DSCR HELOC in Truckee, California: Rental Property Equity Line

A DSCR home equity line lets a Truckee investor borrow against a rental’s equity, with most of the line drawn at closing and the rest available as the next deal or the next repair arrives, on a five-year interest-only draw period followed by a twenty-five-year repayment period. The first mortgage stays in place, the rent qualifies the line, and vesting in an LLC is allowed.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

Treat these as program parameters, not an offer: the maximum combined loan-to-value, the minimum credit score, the line sizes, and the draw and repayment periods on a rental line qualified by its rent, all drawn from one guideline source this page keeps current.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.

Credit
720

Credit score for a second-lien line

A second-lien line starts at a 720 credit profile; a first-lien line on a paid-off rental opens at 700. The tiers above the floor open more leverage, and the largest first-lien lines carry a reduced ceiling of their own.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

Lines run from $50,000 to $500,000 on a second lien and to $1,000,000 on a first lien; an automated valuation with an inspection covers lines to $400,000 in either position, and every larger line takes a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

For informational purposes only. Each DSCR HELOC parameter here is a wholesale program guideline rather than an offer; it can change without notice, and the selected lender underwrites the property, the rent, the credit profile, the vesting, and the title before any line is approved. The calculator is illustrative and names neither a rate nor a payment. Lendmire, LLC, NMLS #2371349, is a mortgage broker, licensed for consumer mortgages in sixteen states; the lender’s program sheet writes this line in fifteen of the sixteen, and a licensed loan officer provides the terms in writing. Truckee DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

The mechanics are the same on every Truckee file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in California.

01.

A line on the rental, behind the mortgage you keep

Think of it as a credit limit secured by the rental. During the draw period you borrow and repay as you like, paying interest only on what is out; once the draw period ends, the balance converts to a fully amortizing repayment schedule. A paid-off rental can carry the line in first position instead.

02.

The rent qualifies the line, not your tax returns

The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.

03.

Your credit tier sets the ceiling and the cap

Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Truckee owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.

04.

Valuation, the lease, the LLC, and closing

Lines to the valuation threshold are valued by an automated model plus a property inspection report; larger lines take a full interior appraisal, and a model that does not meet the program’s confidence standard sends the file to an appraisal as well. The lease and the rent schedule travel with the valuation.

The Core Calculation
The line is the room under the ceiling: value × ceiling − balance, never more than the program cap, and never more than the rent will carry

The arithmetic is the same on every Truckee file: the ceiling for the tier and the lien position, multiplied by the value, minus the balance already on the rental, capped at the maximum line. A rental with a small first mortgage leaves a wide gap; a recent purchase at high leverage may leave none.

Truckee Market Context

Truckee’s rental equity in figures — and how a line fits it.

Before the calculator, the market: what a typical Truckee property is worth and how much of the city owns. A rental bought years ago in a market like this one usually carries the equity a line is written against; a recent purchase at the median may not.

Read the figures as backdrop. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.

Truckee Submarkets

Distinct Truckee rental neighborhoods, distinct equity pictures.

A rental in one part of Truckee is not the same file as a rental in another: the stock, the values, the rents, and the valuation path differ by neighborhood. The cards below sketch the submarkets a line is written in.

01.

Vacation and short-term rentals

Short-term rental income is not the rent the coverage test reads. A Truckee owner whose property books by the night does not have a lease to document, and the line is written on leased rentals; the scenario review is where that is settled. Truckee is home to about 17K people.

02.

Waterfront and view rentals

High-value Truckee rentals on the water are sized at the program maximum for the tier and lien position, valued by a full appraisal above the threshold, and insured for flood where required before funding. The median owner-occupied home value in Truckee runs near $947,900 on the latest Census estimate.

03.

Year-round primary residences

A Truckee home the owner lives in is not a DSCR HELOC file; it is a consumer HELOC on a primary residence, qualified on the owner’s income or deposits. The rent-qualified line is written on rentals only. On a one-unit rental at Truckee’s median home value, the second-lien ceiling puts total liens near $663,530 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

04.

Rental condominiums and condotels

A Truckee condominium with a year-round tenant qualifies at the condominium ceiling, the non-warrantable one at the reduced ceiling; a condotel, with its hotel-style operation, is on the ineligible list. About 27% of Truckee’s households rent — roughly 1,824 renter households on the latest Census estimate.

05.

Entity-held resort rentals

An LLC that holds a leased Truckee rental opens the line without deeding the property out; the entity papers, the lease, the valuation, and the guarantors’ credit make up the file. Roughly 5,036 Truckee households own their homes on the latest Census estimate — 73% of all households, the pool a rental equity line is written for.

06.

Long-term rentals in a resort market

A Truckee rental with a twelve-month tenant qualifies on its lease like any other rental; the resort location changes the valuation comparables and the insurance questions, not the rent test or the tier ladder. Median household income in Truckee sits near $130,462 on the latest Census estimate.

These sketches describe typical Truckee rentals, not yours. The program tables do not vary by neighborhood; the value, the balance, the lease, and the credit tier on a specific property decide the line, and the valuation settles the value.

How Truckee Landlords Use a DSCR HELOC

Four ways Truckee landlords put a rental equity line to work.

Why a line rather than a refinance? Because most Truckee investors need money in pieces and want to keep the mortgage they have. The four uses below are the ones the program sees most, and each one works with a closing draw and a line that stays open.

Bridge

Bridge a sale, a tax bill, or a buyout

Timing problems are capital problems. A DSCR HELOC on a seasoned Truckee rental turns a timing problem into a draw and a repayment, without a refinance and without the owner’s personal income in the file.

Reserve

A standing reserve for the portfolio

Portfolio owners treat a line as the working-capital account for their Truckee rentals: draw for the surprise, repay from the next month’s rents, draw again. The line is qualified on one property’s rent and available for all of them.

Value-add

Finish a value-add before the permanent loan

An investor who bought a Truckee rental to improve and refinance can finish the work on a line secured by another rental’s equity, then refinance the improved property on its new value. The line is repaid from the refinance and stays open for the next project.

Rehab

Rehab and repairs staged over months

A roof, a kitchen, a unit turn between tenants: the invoices arrive in pieces, and a line pays them in pieces. A Truckee landlord draws the closing minimum, draws the rest as each phase bills, and keeps the first mortgage where it is.

Rental Available-Equity Calculator

Estimate your Truckee rental’s available credit line before requesting a quote.

The calculator below sizes a DSCR HELOC on a Truckee rental the way the program does: the value times the ceiling for your credit tier and lien position, minus the balance already on the property, capped at the maximum line. It shows the valuation path and the closing draw, and it names the rent test the lender applies without pretending to run it, because the qualifying payment is set in underwriting.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

A rent-qualified line, an income-qualified line, a cash-out refinance, and a deposit-qualified line are four different files on the same Truckee rental. Which fits depends on the owner’s tax returns, the first-mortgage rate, the entity on title, and how the money will be used.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

Qualified on the rental’s rent, vested personally or in an LLC, and written behind the first mortgage you keep or first on a paid-off rental. The owner’s tax returns and debt-to-income ratio stay out of the file. The trade: a lower ceiling and a higher credit floor than the income-qualified line, and a rent that must cover the qualifying payment.

Investment property HELOC (qualified on your income)

For the Truckee landlord with clean tax returns, room in the debt ratio, and a rental titled in their own name. The income-qualified line is the higher-leverage route; the DSCR HELOC is the route when the returns, the ratio, or the LLC make that file impossible. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

A bank statement HELOC qualifies the owner on twelve months of deposits and a debt-to-income ratio instead of tax returns, and vests in the owner’s name. It suits the self-employed landlord whose deposits are strong and whose rental’s rent is thin, or whose rental is a second home rather than an investment property. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Truckee scenario review.

Prepare the rental’s paperwork, not yours. The list below is what a Truckee landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.

InsuranceThe hazard policy at replacement cost or updated to cover both liens, and flood coverage where the property sits in a flood zone, with the declarations pages.
Association informationFor a condominium or a planned community: the dues, the contact, and any special assessment, which the valuation and the warrantability review read.
Title and vestingHow the deed reads today, whether a trust or an entity holds it, and who on title will not be a borrower; a non-borrowing title holder signs an acknowledgment.
Property detailsAddress, property type, unit count, any association, the purchase date and price, and the date of the last refinance, which the seasoning rules read.
Other financed propertiesA list of every financed property and its balance, so the program’s exposure limit on loans and dollars per borrower can be checked early.
Government photo IDA current driver’s license or passport for every borrower and every guarantor of the entity; a valid Social Security number is required on the program.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Truckee File Considerations

Local details that can change the line.

The program is simple on paper and particular in practice. These are the particulars that move Truckee files: what the lender reads, what it waits on, and what it declines.

Before You Move Forward

Use these checks to keep the Truckee file clean and fundable.

Three things decide most Truckee files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.

  • Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
  • Confirm the dates: The settlement date the ownership clock started on.
  • Confirm the tier: Whether a second-lien line is offered at the tier at all, or only a first-lien line on a paid-off rental.
i.

Title in your name or your LLC

Anyone on title who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument; the borrowers on the line need not be the borrowers on the first mortgage. The Truckee file lists every name on the deed before closing, not after.

ii.

The seasoning clock on purchases and refinances

The two clocks run separately: the mortgage transaction clock and the ownership clock. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both. The Truckee file is eligible when both have run.

iii.

The credit tier decides the ceiling and the cap

The tier is read from the lender’s report. The program’s tradeline-depth rules are waived at a score every tier meets, so a thin personal credit file on a strong Truckee rental is read for its history and its score, not for the number of accounts on it.

iv.

The property list and the property type

A Truckee condominium carries a line at the condominium ceiling, and a non-warrantable project at the reduced one; the association’s dues and any assessment travel with the file. Lots run to ten acres on the program; larger parcels and agricultural features put the property outside it.

v.

The closing draw and the later draws

The closing draw is the largest draw the line will see, and the later draws each clear their own minimum; the rate on all of them is variable, and nothing on this page states it. A Truckee landlord plans the line on the draw rules and takes the rate in writing from the loan officer.

A Clear Process

From a Truckee rental prequalification to a funded line.

From the first call to the funded line the file follows one path. In Truckee the differences from an income-qualified line are what is missing: no tax returns, no debt ratio, no deed out of the LLC. What remains is the property’s file and the credit report.

i.

Scenario review

A licensed loan officer reads the Truckee rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.

ii.

Prequalification

The lender pulls the credit report, confirms the tier, and reads the lease and the entity papers. The prequalification states the line the file supports, the valuation path it will take, and the documents still owed; it is not a commitment, and nothing is drawn yet.

iii.

Verification and valuation

Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.

iv.

Closing and funding

At closing the line is recorded against the rental, in the entity’s name when an LLC holds title, and the minimum draw funds. The first mortgage is untouched, the draw period begins, and later draws follow the program’s minimum.

Why Lendmire

A brokerage that matches the line to the rental.

What Lendmire brings to a Truckee rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.

i.

Four routes, the right one quoted

The rent-qualified line is the answer to a specific problem: an entity on title, returns that understate, a ratio that is full. Lendmire reads whether that is the problem on a Truckee file before recommending the line that solves it.

ii.

The entity stays on title

Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s Truckee review starts with the deed as it is.

iii.

Licensed, in writing, the lender never named

Lendmire arranges a rental line under its consumer licensing even on an investment property: the disclosures and the written terms that attach to a licensed home equity line travel with the file, in every state the program is written.

Questions Truckee Landlords Ask

Truckee DSCR HELOC FAQs

Short answers to the questions a DSCR HELOC raises in Truckee: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.

What is a DSCR HELOC?

A line of credit on a rental, qualified by the rental. The program reads the rent against the qualifying payment, the value against the ceiling for the tier, and the deed as it is, including an LLC. It is written behind a first mortgage the owner keeps or as a first lien on a rental that is paid off.

Can the rental stay in my LLC?

Yes. Vesting in a limited liability company is allowed on investment property, and the line is recorded in the entity’s name with the members as guarantors. The entity’s articles, operating agreement, and good standing go in the file, and a member on title who is not a borrower signs a non-borrowing owner acknowledgment. The deed does not move.

How is the rent test calculated?

The lender takes the gross monthly rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment: a fully amortizing payment on the entire credit limit at a stressed rate above the start rate. The quotient must reach the program’s coverage minimum, shown in the snapshot. A lease in place is required.

Is an appraisal required?

Lines to the valuation threshold shown in the snapshot use an automated valuation plus a property inspection report, or a full interior appraisal; lines above it require a full interior appraisal. Appraisal waivers are not accepted, and a model that misses the program’s confidence standard sends the file to a full interior appraisal.

How do the draw period and repayment work?

Draw, then repay. Through the draw period a Truckee landlord borrows and repays as needed and pays interest only on the outstanding balance; after it the balance amortizes over the repayment period. Most of the line funds at closing, and later draws carry a minimum of their own.

Does a duplex or fourplex qualify?

It does. Multi-unit rentals are the natural file for a rent-qualified line, since several leases carry the coverage test more easily than one. The valuation uses the multi-unit appraisal form on larger lines, and the leases for the occupied units go in the file.

Can I open a line if the rental was recently listed for sale?

No, not until the listing is old enough. The program treats a recent listing as a sign the property may sell, and it does not write a line on a property about to change hands. Pull the listing, wait the months, then open the line.

How much can I borrow against a rental?

Two limits apply. The equity limit is the ceiling for the tier and lien position, applied to the value, less the balance, capped at the maximum line; the rent limit is the line whose qualifying payment the rent covers at the program minimum. The smaller of the two is the line.

Do I need tax returns or W-2s?

No. The rent qualifies the line. The trade for leaving the income file out is a lower ceiling and a higher credit floor than the income-qualified rental line, and a rent that must cover the line’s qualifying payment at the program minimum.

Do I need reserves or cash to close?

None. The program lists no reserve months and no cash-to-close requirement; a Truckee owner brings the lease, the entity papers, and the credit profile, and the closing draw does the rest.

Get Started

Size the line on the rent, not the tax returns.

In a short scenario review the rental’s equity, rent, and entity are read against the program: ceiling, cap, lien position, rent test. You leave with a line amount and a short list, not an application.
