Current DSCR HELOC guidelines, updated from one source.
Every figure in this block comes from one guideline source and updates here when the program changes. These are the second-lien terms; a first-lien line on a paid-off rental follows its own tiers, summarized under the ladder, and the rent test applies to both.
Of the rental’s value, first mortgage included
Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.
Credit score for a second-lien line
A second-lien line starts at a 720 credit profile; a first-lien line on a paid-off rental opens at 700. The tiers above the floor open more leverage, and the largest first-lien lines carry a reduced ceiling of their own.
Automated valuation on lines to $400,000
$50,000 to $500,000 is the second-lien line range; an automated valuation with a property inspection serves lines to $400,000, and a full interior appraisal applies above it. A paid-off rental on a first-lien line runs to $1,000,000.
Interest-only, then 25 years of repayment
The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
Nothing on this page is a commitment to lend, an offer, or a quote. The figures are program parameters from a wholesale lender’s guidelines, carried through Lendmire’s guideline source and subject to change; every line depends on the valuation, the lease, the rent, the credit report, the entity, the property, and full underwriting. Lendmire, LLC (NMLS #2371349) is a mortgage broker, never the lender, licensed in sixteen states for consumer mortgages, and the wholesale lender is never named on these pages. Rates, payments, and costs are disclosed in writing by a licensed loan officer. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
A DSCR HELOC on a Kelso rental is sized the way a line of credit is and qualified the way a DSCR loan is: by the equity that is actually there, the tier the credit profile lands in, and the rent the property earns. The cards below cover the line itself, the rent test, the tier ladder, and how the file closes.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Washington.
A line on the rental, behind the mortgage you keep
Think of it as a credit limit secured by the rental. During the draw period you borrow and repay as you like, paying interest only on what is out; once the draw period ends, the balance converts to a fully amortizing repayment schedule. A paid-off rental can carry the line in first position instead.
The rent qualifies the line, not your tax returns
Coverage is the income test. A Kelso rental whose rent covers the qualifying payment at the program minimum passes it whatever the owner’s tax returns show, and the tier, the value, the seasoning, and the property list still apply; a rental whose rent falls short does not pass, however strong the owner’s income, because that income is never in the file.
Your credit tier sets the ceiling and the cap
Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Kelso owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.
Valuation, the lease, the LLC, and closing
Title can stay in the LLC that holds the Kelso rental, which is the point for many landlords: no deed back to a personal name before closing, no deed back into the entity after. A title holder who is not a borrower signs an acknowledgment, and the borrowers on the line need not be the borrowers on the first mortgage.
Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.
Kelso’s rental equity in figures — and how a line fits it.
Kelso’s rental stock sets the context for a DSCR HELOC: the median value says how much equity a typical property carries, and the share of owners says how settled the market is. The figures below come from the U.S. Census Bureau and are the market’s, not the program’s.
Market context only. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Kelso rental neighborhoods, distinct equity pictures.
Neighborhood by neighborhood, Kelso’s rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.
Established close-in rentals
The close-in Kelso neighborhoods hold rentals bought a decade or more ago, and those files carry the deepest equity: a small first mortgage, a value that has run far ahead of it, and room under the ceiling that the rent, not the equity, usually caps. About 44% of Kelso’s households rent — roughly 2,384 renter households on the latest Census estimate.
High-value rentals
Kelso’s high-value rentals run into the line cap before the ceiling: a property with far more equity than the maximum line is sized at the cap, the largest lines take a full interior appraisal, and a paid-off property on a first-lien line reaches the larger cap at the reduced ceiling. Kelso is home to about 13K people and sits within the Longview-Kelso, WA area.
Entity-held portfolios
Portfolio owners in Kelso hold rentals in LLCs for liability, and the program meets them there: the line is written in the entity, the members sign as guarantors, and the deed never moves. The exposure limit on loans and dollars per borrower is the figure to check first. Median household income in Kelso sits near $66,751 on the latest Census estimate.
Newer infill and recent purchases
A Kelso rental bought in the last year or two is read on two clocks and narrow room: the purchase must season, the refinance if any must season, and the ceiling minus a high balance may leave little or nothing until values move. On a one-unit rental at Kelso’s median home value, the second-lien ceiling puts total liens near $236,320 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Two-to-four-unit buildings
Small multi-unit buildings are where the rent test is strongest: three or four leases carry a line that a single-family rent could not. Kelso’s duplexes and fourplexes qualify with one unit allowed vacant, and the larger lines take the multi-unit appraisal. The median owner-occupied home value in Kelso runs near $337,600 on the latest Census estimate.
Condominium rentals
Condominium lines in Kelso turn on the project review: warrantable at one ceiling, non-warrantable at a lower one, condotels not at all. The valuation reads the unit against recent unit sales in the project, and the lease carries the coverage test. Roughly 3,051 Kelso households own their homes on the latest Census estimate — 56% of all households, the pool a rental equity line is written for.
Neighborhood context is exactly that: context. A Kelso line is sized by the property’s own value, balance, tier, and rent, under the program tables and the state’s own rules; the submarkets simply show where those inputs tend to land.
Four ways Kelso landlords put a rental equity line to work.
A DSCR HELOC puts most of the line in hand at closing and keeps the rest available through the draw period, which suits the way Kelso landlords actually spend: the next down payment, a rehab staged over months, a reserve for the roof that fails. Four common uses below, each one a reason to keep the first mortgage and open a line instead.
A standing reserve for the portfolio
Some Kelso investors open a line for what has not happened yet: the furnace that fails in January, the vacancy that runs long, the assessment the association votes through. The closing draw is set by the program; the rest waits.
Rehab and repairs staged over months
Between tenants a Kelso rental often needs more than a coat of paint. A line funds the turn without a refinance, and the rent that qualified the line resumes when the new lease starts.
Consolidate business debt at the property level
Consolidation on a rental line keeps the debt where the asset is: secured by the property that produced the need, repaid over the repayment period, with the owner’s personal income never part of the file.
Bridge a sale, a tax bill, or a buyout
Timing problems are capital problems. A DSCR HELOC on a seasoned Kelso rental turns a timing problem into a draw and a repayment, without a refinance and without the owner’s personal income in the file.
Estimate your Kelso rental’s available credit line before requesting a quote.
The calculator below sizes a DSCR HELOC on a Kelso rental the way the program does: the value times the ceiling for your credit tier and lien position, minus the balance already on the property, capped at the maximum line. It shows the valuation path and the closing draw, and it names the rent test the lender applies without pretending to run it, because the qualifying payment is set in underwriting.
Kelso rental available-equity calculator
The arithmetic the program uses, with your Kelso figures: value times ceiling minus balance, capped at the maximum line for the tier.
Illustrative starting assumptions: a $340,000 rental value near Kelso’s median owner-occupied home value and a $155,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
A rent-qualified line, an income-qualified line, a cash-out refinance, and a deposit-qualified line are four different files on the same Kelso rental. Which fits depends on the owner’s tax returns, the first-mortgage rate, the entity on title, and how the money will be used.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
Qualified on the rental’s rent, vested personally or in an LLC, and written behind the first mortgage you keep or first on a paid-off rental. The owner’s tax returns and debt-to-income ratio stay out of the file. The trade: a lower ceiling and a higher credit floor than the income-qualified line, and a rent that must cover the qualifying payment.
The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.
The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.
A bank statement HELOC qualifies the owner on twelve months of deposits and a debt-to-income ratio instead of tax returns, and vests in the owner’s name. It suits the self-employed landlord whose deposits are strong and whose rental’s rent is thin, or whose rental is a second home rather than an investment property. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Kelso scenario review.
Prepare the rental’s paperwork, not yours. The list below is what a Kelso landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
A DSCR HELOC is a property file, and property files turn on details: the tier, the valuation, the lien position, the entity, the lease, the seasoning. The cards below are the ones that change a Kelso line most often.
Use these checks to keep the Kelso file clean and fundable.
Most surprises on a rental line are foreseeable: the tier, the valuation path, the lease, the entity, the seasoning window, and the program’s property list. Run the checks below before the scenario review, and none of them meets the Kelso file as a surprise.
- Confirm the vesting: Which title holders and first-mortgage borrowers will sign as non-borrowing owners.
- Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
- Confirm the property type: Whether the property type is on the eligible list, and at which ceiling.
Title in your name or your LLC
A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Kelso rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.
The seasoning clock on purchases and refinances
A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Kelso investor who closed this spring plans the line for after the window.
The property list and the property type
Houses, planned-unit homes, townhomes, two-to-four-unit properties, and condominiums, non-warrantable ones at a reduced ceiling, are on the program. Rural property, row homes, condotels, commercial and agricultural property, leaseholds, land trusts, and the modular and log-home classes are not.
A recent listing, a solar lien, a declining market
A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and a Kelso file near the ceiling can lose the top of the line to the first of them.
The rent must cover the qualifying payment
The lender divides the gross rent by a fully amortizing payment on the entire line at a stressed rate, and the quotient must reach the program’s coverage minimum. A Kelso rental with deep equity but modest rent qualifies for a smaller line than the ceiling allows; the rent, not the equity, caps it.
From a Kelso rental prequalification to a funded line.
From the first call to the funded line the file follows one path. In Kelso the differences from an income-qualified line are what is missing: no tax returns, no debt ratio, no deed out of the LLC. What remains is the property’s file and the credit report.
Scenario review
A licensed loan officer reads the Kelso rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.
Prequalification
The lender pulls the credit report, confirms the tier, and reads the lease and the entity papers. The prequalification states the line the file supports, the valuation path it will take, and the documents still owed; it is not a commitment, and nothing is drawn yet.
Verification and valuation
Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.
Closing and funding
Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the Kelso line is available through the draw period.
A brokerage that matches the line to the rental.
The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Kelso owner would do better on another route entirely.
Four routes, the right one quoted
Every Kelso rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.
The entity stays on title
An LLC-vested Kelso rental does not have to be deeded to a personal name to borrow against it. The program writes the line in the entity’s name, the members sign as guarantors, and the deed never moves; the loan officer reads the entity papers at the scenario review so nothing surprises the title search.
Licensed, in writing, the lender never named
Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of a Kelso line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Kelso DSCR HELOC FAQs
Short answers to the questions a DSCR HELOC raises in Kelso: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.
What is a DSCR HELOC?
A revolving line secured by an investment property and underwritten on its rent. Interest-only draws through the draw period, amortizing repayment after, the first mortgage untouched, the deed left in the owner’s name or LLC. It is the route for a Kelso owner whose returns, ratio, or entity make an ordinary rental HELOC impossible.
Can the rental stay in my LLC?
Yes. Entity vesting is a feature of the program, not an exception to it. Bring the operating agreement, the articles, the good-standing certificate, and the member list; the line is recorded in the LLC’s name and the first mortgage, whoever holds it, stays where it is.
How is the rent test calculated?
The property’s gross rent is set against a stressed, fully amortizing payment on the full line, and the ratio must reach the coverage minimum in the snapshot. Nothing about the owner’s income enters the calculation; a Kelso landlord with no tax returns at all qualifies if the rent does.
Is an appraisal required?
Lines to the valuation threshold shown in the snapshot use an automated valuation plus a property inspection report, or a full interior appraisal; lines above it require a full interior appraisal. Appraisal waivers are not accepted, and a model that misses the program’s confidence standard sends the file to a full interior appraisal.
How do the draw period and repayment work?
Draw, then repay. Through the draw period a Kelso landlord borrows and repays as needed and pays interest only on the outstanding balance; after it the balance amortizes over the repayment period. Most of the line funds at closing, and later draws carry a minimum of their own.
Do I need tax returns or W-2s?
No. The rent qualifies the line. The trade for leaving the income file out is a lower ceiling and a higher credit floor than the income-qualified rental line, and a rent that must cover the line’s qualifying payment at the program minimum.
What does the closing look like on an LLC-held rental?
In the LLC’s name, with the members as guarantors and the non-borrowing title holders acknowledging. Hazard insurance covering both liens and flood coverage where required are in place before funding; the closing draw funds after rescission where the law provides one.
Can I open a line if the rental was recently listed for sale?
A rental listed for sale within the window before the application is ineligible on the program. The window is short, and the rule is read from the listing service; a Kelso file with a listing older than that proceeds normally.
What credit history does the program expect?
A clean recent mortgage history with no thirty-day lates in the last year, and a set number of years since a bankruptcy, foreclosure, short sale, or deed-in-lieu, both in the program. The program’s tradeline-depth rules are waived at the score shown in the snapshot, which every tier the program offers meets, so the credit file is read for its history rather than its depth.
I just bought the rental. Can I open a line now?
No. Both seasoning clocks have to run: the mortgage-transaction clock from the note date and the ownership clock from the settlement date. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both.
Size the line on the rent, not the tax returns.
Start with the figures: the rental’s value, the mortgage on it, your credit tier, the lease. The review takes minutes, states program parameters rather than offers, and names anything in the file that needs a check.
