DSCR HELOC in South Lake Tahoe, California: Rental Property Equity Line

In South Lake Tahoe, a DSCR HELOC answers the landlord’s question: how much of a rental’s equity can be put to work without touching the first mortgage and without a tax return? The program sizes a revolving line from the rental’s value, the balance already on it, the credit tier, and a rent that covers the line.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.

Credit
720

Credit score for a second-lien line

A 720 score opens the second-lien program; the first-lien tiers start at 700 and step up from there. At 700 and above the program’s tradeline-depth rules fall away entirely, on either lien position.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

The program writes second-lien lines from $50,000 to $500,000, and first-lien lines to $1,000,000; up to $400,000 the valuation is an automated model plus an inspection, and the largest lines, above that threshold, require a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

South Lake Tahoe DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

A DSCR HELOC on a South Lake Tahoe rental is sized the way a line of credit is and qualified the way a DSCR loan is: by the equity that is actually there, the tier the credit profile lands in, and the rent the property earns. The cards below cover the line itself, the rent test, the tier ladder, and how the file closes.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in California.

01.

A line on the rental, behind the mortgage you keep

Unlike a closed-end loan, the line stays open through the draw period: fund a South Lake Tahoe rehab this year and a down payment next year, pay interest only on the drawn balance, and repay over the years after the draw period ends. The first mortgage, and its rate, never move.

02.

The rent qualifies the line, not your tax returns

Because the payment used in the test is a fully amortizing payment on the entire credit limit at a stressed rate, a South Lake Tahoe rental with thin cash flow qualifies for a smaller line than its equity would allow. Equity sets the ceiling; rent sets what the ceiling can actually fund.

03.

Your credit tier sets the ceiling and the cap

Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. A South Lake Tahoe investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.

04.

Valuation, the lease, the LLC, and closing

Lines to the valuation threshold are valued by an automated model plus a property inspection report; larger lines take a full interior appraisal, and a model that does not meet the program’s confidence standard sends the file to an appraisal as well. The lease and the rent schedule travel with the valuation.

The Core Calculation
Value × the ceiling for the credit tier and lien position − the balance already secured = the line, capped at the program maximum, and the rent must cover its qualifying payment

Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.

South Lake Tahoe Market Context

South Lake Tahoe’s rental equity in figures — and how a line fits it.

Before the calculator, the market: what a typical South Lake Tahoe property is worth and how much of the city owns. A rental bought years ago in a market like this one usually carries the equity a line is written against; a recent purchase at the median may not.

Read the figures as backdrop. Market figures explain the typical file, not yours. A South Lake Tahoe rental held for a decade in a market like this usually carries far more equity than the median suggests; one bought last year at the median usually carries less than the ceiling allows.

South Lake Tahoe Submarkets

Distinct South Lake Tahoe rental neighborhoods, distinct equity pictures.

South Lake Tahoe is not one equity picture. The submarkets below hold different rental stock, different ownership tenures, and different valuation questions, and each shapes what a DSCR HELOC looks like there.

01.

Rental condominiums and condotels

A South Lake Tahoe condominium with a year-round tenant qualifies at the condominium ceiling, the non-warrantable one at the reduced ceiling; a condotel, with its hotel-style operation, is on the ineligible list. About 49% of South Lake Tahoe’s households rent — roughly 4,634 renter households on the latest Census estimate.

02.

Waterfront and view rentals

A waterfront South Lake Tahoe rental presents the cap, the appraisal, and the flood policy as its three questions; the rent test on a long-term leased property is usually the easy one, and the equity rarely binds. Median household income in South Lake Tahoe sits near $82,002 on the latest Census estimate.

03.

Long-term rentals in a resort market

Resort markets like South Lake Tahoe have two rental economies, and the program is written for the leased one: a tenant, a lease, a documented rent. Seasonal and nightly income is not the rent the program reads. Roughly 4,885 South Lake Tahoe households own their homes on the latest Census estimate — 51% of all households, the pool a rental equity line is written for.

04.

Entity-held resort rentals

Entity vesting is allowed on South Lake Tahoe investment property, so the resort rental held in an LLC and leased to a year-round tenant is an ordinary program file with an ordinary closing. The median owner-occupied home value in South Lake Tahoe runs near $682,400 on the latest Census estimate.

05.

Vacation and short-term rentals

The program requires a lease in place on every subject property, which leaves a South Lake Tahoe vacation rental run on nightly bookings outside the file as it stands; the owner who converts to a lease, or who holds a leased rental elsewhere, is read on that. South Lake Tahoe is home to about 21K people.

06.

Year-round primary residences

A South Lake Tahoe home the owner lives in is not a DSCR HELOC file; it is a consumer HELOC on a primary residence, qualified on the owner’s income or deposits. The rent-qualified line is written on rentals only. On a one-unit rental at South Lake Tahoe’s median home value, the second-lien ceiling puts total liens near $477,680 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

Neighborhood context is exactly that: context. A South Lake Tahoe line is sized by the property’s own value, balance, tier, and rent, under the program tables and the state’s own rules; the submarkets simply show where those inputs tend to land.

How South Lake Tahoe Landlords Use a DSCR HELOC

Four ways South Lake Tahoe landlords put a rental equity line to work.

A DSCR HELOC puts most of the line in hand at closing and keeps the rest available through the draw period, which suits the way South Lake Tahoe landlords actually spend: the next down payment, a rehab staged over months, a reserve for the roof that fails. Four common uses below, each one a reason to keep the first mortgage and open a line instead.

Next deal

Fund the next purchase without refinancing

Investors who keep a low first-mortgage rate have no interest in replacing it; a DSCR HELOC lets a South Lake Tahoe owner draw the next down payment from equity instead. The line is qualified on the rent of the property that secures it, not on the new purchase.

Value-add

Finish a value-add before the permanent loan

The rehab-then-refinance cycle runs on capital between the purchase and the permanent loan. A DSCR HELOC on an existing South Lake Tahoe rental supplies that capital from equity already earned, qualified on that rental’s rent.

Consolidation

Consolidate business debt at the property level

Consolidation on a rental line keeps the debt where the asset is: secured by the property that produced the need, repaid over the repayment period, with the owner’s personal income never part of the file.

Reserve

A standing reserve for the portfolio

Portfolio owners treat a line as the working-capital account for their South Lake Tahoe rentals: draw for the surprise, repay from the next month’s rents, draw again. The line is qualified on one property’s rent and available for all of them.

Rental Available-Equity Calculator

Estimate your South Lake Tahoe rental’s available credit line before requesting a quote.

Enter your South Lake Tahoe rental’s value, the balance on it, your credit tier, and whether the line sits behind a first mortgage or stands first on a paid-off property. The result is the room under the ceiling, capped at the program maximum, with the closing draw and the valuation path beside it. The rent must still cover the line; the lender decides that from the lease.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

Four routes to the equity in a South Lake Tahoe rental, compared on the question that matters most to a landlord: what does the lender read, and what happens to the loan already on the property? The cards below answer both for each route.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

The route when the owner’s income is the problem and the rental’s income is not: the lease and the market rent carry the line, the entity stays on title, and nothing about the first mortgage changes. It caps lower than the income-qualified line and starts at a stronger credit tier.

Investment property HELOC (qualified on your income)

Qualified on the owner’s documented income and debt-to-income ratio, vested in the owner’s own name, and written behind the first mortgage. It reaches a higher ceiling than the rent-qualified line and starts at a lower credit floor, at the cost of the full income file. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A South Lake Tahoe landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a South Lake Tahoe scenario review.

A DSCR HELOC file is shorter than an income-qualified one, because the owner’s income is not in it. What the lender needs is the property’s file: the lease, the rent, the mortgage statement, title, insurance, and the entity papers if an LLC holds the deed.

Government photo IDA current driver’s license or passport for every borrower and every guarantor of the entity; a valid Social Security number is required on the program.
InsuranceThe hazard policy at replacement cost or updated to cover both liens, and flood coverage where the property sits in a flood zone, with the declarations pages.
Property detailsAddress, property type, unit count, any association, the purchase date and price, and the date of the last refinance, which the seasoning rules read.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
The lease and rent historyThe current lease on the rental, and three months of rent receipts when the lease runs above the appraiser’s market rent; on a two-to-four-unit property, the lease for each occupied unit.
Entity documentsWhen the rental is held in an LLC: the articles, the operating agreement, the certificate of good standing, and the member list; the members sign as guarantors on the line.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

South Lake Tahoe File Considerations

Local details that can change the line.

The tables set the ceiling; the details below move the actual line on a South Lake Tahoe rental up or down, or decide whether the file closes at all. Each card ends with the thing to confirm before you plan around a figure.

Before You Move Forward

Use these checks to keep the South Lake Tahoe file clean and fundable.

Think of the details in two groups. Some size the line: the tier, the valuation, the lien position, the rent. Others decide eligibility outright: the property type, the seasoning, a recent listing, a solar lien, the entity papers. A South Lake Tahoe file clears the second group before the first matters.

  • Confirm the vesting: Whether the deed reads in an individual’s name, an LLC, or a trust, and which kind of trust.
  • Confirm the dates: The date of the most recent purchase or refinance of the property, note date to note date.
  • Confirm the property type: Whether the property type is on the eligible list, and at which ceiling.
i.

Title in your name or your LLC

A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A South Lake Tahoe rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.

ii.

The seasoning clock on purchases and refinances

A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A South Lake Tahoe investor who closed this spring plans the line for after the window.

iii.

The property list and the property type

Houses, planned-unit homes, townhomes, two-to-four-unit properties, and condominiums, non-warrantable ones at a reduced ceiling, are on the program. Rural property, row homes, condotels, commercial and agricultural property, leaseholds, land trusts, and the modular and log-home classes are not.

iv.

Second lien behind the mortgage, or first lien on a paid-off rental

Behind a first mortgage the line is a second lien with the second-lien ceiling, floor, and cap. On a rental with no mortgage the line stands first, starts at a lower floor, reaches a higher ceiling, and runs to a larger cap. A South Lake Tahoe owner chooses by what is on the property today.

v.

A recent listing, a solar lien, a declining market

A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and a South Lake Tahoe file near the ceiling can lose the top of the line to the first of them.

A Clear Process

From a South Lake Tahoe rental prequalification to a funded line.

The steps below are the program’s, in order. A South Lake Tahoe landlord who gathers the lease, the mortgage statement, and the entity papers before the scenario review has the first two steps in hand at the start; the valuation and the title work set the pace of the rest.

i.

Scenario review

The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.

ii.

Prequalification

With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. A South Lake Tahoe prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.

iii.

Verification and valuation

This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A South Lake Tahoe file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.

iv.

Closing and funding

Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the South Lake Tahoe line is available through the draw period.

Why Lendmire

A brokerage that matches the line to the rental.

A lender with one rental-line program sells that program. Lendmire reads a South Lake Tahoe rental against the rent-qualified line, the income-qualified line, the cash-out refinance, and the bank statement line, and quotes the one the file actually fits.

i.

Four routes, the right one quoted

Every South Lake Tahoe rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.

ii.

The entity stays on title

Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.

iii.

Licensed, in writing, the lender never named

Lendmire arranges a rental line under its consumer licensing even on an investment property: the disclosures and the written terms that attach to a licensed home equity line travel with the file, in every state the program is written.

Questions South Lake Tahoe Landlords Ask

South Lake Tahoe DSCR HELOC FAQs

Common questions, answered plainly. Where a figure matters, the snapshot carries it; where a judgment matters, a licensed loan officer makes it.

What is a DSCR HELOC?

A line of credit on a rental, qualified by the rental. The program reads the rent against the qualifying payment, the value against the ceiling for the tier, and the deed as it is, including an LLC. It is written behind a first mortgage the owner keeps or as a first lien on a rental that is paid off.

Can the rental stay in my LLC?

It can, and that is the reason many South Lake Tahoe landlords with entity-held rentals choose this line. The LLC holds title before, during, and after; the members sign as guarantors; the entity papers are read at the scenario review.

How is the rent test calculated?

The property’s gross rent is set against a stressed, fully amortizing payment on the full line, and the ratio must reach the coverage minimum in the snapshot. Nothing about the owner’s income enters the calculation; a South Lake Tahoe landlord with no tax returns at all qualifies if the rent does.

Is an appraisal required?

The program always values the property; what changes with line size is how. Up to the threshold, an automated valuation and an inspection; above it, a full interior appraisal. A rural designation on the appraisal takes the rental off the program, which does not write rural property.

How do the draw period and repayment work?

Two periods on one line: draw years, when the line is open and payments are interest-only, and repayment years, when the balance amortizes. The snapshot carries both. Plan for the closing draw, which is most of the line, and for the payment change at the end of the draw period.

Do I need reserves or cash to close?

Neither is required. Unlike many rental loans, the DSCR HELOC does not ask a South Lake Tahoe landlord to show months of payments in the bank; the rent covers the line, the equity secures it, and the closing draw funds at closing.

How much can I borrow against a rental?

Behind a first mortgage the line reaches the second-lien ceiling shown in the snapshot; on a paid-off rental a first-lien line reaches the higher first-lien ceiling and the larger cap. Run the calculator with the South Lake Tahoe rental’s value, balance, and tier to see the room under each.

Does a duplex or fourplex qualify?

Yes, up to four units. The lender reads each lease, allows one vacant unit, and tests the combined gross rent against the qualifying payment on the whole line. A South Lake Tahoe owner with a unit between tenants does not wait for the lease to open the line.

What does the closing look like on an LLC-held rental?

The LLC is the borrower of record and the members are the guarantors; the title holders who are not borrowers acknowledge the line. Nothing about the South Lake Tahoe deed changes. The closing draw funds the line, and the balance is available through the draw period.

Do I need tax returns or W-2s?

No. The DSCR HELOC qualifies on the rental’s rent, and the owner’s income is not calculated; no tax returns, no W-2s, no debt-to-income ratio. What is documented is the property: the lease, the rent schedule, the mortgage statement, title, insurance, and the entity papers. The program is rent-qualified, not undocumented.

Get Started

Size the line on the rent, not the tax returns.

In a short scenario review the rental’s equity, rent, and entity are read against the program: ceiling, cap, lien position, rent test. You leave with a line amount and a short list, not an application.
