Asset-based mortgage in Boca Raton, Florida — qualify on assets, not income
Boca Raton Asset-Based Mortgage

Asset-Based Mortgage in Boca Raton, Florida: Qualify on Assets, Not Income

An asset-based mortgage in Boca Raton, FL is the loan for a household whose wealth sits in accounts rather than in a paycheck: the file is qualified on the balances, not on tax returns or pay stubs. Two paths run under the program. On the asset qualifier path the usable assets cover the whole loan and no employment or income is documented at all. On the asset depletion path the assets are converted into a monthly income and the file is read the way any income file is read.

Current Program Snapshot

Current asset-based guidelines, updated from one source.

Treat these as the program’s limits rather than an offer: the largest loan on each path, the credit floor, the maximum leverage, and the retirement-account credit on either side of the age line. The tables beneath the cards are the working rules a loan officer applies to the statements, and they change here when the sheets change.

Loan Amount
to $4M

Up to $4,000,000 on assets alone; $3,500,000 when assets become income

The asset qualifier path reaches $4,000,000 when the usable assets cover the whole loan; the asset depletion path runs from $125,000 to $3,500,000 with the assets converted into income instead. Both are program ceilings, not offers, and the placing lender confirms the amount for the file.

Credit Score
600 floor

The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix

A 600 floor opens the asset qualifier path. On the asset depletion path the floor is a cell in a matrix, higher for larger loans and higher leverage, and a first-time investor on that path needs a stronger score than an owner-occupant. The depletion path also reads the housing history and seasons any prior housing event; the qualifier path’s published rule is the floor.

Leverage
up to 80%

That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out

A buyer on the asset qualifier path brings at least the balance of the price above 80% as a down payment, and refinances to 75%. On the asset depletion path a principal residence or second home reaches 80% on a purchase or rate-and-term refinance and 60% on a cash-out, with investment property lower, as the table shows; qualifier-path cash-out is set by the lender.

Retirement Accounts
90% / 100%

Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income

A 401(k) or IRA is credited at 90% of its balance for an owner under 59½ and 100% for an owner at 59½ or older on the asset qualifier path; the asset depletion path counts a flat 70% of the balance. Brokerage, savings, money market, and certificates of deposit count in full when the assets cover the loan.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. Boca Raton Asset-Based Mortgage Guide

What an asset-based mortgage is — and how the two paths qualify a file.

There are two questions a lender can ask of a balance sheet. Is there enough here to cover the whole loan? Or, spread across a fixed number of months, is there enough here to look like the income the loan needs? The asset qualifier path asks the first and the asset depletion path the second, and a Boca Raton buyer is qualified on one of them, not both at once.

For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in Florida; for the age rule on retirement withdrawals, see the IRS.

01.

Two paths, one program

A Boca Raton loan officer reads the statements against both paths before recommending one. Covering the loan outright keeps income out of the file and keeps the reserve requirement off at the refinance leverage, but it needs assets equal to the loan. Depleting the assets into income does not need the balances to cover the loan, opens investment property and cash-out at their own ceilings, and brings the ratio test back. The recommendation follows the balances.

02.

The asset qualifier path

Two months of statements for each qualifying account document the path, and the balances are read as they stand after the credit percentages. The credit floor is published; the leverage is published; the largest loan is published. What the lender settles file by file is which accounts are eligible and how the age rule applies to each retirement account, and a Boca Raton loan officer settles that before an offer is written.

03.

The asset depletion path

On this path the eligible balances are reduced by account type, the total is spread over the divisor, and the monthly figure is read as income against the housing payment and other debts. Seasoning is longer here than on the asset qualifier path: statements at least four months old at application plus a current one, unless the money came from the sale of a business, an inheritance, or a legal settlement. A Boca Raton loan officer sorts the eligible accounts from the ineligible ones at the start.

04.

Seasoning, statements, and what counts

Seasoning is the proof that the assets are the borrower’s to keep: two months of statements on the asset qualifier path, older statements plus the current one on the asset depletion path. Large recent deposits inside that window are read, not ignored: a transfer between the borrower’s own accounts is documented as such, a sale of property or a business with its paperwork, and a gift under the lender’s gift rules. A Boca Raton file that shows the trail cleanly meets fewer questions in underwriting.

The Core Calculation
Asset qualifier: credited balances must equal or exceed the loan. Asset depletion: haircut balances ÷ the divisor = qualifying income; income × the ratio ceiling − other debts = the payment the file can carry.

Every input below is yours: the Boca Raton price, the loan, the balances by account type, the owner’s age against the age line, the benchmark, and the carrying costs. The calculator credits the accounts the way the asset qualifier path does, converts them the way the asset depletion path does, and shows the loan against each, with a thirty-year payment at the benchmark for context.

Boca Raton Market Context

Boca Raton’s market in figures — and how asset-based lending fits.

A Boca Raton asset-based loan is sized to a price, and the price is set by the market these figures describe: the population, the median value, the owner share, and the owner-household count from the Census Bureau’s latest estimate. The snapshot above holds the program’s figures; this block holds the market’s.

Market context only. Population and owner households describe the depth of the market; the median value describes its height. An asset-based file turns on the second more than the first, because the loan the assets must cover or carry follows the price.

Boca Raton Submarkets

Distinct Boca Raton neighborhoods, distinct asset files.

Each card below is a Boca Raton submarket seen through the program: who buys there on assets, which path usually fits, and what the loan officer checks first. The figures in the snapshot apply everywhere; the emphasis changes from one card to the next.

01.

Estate properties

Boca Raton’s estate properties are where the program’s largest loans are written, and where the asset qualifier path is most often the fit: a balance sheet that covers a loan at the top of the program with no income in the file. The appraisal on an estate is usually the slowest and hardest part of the file; the assets are usually the easy part. Median household income in Boca Raton sits near $106,273 on the latest Census estimate.

02.

Close-in architect-designed homes

The architect-designed homes on Boca Raton’s close-in streets are hard to value, and on an asset-based file the appraisal decides the leverage: the loan is measured against the lower of price and value. A buyer covering the loan on assets answers a low appraisal with a larger down payment, which lowers the loan the assets must cover. On a home in Boca Raton priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.

03.

Newer luxury infill and new construction

New luxury construction in Boca Raton appraises cleanly, so the file is about the amount: a loan near the top of the program needs usable assets to match on the asset qualifier path, or a depletion income large enough to carry the payment. The calculator on this page shows both readings for a price in that range. About 34% of Boca Raton’s households rent — roughly 14,200 renter households on the latest Census estimate.

04.

Second homes and pied-à-terre purchases

For a second home in Boca Raton, both paths are open and the purchase leverage matches the principal-residence figure. The loan officer reads the statements once, shows the usable total on each path, and places the file on the one with the cleaner margin. The median owner-occupied home value in Boca Raton runs near $722,700 on the latest Census estimate.

05.

High-rise and luxury condominiums

The downsizer’s file: the house is sold, the proceeds sit in the accounts, and the Boca Raton condominium is bought on the statements. Two months of statements season the proceeds on the asset qualifier path; the project review and the appraisal are the building’s questions, not the borrower’s. Roughly 27,250 Boca Raton households own their homes on the latest Census estimate — 66% of all households, the pool an asset-based purchase joins.

06.

Two-to-four-unit homes

The owner-occupant in a Boca Raton duplex or fourplex is read as a principal-residence buyer on the asset rules; the pure investor is read on the depletion path alone. Property eligibility for multi-unit homes follows the placing lender, and a loan officer confirms it before the path is chosen. Boca Raton is home to about 100K people and sits within the Miami-Fort Lauderdale-West Palm Beach, FL area.

A Boca Raton loan officer uses submarket knowledge to set expectations about value and comparable sales; the program’s figures are set by the sheets, not by the neighborhood, and every file is held to them.

How Boca Raton Buyers Use Asset-Based Mortgages

Four ways Boca Raton buyers put their assets to work.

What a Boca Raton buyer does with an asset-based mortgage depends on the balance sheet and the occupancy. The four uses below cover the typical purchases and refinances, with the path, the leverage, and the account rules that apply to each.

Asset qualifier refinance

Refinance a home the assets already stand behind

Replacing an old loan on assets rather than income keeps a Boca Raton household from documenting earnings it no longer has. The path’s refinance ceiling is lower than its purchase ceiling, and the assets must still cover the whole new loan; a loan officer confirms cash-out treatment with the lender before the file is placed.

Asset depletion purchase

Turn a portfolio into qualifying income

When the balances will not cover the loan, the depletion path turns them into a monthly figure instead. For a Boca Raton buyer that means a longer seasoning, haircuts by account type, retirement balances counted at a flat share regardless of age, and a file that is read like any income file once the income is derived.

After a sale or an exit

Buy after a liquidity event, before the next venture

A liquidity event produces exactly the balance sheet the program is built for: assets well above the loan and earnings that have paused. A Boca Raton buyer in that position covers the loan on the asset qualifier path with no income in the file, or, if the proceeds are smaller, converts them into income on the depletion path with the seasoning excused.

Asset qualifier purchase

Buy a home on assets alone, with no income in the file

A Boca Raton buyer whose usable assets equal or exceed the loan buys a principal residence or a second home on the asset qualifier path: no employment verified, no tax returns, no income calculation. The down payment is at least the share of the price above the leverage ceiling, the statements cover two months, and the credit score sits at or above the published floor.

Asset Coverage Estimate

Measure a Boca Raton loan against the assets before requesting a review.

This is an asset coverage estimate, not an approval: it credits each account type the way the program does, switches the retirement credit at the age line, measures the total against the loan, applies the depletion haircuts and the divisor, and estimates the payment at the Freddie Mac benchmark. A Boca Raton loan officer runs the lender’s own version before anything is written.

The rate field carries the weekly Freddie Mac thirty-year conforming benchmark, a market reference and not an asset-based mortgage quote; the terms on an asset-based mortgage are set by the lender at lock. Taxes and insurance are estimates. Nothing here is tax or investment advice.

Asset Qualifier vs. Asset Depletion vs. Bank Statement

Same buyer, three ways to document the file.

Three routes to the same closing table, compared on what each one counts: the balance sheet in full, the balance sheet as income, or the deposit history of a business owner. A Boca Raton loan officer prices the route the file supports best, and the comparison below explains how the choice is made.

Structure Comparison

Assets that cover the loan, assets as income, or deposits as income.

The asset qualifier path

When the credited balances reach the loan, nothing else about income needs to be shown. The trade is the threshold: the assets must cover the loan itself, not a share of it, and investment property is not on this path. Reserves are not required at or below the refinance leverage, and the file is the statements, the credit report, and the appraisal.

The asset depletion path

The path for the household whose savings are real but smaller than the loan. It can carry a loan the balances would not cover outright, widens the occupancies to include rentals, and adds a cash-out ceiling; in exchange it brings the ratio back and counts retirement money at a flat haircut.

A bank statement loan

The deposit route reads the statements for inflows rather than balances. For a business owner whose accounts turn over, it can produce a larger qualifying income than depleting the balance would; for a retiree with no deposits, it produces nothing. See Lendmire’s bank statement loan program.

Where each one fits

Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a Boca Raton household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.

Typical File Components

What to prepare for a Boca Raton scenario review.

Because the assets are the whole case on the asset qualifier path and most of it on the depletion path, the lender reads them carefully. A Boca Raton buyer who assembles complete statements, with the transfers and the deposits explained, is far less likely to meet the questions that stall a file.

Paperwork behind large depositsA sale of property or a business, an inheritance, a legal settlement, or a transfer between the borrower’s own accounts, each documented with the papers that produced the money.
Credit authorizationThe credit report is pulled once, read against the asset qualifier path’s floor or the depletion path’s matrix, where the housing history and any prior housing event are also reviewed.
The purchase contract or the current mortgage statementOn a purchase, the contract sets the price the leverage is measured against; on a refinance, the payoff and the existing note set the new loan.
Government photo IDCurrent identification for every borrower on the loan; the lender verifies identity and runs the required screening before the file is placed with the program.
Statements for every qualifying accountAll pages, for the months the path requires: two months on the asset qualifier path, and on the depletion path a statement at least four months old plus the most recent one.
Brokerage statements showing holdingsThe lender reads what the account holds, not only its balance; publicly traded securities count, while stock options and unvested restricted stock do not.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.

Boca Raton File Considerations

Local details that can change the loan.

A handful of details decide whether a Boca Raton asset-based file closes as planned, closes on a different path, or needs a larger down payment. The lead items below are the age rule on retirement accounts and the seasoning; the others rotate by file.

Before You Move Forward

Use these checks to keep the Boca Raton file clean and fundable.

Three things to settle before a Boca Raton review: which side of the age line the owner of each retirement account stands on, whether every account has seasoned for the path, and whether the usable total reaches the loan or the file belongs on the depletion path instead.

  • Confirm the age rule: each retirement account is credited by its owner’s age on the asset qualifier path.
  • Count the months: a sale of a business, an inheritance, or a settlement is excused from the depletion wait.
  • Check the minimum: the pool is measured after the haircuts, not at face value.
i.

Retirement accounts and the age line

Retirement balances are the most age-sensitive figure in the program. On the asset qualifier path they are credited by the owner’s age; on the asset depletion path they are haircut at a flat share whatever the age. A Boca Raton household with a large retirement account and a modest brokerage account is read carefully on both, because the usable totals can land on opposite sides of the loan.

ii.

Seasoning by path

Seasoning is the detail that most often sets the calendar for a Boca Raton asset-based purchase. The asset qualifier path is the shorter wait; the depletion path is longer except where the funds came from the sale of a business, an inheritance, or a legal settlement. A loan officer reads the statements against the path’s clock before the contract is signed.

iii.

The minimum-assets rule on the depletion path

The minimum is measured on qualified assets after the haircuts, so a Boca Raton balance sheet heavy in securities or retirement money counts for less than its face value and can fall short of the minimum. The loan officer checks the minimum first and the ratio second. A file that misses the minimum is often rewritten as a supplemented file when any documented income exists.

iv.

Occupancy decides the path

A second home on assets is common and straightforward on both paths; a rental on assets is a depletion file by definition. The Boca Raton loan officer confirms the occupancy with the borrower’s intent and the property’s use, and the lender holds the file to it. A rental’s own appraisal and lease are read beside the statements.

v.

Leverage by purpose

The purchase ceiling and the refinance ceiling are not the same on the asset qualifier path, and on the depletion path a cash-out carries its own, lower ceiling on every occupancy. A Boca Raton borrower refinancing on assets plans the new loan against the refinance figure, not the purchase figure, and a cash-out against the cash-out figure.

A Clear Process

From a Boca Raton asset review to keys in hand.

The process is short on paperwork about income and long on paperwork about accounts. A Boca Raton buyer who understands that order, statements first, then contract, then underwriting, then closing, arrives at each step prepared.

i.

Asset review

A Boca Raton asset review is a sizing exercise with the account rules open: the balances by type, the share credited on each path, the total against the loan, the income against the payment. The loan officer writes the outcome down for the offer. Nothing is assumed; every account is read from its statement.

ii.

Contract and appraisal

A Boca Raton buyer on assets competes like any financed buyer: the contract, the appraisal contingency, and the timeline are the usual ones. What differs is that no employment verification sits in the path on the asset qualifier side, so the file is often quieter than an income file at this stage.

iii.

Underwriting

Underwriting on an asset-based file is about the accounts: every page of every statement, every large deposit explained, every retirement owner’s age confirmed, the seasoning counted. On the depletion path the ratio is calculated with the new payment; on the asset qualifier path the total is confirmed against the loan.

iv.

Closing

The final figures arrive in the closing disclosure, the funds to close are wired from a documented account, and the Boca Raton home records in the buyer’s name. Nothing about the portfolio changes unless the buyer chose to draw the down payment from it.

Why Lendmire

A brokerage that reads both paths.

Asset-based files reward careful reading. Which accounts count, at what share, on which path, with what seasoning, at what leverage for the purpose: each is a place where a file placed carelessly costs the buyer a larger down payment or a longer wait. Lendmire reads them in order, before the offer, for every Boca Raton buyer.

i.

Both paths, one set of statements

A Boca Raton file is never assumed onto a path. The balances are read both ways, and when the depletion income would supplement documented earnings that version is run as well. The recommendation is the version with the cleanest file and the leverage that fits the purpose. The loan officer shows the arithmetic, not just the answer.

ii.

The account rules explained before the offer

Which accounts count, how retirement money is credited by age, how long each account must season, what a large deposit needs behind it: a Boca Raton buyer hears these before the contract is signed, not after the underwriter asks. The margin above the threshold is shown, so the down payment and the closing costs can be planned around it.

iii.

Licensed, consumer-purpose, in writing

Asset-based mortgages on a principal residence or a second home are consumer loans, placed under Lendmire’s consumer licensing in sixteen states with the disclosures that attach to any consumer mortgage. A Boca Raton buyer gets the terms in writing from a licensed loan officer, and nothing on this page is an offer or a quote.

Questions Boca Raton Buyers Ask

Boca Raton asset-based mortgage FAQs

The questions Boca Raton buyers bring to an asset-based mortgage, answered in order: the two paths, the age rule, the seasoning, the eligible accounts, the leverage, the occupancies, and the comparison with a bank statement loan.

What is an asset-based mortgage?

Think of it as the mortgage for the buyer who could pay cash but would rather not. The accounts stay invested, the lender reads them on paper, and the loan is sized to what the usable assets cover or to the income they produce. For a Boca Raton household with wealth and little income on paper, it is often the mortgage that fits.

How does the asset qualifier path work?

On this path the assets are the ability to repay, which is why they must cover the loan itself rather than a share of it. A Boca Raton loan officer calculates the usable total before the offer, and a shortfall is usually answered with a larger down payment, which lowers the loan to what the assets cover.

How does the asset depletion path work?

The lender haircuts each eligible account by type, adds up what remains, and divides the total by a fixed number of months to produce a monthly qualifying income. That income is then run through the debt-to-income test with the new payment and other debts. A Boca Raton buyer whose assets are meaningful but short of the loan is written this way.

How are 401(k) and IRA balances counted, and why does 59½ matter?

On the asset qualifier path a retirement account is credited at a reduced share of its balance while the owner is under 59½ and at the full balance from 59½ on; the age line is the lender’s, and it tracks the age at which retirement plans generally allow withdrawals; what a withdrawal would cost is a question for a tax adviser. On the asset depletion path retirement accounts are haircut at a flat share regardless of age. The figures are in the snapshot above.

What credit score does an asset-based mortgage need?

Credit enters through a floor on one path and a matrix on the other, with the housing history read on the depletion path. The figure for the asset qualifier floor is in the snapshot; the depletion path’s requirement depends on the loan amount and the leverage, and a loan officer names it for the specific Boca Raton file.

Do I need to show any income at all?

Not on the asset qualifier path. No employment is verified and no income is documented; the lender’s ability-to-repay review rests on the assets, which is why they must cover the whole loan. On the asset depletion path the assets are converted into income, and any documented earnings can be added to it.

How is this different from a bank statement loan?

They answer different questions. The bank statement loan asks what the business brings in; the asset-based mortgage asks what the household owns. For a Boca Raton owner whose accounts turn over, the deposit route can produce a larger qualifying income than depleting the balance would; for a household living on a portfolio, only the asset route works.

Which accounts count, and which do not?

Most of the eligible list is shared by both paths, with real-estate equity and private stock counting on the depletion path only; the share counted differs. A Boca Raton household whose wealth is concentrated in a private company, in options, or abroad may find the usable total smaller than its net worth, and a loan officer sorts the statements into eligible and ineligible before the path is chosen.

What sets the timeline on an asset-based mortgage?

On any mortgage the appraisal and the title are the long poles, and an asset-based file adds the account review while removing the income review. A Boca Raton buyer plans the seasoning ahead of the offer; the program promises no timeline.

Are reserves required?

Not on the asset qualifier path at or below the refinance leverage; above it the lender sets the requirement.
