Current DSCR HELOC guidelines, updated from one source.
This snapshot carries the second-lien tier with the first-lien tiers beside it: the leverage ceiling, the credit floor, the line range, the valuation threshold, and the draw and repayment periods, each read from Lendmire’s guideline source and refreshed when the program moves.
Of the rental’s value, first mortgage included
Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.
Credit score for a second-lien line
A second-lien line starts at a 720 credit profile; a first-lien line on a paid-off rental opens at 700. The tiers above the floor open more leverage, and the largest first-lien lines carry a reduced ceiling of their own.
Automated valuation on lines to $400,000
Lines run from $50,000 to $500,000 on a second lien and to $1,000,000 on a first lien; an automated valuation with an inspection covers lines to $400,000 in either position, and every larger line takes a full interior appraisal.
Interest-only, then 25 years of repayment
The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
Nothing on this page is a commitment to lend, an offer, or a quote. The figures are program parameters from a wholesale lender’s guidelines, carried through Lendmire’s guideline source and subject to change; every line depends on the valuation, the lease, the rent, the credit report, the entity, the property, and full underwriting. Lendmire, LLC (NMLS #2371349) is a mortgage broker, never the lender, licensed in sixteen states for consumer mortgages, and the wholesale lender is never named on these pages. Rates, payments, and costs are disclosed in writing by a licensed loan officer. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
The mechanics are the same on every Vero Beach file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Florida.
A line on the rental, behind the mortgage you keep
Unlike a closed-end loan, the line stays open through the draw period: fund a Vero Beach rehab this year and a down payment next year, pay interest only on the drawn balance, and repay over the years after the draw period ends. The first mortgage, and its rate, never move.
The rent qualifies the line, not your tax returns
The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.
Your credit tier sets the ceiling and the cap
Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. A Vero Beach investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.
Valuation, the lease, the LLC, and closing
The file closes on the valuation, the lease, the credit report, title, and insurance that covers both liens. Smaller second-lien lines use an ownership-and-encumbrance report instead of a full title policy; a first-lien line always takes the full policy. No reserves and no cash to close are required.
Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.
Vero Beach’s rental equity in figures — and how a line fits it.
A rental line is sized against a value, and Vero Beach’s values are the context: the median says where the typical equity position sits, and the owner share says how deep the pool of long-held properties runs. Census figures below, program figures above.
Citywide figures provide general market context, not an appraisal or an income calculation. A high median value with a large share of owners usually means deep equity and larger lines; a market of recent purchases means thinner equity and smaller lines at the same tier. Neither changes the ceiling or the cap; they change how much of the ceiling a given rental can reach.

Distinct Vero Beach rental neighborhoods, distinct equity pictures.
Across Vero Beach, the rental stock ranges from condominiums to small multi-unit buildings, and the equity picture ranges with it. The submarkets below show where the ceiling, the cap, and the rent test tend to bind.
Condominium rentals
Condominiums are a large share of Vero Beach’s rental stock, and a line on one is routine: a warrantable project takes the condominium ceiling, a non-warrantable one the reduced ceiling, and the association’s dues and any assessment travel with the file. The rent test reads the unit’s lease like any other. Median household income in Vero Beach sits near $69,758 on the latest Census estimate.
Entity-held portfolios
Portfolio owners in Vero Beach hold rentals in LLCs for liability, and the program meets them there: the line is written in the entity, the members sign as guarantors, and the deed never moves. The exposure limit on loans and dollars per borrower is the figure to check first. About 36% of Vero Beach’s households rent — roughly 2,667 renter households on the latest Census estimate.
Newer infill and recent purchases
Infill purchases in Vero Beach are the files where the scenario review most often says wait: the equity is not there yet or the seasoning window has not closed. The line is a seasoned-property product, and these properties season on their own schedule. On a one-unit rental at Vero Beach’s median home value, the second-lien ceiling puts total liens near $274,330 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Established close-in rentals
Long-held Vero Beach rentals near the core are the program’s natural files. The seasoning clocks ran years ago, the first mortgage is small and often cheap, and the owner’s reason for a line is to keep that mortgage while reaching the equity above it. Roughly 4,817 Vero Beach households own their homes on the latest Census estimate — 64% of all households, the pool a rental equity line is written for.
High-value rentals
Vero Beach’s high-value rentals run into the line cap before the ceiling: a property with far more equity than the maximum line is sized at the cap, the largest lines take a full interior appraisal, and a paid-off property on a first-lien line reaches the larger cap at the reduced ceiling. The median owner-occupied home value in Vero Beach runs near $391,900 on the latest Census estimate.
Two-to-four-unit buildings
Small multi-unit buildings are where the rent test is strongest: three or four leases carry a line that a single-family rent could not. Vero Beach’s duplexes and fourplexes qualify with one unit allowed vacant, and the larger lines take the multi-unit appraisal. Vero Beach is home to about 17K people and sits within the Sebastian-Vero Beach-West Vero Corridor, FL area.
Treat the submarket notes as a map of where equity and rent tend to sit across Vero Beach, not as eligibility. The program’s property list, ceilings, and rent test are the same citywide; the inputs differ property by property.
Four ways Vero Beach landlords put a rental equity line to work.
A DSCR HELOC puts most of the line in hand at closing and keeps the rest available through the draw period, which suits the way Vero Beach landlords actually spend: the next down payment, a rehab staged over months, a reserve for the roof that fails. Four common uses below, each one a reason to keep the first mortgage and open a line instead.
Bridge a sale, a tax bill, or a buyout
The bridge use is temporary by design: draw against the rental, repay the draw when the sale or the refund lands, and keep the line open for the next gap. The first mortgage on the Vero Beach property never moves.
Fund the next purchase without refinancing
A line that stays open fits a buying program: draw for one earnest-money deposit and down payment, repay from a later refinance or sale, draw again. The Vero Beach rental behind the line keeps its mortgage and its rate throughout.
Consolidate business debt at the property level
A Vero Beach landlord carrying repair cards, a contractor note, or a short-term loan can draw once against the rental’s equity and retire them. The line replaces several payments with one, and the first mortgage is not refinanced to do it.
Finish a value-add before the permanent loan
An investor who bought a Vero Beach rental to improve and refinance can finish the work on a line secured by another rental’s equity, then refinance the improved property on its new value. The line is repaid from the refinance and stays open for the next project.

Vero Beach rental available-equity calculator
Size the line first, then let the rent decide how much of it the property carries. Every field is yours to change.
Illustrative starting assumptions: a $390,000 rental value near Vero Beach’s median owner-occupied home value and a $175,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
The same Vero Beach rental can reach its equity four ways, and they differ in what qualifies the borrower and what happens to the first mortgage. A DSCR HELOC qualifies on the rent and leaves the first mortgage alone; the other three read the owner’s income, the owner’s deposits, or replace the mortgage outright.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
The route when the owner’s income is the problem and the rental’s income is not: the lease and the market rent carry the line, the entity stays on title, and nothing about the first mortgage changes. It caps lower than the income-qualified line and starts at a stronger credit tier.
Qualified on the owner’s documented income and debt-to-income ratio, vested in the owner’s own name, and written behind the first mortgage. It reaches a higher ceiling than the rent-qualified line and starts at a lower credit floor, at the cost of the full income file. For the income-qualified route, see Lendmire’s investment property HELOC.
For the Vero Beach owner whose first-mortgage rate is no longer worth keeping, or who needs more of the equity than a second-lien line can reach. The refinance resets the whole loan; the line adds to it. Compare the blended cost of the two before choosing. For the refinance route, see the investment property cash-out refinance.
For the Vero Beach self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Vero Beach scenario review.
The file reads the property and the credit report. Gather these before the scenario review, and the prequalification has what it needs; nothing on the list is a tax return.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The program is simple on paper and particular in practice. These are the particulars that move Vero Beach files: what the lender reads, what it waits on, and what it declines.
Use these checks to keep the Vero Beach file clean and fundable.
Think of the details in two groups. Some size the line: the tier, the valuation, the lien position, the rent. Others decide eligibility outright: the property type, the seasoning, a recent listing, a solar lien, the entity papers. A Vero Beach file clears the second group before the first matters.
- Confirm the vesting: Which title holders and first-mortgage borrowers will sign as non-borrowing owners.
- Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
- Confirm the valuation path: Whether the line size puts the file on the automated-valuation path or the full-appraisal path.
Title in your name or your LLC
A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Vero Beach rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.
The seasoning clock on purchases and refinances
Seasoning is one reason a strong Vero Beach file waits. The equity may be there from day one, especially on a discounted purchase or a quick rehab, but the program reads the calendar before it reads the value, and the calendar does not negotiate.
The valuation sets the value the ceiling applies to
The valuation is the lender’s, not the owner’s. On a Vero Beach rental the automated model reads comparable sales, the inspection confirms condition, and the result sets the value the ceiling multiplies; an appraisal waiver is never accepted on the program.
Second lien behind the mortgage, or first lien on a paid-off rental
A third position is not on the program: one first mortgage and the line, or the line alone. A Vero Beach rental that already carries a second lien does not fit the program as it stands; the program writes one standalone line, never a third position behind two.
The rent must cover the qualifying payment
The rent the lender uses is the lesser of the lease and the appraiser’s market-rent schedule, and a lease above market counts only with three months of receipts. A Vero Beach owner who raised the rent last month and cannot show receipts is read at the market figure.
From a Vero Beach rental prequalification to a funded line.
A DSCR HELOC on a Vero Beach rental moves in four steps, and the first two are conversations. The scenario review sizes the line on the value, the balance, the tier, and the rent; the prequalification confirms it; verification and valuation prove it; closing funds it.
Scenario review
A licensed loan officer reads the Vero Beach rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.
Prequalification
With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. A Vero Beach prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.
Verification and valuation
This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Vero Beach file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.
Closing and funding
At closing the line is recorded against the rental, in the entity’s name when an LLC holds title, and the minimum draw funds. The first mortgage is untouched, the draw period begins, and later draws follow the program’s minimum.
A brokerage that matches the line to the rental.
Three reasons Vero Beach landlords bring a rental line to a broker rather than a bank: the program is placed through select wholesale lenders, the file is read against more than one route, and the entity on title is not a problem to be solved before the conversation starts.
Four routes, the right one quoted
Every Vero Beach rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.
The entity stays on title
An LLC-vested Vero Beach rental does not have to be deeded to a personal name to borrow against it. The program writes the line in the entity’s name, the members sign as guarantors, and the deed never moves; the loan officer reads the entity papers at the scenario review so nothing surprises the title search.
Licensed, in writing, the lender never named
Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on a Vero Beach line are quoted in writing, never on a web page.

Vero Beach DSCR HELOC FAQs
The questions Vero Beach landlords ask before a rent-qualified line, answered from the program as it stands; figures live in the snapshot above.
What is a DSCR HELOC?
A home equity line of credit on a rental property that qualifies on the property’s rent instead of the owner’s income. The lender divides the gross rent by the qualifying payment on the line, the quotient must reach the program’s coverage minimum, and the owner’s tax returns and debt ratio never enter the file. The line sits behind the first mortgage or stands first on a paid-off rental, and title may stay in an LLC.
Can the rental stay in my LLC?
The LLC stays. The program was written for exactly this file: a rental held in an entity, a line behind its first mortgage, the rent qualifying the line, the members standing behind it as guarantors. A Vero Beach owner does not deed the property to a personal name to borrow against it.
How is the rent test calculated?
It is a coverage ratio like a DSCR loan’s, measured on the line: gross rent over the qualifying payment on the whole line at a stressed rate. A Vero Beach rental with modest rent and deep equity qualifies for a smaller line than its equity would support, because the rent, not the equity, is the binding gate.
Is an appraisal required?
The program always values the property; what changes with line size is how. Up to the threshold, an automated valuation and an inspection; above it, a full interior appraisal. A rural designation on the appraisal takes the rental off the program, which does not write rural property.
How do the draw period and repayment work?
Draw, then repay. Through the draw period a Vero Beach landlord borrows and repays as needed and pays interest only on the outstanding balance; after it the balance amortizes over the repayment period. Most of the line funds at closing, and later draws carry a minimum of their own.
Can I open a line if the rental was recently listed for sale?
A rental listed for sale within the window before the application is ineligible on the program. The window is short, and the rule is read from the listing service; a Vero Beach file with a listing older than that proceeds normally.
Does a duplex or fourplex qualify?
Yes, up to four units. The lender reads each lease, allows one vacant unit, and tests the combined gross rent against the qualifying payment on the whole line. A Vero Beach owner with a unit between tenants does not wait for the lease to open the line.
Do I need tax returns or W-2s?
No. The rent qualifies the line. The trade for leaving the income file out is a lower ceiling and a higher credit floor than the income-qualified rental line, and a rent that must cover the line’s qualifying payment at the program minimum.
I just bought the rental. Can I open a line now?
Not yet. A rental bought or refinanced inside the program’s seasoning window is not eligible, measured note date to note date, and ownership has to season from the purchase settlement before the line closes. The months are in the program; plan the line for after both windows.
What is the rate on a DSCR HELOC?
The program is a variable-rate line. What the rate is for a Vero Beach rental depends on the file and the day, and it is disclosed in writing, never estimated on a page. Plan the line on the draw rules and the repayment schedule shown here; price it with the loan officer.
Your Vero Beach, FL rental can qualify itself.
Request a quote and a loan officer sizes the line on the Vero Beach rental’s figures, compares it with the income-qualified line and the cash-out refinance, and puts the terms in writing. The first mortgage stays where it is.
