Current DSCR HELOC guidelines, updated from one source.
The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.
Of the rental’s value, first mortgage included
Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.
Credit score for a second-lien line
A 720 score opens the second-lien program; the first-lien tiers start at 700 and step up from there. At 700 and above the program’s tradeline-depth rules fall away entirely, on either lien position.
Automated valuation on lines to $400,000
Lines run from $50,000 to $500,000 behind a first mortgage; lines up to $400,000 use an automated valuation with a property inspection report, and every line above that amount takes a full interior appraisal.
Interest-only, then 25 years of repayment
Draw for 5 years on interest-only payments, then repay over 25 years on a fully amortizing schedule, a 30-year maturity. At least 80% of the line, and $50,000, funds at closing.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
For informational purposes only. Each DSCR HELOC parameter here is a wholesale program guideline rather than an offer; it can change without notice, and the selected lender underwrites the property, the rent, the credit profile, the vesting, and the title before any line is approved. The calculator is illustrative and names neither a rate nor a payment. Lendmire, LLC, NMLS #2371349, is a mortgage broker, licensed for consumer mortgages in sixteen states; the lender’s program sheet writes this line in fifteen of the sixteen, and a licensed loan officer provides the terms in writing. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
The mechanics are the same on every Leavenworth file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Washington.
A line on the rental, behind the mortgage you keep
A DSCR HELOC is revolving credit secured by the rental: you draw what you need during the draw period, pay interest only on what is outstanding, and the balance comes down as you repay. After the draw period the line closes to new draws and the balance repays on an amortizing schedule.
The rent qualifies the line, not your tax returns
The lender does not calculate your debt-to-income ratio. It reads the rental’s gross rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment on the whole line at a stressed rate; the quotient must reach the program’s coverage minimum. A lease in place is required.
Your credit tier sets the ceiling and the cap
Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. A Leavenworth investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.
Valuation, the lease, the LLC, and closing
Lines to the valuation threshold are valued by an automated model plus a property inspection report; larger lines take a full interior appraisal, and a model that does not meet the program’s confidence standard sends the file to an appraisal as well. The lease and the rent schedule travel with the valuation.
The arithmetic is the same on every Leavenworth file: the ceiling for the tier and the lien position, multiplied by the value, minus the balance already on the rental, capped at the maximum line. A rental with a small first mortgage leaves a wide gap; a recent purchase at high leverage may leave none.
Leavenworth’s rental equity in figures — and how a line fits it.
The equity picture in Leavenworth starts with the market: median home value, the balance of owners and renters, and the ownership tenure that usually comes with long-held rentals. These figures describe the market; the program figures are in the snapshot above.
Read the figures as backdrop. Read the median against the balance on your own rental. Where values have run ahead of the mortgages on them, the room under the ceiling is wide and the rent test is the tighter of the two gates; where purchases are recent, the room is narrow and the ceiling is the tighter gate.

Distinct Leavenworth rental neighborhoods, distinct equity pictures.
Neighborhood by neighborhood, Leavenworth’s rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.
Year-round primary residences
The program’s occupancy is non-owner-occupied, full stop. A Leavenworth primary residence takes the consumer HELOC on the owner’s income or deposits; a leased rental, held personally or in an LLC, takes this one. On a one-unit rental at Leavenworth’s median home value, the second-lien ceiling puts total liens near $431,900 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Rental condominiums and condotels
Resort condominiums split on the project: a warrantable or non-warrantable residential project is eligible at its ceiling with a long-term lease, and a condotel is not eligible at all. Leavenworth’s condominium rentals are read on the project first. Leavenworth is home to about 2.6K people.
Vacation and short-term rentals
Nightly rentals are outside the program’s rent test. The Leavenworth investor with both a vacation rental and a leased rental opens the line on the leased one, or asks the loan officer which other route reads the vacation property. Median household income in Leavenworth sits near $69,943 on the latest Census estimate.
Waterfront and view rentals
High-value Leavenworth rentals on the water are sized at the program maximum for the tier and lien position, valued by a full appraisal above the threshold, and insured for flood where required before funding. About 48% of Leavenworth’s households rent — roughly 586 renter households on the latest Census estimate.
Long-term rentals in a resort market
Resort markets like Leavenworth have two rental economies, and the program is written for the leased one: a tenant, a lease, a documented rent. Seasonal and nightly income is not the rent the program reads. Roughly 625 Leavenworth households own their homes on the latest Census estimate — 52% of all households, the pool a rental equity line is written for.
Entity-held resort rentals
Entity vesting is allowed on Leavenworth investment property, so the resort rental held in an LLC and leased to a year-round tenant is an ordinary program file with an ordinary closing. The median owner-occupied home value in Leavenworth runs near $617,000 on the latest Census estimate.
Neighborhood context is exactly that: context. A Leavenworth line is sized by the property’s own value, balance, tier, and rent, under the program tables and the state’s own rules; the submarkets simply show where those inputs tend to land.
Four ways Leavenworth landlords put a rental equity line to work.
From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Leavenworth landlords bring most often; the line is sized by equity and rent, not by the use.
Rehab and repairs staged over months
Rehab is a classic use of a line: the budget is uncertain until the walls are open, and a revolving line absorbs the uncertainty better than a fixed lump sum. Interest accrues only on what is drawn during the draw period.
Fund the next purchase without refinancing
A line that stays open fits a buying program: draw for one earnest-money deposit and down payment, repay from a later refinance or sale, draw again. The Leavenworth rental behind the line keeps its mortgage and its rate throughout.
Bridge a sale, a tax bill, or a buyout
Timing problems are capital problems. A DSCR HELOC on a seasoned Leavenworth rental turns a timing problem into a draw and a repayment, without a refinance and without the owner’s personal income in the file.
Finish a value-add before the permanent loan
Where a hard-money loan would have carried the work, a line on a seasoned rental can carry it instead, drawn as the work bills and repaid when the improved property refinances. The first mortgage on the seasoned rental is untouched.
Estimate your Leavenworth rental’s available credit line before requesting a quote.
The calculator below sizes a DSCR HELOC on a Leavenworth rental the way the program does: the value times the ceiling for your credit tier and lien position, minus the balance already on the property, capped at the maximum line. It shows the valuation path and the closing draw, and it names the rent test the lender applies without pretending to run it, because the qualifying payment is set in underwriting.
Leavenworth rental available-equity calculator
Size the line first, then let the rent decide how much of it the property carries. Every field is yours to change.
Illustrative starting assumptions: a $615,000 rental value near Leavenworth’s median owner-occupied home value and a $275,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
The same Leavenworth rental can reach its equity four ways, and they differ in what qualifies the borrower and what happens to the first mortgage. A DSCR HELOC qualifies on the rent and leaves the first mortgage alone; the other three read the owner’s income, the owner’s deposits, or replace the mortgage outright.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
The route when the owner’s income is the problem and the rental’s income is not: the lease and the market rent carry the line, the entity stays on title, and nothing about the first mortgage changes. It caps lower than the income-qualified line and starts at a stronger credit tier.
Qualified on the owner’s documented income and debt-to-income ratio, vested in the owner’s own name, and written behind the first mortgage. It reaches a higher ceiling than the rent-qualified line and starts at a lower credit floor, at the cost of the full income file. For the income-qualified route, see Lendmire’s investment property HELOC.
The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.
For the Leavenworth self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Leavenworth scenario review.
A DSCR HELOC file is shorter than an income-qualified one, because the owner’s income is not in it. What the lender needs is the property’s file: the lease, the rent, the mortgage statement, title, insurance, and the entity papers if an LLC holds the deed.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The program is simple on paper and particular in practice. These are the particulars that move Leavenworth files: what the lender reads, what it waits on, and what it declines.
Use these checks to keep the Leavenworth file clean and fundable.
Think of the details in two groups. Some size the line: the tier, the valuation, the lien position, the rent. Others decide eligibility outright: the property type, the seasoning, a recent listing, a solar lien, the entity papers. A Leavenworth file clears the second group before the first matters.
- Confirm the vesting: Whether the deed reads in an individual’s name, an LLC, or a trust, and which kind of trust.
- Confirm the dates: The settlement date the ownership clock started on.
- Confirm the tier: Whether the score clears the tier at which the tradeline-depth rules fall away.
Title in your name or your LLC
Anyone on title who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument; the borrowers on the line need not be the borrowers on the first mortgage. The Leavenworth file lists every name on the deed before closing, not after.
The seasoning clock on purchases and refinances
A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Leavenworth investor who closed this spring plans the line for after the window.
The credit tier decides the ceiling and the cap
The score that counts is the one on the report the lender pulls, not the one in an app; a self-pulled score can land a tier away. Each tier on the ladder carries its own ceiling and cap by lien position, so a Leavenworth line can change size without the value or the balance moving at all.
The property list and the property type
The list decides before the value does. A Leavenworth rental that is a row home or sits on agricultural land is not a line on this program, however much equity it carries; a different product on a different program sheet may read it differently.
The rent must cover the qualifying payment
The lender divides the gross rent by a fully amortizing payment on the entire line at a stressed rate, and the quotient must reach the program’s coverage minimum. A Leavenworth rental with deep equity but modest rent qualifies for a smaller line than the ceiling allows; the rent, not the equity, caps it.
From a Leavenworth rental prequalification to a funded line.
Four steps, one file: review, prequalify, verify, close. Each one below says what the lender reads and what the Leavenworth owner provides, and none of them promises a timeline, because the valuation, the title search, and the entity review set their own.
Scenario review
The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.
Prequalification
The lender pulls the credit report, confirms the tier, and reads the lease and the entity papers. The prequalification states the line the file supports, the valuation path it will take, and the documents still owed; it is not a commitment, and nothing is drawn yet.
Verification and valuation
Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.
Closing and funding
Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the Leavenworth line is available through the draw period.
A brokerage that matches the line to the rental.
What Lendmire brings to a Leavenworth rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.
Four routes, the right one quoted
A landlord whose returns are clean may do better on the income-qualified line; one whose first-mortgage rate is poor may do better on a refinance. The comparison is made on the file, not on the product, and the Leavenworth owner sees it.
The entity stays on title
Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.
Licensed, in writing, the lender never named
Lendmire arranges a rental line under its consumer licensing even on an investment property: the disclosures and the written terms that attach to a licensed home equity line travel with the file, in every state the program is written.

Leavenworth DSCR HELOC FAQs
Common questions, answered plainly. Where a figure matters, the snapshot carries it; where a judgment matters, a licensed loan officer makes it.
What is a DSCR HELOC?
It is the DSCR idea applied to a line of credit: the rental qualifies itself. A Leavenworth landlord keeps the first mortgage, opens a revolving line behind it sized by value, balance, and credit tier, and proves only that the rent covers the line’s qualifying payment. Vesting in an entity is allowed.
Can the rental stay in my LLC?
It can, and that is the reason many Leavenworth landlords with entity-held rentals choose this line. The LLC holds title before, during, and after; the members sign as guarantors; the entity papers are read at the scenario review.
How is the rent test calculated?
It is a coverage ratio like a DSCR loan’s, measured on the line: gross rent over the qualifying payment on the whole line at a stressed rate. A Leavenworth rental with modest rent and deep equity qualifies for a smaller line than its equity would support, because the rent, not the equity, is the binding gate.
Is an appraisal required?
A valuation is required on every line; a full appraisal is required on the larger ones. A Leavenworth owner with a line under the threshold usually sees an automated model and an inspection rather than an appraiser’s full report, unless the model’s confidence falls short.
How do the draw period and repayment work?
Two periods on one line: draw years, when the line is open and payments are interest-only, and repayment years, when the balance amortizes. The snapshot carries both. Plan for the closing draw, which is most of the line, and for the payment change at the end of the draw period.
Do I need tax returns or W-2s?
No personal income documents of any kind. That is the difference between this line and the investment-property HELOC, which qualifies on the owner’s returns and ratio. On a Leavenworth DSCR HELOC the property’s rent does the qualifying.
Do I need reserves or cash to close?
None. The program lists no reserve months and no cash-to-close requirement; a Leavenworth owner brings the lease, the entity papers, and the credit profile, and the closing draw does the rest.
How much can I borrow against a rental?
Two limits apply. The equity limit is the ceiling for the tier and lien position, applied to the value, less the balance, capped at the maximum line; the rent limit is the line whose qualifying payment the rent covers at the program minimum. The smaller of the two is the line.
Can I open a line if the rental was recently listed for sale?
A recent listing blocks the line for a set number of months after the listing came down. A Leavenworth owner who tested the market and withdrew the listing waits out the window before the file is eligible; a listing that is older than the window is not a problem.
What is the rate on a DSCR HELOC?
A variable rate through both periods, disclosed in writing for the file. Lendmire does not publish rates or indexes on program pages, and this page does not state a payment; the calculator sizes the line and leaves the rate to the written quote.
Start with the scenario, not the application.
Start with the figures: the rental’s value, the mortgage on it, your credit tier, the lease. The review takes minutes, states program parameters rather than offers, and names anything in the file that needs a check.
