Current DSCR HELOC guidelines, updated from one source.
The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.
Of the rental’s value, first mortgage included
Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.
Credit score for a second-lien line
Scores from 720 are eligible on a second-lien line and from 700 on a first-lien line; the ceiling is read by credit tier, lien position, and line size on the ladder, and the owner’s debt-to-income ratio is never calculated on this program.
Automated valuation on lines to $400,000
$50,000 to $500,000 is the second-lien line range; an automated valuation with a property inspection serves lines to $400,000, and a full interior appraisal applies above it. A paid-off rental on a first-lien line runs to $1,000,000.
Interest-only, then 25 years of repayment
The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
Program parameters shown on this page are wholesale lender guidelines read from Lendmire’s centralized guideline source, subject to change without notice and to full underwriting; they are not an offer, a quote, or a commitment to lend. The line amount, combined loan-to-value, coverage test, and eligibility depend on the valuation, the lease and the rent, the credit profile, the vesting, the property, and the lender’s own calculation. No rate, index, payment, or fee is stated on this page; terms are provided in writing by a licensed loan officer. Lendmire, LLC is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages; the lender’s program sheet writes this line in fifteen of those sixteen states. NMLS #2371349. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
The mechanics are the same on every Miramar Beach file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Florida.
A line on the rental, behind the mortgage you keep
The line is a credit limit, not a check: a Miramar Beach landlord draws against it as deals and repairs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.
The rent qualifies the line, not your tax returns
The lender does not calculate your debt-to-income ratio. It reads the rental’s gross rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment on the whole line at a stressed rate; the quotient must reach the program’s coverage minimum. A lease in place is required.
Your credit tier sets the ceiling and the cap
Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. A Miramar Beach investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.
Valuation, the lease, the LLC, and closing
Title can stay in the LLC that holds the Miramar Beach rental, which is the point for many landlords: no deed back to a personal name before closing, no deed back into the entity after. A title holder who is not a borrower signs an acknowledgment, and the borrowers on the line need not be the borrowers on the first mortgage.
Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.
Miramar Beach’s rental equity in figures — and how a line fits it.
Every Miramar Beach file is its own equity story, but the market frames it: the median value, the share of households that own, and the age of the housing stock. These Census figures are context for a line, never the terms of one.
Citywide figures provide general market context, not an appraisal or an income calculation. Read the median against the balance on your own rental. Where values have run ahead of the mortgages on them, the room under the ceiling is wide and the rent test is the tighter of the two gates; where purchases are recent, the room is narrow and the ceiling is the tighter gate.

Distinct Miramar Beach rental neighborhoods, distinct equity pictures.
A rental in one part of Miramar Beach is not the same file as a rental in another: the stock, the values, the rents, and the valuation path differ by neighborhood. The cards below sketch the submarkets a line is written in.
Entity-held resort rentals
Resort rentals in Miramar Beach are often held in LLCs, and the program writes the line in the entity’s name when the property is a leased rental: the members sign as guarantors, the deed stays, and the lease carries the rent test. The median owner-occupied home value in Miramar Beach runs near $733,000 on the latest Census estimate.
Year-round primary residences
A Miramar Beach home the owner lives in is not a DSCR HELOC file; it is a consumer HELOC on a primary residence, qualified on the owner’s income or deposits. The rent-qualified line is written on rentals only. On a one-unit rental at Miramar Beach’s median home value, the second-lien ceiling puts total liens near $513,100 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Waterfront and view rentals
High-value Miramar Beach rentals on the water are sized at the program maximum for the tier and lien position, valued by a full appraisal above the threshold, and insured for flood where required before funding. About 18% of Miramar Beach’s households rent — roughly 792 renter households on the latest Census estimate.
Rental condominiums and condotels
Resort condominiums split on the project: a warrantable or non-warrantable residential project is eligible at its ceiling with a long-term lease, and a condotel is not eligible at all. Miramar Beach’s condominium rentals are read on the project first. Median household income in Miramar Beach sits near $103,250 on the latest Census estimate.
Vacation and short-term rentals
The program requires a lease in place on every subject property, which leaves a Miramar Beach vacation rental run on nightly bookings outside the file as it stands; the owner who converts to a lease, or who holds a leased rental elsewhere, is read on that. Miramar Beach is home to about 8.9K people.
Long-term rentals in a resort market
Resort markets like Miramar Beach have two rental economies, and the program is written for the leased one: a tenant, a lease, a documented rent. Seasonal and nightly income is not the rent the program reads. Roughly 3,573 Miramar Beach households own their homes on the latest Census estimate — 82% of all households, the pool a rental equity line is written for.
Treat the submarket notes as a map of where equity and rent tend to sit across Miramar Beach, not as eligibility. The program’s property list, ceilings, and rent test are the same citywide; the inputs differ property by property.
Four ways Miramar Beach landlords put a rental equity line to work.
From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Miramar Beach landlords bring most often; the line is sized by equity and rent, not by the use.
Consolidate business debt at the property level
A Miramar Beach landlord carrying repair cards, a contractor note, or a short-term loan can draw once against the rental’s equity and retire them. The line replaces several payments with one, and the first mortgage is not refinanced to do it.
A standing reserve for the portfolio
Interest accrues on the drawn balance, the closing draw included; the undrawn part of the line waits through the draw period, which is why a landlord holds it as a reserve instead of a cash balance. The Miramar Beach rental behind it keeps its mortgage; the line sits ready through the draw period.
Fund the next purchase without refinancing
The down payment on the next Miramar Beach rental is the classic use: draw it from the line when the contract is signed, keep the first mortgage on the property that secures the line, and let the new property carry its own loan. A paid-off rental can fund more than one.
Rehab and repairs staged over months
A roof, a kitchen, a unit turn between tenants: the invoices arrive in pieces, and a line pays them in pieces. A Miramar Beach landlord draws the closing minimum, draws the rest as each phase bills, and keeps the first mortgage where it is.
Estimate your Miramar Beach rental’s available credit line before requesting a quote.
Equity is the first gate and rent is the second. This calculator runs the first: value, balance, tier, and lien position against the current program tables for Miramar Beach. The second, whether the rent covers the qualifying payment at the program minimum, is the lender’s call from the lease and the appraiser’s rent schedule.
Miramar Beach rental available-equity calculator
Size the line first, then let the rent decide how much of it the property carries. Every field is yours to change.
Illustrative starting assumptions: a $735,000 rental value near Miramar Beach’s median owner-occupied home value and a $330,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
The same Miramar Beach rental can reach its equity four ways, and they differ in what qualifies the borrower and what happens to the first mortgage. A DSCR HELOC qualifies on the rent and leaves the first mortgage alone; the other three read the owner’s income, the owner’s deposits, or replace the mortgage outright.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
Qualified on the rental’s rent, vested personally or in an LLC, and written behind the first mortgage you keep or first on a paid-off rental. The owner’s tax returns and debt-to-income ratio stay out of the file. The trade: a lower ceiling and a higher credit floor than the income-qualified line, and a rent that must cover the qualifying payment.
The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.
The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.
For the Miramar Beach self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Miramar Beach scenario review.
Prepare the rental’s paperwork, not yours. The list below is what a Miramar Beach landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The program is simple on paper and particular in practice. These are the particulars that move Miramar Beach files: what the lender reads, what it waits on, and what it declines.
Use these checks to keep the Miramar Beach file clean and fundable.
Three things decide most Miramar Beach files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.
- Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
- Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
- Confirm the lien position: What is on title today: a first mortgage, nothing, or an existing second lien.
Title in your name or your LLC
Anyone on title who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument; the borrowers on the line need not be the borrowers on the first mortgage. The Miramar Beach file lists every name on the deed before closing, not after.
The seasoning clock on purchases and refinances
The two clocks run separately: the mortgage transaction clock and the ownership clock. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both. The Miramar Beach file is eligible when both have run.
Second lien behind the mortgage, or first lien on a paid-off rental
The line is never closed together with a purchase or a refinance of the first mortgage; it is a standalone lien, opened on a seasoned property. A Miramar Beach investor buying a rental and planning a line on it waits for the seasoning window.
The closing draw and the later draws
The closing draw is the largest draw the line will see, and the later draws each clear their own minimum; the rate on all of them is variable, and nothing on this page states it. A Miramar Beach landlord plans the line on the draw rules and takes the rate in writing from the loan officer.
The property list and the property type
The list decides before the value does. A Miramar Beach rental that is a row home or sits on agricultural land is not a line on this program, however much equity it carries; a different product on a different program sheet may read it differently.
From a Miramar Beach rental prequalification to a funded line.
A DSCR HELOC on a Miramar Beach rental moves in four steps, and the first two are conversations. The scenario review sizes the line on the value, the balance, the tier, and the rent; the prequalification confirms it; verification and valuation prove it; closing funds it.
Scenario review
Before any application, the scenario is read against the program: lien position, tier, valuation path, seasoning, the property list, and the entity. A Miramar Beach owner leaves the review knowing the line the tables support and the gates the file must clear.
Prequalification
Prequalification is where the file becomes real: the report replaces the estimate, the lease replaces the owner’s rent figure, and the entity’s papers are read. What comes out is a line amount, a lien position, and a short list of items to verify.
Verification and valuation
Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.
Closing and funding
Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the Miramar Beach line is available through the draw period.
A brokerage that matches the line to the rental.
What Lendmire brings to a Miramar Beach rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.
Four routes, the right one quoted
A landlord whose returns are clean may do better on the income-qualified line; one whose first-mortgage rate is poor may do better on a refinance. The comparison is made on the file, not on the product, and the Miramar Beach owner sees it.
The entity stays on title
Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s Miramar Beach review starts with the deed as it is.
Licensed, in writing, the lender never named
Lendmire arranges a rental line under its consumer licensing even on an investment property: the disclosures and the written terms that attach to a licensed home equity line travel with the file, in every state the program is written.

Miramar Beach DSCR HELOC FAQs
Short answers to the questions a DSCR HELOC raises in Miramar Beach: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.
What is a DSCR HELOC?
A line of credit on a rental, qualified by the rental. The program reads the rent against the qualifying payment, the value against the ceiling for the tier, and the deed as it is, including an LLC. It is written behind a first mortgage the owner keeps or as a first lien on a rental that is paid off.
Can the rental stay in my LLC?
Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.
How is the rent test calculated?
The lender takes the gross monthly rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment: a fully amortizing payment on the entire credit limit at a stressed rate above the start rate. The quotient must reach the program’s coverage minimum, shown in the snapshot. A lease in place is required.
Is an appraisal required?
A valuation is required on every line; a full appraisal is required on the larger ones. A Miramar Beach owner with a line under the threshold usually sees an automated model and an inspection rather than an appraiser’s full report, unless the model’s confidence falls short.
How do the draw period and repayment work?
The draw period runs interest-only on whatever balance is outstanding, and the line is open to new draws through it. When it ends the line closes to draws and the balance repays on a fully amortizing schedule over the repayment period; the years for each are in the snapshot. The rate is variable through both.
What is the rate on a DSCR HELOC?
A variable rate through both periods, disclosed in writing for the file. Lendmire does not publish rates or indexes on program pages, and this page does not state a payment; the calculator sizes the line and leaves the rate to the written quote.
Does a duplex or fourplex qualify?
Two-to-four-unit properties are eligible, with one unit permitted vacant. The rent test and the valuation work the same way as on a single-family rental; the leases, rather than one lease, document the rent.
Do I need tax returns or W-2s?
No personal income documents of any kind. That is the difference between this line and the investment-property HELOC, which qualifies on the owner’s returns and ratio. On a Miramar Beach DSCR HELOC the property’s rent does the qualifying.
I just bought the rental. Can I open a line now?
The program waits on recent purchases and refinances. A Miramar Beach investor who closed this spring plans the line for after the seasoning window, however much equity the purchase created; the calendar is read before the value.
How much can I borrow against a rental?
Value times the ceiling, minus the first mortgage, up to the cap, then tested against the rent. A Miramar Beach rental with a small first mortgage leaves a wide gap under the ceiling; a recent purchase at high leverage may leave none; and a rental whose rent is thin carries less than its equity would allow.
Keep the first mortgage. Reach the equity anyway.
Request a quote and a loan officer sizes the line on the Miramar Beach rental’s figures, compares it with the income-qualified line and the cash-out refinance, and puts the terms in writing. The first mortgage stays where it is.
