DSCR HELOC in Noblesville, Indiana: Rental Property Equity Line

A DSCR home equity line lets a Noblesville investor borrow against a rental’s equity, with most of the line drawn at closing and the rest available as the next deal or the next repair arrives, on a five-year interest-only draw period followed by a twenty-five-year repayment period. The first mortgage stays in place, the rent qualifies the line, and vesting in an LLC is allowed.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.

Credit
720

Credit score for a second-lien line

The program floor on a line behind a first mortgage is a 720 profile; a first-lien line on a rental with no mortgage starts at 700. Higher tiers earn higher ceilings; the largest first-lien lines carry a reduced ceiling of their own.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

Lines run from $50,000 to $500,000 on a second lien and to $1,000,000 on a first lien; an automated valuation with an inspection covers lines to $400,000 in either position, and every larger line takes a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

Program parameters shown on this page are wholesale lender guidelines read from Lendmire’s centralized guideline source, subject to change without notice and to full underwriting; they are not an offer, a quote, or a commitment to lend. The line amount, combined loan-to-value, coverage test, and eligibility depend on the valuation, the lease and the rent, the credit profile, the vesting, the property, and the lender’s own calculation. No rate, index, payment, or fee is stated on this page; terms are provided in writing by a licensed loan officer. Lendmire, LLC is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages; the lender’s program sheet writes this line in fifteen of those sixteen states. NMLS #2371349. Equal Housing Opportunity.

Noblesville DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

A DSCR HELOC is a revolving lien on a rental, usually in second position: the property secures it, the rent qualifies it, and the balance moves as you draw and repay. The pieces that decide the line in Noblesville are the rental’s value, the balance already on it, the credit tier, and a rent that covers the line.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Indiana.

01.

A line on the rental, behind the mortgage you keep

A DSCR HELOC is revolving credit secured by the rental: you draw what you need during the draw period, pay interest only on what is outstanding, and the balance comes down as you repay. After the draw period the line closes to new draws and the balance repays on an amortizing schedule.

02.

The rent qualifies the line, not your tax returns

Because the payment used in the test is a fully amortizing payment on the entire credit limit at a stressed rate, a Noblesville rental with thin cash flow qualifies for a smaller line than its equity would allow. Equity sets the ceiling; rent sets what the ceiling can actually fund.

03.

Your credit tier sets the ceiling and the cap

Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Noblesville owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.

04.

Valuation, the lease, the LLC, and closing

Title can stay in the LLC that holds the Noblesville rental, which is the point for many landlords: no deed back to a personal name before closing, no deed back into the entity after. A title holder who is not a borrower signs an acknowledgment, and the borrowers on the line need not be the borrowers on the first mortgage.

The Core Calculation
Value × the ceiling for the credit tier and lien position − the balance already secured = the line, capped at the program maximum, and the rent must cover its qualifying payment

Every input is yours to change in the calculator below: the Noblesville rental’s value, the balance already secured by it, the credit tier, and the lien position. The ceiling and the cap come from the program tables for that tier and position, and the result is the room under the ceiling, capped at the program maximum.

Noblesville Market Context

Noblesville’s rental equity in figures — and how a line fits it.

Noblesville’s rental stock sets the context for a DSCR HELOC: the median value says how much equity a typical property carries, and the share of owners says how settled the market is. The figures below come from the U.S. Census Bureau and are the market’s, not the program’s.

Citywide figures provide general market context, not an appraisal or an income calculation. A high median value with a large share of owners usually means deep equity and larger lines; a market of recent purchases means thinner equity and smaller lines at the same tier. Neither changes the ceiling or the cap; they change how much of the ceiling a given rental can reach.

Noblesville Submarkets

Distinct Noblesville rental neighborhoods, distinct equity pictures.

Noblesville is not one equity picture. The submarkets below hold different rental stock, different ownership tenures, and different valuation questions, and each shapes what a DSCR HELOC looks like there.

01.

Mixed-use and commercial streets

The program writes residential rentals of one to four units. A Noblesville building with a shop below the apartments is commercial on the property list, and the line is not written on it whatever the rent or the equity. Median household income in Noblesville sits near $104,047 on the latest Census estimate.

02.

In-town rentals with long tenures

Long-held in-town rentals in Noblesville carry deep equity and modest rents, which makes the rent test the binding gate: the ceiling leaves room, and the lease decides how much of it the line can carry. Roughly 19,312 Noblesville households own their homes on the latest Census estimate — 71% of all households, the pool a rental equity line is written for.

03.

Newer subdivisions on the bypass

New-build rentals in Noblesville season into the program over time: the purchase clock and the ownership clock run the program’s seasoning window, the equity takes as long as the market gives it, and the line follows once all three have caught up. Noblesville is home to about 73K people.

04.

Modest values and the minimum line

Where Noblesville values are modest, the file is a minimum-line question before it is a ceiling question; the calculator on this page reads the room under the ceiling against the program minimum. On a one-unit rental at Noblesville’s median home value, the second-lien ceiling puts total liens near $244,790 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

05.

Rural-edge and acreage properties

Rentals at Noblesville’s rural edge present the program’s hardest property question: rural property is not written, lots run to ten acres, and agricultural features disqualify; the review reads the designation first. The median owner-occupied home value in Noblesville runs near $349,700 on the latest Census estimate.

06.

Multi-unit conversions

A converted Noblesville multi-unit is read on the permit and the leases: the valuation uses the multi-unit form on larger lines, the rent test reads the occupied units, and an unpermitted unit’s rent is not counted. About 29% of Noblesville’s households rent — roughly 7,803 renter households on the latest Census estimate.

These sketches describe typical Noblesville rentals, not yours. The program tables do not vary by neighborhood; the value, the balance, the lease, and the credit tier on a specific property decide the line, and the valuation settles the value.

How Noblesville Landlords Use a DSCR HELOC

Four ways Noblesville landlords put a rental equity line to work.

The uses are the landlord’s, not the lender’s: the program does not restrict what a Noblesville owner draws for. These four are the common ones, and each shows why a revolving line behind the first mortgage fits better than a lump sum that replaces it.

Value-add

Finish a value-add before the permanent loan

An investor who bought a Noblesville rental to improve and refinance can finish the work on a line secured by another rental’s equity, then refinance the improved property on its new value. The line is repaid from the refinance and stays open for the next project.

Consolidation

Consolidate business debt at the property level

Whether consolidation is wise depends on the balances, the terms, and the discipline to leave the retired accounts retired; whether it is possible depends on equity, tier, and rent. The line decides the second question; a Noblesville owner decides the first.

Rehab

Rehab and repairs staged over months

Rehab is a classic use of a line: the budget is uncertain until the walls are open, and a revolving line absorbs the uncertainty better than a fixed lump sum. Interest accrues only on what is drawn during the draw period.

Reserve

A standing reserve for the portfolio

Some Noblesville investors open a line for what has not happened yet: the furnace that fails in January, the vacancy that runs long, the assessment the association votes through. The closing draw is set by the program; the rest waits.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

Four routes to the equity in a Noblesville rental, compared on the question that matters most to a landlord: what does the lender read, and what happens to the loan already on the property? The cards below answer both for each route.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

The route when the owner’s income is the problem and the rental’s income is not: the lease and the market rent carry the line, the entity stays on title, and nothing about the first mortgage changes. It caps lower than the income-qualified line and starts at a stronger credit tier.

Investment property HELOC (qualified on your income)

The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

For the Noblesville self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Noblesville scenario review.

A DSCR HELOC file is shorter than an income-qualified one, because the owner’s income is not in it. What the lender needs is the property’s file: the lease, the rent, the mortgage statement, title, insurance, and the entity papers if an LLC holds the deed.

Government photo IDA current driver’s license or passport for every borrower and every guarantor of the entity; a valid Social Security number is required on the program.
Association informationFor a condominium or a planned community: the dues, the contact, and any special assessment, which the valuation and the warrantability review read.
Entity documentsWhen the rental is held in an LLC: the articles, the operating agreement, the certificate of good standing, and the member list; the members sign as guarantors on the line.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
Title and vestingHow the deed reads today, whether a trust or an entity holds it, and who on title will not be a borrower; a non-borrowing title holder signs an acknowledgment.
Other financed propertiesA list of every financed property and its balance, so the program’s exposure limit on loans and dollars per borrower can be checked early.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Noblesville File Considerations

Local details that can change the line.

The tables set the ceiling; the details below move the actual line on a Noblesville rental up or down, or decide whether the file closes at all. Each card ends with the thing to confirm before you plan around a figure.

Before You Move Forward

Use these checks to keep the Noblesville file clean and fundable.

Think of the details in two groups. Some size the line: the tier, the valuation, the lien position, the rent. Others decide eligibility outright: the property type, the seasoning, a recent listing, a solar lien, the entity papers. A Noblesville file clears the second group before the first matters.

  • Confirm the vesting: Whether the deed reads in an individual’s name, an LLC, or a trust, and which kind of trust.
  • Confirm the dates: The date of the most recent purchase or refinance of the property, note date to note date.
  • Confirm the rent test: How much line a rent of that size carries at the program’s coverage minimum, which the lender settles from the qualifying payment.
i.

Title in your name or your LLC

A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Noblesville rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.

ii.

The seasoning clock on purchases and refinances

The two clocks run separately: the mortgage transaction clock and the ownership clock. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both. The Noblesville file is eligible when both have run.

iii.

The rent must cover the qualifying payment

Vacancy is read strictly: a single-family rental needs a lease in place, and a two-to-four-unit property may carry one vacant unit. A Noblesville rental between tenants waits for the new lease before the line closes, and the new rent is read against the market schedule.

iv.

The credit tier decides the ceiling and the cap

The tier is read from the lender’s report. The program’s tradeline-depth rules are waived at a score every tier meets, so a thin personal credit file on a strong Noblesville rental is read for its history and its score, not for the number of accounts on it.

v.

The closing draw and the later draws

The closing draw is the largest draw the line will see, and the later draws each clear their own minimum; the rate on all of them is variable, and nothing on this page states it. A Noblesville landlord plans the line on the draw rules and takes the rate in writing from the loan officer.

A Clear Process

From a Noblesville rental prequalification to a funded line.

The steps below are the program’s, in order. A Noblesville landlord who gathers the lease, the mortgage statement, and the entity papers before the scenario review has the first two steps in hand at the start; the valuation and the title work set the pace of the rest.

i.

Scenario review

A licensed loan officer reads the Noblesville rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.

ii.

Prequalification

Prequalification is where the file becomes real: the report replaces the estimate, the lease replaces the owner’s rent figure, and the entity’s papers are read. What comes out is a line amount, a lien position, and a short list of items to verify.

iii.

Verification and valuation

This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Noblesville file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.

iv.

Closing and funding

At closing the line is recorded against the rental, in the entity’s name when an LLC holds title, and the minimum draw funds. The first mortgage is untouched, the draw period begins, and later draws follow the program’s minimum.

Why Lendmire

A brokerage that matches the line to the rental.

The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Noblesville owner would do better on another route entirely.

i.

Four routes, the right one quoted

A landlord whose returns are clean may do better on the income-qualified line; one whose first-mortgage rate is poor may do better on a refinance. The comparison is made on the file, not on the product, and the Noblesville owner sees it.

ii.

The entity stays on title

Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s Noblesville review starts with the deed as it is.

iii.

Licensed, in writing, the lender never named

Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on a Noblesville line are quoted in writing, never on a web page.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. Questions Noblesville Landlords Ask

Noblesville DSCR HELOC FAQs

The questions Noblesville landlords ask before a rent-qualified line, answered from the program as it stands; figures live in the snapshot above.

What is a DSCR HELOC?

It is the DSCR idea applied to a line of credit: the rental qualifies itself. A Noblesville landlord keeps the first mortgage, opens a revolving line behind it sized by value, balance, and credit tier, and proves only that the rent covers the line’s qualifying payment. Vesting in an entity is allowed.

Can the rental stay in my LLC?

Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.

How is the rent test calculated?

Rent divided by the qualifying payment, and the answer must clear the program minimum. The rent is documented by the lease and the appraiser’s rent schedule; a lease above market counts with three months of receipts. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease.

Is an appraisal required?

Lines to the valuation threshold shown in the snapshot use an automated valuation plus a property inspection report, or a full interior appraisal; lines above it require a full interior appraisal. Appraisal waivers are not accepted, and a model that misses the program’s confidence standard sends the file to a full interior appraisal.

How do the draw period and repayment work?

The draw period runs interest-only on whatever balance is outstanding, and the line is open to new draws through it. When it ends the line closes to draws and the balance repays on a fully amortizing schedule over the repayment period; the years for each are in the snapshot. The rate is variable through both.

Do I need reserves or cash to close?

None. The program lists no reserve months and no cash-to-close requirement; a Noblesville owner brings the lease, the entity papers, and the credit profile, and the closing draw does the rest.

I just bought the rental. Can I open a line now?

Wait for the seasoning window. The program does not close a line together with a purchase, and it does not write one inside the months after a purchase or a refinance. The scenario review reads the purchase and refinance dates first for that reason.

What does the closing look like on an LLC-held rental?

The LLC is the borrower of record and the members are the guarantors; the title holders who are not borrowers acknowledge the line. Nothing about the Noblesville deed changes. The closing draw funds the line, and the balance is available through the draw period.

What is the rate on a DSCR HELOC?

A variable rate through both periods, disclosed in writing for the file. Lendmire does not publish rates or indexes on program pages, and this page does not state a payment; the calculator sizes the line and leaves the rate to the written quote.

Do I need tax returns or W-2s?

No. The rent qualifies the line. The trade for leaving the income file out is a lower ceiling and a higher credit floor than the income-qualified rental line, and a rent that must cover the line’s qualifying payment at the program minimum.

Get Started

Start with the scenario, not the application.

Start with the figures: the rental’s value, the mortgage on it, your credit tier, the lease. The review takes minutes, states program parameters rather than offers, and names anything in the file that needs a check.
