Current DSCR HELOC guidelines, updated from one source.
This snapshot carries the second-lien tier with the first-lien tiers beside it: the leverage ceiling, the credit floor, the line range, the valuation threshold, and the draw and repayment periods, each read from Lendmire’s guideline source and refreshed when the program moves.
Of the rental’s value, first mortgage included
Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.
Credit score for a second-lien line
A 720 score opens the second-lien program; the first-lien tiers start at 700 and step up from there. At 700 and above the program’s tradeline-depth rules fall away entirely, on either lien position.
Automated valuation on lines to $400,000
Lines run from $50,000 to $500,000 behind a first mortgage; lines up to $400,000 use an automated valuation with a property inspection report, and every line above that amount takes a full interior appraisal.
Interest-only, then 25 years of repayment
The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
The figures on this page describe a wholesale program, not an offer of credit: they can change without notice, and the lender’s underwriting of the rental, its rent, the owner’s credit, the entity, and the title governs every file. The wholesale lender is not named here, no rate or payment is stated here, and a licensed loan officer discloses the terms, the rate, and the costs in writing. Lendmire, LLC, NMLS #2371349, brokers the line and never lends it, under consumer licences in sixteen states. Nothing here is legal or tax advice. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
A DSCR HELOC is a revolving lien on a rental, usually in second position: the property secures it, the rent qualifies it, and the balance moves as you draw and repay. The pieces that decide the line in Menifee are the rental’s value, the balance already on it, the credit tier, and a rent that covers the line.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in California.
A line on the rental, behind the mortgage you keep
A DSCR HELOC is revolving credit secured by the rental: you draw what you need during the draw period, pay interest only on what is outstanding, and the balance comes down as you repay. After the draw period the line closes to new draws and the balance repays on an amortizing schedule.
The rent qualifies the line, not your tax returns
Coverage is the income test. A Menifee rental whose rent covers the qualifying payment at the program minimum passes it whatever the owner’s tax returns show, and the tier, the value, the seasoning, and the property list still apply; a rental whose rent falls short does not pass, however strong the owner’s income, because that income is never in the file.
Your credit tier sets the ceiling and the cap
Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. A Menifee investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.
Valuation, the lease, the LLC, and closing
Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. A Menifee rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.
The arithmetic is the same on every Menifee file: the ceiling for the tier and the lien position, multiplied by the value, minus the balance already on the rental, capped at the maximum line. A rental with a small first mortgage leaves a wide gap; a recent purchase at high leverage may leave none.
Menifee’s rental equity in figures — and how a line fits it.
The equity picture in Menifee starts with the market: median home value, the balance of owners and renters, and the ownership tenure that usually comes with long-held rentals. These figures describe the market; the program figures are in the snapshot above.
Citywide figures provide general market context, not an appraisal or an income calculation. Market figures explain the typical file, not yours. A Menifee rental held for a decade in a market like this usually carries far more equity than the median suggests; one bought last year at the median usually carries less than the ceiling allows.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Menifee rental neighborhoods, distinct equity pictures.
Across Menifee, the rental stock ranges from condominiums to small multi-unit buildings, and the equity picture ranges with it. The submarkets below show where the ceiling, the cap, and the rent test tend to bind.
Two-to-four-unit buildings
Small multi-unit buildings are where the rent test is strongest: three or four leases carry a line that a single-family rent could not. Menifee’s duplexes and fourplexes qualify with one unit allowed vacant, and the larger lines take the multi-unit appraisal. The median owner-occupied home value in Menifee runs near $537,300 on the latest Census estimate.
Entity-held portfolios
A Menifee investor with several entity-held rentals opens lines without restructuring; the program reads each property on its own value, balance, lease, and tier, and the borrower’s exposure across the program is counted as the lines add up. On a one-unit rental at Menifee’s median home value, the second-lien ceiling puts total liens near $376,110 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Established close-in rentals
The close-in Menifee neighborhoods hold rentals bought a decade or more ago, and those files carry the deepest equity: a small first mortgage, a value that has run far ahead of it, and room under the ceiling that the rent, not the equity, usually caps. About 20% of Menifee’s households rent — roughly 7,224 renter households on the latest Census estimate.
Newer infill and recent purchases
Recent purchases in Menifee’s infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. Menifee is home to about 110K people.
High-value rentals
At the top of Menifee’s rental values the binding limit is the program’s maximum line, not the ceiling. The file takes a full appraisal above the valuation threshold, and the first-lien column offers the larger cap when there is no mortgage ahead. Roughly 29,333 Menifee households own their homes on the latest Census estimate — 80% of all households, the pool a rental equity line is written for.
Condominium rentals
A Menifee condominium rental carries a DSCR HELOC as readily as a house; the questions are the project’s. Warrantability decides which ceiling applies, the association’s finances are reviewed, and a condotel or an age-restricted project is outside the program. Median household income in Menifee sits near $93,454 on the latest Census estimate.
Neighborhood context is exactly that: context. A Menifee line is sized by the property’s own value, balance, tier, and rent, under the program tables and the state’s own rules; the submarkets simply show where those inputs tend to land.
Four ways Menifee landlords put a rental equity line to work.
From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Menifee landlords bring most often; the line is sized by equity and rent, not by the use.
A standing reserve for the portfolio
Portfolio owners treat a line as the working-capital account for their Menifee rentals: draw for the surprise, repay from the next month’s rents, draw again. The line is qualified on one property’s rent and available for all of them.
Fund the next purchase without refinancing
The down payment on the next Menifee rental is the classic use: draw it from the line when the contract is signed, keep the first mortgage on the property that secures the line, and let the new property carry its own loan. A paid-off rental can fund more than one.
Bridge a sale, a tax bill, or a buyout
The bridge use is temporary by design: draw against the rental, repay the draw when the sale or the refund lands, and keep the line open for the next gap. The first mortgage on the Menifee property never moves.
Consolidate business debt at the property level
Consolidation on a rental line keeps the debt where the asset is: secured by the property that produced the need, repaid over the repayment period, with the owner’s personal income never part of the file.

Menifee rental available-equity calculator
The arithmetic the program uses, with your Menifee figures: value times ceiling minus balance, capped at the maximum line for the tier.
Illustrative starting assumptions: a $535,000 rental value near Menifee’s median owner-occupied home value and a $240,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
Four routes to the equity in a Menifee rental, compared on the question that matters most to a landlord: what does the lender read, and what happens to the loan already on the property? The cards below answer both for each route.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
For the Menifee investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.
The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.
A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.
For the Menifee self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Menifee scenario review.
A DSCR HELOC file is shorter than an income-qualified one, because the owner’s income is not in it. What the lender needs is the property’s file: the lease, the rent, the mortgage statement, title, insurance, and the entity papers if an LLC holds the deed.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The program is simple on paper and particular in practice. These are the particulars that move Menifee files: what the lender reads, what it waits on, and what it declines.
Use these checks to keep the Menifee file clean and fundable.
Think of the details in two groups. Some size the line: the tier, the valuation, the lien position, the rent. Others decide eligibility outright: the property type, the seasoning, a recent listing, a solar lien, the entity papers. A Menifee file clears the second group before the first matters.
- Confirm the vesting: Which title holders and first-mortgage borrowers will sign as non-borrowing owners.
- Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
- Confirm the lien position: Whether an existing second lien already sits on title, since the program never writes a third position.
Title in your name or your LLC
A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Menifee rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.
The seasoning clock on purchases and refinances
A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Menifee investor who closed this spring plans the line for after the window.
Second lien behind the mortgage, or first lien on a paid-off rental
Behind a first mortgage the line is a second lien with the second-lien ceiling, floor, and cap. On a rental with no mortgage the line stands first, starts at a lower floor, reaches a higher ceiling, and runs to a larger cap. A Menifee owner chooses by what is on the property today.
The rent must cover the qualifying payment
The lender divides the gross rent by a fully amortizing payment on the entire line at a stressed rate, and the quotient must reach the program’s coverage minimum. A Menifee rental with deep equity but modest rent qualifies for a smaller line than the ceiling allows; the rent, not the equity, caps it.
A recent listing, a solar lien, a declining market
A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and a Menifee file near the ceiling can lose the top of the line to the first of them.
From a Menifee rental prequalification to a funded line.
The steps below are the program’s, in order. A Menifee landlord who gathers the lease, the mortgage statement, and the entity papers before the scenario review has the first two steps in hand at the start; the valuation and the title work set the pace of the rest.
Scenario review
A licensed loan officer reads the Menifee rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.
Prequalification
The lender pulls the credit report, confirms the tier, and reads the lease and the entity papers. The prequalification states the line the file supports, the valuation path it will take, and the documents still owed; it is not a commitment, and nothing is drawn yet.
Verification and valuation
The automated valuation and inspection, or the full interior appraisal on larger lines, set the value; the title search confirms the vesting, the liens, and any solar agreement; insurance is updated to cover both liens; and the lease and rent schedule are matched. The Menifee line is re-sized on the verified value.
Closing and funding
Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the Menifee line is available through the draw period.
A brokerage that matches the line to the rental.
A lender with one rental-line program sells that program. Lendmire reads a Menifee rental against the rent-qualified line, the income-qualified line, the cash-out refinance, and the bank statement line, and quotes the one the file actually fits.
Four routes, the right one quoted
Every Menifee rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.
The entity stays on title
An LLC-vested Menifee rental does not have to be deeded to a personal name to borrow against it. The program writes the line in the entity’s name, the members sign as guarantors, and the deed never moves; the loan officer reads the entity papers at the scenario review so nothing surprises the title search.
Licensed, in writing, the lender never named
Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of a Menifee line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Menifee DSCR HELOC FAQs
Short answers to the questions a DSCR HELOC raises in Menifee: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.
What is a DSCR HELOC?
A line of credit on a rental, qualified by the rental. The program reads the rent against the qualifying payment, the value against the ceiling for the tier, and the deed as it is, including an LLC. It is written behind a first mortgage the owner keeps or as a first lien on a rental that is paid off.
Can the rental stay in my LLC?
Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.
How is the rent test calculated?
It is a coverage ratio like a DSCR loan’s, measured on the line: gross rent over the qualifying payment on the whole line at a stressed rate. A Menifee rental with modest rent and deep equity qualifies for a smaller line than its equity would support, because the rent, not the equity, is the binding gate.
Is an appraisal required?
The program always values the property; what changes with line size is how. Up to the threshold, an automated valuation and an inspection; above it, a full interior appraisal. A rural designation on the appraisal takes the rental off the program, which does not write rural property.
How do the draw period and repayment work?
Draw, then repay. Through the draw period a Menifee landlord borrows and repays as needed and pays interest only on the outstanding balance; after it the balance amortizes over the repayment period. Most of the line funds at closing, and later draws carry a minimum of their own.
Is there a minimum line or a minimum draw?
Three minimums: the smallest line the program writes, the share of the line drawn at closing with its dollar floor, and the smallest later draw. A Menifee landlord who wants a line mostly for a future need still takes the closing draw.
Can the line be a first lien on a paid-off rental?
Yes. With no first mortgage the line stands first and the program reads it on its own column: lower credit floor, higher ceiling, larger cap, full title policy. The rent still has to cover the qualifying payment on the whole line.
Do I need tax returns or W-2s?
None. The income file is replaced by the rent file: the lease, receipts where the lease runs above market, and the market-rent schedule. The credit report is still pulled, the valuation is still ordered, and the entity is still reviewed; the owner’s earnings simply are not.
Can I open a line if the rental was recently listed for sale?
A recent listing blocks the line for a set number of months after the listing came down. A Menifee owner who tested the market and withdrew the listing waits out the window before the file is eligible; a listing that is older than the window is not a problem.
What property types qualify?
The ordinary rental stock: houses, townhomes, planned-unit homes, two-to-four-unit buildings, and condominiums, with non-warrantable projects at a lower ceiling. A Menifee rental that is a row home, sits on more than ten acres, or is held in a land trust is outside the program.
Size the line on the rent, not the tax returns.
A licensed loan officer reads the Menifee rental’s value, the balance, the tier, the lease, and the vesting against the current tables and tells you the line the file supports and the gates it must clear. No commitment, no tax returns.
