Can You Get Approved for a VA Cash-Out Refinance in a Single Day?

Can You Get Approved for a VA Cash-Out Refinance in a Single Day?

The Quick Read: No, not as a realistic promise. A VA cash-out is a fully underwritten loan with an appraisal, and those steps do not compress into one day. You can finish the front-end work in a day: gather documents, pull your certificate of eligibility, and get a preliminary read. That is not the same as an approval, and it is nowhere near a closing.

What “Approved” Actually Means

A same-day “approval” usually means something smaller than you think. Four words get blurred together, so here they are side by side.

Illustrative starting assumptions: a $350,000 home value, a $193,000 current balance, the full-value VA cap with the first-use funding fee financed, a thirty-year term at the current Freddie Mac benchmark, and property taxes and insurance estimated at typical national rates. Every field is editable.

Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a VA cash-out refinance quote; a VA loan is priced by the lender at lock. The total loan, funding fee included, is capped at the program leverage on the reasonable value; the fee follows the tier chosen. The cash available is what the cap allows less the balances paid off and the fee, before closing costs, which are not included. The HELOC line is the line program’s combined loan-to-value ceiling applied to the same value and balance. Taxes and insurance are editable estimates. The debt-to-income figure is a guideline; residual income decides a VA file. Licensed in sixteen states for consumer mortgages.

Stage What it means Can it compress?
Pre-qualification A preliminary read on your numbers Yes, often in a day
Conditional approval Underwriter signs off, pending conditions Not before the appraisal and documents
Clear-to-close Every condition is met No, depends on the appraisal
Funded Loan closes and money moves No, set by legal waiting periods

Some borrowers get an automated or preliminary decision fast. Do not treat that as a VA approval. VA does not lend directly. As VA’s home loan page explains, VA home loans come from private lenders such as banks and mortgage companies, and VA guarantees a portion. So the pace depends on the lender’s process and what each step requires.

Why a Cash-Out Is Not a Streamline

The confusion often starts here. The VA interest rate reduction refinance loan (IRRRL, the “streamline”) refinances an existing VA loan with no VA appraisal. That is why it can feel quick. A VA cash-out is a different loan.

Across the wholesale programs we place files with, the VA cash-out reaches up to 100% of the appraised value, including the financed funding fee. It can refinance any loan type into a VA loan, not just an existing VA loan. That flexibility is the reason it gets full underwriting. Lender-side income, credit, and equity checks all apply, along with the appraisal.

You can read how the program works on Lendmire’s VA cash-out refinance program page.

What Can Realistically Happen in One Day

Plenty of useful work fits inside a day. This is the part you control.

  • Get your certificate of eligibility (COE). A lender can pull it, or you can request it through VA.gov or by mail. Entitlement gets checked first.
  • Upload your documents. Pay stubs, tax documents, bank statements, your current mortgage statement.
  • Run a first-pass look at your numbers. A loan officer can estimate whether the equity and income support the loan you want.
  • Check seasoning, if your current loan is VA. More on that below.
  • Have the appraisal ordered. The order can happen in a day. The appraisal itself cannot.

A prepared file removes the delays you cause. It cannot remove the ones built into the process.

What Cannot Be Compressed

Four things stand in the way of a one-day approval. Each has a reason.

The appraisal. VA’s rule is that the new loan, including any financed funding fee, may not exceed 100% of the property’s reasonable value, according to VA’s cash-out lender guidance. The appraisal drives the loan amount more than any other factor. Someone has to inspect the home and write the report.

Full underwriting. The lender documents your income, employment, assets, and credit. For VA loans, residual income is the controlling test. That is the money left each month after major obligations and living costs. The 41% debt-to-income figure is a guideline, not a cap. A ratio above it needs residual income well above the table.

The net tangible benefit. Every VA cash-out has to satisfy at least one benefit from VA’s list. Examples include eliminating monthly mortgage insurance, shortening the term, lowering the principal-and-interest payment, landing at 90% loan-to-value or less, and moving from an adjustable to a fixed rate. VA also requires lenders to give you a comparison of the old and new loans. This is the guardrail against refinances that do not help you.

The three-business-day Closing Disclosure wait. Federal rules require the lender to give you the Closing Disclosure at least three business days before you close, per the Consumer Financial Protection Bureau. That alone makes “approved and closed in 24 hours” structurally unlikely. A consumer can waive the wait only for a bona fide personal financial emergency.

The Waiting-Period Gate for VA-to-VA Payoffs

Here is the catch that surprises recent VA buyers. If your current loan is a VA loan, the cash-out carries a seasoning requirement. Seasoning is the waiting period a lender wants between two events, here between your old loan’s start and the new one. The test is the later of 210 days from your first payment due date and your sixth payment made.

Notice what that counts from. It is the first payment due date, not the closing date. Many borrowers miscount.

If you are seasoned, you are not blocked, but you are not faster either. If you are not, no amount of preparation fixes it. This is a hard gate for a recent VA buyer. Some investors apply their own seasoning tests to other payoffs as well. That is an investor rule, not a VA rule, so lender practices differ.

VA Cash-Out Versus Streamline Speed

Factor IRRRL (streamline) VA cash-out
Existing loan Must be VA Any loan type
VA appraisal None Required
Takes cash out No Yes
Net tangible benefit Yes Yes, one of VA’s listed benefits
Funding fee 0.5% unless exempt 2.15% first use, 3.3% after

The streamline is built to be lighter because it does not touch your equity. A cash-out does. Lighter paperwork on the streamline does not carry over to a loan that pulls equity out.

The half-percent rate-reduction and fee-recoupment tests are streamline rules. They do not apply to the VA cash-out.

Occupancy Is Not Optional

VA-guaranteed loans are for a home you occupy, or that your spouse or dependent occupies if you are on active duty, per VA’s eligibility page. That page also says you must meet credit, income, and occupancy requirements from both VA and your lender. A cash-out on a rental or investment property is not eligible. That is the end of that topic here.

How to Move as Fast as the Process Allows

Picture a veteran who owns a home with a conventional loan, needs cash for repairs, and wants the process to go smoothly. Here is the prepared version.

1. Ask your loan officer to pull your COE before anything else.

2. Gather income, asset, and mortgage documents before you apply.

3. Answer lender conditions the day they arrive. Delay on your side is the one kind you can remove.

4. Make the home easy to appraise. Clear access, a clean property, and a list of recent improvements help.

5. Read the Loan Estimate and Closing Disclosure as soon as they land. The CFPB’s Closing Disclosure explainer shows how to check closing costs and cash to close against the Loan Estimate.

Even a perfectly prepared file waits on the appraiser, underwriting, and the legal waiting period. Prepared means fewer delays. It does not mean a one-day loan.

Spotting Misleading Same-Day Promises

What you hear What it usually means What to ask
“Approved in a day” A preliminary or automated decision Is this a full underwriting approval?
“No appraisal needed” Streamline language applied to a cash-out Does my loan type require one?
“Skip the paperwork” Pressure, not a program Which documents does the lender need?
“Close before the wait” Ignoring the Closing Disclosure timing Is this a true financial emergency?

Pressure to skip steps is a warning sign. Every skipped step is one that protects you.

Funding Fee and Closing Costs, Mechanically

The funding fee can be financed into the loan, but it counts toward the 100% limit. Veterans receiving compensation for a service-connected disability, and other exempt groups, are waived. Whether the fee and other costs make sense for you is a decision for your Loan Estimate, not a quick answer.

A cash-out replaces your current loan with a new, larger one. Your principal and interest, escrow, and residual income all change. Compare the programs before you commit.

If You Need Cash Faster Than This Allows

When the clock is tight, a cash-out may not fit. Other paths exist, each with tradeoffs. A home equity line or loan leaves your first mortgage in place, which may matter if your current loan is a strong one. A personal loan avoids using the home as collateral, though the terms differ. Each has its own costs and risks.

If you stay with a VA cash-out, remember it uses equity and may use entitlement. Ask your loan officer how the new loan affects your remaining entitlement.

Key Terms Defined

Certificate of Eligibility (COE): The VA document that confirms you qualify for a VA loan.

Entitlement: The amount VA guarantees on your behalf, which affects how much you can borrow without a down payment.

Residual income: The money left each month after major obligations and living costs, VA’s controlling underwriting test.

Net tangible benefit: A measurable improvement the new loan must deliver, chosen from VA’s list.

Seasoning: The waiting period between your old loan’s start and a new refinance.

Funding fee: A one-time VA fee that can be financed and is waived for exempt veterans.

Frequently Asked Questions

Can I get cash the same day I get approved?

No. Even after approval, the Closing Disclosure waiting period applies, and funds move only after closing. Approval and money in your account are separate events.

Can a lender skip the appraisal to save time?

Not on a VA cash-out. The appraisal sets the reasonable value that caps your loan. Skipping it belongs to the streamline, which refinances an existing VA loan without one.

Does my VA loan from last year block a cash-out?

It can, because a seasoning test applies. If your current loan is VA, the later of 210 days from your first payment due date and your sixth payment applies. A conventional, FHA, or USDA payoff generally does not carry that test, though some lenders add their own.

Can I refinance a non-VA loan into a VA cash-out?

Yes. A VA cash-out can refinance any loan type into a VA loan, according to the CFPB’s VA home loans handout. The streamline cannot, since it requires an existing VA loan.

Is there a minimum credit score?

VA sets none. Across the wholesale programs we place VA files with, the floor starts at a 580 decision score, and some lenders set a higher one. Everything is subject to lender guidelines and full file review.

If you are weighing a cash-out refinance against keeping the loan you have, Lendmire can help you compare the programs and the equity each one reaches. Nothing here is a commitment to lend.
