DSCR HELOC in Conroe, Texas: Rental Property Equity Line

A DSCR HELOC in Conroe, TX is a home equity line on a rental that qualifies on the property’s rent, not on the owner’s tax returns: a line behind the first mortgage you keep, a closing draw with the rest available as you need it, interest-only through the draw period, and the title left in your own name or your LLC.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.

Credit
720

Credit score for a second-lien line

The program floor on a line behind a first mortgage is a 720 profile; a first-lien line on a rental with no mortgage starts at 700. Higher tiers earn higher ceilings; the largest first-lien lines carry a reduced ceiling of their own.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

The program writes second-lien lines from $50,000 to $500,000, and first-lien lines to $1,000,000; up to $400,000 the valuation is an automated model plus an inspection, and the largest lines, above that threshold, require a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

This page describes a wholesale program as its guidelines stand, read from one centralized source and refreshed as it changes; it does not offer credit, quote terms, or promise approval. The line a given rental supports depends on the valuation, the lease and the rent, the credit tier, the lien position, the entity, the property type, and full underwriting. No rate, index, payment, or fee appears here. Lendmire, LLC (NMLS #2371349) is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages. Equal Housing Opportunity.

Conroe DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

What makes a DSCR HELOC different from a refinance is that nothing about the first mortgage changes; what makes it different from an ordinary rental HELOC is that the owner’s income never enters the file. In Conroe, the line is written behind the first mortgage, sized by equity and tier, qualified by the rent, and vested in the owner’s name or LLC.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Texas.

01.

A line on the rental, behind the mortgage you keep

The line is a credit limit, not a check: a Conroe landlord draws against it as deals and repairs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.

02.

The rent qualifies the line, not your tax returns

The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.

03.

Your credit tier sets the ceiling and the cap

Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Conroe owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.

04.

Valuation, the lease, the LLC, and closing

The file closes on the valuation, the lease, the credit report, title, and insurance that covers both liens. Smaller second-lien lines use an ownership-and-encumbrance report instead of a full title policy; a first-lien line always takes the full policy. No reserves and no cash to close are required.

The Core Calculation
The line is the room under the ceiling: value × ceiling − balance, never more than the program cap, and never more than the rent will carry

Two things set the line: how much room is under the ceiling for your tier and position, and how large a line the rent will carry. The calculator sizes the first from the value, the balance, and the tier; the lender settles the second from the lease and the qualifying payment.

Conroe Market Context

Conroe’s rental equity in figures — and how a line fits it.

Conroe’s rental stock sets the context for a DSCR HELOC: the median value says how much equity a typical property carries, and the share of owners says how settled the market is. The figures below come from the U.S. Census Bureau and are the market’s, not the program’s.

Read the figures as backdrop. Read the median against the balance on your own rental. Where values have run ahead of the mortgages on them, the room under the ceiling is wide and the rent test is the tighter of the two gates; where purchases are recent, the room is narrow and the ceiling is the tighter gate.

Conroe Submarkets

Distinct Conroe rental neighborhoods, distinct equity pictures.

A rental in one part of Conroe is not the same file as a rental in another: the stock, the values, the rents, and the valuation path differ by neighborhood. The cards below sketch the submarkets a line is written in.

01.

Established close-in rentals

In the established districts the line is rarely limited by equity; it is limited by the cap and by the rent. A Conroe owner with a paid-off rental here is a first-lien file, and the ladder’s first-lien rows apply: the higher ceiling at the top tier, the standard one below it, the reduced one on the largest lines. Median household income in Conroe sits near $76,206 on the latest Census estimate.

02.

Two-to-four-unit buildings

Small multi-unit buildings are where the rent test is strongest: three or four leases carry a line that a single-family rent could not. Conroe’s duplexes and fourplexes qualify with one unit allowed vacant, and the larger lines take the multi-unit appraisal. Roughly 21,737 Conroe households own their homes on the latest Census estimate — 55% of all households, the pool a rental equity line is written for.

03.

Condominium rentals

A Conroe condominium rental carries a DSCR HELOC as readily as a house; the questions are the project’s. Warrantability decides which ceiling applies, the association’s finances are reviewed, and a condotel or an age-restricted project is outside the program. About 45% of Conroe’s households rent — roughly 18,115 renter households on the latest Census estimate.

04.

Newer infill and recent purchases

Recent purchases in Conroe’s infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. The median owner-occupied home value in Conroe runs near $309,600 on the latest Census estimate.

05.

Entity-held portfolios

A Conroe investor with several entity-held rentals opens lines without restructuring; the program reads each property on its own value, balance, lease, and tier, and the borrower’s exposure across the program is counted as the lines add up. On a one-unit rental at Conroe’s median home value, the second-lien ceiling puts total liens near $216,720 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

06.

High-value rentals

Conroe’s high-value rentals run into the line cap before the ceiling: a property with far more equity than the maximum line is sized at the cap, the largest lines take a full interior appraisal, and a paid-off property on a first-lien line reaches the larger cap at the reduced ceiling. Conroe is home to about 102K people and sits within the Houston-Pasadena-The Woodlands, TX area.

The patterns above are market observations drawn from the housing stock and the Census figures, not program rules. Every Conroe rental is read on its own valuation, its own lease, and its own tier.

How Conroe Landlords Use a DSCR HELOC

Four ways Conroe landlords put a rental equity line to work.

Why a line rather than a refinance? Because most Conroe investors need money in pieces and want to keep the mortgage they have. The four uses below are the ones the program sees most, and each one works with a closing draw and a line that stays open.

Reserve

A standing reserve for the portfolio

Interest accrues on the drawn balance, the closing draw included; the undrawn part of the line waits through the draw period, which is why a landlord holds it as a reserve instead of a cash balance. The Conroe rental behind it keeps its mortgage; the line sits ready through the draw period.

Consolidation

Consolidate business debt at the property level

A Conroe landlord carrying repair cards, a contractor note, or a short-term loan can draw once against the rental’s equity and retire them. The line replaces several payments with one, and the first mortgage is not refinanced to do it.

Next deal

Fund the next purchase without refinancing

Investors who keep a low first-mortgage rate have no interest in replacing it; a DSCR HELOC lets a Conroe owner draw the next down payment from equity instead. The line is qualified on the rent of the property that secures it, not on the new purchase.

Value-add

Finish a value-add before the permanent loan

Where a hard-money loan would have carried the work, a line on a seasoned rental can carry it instead, drawn as the work bills and repaid when the improved property refinances. The first mortgage on the seasoned rental is untouched.

Rental Available-Equity Calculator

Estimate your Conroe rental’s available credit line before requesting a quote.

The calculator below sizes a DSCR HELOC on a Conroe rental the way the program does: the value times the ceiling for your credit tier and lien position, minus the balance already on the property, capped at the maximum line. It shows the valuation path and the closing draw, and it names the rent test the lender applies without pretending to run it, because the qualifying payment is set in underwriting.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

Before choosing, compare: the DSCR HELOC against the ordinary investment-property HELOC, against a DSCR cash-out refinance, and against a bank statement HELOC. Each card below says who it fits in Conroe and what it costs the owner in paperwork and in the first mortgage.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

Qualified on the rental’s rent, vested personally or in an LLC, and written behind the first mortgage you keep or first on a paid-off rental. The owner’s tax returns and debt-to-income ratio stay out of the file. The trade: a lower ceiling and a higher credit floor than the income-qualified line, and a rent that must cover the qualifying payment.

Investment property HELOC (qualified on your income)

The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Conroe landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Conroe scenario review.

The file reads the property and the credit report. Gather these before the scenario review, and the prequalification has what it needs; nothing on the list is a tax return.

Listing and improvement historyWhether the rental has been listed for sale recently, and any solar agreement or lien, which the program reads before the valuation is ordered.
InsuranceThe hazard policy at replacement cost or updated to cover both liens, and flood coverage where the property sits in a flood zone, with the declarations pages.
Association informationFor a condominium or a planned community: the dues, the contact, and any special assessment, which the valuation and the warrantability review read.
Entity documentsWhen the rental is held in an LLC: the articles, the operating agreement, the certificate of good standing, and the member list; the members sign as guarantors on the line.
Government photo IDA current driver’s license or passport for every borrower and every guarantor of the entity; a valid Social Security number is required on the program.
Other financed propertiesA list of every financed property and its balance, so the program’s exposure limit on loans and dollars per borrower can be checked early.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Conroe File Considerations

Local details that can change the line.

A DSCR HELOC is a property file, and property files turn on details: the tier, the valuation, the lien position, the entity, the lease, the seasoning. The cards below are the ones that change a Conroe line most often.

Before You Move Forward

Use these checks to keep the Conroe file clean and fundable.

Three things decide most Conroe files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.

  • Confirm the vesting: Whether the deed reads in an individual’s name, an LLC, or a trust, and which kind of trust.
  • Confirm the dates: The date of the most recent purchase or refinance of the property, note date to note date.
  • Confirm the exposure: How many loans and how many dollars the borrower already carries on the program.
i.

Title in your name or your LLC

A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Conroe rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.

ii.

The seasoning clock on purchases and refinances

A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Conroe investor who closed this spring plans the line for after the window.

iii.

How many financed properties the program allows

The count is per borrower across the program: a set number of loans and a dollar ceiling, both fixed by the program sheet and confirmed at the scenario review. A Conroe landlord whose other rentals are financed elsewhere starts the count here at zero; one with several lines on the program reads the list first.

iv.

A recent listing, a solar lien, a declining market

A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and a Conroe file near the ceiling can lose the top of the line to the first of them.

v.

The property list and the property type

Houses, planned-unit homes, townhomes, two-to-four-unit properties, and condominiums, non-warrantable ones at a reduced ceiling, are on the program. Rural property, row homes, condotels, commercial and agricultural property, leaseholds, land trusts, and the modular and log-home classes are not.

A Clear Process

From a Conroe rental prequalification to a funded line.

Four steps, one file: review, prequalify, verify, close. Each one below says what the lender reads and what the Conroe owner provides, and none of them promises a timeline, because the valuation, the title search, and the entity review set their own.

i.

Scenario review

The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.

ii.

Prequalification

With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. A Conroe prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.

iii.

Verification and valuation

Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.

iv.

Closing and funding

At closing the line is recorded against the rental, in the entity’s name when an LLC holds title, and the minimum draw funds. The first mortgage is untouched, the draw period begins, and later draws follow the program’s minimum.

Why Lendmire

A brokerage that matches the line to the rental.

What Lendmire brings to a Conroe rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.

i.

Four routes, the right one quoted

The rent-qualified line is the answer to a specific problem: an entity on title, returns that understate, a ratio that is full. Lendmire reads whether that is the problem on a Conroe file before recommending the line that solves it.

ii.

The entity stays on title

Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.

iii.

Licensed, in writing, the lender never named

Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on a Conroe line are quoted in writing, never on a web page.

Questions Conroe Landlords Ask

Conroe DSCR HELOC FAQs

Common questions, answered plainly. Where a figure matters, the snapshot carries it; where a judgment matters, a licensed loan officer makes it.

What is a DSCR HELOC?

It is the DSCR idea applied to a line of credit: the rental qualifies itself. A Conroe landlord keeps the first mortgage, opens a revolving line behind it sized by value, balance, and credit tier, and proves only that the rent covers the line’s qualifying payment. Vesting in an entity is allowed.

Can the rental stay in my LLC?

It can, and that is the reason many Conroe landlords with entity-held rentals choose this line. The LLC holds title before, during, and after; the members sign as guarantors; the entity papers are read at the scenario review.

How is the rent test calculated?

The lender takes the gross monthly rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment: a fully amortizing payment on the entire credit limit at a stressed rate above the start rate. The quotient must reach the program’s coverage minimum, shown in the snapshot. A lease in place is required.

Is an appraisal required?

Not always a full one. Smaller lines are valued by an automated model with a property inspection; larger lines take a full interior appraisal. The valuation, whichever path, sets the value the ceiling applies to, and the appraiser’s rent schedule travels with it on a Conroe file.

How do the draw period and repayment work?

Draw, then repay. Through the draw period a Conroe landlord borrows and repays as needed and pays interest only on the outstanding balance; after it the balance amortizes over the repayment period. Most of the line funds at closing, and later draws carry a minimum of their own.

What does the closing look like on an LLC-held rental?

An entity closing adds signatures, not steps: the authorized member signs for the LLC, each member signs as a guarantor, and the title company records the line against the rental in the entity’s name. The first mortgage, whoever holds it, is not involved.

I just bought the rental. Can I open a line now?

Not yet. A rental bought or refinanced inside the program’s seasoning window is not eligible, measured note date to note date, and ownership has to season from the purchase settlement before the line closes. The months are in the program; plan the line for after both windows.

Do I need reserves or cash to close?

No reserves and no cash to close. That is part of the program’s appeal to a landlord whose cash is in the properties rather than the bank: the equity and the rent carry the file, and nothing is held back as a reserve requirement.

Can the line be a first lien on a paid-off rental?

It can. A paid-off Conroe rental takes a first-lien line, which starts at a lower credit tier than a second lien, reaches a higher loan-to-value, and runs to a larger cap; the snapshot’s ladder shows the first-lien rows beside the second-lien rows.

Does a duplex or fourplex qualify?

Two-to-four-unit properties are eligible, with one unit permitted vacant. The rent test and the valuation work the same way as on a single-family rental; the leases, rather than one lease, document the rent.
