 on a first-lien line; the ceiling is read by credit tier, lien position, and line size on the ladder, and the owner’s debt-to-income ratio is never calculated on this program.
Automated valuation on lines to $400,000
Lines run from $50,000 to $500,000 behind a first mortgage; lines up to $400,000 use an automated valuation with a property inspection report, and every line above that amount takes a full interior appraisal.
Interest-only, then 25 years of repayment
A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
Nothing on this page is a commitment to lend, an offer, or a quote. The figures are program parameters from a wholesale lender’s guidelines, carried through Lendmire’s guideline source and subject to change; every line depends on the valuation, the lease, the rent, the credit report, the entity, the property, and full underwriting. Lendmire, LLC (NMLS #2371349) is a mortgage broker, never the lender, licensed in sixteen states for consumer mortgages, and the wholesale lender is never named on these pages. Rates, payments, and costs are disclosed in writing by a licensed loan officer. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
The mechanics are the same on every Fresno file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in California.
A line on the rental, behind the mortgage you keep
Think of it as a credit limit secured by the rental. During the draw period you borrow and repay as you like, paying interest only on what is out; once the draw period ends, the balance converts to a fully amortizing repayment schedule. A paid-off rental can carry the line in first position instead.
The rent qualifies the line, not your tax returns
The lender does not calculate your debt-to-income ratio. It reads the rental’s gross rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment on the whole line at a stressed rate; the quotient must reach the program’s coverage minimum. A lease in place is required.
Your credit tier sets the ceiling and the cap
Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Fresno owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.
Valuation, the lease, the LLC, and closing
Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. A Fresno rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.
The arithmetic is the same on every Fresno file: the ceiling for the tier and the lien position, multiplied by the value, minus the balance already on the rental, capped at the maximum line. A rental with a small first mortgage leaves a wide gap; a recent purchase at high leverage may leave none.
Fresno’s rental equity in figures — and how a line fits it.
The equity picture in Fresno starts with the market: median home value, the balance of owners and renters, and the ownership tenure that usually comes with long-held rentals. These figures describe the market; the program figures are in the snapshot above.
Read the figures as backdrop. A high median value with a large share of owners usually means deep equity and larger lines; a market of recent purchases means thinner equity and smaller lines at the same tier. Neither changes the ceiling or the cap; they change how much of the ceiling a given rental can reach.

Distinct Fresno rental neighborhoods, distinct equity pictures.
A rental in one part of Fresno is not the same file as a rental in another: the stock, the values, the rents, and the valuation path differ by neighborhood. The cards below sketch the submarkets a line is written in.
Established close-in rentals
The close-in Fresno neighborhoods hold rentals bought a decade or more ago, and those files carry the deepest equity: a small first mortgage, a value that has run far ahead of it, and room under the ceiling that the rent, not the equity, usually caps. The median owner-occupied home value in Fresno runs near $374,800 on the latest Census estimate.
Condominium rentals
Condominium lines in Fresno turn on the project review: warrantable at one ceiling, non-warrantable at a lower one, condotels not at all. The valuation reads the unit against recent unit sales in the project, and the lease carries the coverage test. About 50% of Fresno’s households rent — roughly 89,985 renter households on the latest Census estimate.
High-value rentals
High-value Fresno rentals present a cap question: how much of the equity can one line reach? The answer is the maximum line for the tier and lien position, and a full interior appraisal sets the value the ceiling is measured against. Roughly 90,465 Fresno households own their homes on the latest Census estimate — 50% of all households, the pool a rental equity line is written for.
Newer infill and recent purchases
Infill purchases in Fresno are the files where the scenario review most often says wait: the equity is not there yet or the seasoning window has not closed. The line is a seasoned-property product, and these properties season on their own schedule. On a one-unit rental at Fresno’s median home value, the second-lien ceiling puts total liens near $262,360 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Two-to-four-unit buildings
Small multi-unit buildings are where the rent test is strongest: three or four leases carry a line that a single-family rent could not. Fresno’s duplexes and fourplexes qualify with one unit allowed vacant, and the larger lines take the multi-unit appraisal. Median household income in Fresno sits near $70,991 on the latest Census estimate.
Entity-held portfolios
Portfolio owners in Fresno hold rentals in LLCs for liability, and the program meets them there: the line is written in the entity, the members sign as guarantors, and the deed never moves. The exposure limit on loans and dollars per borrower is the figure to check first. Fresno is home to about 546K people.
Neighborhood context is exactly that: context. A Fresno line is sized by the property’s own value, balance, tier, and rent, under the program tables and the state’s own rules; the submarkets simply show where those inputs tend to land.
Four ways Fresno landlords put a rental equity line to work.
A DSCR HELOC puts most of the line in hand at closing and keeps the rest available through the draw period, which suits the way Fresno landlords actually spend: the next down payment, a rehab staged over months, a reserve for the roof that fails. Four common uses below, each one a reason to keep the first mortgage and open a line instead.
A standing reserve for the portfolio
Some Fresno investors open a line for what has not happened yet: the furnace that fails in January, the vacancy that runs long, the assessment the association votes through. The closing draw is set by the program; the rest waits.
Fund the next purchase without refinancing
Investors who keep a low first-mortgage rate have no interest in replacing it; a DSCR HELOC lets a Fresno owner draw the next down payment from equity instead. The line is qualified on the rent of the property that secures it, not on the new purchase.
Bridge a sale, a tax bill, or a buyout
Timing problems are capital problems. A DSCR HELOC on a seasoned Fresno rental turns a timing problem into a draw and a repayment, without a refinance and without the owner’s personal income in the file.
Consolidate business debt at the property level
Consolidation on a rental line keeps the debt where the asset is: secured by the property that produced the need, repaid over the repayment period, with the owner’s personal income never part of the file.
Estimate your Fresno rental’s available credit line before requesting a quote.
Equity is the first gate and rent is the second. This calculator runs the first: value, balance, tier, and lien position against the current program tables for Fresno. The second, whether the rent covers the qualifying payment at the program minimum, is the lender’s call from the lease and the appraiser’s rent schedule.
Fresno rental available-equity calculator
The arithmetic the program uses, with your Fresno figures: value times ceiling minus balance, capped at the maximum line for the tier.
Illustrative starting assumptions: a $375,000 rental value near Fresno’s median owner-occupied home value and a $170,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
A rent-qualified line, an income-qualified line, a cash-out refinance, and a deposit-qualified line are four different files on the same Fresno rental. Which fits depends on the owner’s tax returns, the first-mortgage rate, the entity on title, and how the money will be used.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
For the Fresno investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.
The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.
For the Fresno owner whose first-mortgage rate is no longer worth keeping, or who needs more of the equity than a second-lien line can reach. The refinance resets the whole loan; the line adds to it. Compare the blended cost of the two before choosing. For the refinance route, see the investment property cash-out refinance.
For the Fresno self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Fresno scenario review.
The file reads the property and the credit report. Gather these before the scenario review, and the prequalification has what it needs; nothing on the list is a tax return.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
A DSCR HELOC is a property file, and property files turn on details: the tier, the valuation, the lien position, the entity, the lease, the seasoning. The cards below are the ones that change a Fresno line most often.
Use these checks to keep the Fresno file clean and fundable.
Three things decide most Fresno files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.
- Confirm the vesting: Whether the deed reads in an individual’s name, an LLC, or a trust, and which kind of trust.
- Confirm the dates: The date of the most recent purchase or refinance of the property, note date to note date.
- Confirm the draw plan: How the payment changes when the draw period ends and the repayment period begins.
Title in your name or your LLC
Anyone on title who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument; the borrowers on the line need not be the borrowers on the first mortgage. The Fresno file lists every name on the deed before closing, not after.
The seasoning clock on purchases and refinances
A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Fresno investor who closed this spring plans the line for after the window.
The closing draw and the later draws
Most of the line funds at closing, and the closing draw has a floor of its own; the line is not opened empty as a reserve. A Fresno owner who wants a standing reserve sizes the line for the amount that will actually be drawn, since interest accrues on the drawn balance from closing.
The valuation sets the value the ceiling applies to
A declining-market flag on the valuation trims the ceiling, and a rural designation on the appraisal takes the rental off a program that does not write rural property. The value, in short, is settled by the valuation, and the line follows it.
The property list and the property type
A Fresno condominium carries a line at the condominium ceiling, and a non-warrantable project at the reduced one; the association’s dues and any assessment travel with the file. Lots run to ten acres on the program; larger parcels and agricultural features put the property outside it.
From a Fresno rental prequalification to a funded line.
The steps below are the program’s, in order. A Fresno landlord who gathers the lease, the mortgage statement, and the entity papers before the scenario review has the first two steps in hand at the start; the valuation and the title work set the pace of the rest.
Scenario review
A licensed loan officer reads the Fresno rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.
Prequalification
The lender pulls the credit report, confirms the tier, and reads the lease and the entity papers. The prequalification states the line the file supports, the valuation path it will take, and the documents still owed; it is not a commitment, and nothing is drawn yet.
Verification and valuation
This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Fresno file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.
Closing and funding
The last step is the simplest: signatures, recording, the closing draw. A Fresno landlord leaves closing with a recorded line behind the first mortgage, a draw in hand, and the balance of the line available on request through the draw period.
A brokerage that matches the line to the rental.
What Lendmire brings to a Fresno rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.
Four routes, the right one quoted
A landlord whose returns are clean may do better on the income-qualified line; one whose first-mortgage rate is poor may do better on a refinance. The comparison is made on the file, not on the product, and the Fresno owner sees it.
The entity stays on title
Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.
Licensed, in writing, the lender never named
Lendmire arranges a rental line under its consumer licensing even on an investment property: the disclosures and the written terms that attach to a licensed home equity line travel with the file, in every state the program is written.

Fresno DSCR HELOC FAQs
Short answers to the questions a DSCR HELOC raises in Fresno: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.
What is a DSCR HELOC?
A revolving line secured by an investment property and underwritten on its rent. Interest-only draws through the draw period, amortizing repayment after, the first mortgage untouched, the deed left in the owner’s name or LLC. It is the route for a Fresno owner whose returns, ratio, or entity make an ordinary rental HELOC impossible.
Can the rental stay in my LLC?
Yes. Entity vesting is a feature of the program, not an exception to it. Bring the operating agreement, the articles, the good-standing certificate, and the member list; the line is recorded in the LLC’s name and the first mortgage, whoever holds it, stays where it is.
How is the rent test calculated?
Rent divided by the qualifying payment, and the answer must clear the program minimum. The rent is documented by the lease and the appraiser’s rent schedule; a lease above market counts with three months of receipts. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease.
Is an appraisal required?
A valuation is required on every line; a full appraisal is required on the larger ones. A Fresno owner with a line under the threshold usually sees an automated model and an inspection rather than an appraiser’s full report, unless the model’s confidence falls short.
How do the draw period and repayment work?
Draw, then repay. Through the draw period a Fresno landlord borrows and repays as needed and pays interest only on the outstanding balance; after it the balance amortizes over the repayment period. Most of the line funds at closing, and later draws carry a minimum of their own.
Can I open a line if the rental was recently listed for sale?
Not within the program’s window. A property listed for sale in the months before the application is not eligible; the listing has to be old enough before the line is written. The months are in the program, and the scenario review reads the listing history first.
I just bought the rental. Can I open a line now?
No. Both seasoning clocks have to run: the mortgage-transaction clock from the note date and the ownership clock from the settlement date. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both.
Can the line be a first lien on a paid-off rental?
Yes. A rental with no mortgage can carry the line in first position: a full title policy is required, the credit floor is lower than the second-lien floor, the ceiling is higher, and the largest lines run to the first-lien maximum at a reduced ceiling. The rent test applies the same way.
What is the rate on a DSCR HELOC?
The program is a variable-rate line. What the rate is for a Fresno rental depends on the file and the day, and it is disclosed in writing, never estimated on a page. Plan the line on the draw rules and the repayment schedule shown here; price it with the loan officer.
Do I need tax returns or W-2s?
Tax returns and W-2s are not part of the file. The lender reads the lease and the appraiser’s rent schedule in their place and runs the coverage test on the line. A Fresno owner whose returns understate the business, or who files none for the entity, is read on the rent alone.
Your Fresno, CA rental can qualify itself.
Start with the figures: the rental’s value, the mortgage on it, your credit tier, the lease. The review takes minutes, states program parameters rather than offers, and names anything in the file that needs a check.
