Current DSCR HELOC guidelines, updated from one source.
This snapshot carries the second-lien tier with the first-lien tiers beside it: the leverage ceiling, the credit floor, the line range, the valuation threshold, and the draw and repayment periods, each read from Lendmire’s guideline source and refreshed when the program moves.
Of the rental’s value, first mortgage included
Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.
Credit score for a second-lien line
A 720 score opens the second-lien program; the first-lien tiers start at 700 and step up from there. At 700 and above the program’s tradeline-depth rules fall away entirely, on either lien position.
Automated valuation on lines to $400,000
$50,000 to $500,000 is the second-lien line range; an automated valuation with a property inspection serves lines to $400,000, and a full interior appraisal applies above it. A paid-off rental on a first-lien line runs to $1,000,000.
Interest-only, then 25 years of repayment
A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Nothing on this page is a commitment to lend, an offer, or a quote. The figures are program parameters from a wholesale lender’s guidelines, carried through Lendmire’s guideline source and subject to change; every line depends on the valuation, the lease, the rent, the credit report, the entity, the property, and full underwriting. Lendmire, LLC (NMLS #2371349) is a mortgage broker, never the lender, licensed in sixteen states for consumer mortgages, and the wholesale lender is never named on these pages. Rates, payments, and costs are disclosed in writing by a licensed loan officer. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
The mechanics are the same on every Boca Raton file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Florida.
A line on the rental, behind the mortgage you keep
The line is a credit limit, not a check: a Boca Raton landlord draws against it as deals and repairs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.
The rent qualifies the line, not your tax returns
Because the payment used in the test is a fully amortizing payment on the entire credit limit at a stressed rate, a Boca Raton rental with thin cash flow qualifies for a smaller line than its equity would allow. Equity sets the ceiling; rent sets what the ceiling can actually fund.
Your credit tier sets the ceiling and the cap
Leverage steps with the tier and with the lien position. The same Boca Raton rental supports one line behind a first mortgage and a larger one when it is paid off, because the first-lien tiers read the property alone; the ladder on this page shows both columns.
Valuation, the lease, the LLC, and closing
Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. A Boca Raton rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.
Every input is yours to change in the calculator below: the Boca Raton rental’s value, the balance already secured by it, the credit tier, and the lien position. The ceiling and the cap come from the program tables for that tier and position, and the result is the room under the ceiling, capped at the program maximum.
Boca Raton’s rental equity in figures — and how a line fits it.
Before the calculator, the market: what a typical Boca Raton property is worth and how much of the city owns. A rental bought years ago in a market like this one usually carries the equity a line is written against; a recent purchase at the median may not.
Market context only. Market figures explain the typical file, not yours. A Boca Raton rental held for a decade in a market like this usually carries far more equity than the median suggests; one bought last year at the median usually carries less than the ceiling allows.

Distinct Boca Raton rental neighborhoods, distinct equity pictures.
Neighborhood by neighborhood, Boca Raton’s rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.
High-value rentals
Boca Raton’s high-value rentals run into the line cap before the ceiling: a property with far more equity than the maximum line is sized at the cap, the largest lines take a full interior appraisal, and a paid-off property on a first-lien line reaches the larger cap at the reduced ceiling. The median owner-occupied home value in Boca Raton runs near $722,700 on the latest Census estimate.
Established close-in rentals
The close-in Boca Raton neighborhoods hold rentals bought a decade or more ago, and those files carry the deepest equity: a small first mortgage, a value that has run far ahead of it, and room under the ceiling that the rent, not the equity, usually caps. Boca Raton is home to about 100K people and sits within the Miami-Fort Lauderdale-West Palm Beach, FL area.
Newer infill and recent purchases
Recent purchases in Boca Raton’s infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. About 34% of Boca Raton’s households rent — roughly 14,200 renter households on the latest Census estimate.
Entity-held portfolios
The entity file is the program’s reason for being in a market like Boca Raton, where portfolios are held inside LLCs. Each line is a property file; the exposure limit and the guarantors’ credit are the portfolio-level checks. On a one-unit rental at Boca Raton’s median home value, the second-lien ceiling puts total liens near $505,890 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Condominium rentals
Condominiums are a large share of Boca Raton’s rental stock, and a line on one is routine: a warrantable project takes the condominium ceiling, a non-warrantable one the reduced ceiling, and the association’s dues and any assessment travel with the file. The rent test reads the unit’s lease like any other. Median household income in Boca Raton sits near $106,273 on the latest Census estimate.
Two-to-four-unit buildings
Two-to-four-unit rentals in Boca Raton are the program’s strongest files on the rent side. One vacant unit is allowed, the combined gross rent carries the qualifying payment, and the equity in a long-held building sets the rest. Roughly 27,250 Boca Raton households own their homes on the latest Census estimate — 66% of all households, the pool a rental equity line is written for.
Treat the submarket notes as a map of where equity and rent tend to sit across Boca Raton, not as eligibility. The program’s property list, ceilings, and rent test are the same citywide; the inputs differ property by property.
Four ways Boca Raton landlords put a rental equity line to work.
The uses are the landlord’s, not the lender’s: the program does not restrict what a Boca Raton owner draws for. These four are the common ones, and each shows why a revolving line behind the first mortgage fits better than a lump sum that replaces it.
Rehab and repairs staged over months
A roof, a kitchen, a unit turn between tenants: the invoices arrive in pieces, and a line pays them in pieces. A Boca Raton landlord draws the closing minimum, draws the rest as each phase bills, and keeps the first mortgage where it is.
Finish a value-add before the permanent loan
Where a hard-money loan would have carried the work, a line on a seasoned rental can carry it instead, drawn as the work bills and repaid when the improved property refinances. The first mortgage on the seasoned rental is untouched.
A standing reserve for the portfolio
Interest accrues on the drawn balance, the closing draw included; the undrawn part of the line waits through the draw period, which is why a landlord holds it as a reserve instead of a cash balance. The Boca Raton rental behind it keeps its mortgage; the line sits ready through the draw period.
Fund the next purchase without refinancing
The down payment on the next Boca Raton rental is the classic use: draw it from the line when the contract is signed, keep the first mortgage on the property that secures the line, and let the new property carry its own loan. A paid-off rental can fund more than one.
Estimate your Boca Raton rental’s available credit line before requesting a quote.
Equity is the first gate and rent is the second. This calculator runs the first: value, balance, tier, and lien position against the current program tables for Boca Raton. The second, whether the rent covers the qualifying payment at the program minimum, is the lender’s call from the lease and the appraiser’s rent schedule.
Boca Raton rental available-equity calculator
Size the line first, then let the rent decide how much of it the property carries. Every field is yours to change.
Illustrative starting assumptions: a $725,000 rental value near Boca Raton’s median owner-occupied home value and a $325,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
A rent-qualified line, an income-qualified line, a cash-out refinance, and a deposit-qualified line are four different files on the same Boca Raton rental. Which fits depends on the owner’s tax returns, the first-mortgage rate, the entity on title, and how the money will be used.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
The route when the owner’s income is the problem and the rental’s income is not: the lease and the market rent carry the line, the entity stays on title, and nothing about the first mortgage changes. It caps lower than the income-qualified line and starts at a stronger credit tier.
For the Boca Raton landlord with clean tax returns, room in the debt ratio, and a rental titled in their own name. The income-qualified line is the higher-leverage route; the DSCR HELOC is the route when the returns, the ratio, or the LLC make that file impossible. For the income-qualified route, see Lendmire’s investment property HELOC.
The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.
Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Boca Raton landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Boca Raton scenario review.
Prepare the rental’s paperwork, not yours. The list below is what a Boca Raton landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The tables set the ceiling; the details below move the actual line on a Boca Raton rental up or down, or decide whether the file closes at all. Each card ends with the thing to confirm before you plan around a figure.
Use these checks to keep the Boca Raton file clean and fundable.
Three things decide most Boca Raton files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.
- Confirm the vesting: Which title holders and first-mortgage borrowers will sign as non-borrowing owners.
- Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
- Confirm the rent test: The current lease, its rent, and whether receipts support a rent above market.
Title in your name or your LLC
A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Boca Raton rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.
The seasoning clock on purchases and refinances
The two clocks run separately: the mortgage transaction clock and the ownership clock. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both. The Boca Raton file is eligible when both have run.
The rent must cover the qualifying payment
Vacancy is read strictly: a single-family rental needs a lease in place, and a two-to-four-unit property may carry one vacant unit. A Boca Raton rental between tenants waits for the new lease before the line closes, and the new rent is read against the market schedule.
The valuation sets the value the ceiling applies to
A declining-market flag on the valuation trims the ceiling, and a rural designation on the appraisal takes the rental off a program that does not write rural property. The value, in short, is settled by the valuation, and the line follows it.
Second lien behind the mortgage, or first lien on a paid-off rental
The line is never closed together with a purchase or a refinance of the first mortgage; it is a standalone lien, opened on a seasoned property. A Boca Raton investor buying a rental and planning a line on it waits for the seasoning window.
From a Boca Raton rental prequalification to a funded line.
The steps below are the program’s, in order. A Boca Raton landlord who gathers the lease, the mortgage statement, and the entity papers before the scenario review has the first two steps in hand at the start; the valuation and the title work set the pace of the rest.
Scenario review
Before any application, the scenario is read against the program: lien position, tier, valuation path, seasoning, the property list, and the entity. A Boca Raton owner leaves the review knowing the line the tables support and the gates the file must clear.
Prequalification
Prequalification is where the file becomes real: the report replaces the estimate, the lease replaces the owner’s rent figure, and the entity’s papers are read. What comes out is a line amount, a lien position, and a short list of items to verify.
Verification and valuation
The automated valuation and inspection, or the full interior appraisal on larger lines, set the value; the title search confirms the vesting, the liens, and any solar agreement; insurance is updated to cover both liens; and the lease and rent schedule are matched. The Boca Raton line is re-sized on the verified value.
Closing and funding
Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the Boca Raton line is available through the draw period.
A brokerage that matches the line to the rental.
The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Boca Raton owner would do better on another route entirely.
Four routes, the right one quoted
Every Boca Raton rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.
The entity stays on title
An LLC-vested Boca Raton rental does not have to be deeded to a personal name to borrow against it. The program writes the line in the entity’s name, the members sign as guarantors, and the deed never moves; the loan officer reads the entity papers at the scenario review so nothing surprises the title search.
Licensed, in writing, the lender never named
Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of a Boca Raton line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Boca Raton DSCR HELOC FAQs
Common questions, answered plainly. Where a figure matters, the snapshot carries it; where a judgment matters, a licensed loan officer makes it.
What is a DSCR HELOC?
Think of a rental HELOC with the income file removed. The lease and the appraiser’s rent schedule qualify the line; the credit report sets the tier; the valuation sets the value; and the entity on title stays on title. Everything else about the line, the draw period, the repayment period, the lien position, works the way a home equity line does.
Can the rental stay in my LLC?
Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.
How is the rent test calculated?
Rent divided by the qualifying payment, and the answer must clear the program minimum. The rent is documented by the lease and the appraiser’s rent schedule; a lease above market counts with three months of receipts. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease.
Is an appraisal required?
Lines to the valuation threshold shown in the snapshot use an automated valuation plus a property inspection report, or a full interior appraisal; lines above it require a full interior appraisal. Appraisal waivers are not accepted, and a model that misses the program’s confidence standard sends the file to a full interior appraisal.
How do the draw period and repayment work?
Interest-only through the draw period on the drawn balance, fully amortizing through the repayment period after. The closing draw is set by the program, the later draws have a floor, and the rate is variable throughout; a Boca Raton owner plans the line around the shift in payment when the draw period ends.
How much can I borrow against a rental?
Value times the ceiling, minus the first mortgage, up to the cap, then tested against the rent. A Boca Raton rental with a small first mortgage leaves a wide gap under the ceiling; a recent purchase at high leverage may leave none; and a rental whose rent is thin carries less than its equity would allow.
Does a duplex or fourplex qualify?
Yes. Two-to-four-unit rentals are on the program, with one vacant unit allowed; the rent test reads the leased units’ gross rent, the lesser of the leases and the appraiser’s rent schedule, against the qualifying payment on the line.
I just bought the rental. Can I open a line now?
Not yet. A rental bought or refinanced inside the program’s seasoning window is not eligible, measured note date to note date, and ownership has to season from the purchase settlement before the line closes. The months are in the program; plan the line for after both windows.
Do I need reserves or cash to close?
No. The program requires no reserves and no cash to close; the closing draw funds the line and the costs are handled in the closing, which the loan officer sets out in writing. The file is the property, the credit report, the lease, and the entity.
What property types qualify?
Single-family homes, planned-unit homes, townhomes, two-to-four-unit properties, warrantable condominiums, and non-warrantable condominiums at a reduced ceiling, as non-owner-occupied rentals. Rural property, row homes, condotels, commercial and agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular homes, land contracts, and log homes are not eligible.
See the line your Boca Raton, FL rental supports before you apply.
In a short scenario review the rental’s equity, rent, and entity are read against the program: ceiling, cap, lien position, rent test. You leave with a line amount and a short list, not an application.
