DSCR HELOC in Athens, Georgia: Rental Property Equity Line

A DSCR HELOC in Athens, GA is a home equity line on a rental that qualifies on the property’s rent, not on the owner’s tax returns: a line behind the first mortgage you keep, a closing draw with the rest available as you need it, interest-only through the draw period, and the title left in your own name or your LLC.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

This snapshot carries the second-lien tier with the first-lien tiers beside it: the leverage ceiling, the credit floor, the line range, the valuation threshold, and the draw and repayment periods, each read from Lendmire’s guideline source and refreshed when the program moves.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.

Credit
720

Credit score for a second-lien line

A 720 score opens the second-lien program; the first-lien tiers start at 700 and step up from there. At 700 and above the program’s tradeline-depth rules fall away entirely, on either lien position.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

Lines run from $50,000 to $500,000 behind a first mortgage; lines up to $400,000 use an automated valuation with a property inspection report, and every line above that amount takes a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

This page describes a wholesale program as its guidelines stand, read from one centralized source and refreshed as it changes; it does not offer credit, quote terms, or promise approval. The line a given rental supports depends on the valuation, the lease and the rent, the credit tier, the lien position, the entity, the property type, and full underwriting. No rate, index, payment, or fee appears here. Lendmire, LLC (NMLS #2371349) is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages. Equal Housing Opportunity.

Athens DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

What makes a DSCR HELOC different from a refinance is that nothing about the first mortgage changes; what makes it different from an ordinary rental HELOC is that the owner’s income never enters the file. In Athens, the line is written behind the first mortgage, sized by equity and tier, qualified by the rent, and vested in the owner’s name or LLC.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Georgia.

01.

A line on the rental, behind the mortgage you keep

Unlike a closed-end loan, the line stays open through the draw period: fund an Athens rehab this year and a down payment next year, pay interest only on the drawn balance, and repay over the years after the draw period ends. The first mortgage, and its rate, never move.

02.

The rent qualifies the line, not your tax returns

The lender does not calculate your debt-to-income ratio. It reads the rental’s gross rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment on the whole line at a stressed rate; the quotient must reach the program’s coverage minimum. A lease in place is required.

03.

Your credit tier sets the ceiling and the cap

The score the lender pulls decides the tier, and the tier decides the ceiling and the cap. On a second-lien line the top tiers share one ceiling and one cap; on a first-lien line the largest lines carry a reduced ceiling. Nothing in the file moves the tier except the report itself.

04.

Valuation, the lease, the LLC, and closing

Lines to the valuation threshold are valued by an automated model plus a property inspection report; larger lines take a full interior appraisal, and a model that does not meet the program’s confidence standard sends the file to an appraisal as well. The lease and the rent schedule travel with the valuation.

The Core Calculation
The line is the room under the ceiling: value × ceiling − balance, never more than the program cap, and never more than the rent will carry

Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.

Athens Market Context

Athens’ rental equity in figures — and how a line fits it.

Every Athens file is its own equity story, but the market frames it: the median value, the share of households that own, and the age of the housing stock. These Census figures are context for a line, never the terms of one.

These are context figures, not underwriting inputs. Read the median against the balance on your own rental. Where values have run ahead of the mortgages on them, the room under the ceiling is wide and the rent test is the tighter of the two gates; where purchases are recent, the room is narrow and the ceiling is the tighter gate.

Athens Submarkets

Distinct Athens rental neighborhoods, distinct equity pictures.

Athens is not one equity picture. The submarkets below hold different rental stock, different ownership tenures, and different valuation questions, and each shapes what a DSCR HELOC looks like there.

01.

Established close-in rentals

Long-held Athens rentals near the core are the program’s natural files. The seasoning clocks ran years ago, the first mortgage is small and often cheap, and the owner’s reason for a line is to keep that mortgage while reaching the equity above it. About 59% of Athens’ households rent — roughly 31,831 renter households on the latest Census estimate.

02.

Two-to-four-unit buildings

Small multi-unit buildings are where the rent test is strongest: three or four leases carry a line that a single-family rent could not. Athens’ duplexes and fourplexes qualify with one unit allowed vacant, and the larger lines take the multi-unit appraisal. The median owner-occupied home value in Athens runs near $299,200 on the latest Census estimate.

03.

Condominium rentals

An Athens condominium rental carries a DSCR HELOC as readily as a house; the questions are the project’s. Warrantability decides which ceiling applies, the association’s finances are reviewed, and a condotel or an age-restricted project is outside the program. Athens is home to about 127K people and sits within the Athens-Clarke County, GA area.

04.

Newer infill and recent purchases

An Athens rental bought in the last year or two is read on two clocks and narrow room: the purchase must season, the refinance if any must season, and the ceiling minus a high balance may leave little or nothing until values move. On a one-unit rental at Athens’ median home value, the second-lien ceiling puts total liens near $209,440 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

05.

High-value rentals

At the top of Athens’ rental values the binding limit is the program’s maximum line, not the ceiling. The file takes a full appraisal above the valuation threshold, and the first-lien column offers the larger cap when there is no mortgage ahead. Roughly 21,812 Athens households own their homes on the latest Census estimate — 41% of all households, the pool a rental equity line is written for.

06.

Entity-held portfolios

Portfolio owners in Athens hold rentals in LLCs for liability, and the program meets them there: the line is written in the entity, the members sign as guarantors, and the deed never moves. The exposure limit on loans and dollars per borrower is the figure to check first. Median household income in Athens sits near $52,974 on the latest Census estimate.

Submarket descriptions are general patterns, not property-level data. The ceiling, the cap, and the rent test apply the same way in every Athens neighborhood; what changes from one to another is the equity position, the rent, and the valuation path a given property is likely to present.

How Athens Landlords Use a DSCR HELOC

Four ways Athens landlords put a rental equity line to work.

The uses are the landlord’s, not the lender’s: the program does not restrict what an Athens owner draws for. These four are the common ones, and each shows why a revolving line behind the first mortgage fits better than a lump sum that replaces it.

Reserve

A standing reserve for the portfolio

Some Athens investors open a line for what has not happened yet: the furnace that fails in January, the vacancy that runs long, the assessment the association votes through. The closing draw is set by the program; the rest waits.

Value-add

Finish a value-add before the permanent loan

Where a hard-money loan would have carried the work, a line on a seasoned rental can carry it instead, drawn as the work bills and repaid when the improved property refinances. The first mortgage on the seasoned rental is untouched.

Consolidation

Consolidate business debt at the property level

Whether consolidation is wise depends on the balances, the terms, and the discipline to leave the retired accounts retired; whether it is possible depends on equity, tier, and rent. The line decides the second question; an Athens owner decides the first.

Bridge

Bridge a sale, a tax bill, or a buyout

Timing problems are capital problems. A DSCR HELOC on a seasoned Athens rental turns a timing problem into a draw and a repayment, without a refinance and without the owner’s personal income in the file.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

The same Athens rental can reach its equity four ways, and they differ in what qualifies the borrower and what happens to the first mortgage. A DSCR HELOC qualifies on the rent and leaves the first mortgage alone; the other three read the owner’s income, the owner’s deposits, or replace the mortgage outright.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

The route when the owner’s income is the problem and the rental’s income is not: the lease and the market rent carry the line, the entity stays on title, and nothing about the first mortgage changes. It caps lower than the income-qualified line and starts at a stronger credit tier.

Investment property HELOC (qualified on your income)

The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. An Athens landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for an Athens scenario review.

Prepare the rental’s paperwork, not yours. The list below is what an Athens landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.

Other financed propertiesA list of every financed property and its balance, so the program’s exposure limit on loans and dollars per borrower can be checked early.
InsuranceThe hazard policy at replacement cost or updated to cover both liens, and flood coverage where the property sits in a flood zone, with the declarations pages.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
Title and vestingHow the deed reads today, whether a trust or an entity holds it, and who on title will not be a borrower; a non-borrowing title holder signs an acknowledgment.
Property detailsAddress, property type, unit count, any association, the purchase date and price, and the date of the last refinance, which the seasoning rules read.
Listing and improvement historyWhether the rental has been listed for sale recently, and any solar agreement or lien, which the program reads before the valuation is ordered.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Athens File Considerations

Local details that can change the line.

The tables set the ceiling; the details below move the actual line on an Athens rental up or down, or decide whether the file closes at all. Each card ends with the thing to confirm before you plan around a figure.

Before You Move Forward

Use these checks to keep the Athens file clean and fundable.

The ceiling and the cap are the start, not the answer. On an Athens rental the valuation can land under the owner’s estimate, the lease can read under the market rent, the tier can land a step lower than an app suggested, and the seasoning clock can still be running. Each is a card below.

  • Confirm the vesting: Whether the deed reads in an individual’s name, an LLC, or a trust, and which kind of trust.
  • Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
  • Confirm the history: Whether the submarket could draw a declining-market flag on the valuation.
i.

Title in your name or your LLC

A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. An Athens rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.

ii.

The seasoning clock on purchases and refinances

A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. An Athens investor who closed this spring plans the line for after the window.

iii.

A recent listing, a solar lien, a declining market

A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and an Athens file near the ceiling can lose the top of the line to the first of them.

iv.

The valuation sets the value the ceiling applies to

Lines to the valuation threshold use an automated model plus a property inspection report; larger lines take a full interior appraisal. A model that misses the program’s confidence standard sends the file to a full interior appraisal, and an Athens value estimated from listings can land lower on either path.

v.

The property list and the property type

Houses, planned-unit homes, townhomes, two-to-four-unit properties, and condominiums, non-warrantable ones at a reduced ceiling, are on the program. Rural property, row homes, condotels, commercial and agricultural property, leaseholds, land trusts, and the modular and log-home classes are not.

A Clear Process

From an Athens rental prequalification to a funded line.

A DSCR HELOC on an Athens rental moves in four steps, and the first two are conversations. The scenario review sizes the line on the value, the balance, the tier, and the rent; the prequalification confirms it; verification and valuation prove it; closing funds it.

i.

Scenario review

Before any application, the scenario is read against the program: lien position, tier, valuation path, seasoning, the property list, and the entity. An Athens owner leaves the review knowing the line the tables support and the gates the file must clear.

ii.

Prequalification

With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. An Athens prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.

iii.

Verification and valuation

Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.

iv.

Closing and funding

Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the Athens line is available through the draw period.

Why Lendmire

A brokerage that matches the line to the rental.

Three reasons Athens landlords bring a rental line to a broker rather than a bank: the program is placed through select wholesale lenders, the file is read against more than one route, and the entity on title is not a problem to be solved before the conversation starts.

i.

Four routes, the right one quoted

A landlord whose returns are clean may do better on the income-qualified line; one whose first-mortgage rate is poor may do better on a refinance. The comparison is made on the file, not on the product, and the Athens owner sees it.

ii.

The entity stays on title

Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.

iii.

Licensed, in writing, the lender never named

Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on an Athens line are quoted in writing, never on a web page.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. We had to jump through some major hurdles to get this home done, which most lenders would have gave up, they kept pushing to get this home done for us. I would absolutely recommend Brenda and team to anybody. Thank you so much for your commitment, communication, perseverance through the whole process. Jason & Brooke
Questions Athens Landlords Ask

Athens DSCR HELOC FAQs

The questions Athens landlords ask before a rent-qualified line, answered from the program as it stands; figures live in the snapshot above.

What is a DSCR HELOC?

It is the DSCR idea applied to a line of credit: the rental qualifies itself. An Athens landlord keeps the first mortgage, opens a revolving line behind it sized by value, balance, and credit tier, and proves only that the rent covers the line’s qualifying payment. Vesting in an entity is allowed.

Can the rental stay in my LLC?

Yes. Entity vesting is a feature of the program, not an exception to it. Bring the operating agreement, the articles, the good-standing certificate, and the member list; the line is recorded in the LLC’s name and the first mortgage, whoever holds it, stays where it is.

How is the rent test calculated?

Gross rent over the qualifying payment. The lender uses the lesser of the lease rent and the market rent, stresses the rate, amortizes the full line, and reads the ratio against the program minimum. Where the rent falls short, the line is reduced until the ratio clears, or the file does not qualify.

Is an appraisal required?

Yes, in one of two forms: an automated valuation with a property inspection report on lines to the threshold, a full interior appraisal above it. The lender never waives the valuation, and the line is sized on the value it produces, not on the owner’s estimate.

How do the draw period and repayment work?

The line has two lives: an interest-only draw period and an amortizing repayment period, shown in the snapshot. A large share of the line funds at closing by program rule, later draws are at least the program minimum, and the payment rises when the repayment period begins.

What is the rate on a DSCR HELOC?

A variable rate through both periods, disclosed in writing for the file. Lendmire does not publish rates or indexes on program pages, and this page does not state a payment; the calculator sizes the line and leaves the rate to the written quote.

I just bought the rental. Can I open a line now?

Wait for the seasoning window. The program does not close a line together with a purchase, and it does not write one inside the months after a purchase or a refinance. The scenario review reads the purchase and refinance dates first for that reason.

What credit history does the program expect?

A recent year without a thirty-day mortgage late and the program’s seasoning on any bankruptcy or foreclosure-family event; tradeline depth is waived at every tier the program offers. None of it involves the owner’s income; all of it is on the report.

What does the closing look like on an LLC-held rental?

The LLC is the borrower of record and the members are the guarantors; the title holders who are not borrowers acknowledge the line. Nothing about the Athens deed changes. The closing draw funds the line, and the balance is available through the draw period.

Is there a minimum line or a minimum draw?

A minimum line applies, and most of the approved line funds at closing by program rule. Later draws are at least the program minimum. Size the line to the amount you will use within the draw period, not to the largest figure the tables allow.

Get Started

Keep the first mortgage. Reach the equity anyway.

A licensed loan officer reads the Athens rental’s value, the balance, the tier, the lease, and the vesting against the current tables and tells you the line the file supports and the gates it must clear. No commitment, no tax returns.
