The Quick Read: You qualify by clearing three tests: time (how long you’ve owned the home and held the current loan), equity (the loan has to fit under a leverage cap), and credit and income (score, debt ratio, reserves). Low closing costs come from comparing written offers and choosing how the costs get paid, not from skipping them. Every cost still lands somewhere: cash at the table, the loan balance, or the interest rate. Program figures are subject to lender guidelines and full file review.
What a Cash-Out Refinance Actually Is
A cash-out refinance replaces your current mortgage with a new, larger one and pays you the difference. Freddie Mac’s Guide defines it as a mortgage with no specific restrictions on how you use the proceeds.
Cash-out refinance estimate
The starting figures are an example value with a balance and a cash request in proportion. Replace them with yours.
Editable benchmark: 7.18% as of November 5, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not a cash-out refinance quote.
Illustrative starting assumptions: a $350,000 home value, a $193,000 current balance, the agency cap on a one-unit principal residence, a thirty-year term at the current Freddie Mac benchmark, and property taxes and insurance estimated at typical national rates. Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a cash-out refinance quote; a cash-out loan is priced by the lender at lock. The cash available is the loan the program cap allows less the balances paid off, before closing costs, which are not included. The HELOC line is the program’s combined loan-to-value ceiling applied to the same value and balance. Taxes and insurance are editable estimates. Licensed in sixteen states for consumer mortgages.
That’s different from a refinance, which pays off the old loan and costs and gives back only small incidental cash. It’s also different from the FHA Streamline and the VA streamline refinance. Those two are streamlines for existing government loans. They don’t pay you cash.
Lendmire’s cash-out refinance programs page covers the conventional lane in more detail. Lendmire is a mortgage broker. It arranges these loans through wholesale lenders in the 16 states where it is licensed for consumer lending. It doesn’t lend.
How Is a Cash-Out Refinance Underwritten, Step by Step?
The deal works through the same sequence on almost every cash-out. Here is the order.
1. Check the clocks. On the conventional path, the first mortgage being paid off must be at least 12 months old, measured note date to note date. At least one borrower must also have been on title for six months. Fannie Mae’s Selling Guide sets both tests.
2. Estimate the equity. Conventional cash-out on a one-unit primary residence goes to 80% LTV. Two- to four-unit primary residences, second homes and investment property go to 75%. Occupancy sets the leverage. The new loan, including any financed costs, must fit under that cap on the appraised value. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
3. Apply and review the Loan Estimate. It lists total loan costs, other costs, any lender credits and the estimated cash to close. This is your comparison document.
4. Appraisal and underwriting. The appraisal decides how much cash is possible. The lender then reviews credit, income, debt ratio and reserves.
5. Closing Disclosure. It shows final numbers against the Loan Estimate. Read it line by line and reconcile it to the estimate before you sign.
6. Settlement. Existing liens are paid off, costs are settled, and the balance goes to you.
What Do Lenders Look For?
Across the wholesale conventional programs Lendmire places files with, the starting decision score is 620 (640 on an adjustable rate under manual underwriting). The automated finding governs most files, and the total debt ratio ceiling is 50%. Manually underwritten loans run tighter, at 36% or 45%, with reserve and score factors from the Eligibility Matrix. All of this is subject to lender guidelines.
On Fannie Mae’s automated path, a debt ratio above 45% triggers a requirement for six months of reserves. Reserves means money left in liquid accounts after closing. Document them early.
Past credit events carry agency waiting periods: four years from a chapter 7 discharge, seven from a foreclosure, and four from a short sale or deed-in-lieu. Documented extenuating circumstances can shorten them.
One more lane is worth knowing. A wholesale no-mortgage-insurance cash-out reaches 89.99% LTV at a 680 score and a 50% ratio on a thirty-year fixed, primary residence, conforming balance. It carries its own six months of seasoning. It’s the exception to the 80% conventional cap, and it isn’t written in Texas. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Loan Types Side by Side
| Factor | Conventional | FHA | VA |
|---|---|---|---|
| Typical use | Primary, second home, investment | Primary residence | Primary residence |
| Leverage | 80% one-unit primary; 75% other | Set by HUD; confirm with lender | Set by VA and lender |
| Who backs it | Fannie Mae / Freddie Mac | HUD | VA guaranty |
| Streamline option | None | FHA Streamline (no cash) | IRRRL (no cash) |
FHA and VA cash-out limits have changed over time. An old HUD archive page still shows an outdated cap, so ask the lender for the current figure rather than trusting an old page.
VA’s cash-out page says you need a Certificate of Eligibility and that the loan comes from a private lender, not from VA. It also warns about misleading refinance offers. VA splits cash-out into two types, depending on whether the new loan is larger than the payoff, per VA’s lender-call presentation.
How Do You Actually Keep Closing Costs Low?
Closing costs are the upfront charges to get the loan and transfer ownership. You can’t remove them. You can choose where they sit. There are three levers.
- Shop several Loan Estimates. Same loan, same day, written offers side by side. Compare total loan costs and cash to close, not the headline line.
- Take a lender credit. A credit lowers what you pay at closing in exchange for a higher interest rate over the life of the loan. Cost moves from today to every payment.
- Finance the costs. If the leverage cap has room, costs can ride in the balance. You borrow more, and the cash you receive shrinks.
A “no-cost” refinance is marketing language. The costs are built into the rate or the balance. That’s a legitimate choice if you’ll move or refinance again soon. It’s a poor one if you plan to stay for years.
Some fees can’t rise from the Loan Estimate, some can rise by up to 10 percent in total, and some can change by any amount. Prepaid interest, insurance premiums and initial escrow deposits are in that last group. Low estimates don’t lock every line.
Cash to Close Is Not the Same as Closing Costs
Two lines confuse people. Closing costs are the charges. Cash to close is what changes hands at the table. On a cash-out, the lender can net costs out of your proceeds, so the form shows money coming to you while still carrying fees.
Run it in percentages. Say a home appraises at 100 units of value and the cap is 80%. The maximum new loan is 80 units. Subtract the old payoff, then any costs financed or netted. What’s left is your cash. A bigger payoff or bigger costs shrink it one for one.
Where the General Rule Breaks
Recent cash buyers. Delayed financing is a named exception to the six-month title wait. The new loan can’t exceed your documented investment in the purchase plus financed costs. It’s still a cash-out, with cash-out leverage limits on the current appraised value.
Title in a trust or entity. Freddie Mac’s Guide lists exceptions to its title requirement. Ask the lender how your ownership structure is handled before you apply.
Manufactured homes and special loans. Freddie Mac waives the 12-month seasoning for certain construction-conversion, renovation and manufactured-home cases, but restricts manufactured-home security on some renovation cash-outs.
PACE loans. Fannie Mae treats a borrower who refinances the first mortgage but leaves certain PACE loans unpaid as ineligible for cash-out. Plan to pay them off from proceeds.
Texas homesteads. A cash-out on a Texas homestead (a Section 50(a)(6) loan) is capped at 80% of the home’s value by the state constitution. The wholesale no-MI lane isn’t written there.
Low appraisal. A short value cuts the maximum loan directly. Ask the lender about appraisal reconsideration, and bring recent nearby sales and documented improvements. Don’t count on cash you haven’t confirmed.
Mortgage Insurance on Cash-Out
On the agency path, mortgage insurance applies above 80% LTV, with the no-MI wholesale lane above as the exception. Where it applies, you can request cancellation at 80% of original value with good payment history, no subordinate liens and no decline in value. The servicer must end it automatically at 78%. Lendmire’s conventional program sheet lists typical annual premiums of 0.58% to 1.86% of the balance. That’s a program-sheet range, not a quote. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
A Practical Checklist Before You Apply
- Confirm the note date on your current mortgage and your date on title.
- Pull your payoff statement and any second-lien or PACE balances.
- Gather pay records, tax documents as the lender requests, and statements for reserve accounts.
- Decide the cash amount you need, not the maximum available.
- Request Loan Estimates from several lenders on the same day.
- Compare total loan costs and cash to close. Then decide between paying, financing or taking a credit.
- Reconcile the Closing Disclosure to the final Loan Estimate.
Key Terms Defined
Seasoning: the minimum time you’ve owned the home or held the loan being paid off.
LTV (loan-to-value): the new loan balance divided by the appraised value of the home.
Lender credit: money that reduces your closing costs in exchange for a higher interest rate.
Cash to close: the amount that changes hands at the table, which can differ from closing costs.
Delayed financing: an exception that lets a recent cash buyer borrow against the home before the title wait ends.
Frequently Asked Questions
How long do I have to own the home before a cash-out refinance?
On the conventional path, one borrower must be on title for six months, and the mortgage being paid off must be at least 12 months old. Exceptions exist for delayed financing, inheritance and legal awards. FHA and VA carry their own waiting periods, so confirm them with the lender.
Can I roll closing costs into a cash-out refinance?
Often yes, if the total loan stays under the leverage cap. The costs then sit in your balance and reduce the cash you receive. It lowers what you bring to closing but raises what you owe.
Is an FHA Streamline or VA IRRRL a way to get cash out?
No. Both are streamlines for existing government loans and aren’t cash-out products. VA cash-out is a separate loan with full underwriting.
Can I do a cash-out refinance on a second home?
Yes. Conventional cash-out is written on primary residences, second homes and investment property, and occupancy sets the leverage. A one-unit primary residence goes to 80% LTV, while second homes go to 75%. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Does a lender credit make the refinance free?
No. The credit offsets costs at closing, but you repay it through a higher interest rate across the loan. It suits a shorter stay better than a long one.
