Asset-based mortgage in Chino Hills, California — qualify on assets, not income
Chino Hills Asset-Based Mortgage

Asset-Based Mortgage in Chino Hills, California: Qualify on Assets, Not Income

In Chino Hills, the buyer who could pay cash but would rather keep the portfolio invested has a mortgage built for the situation. The asset-based program behind these pages qualifies on assets rather than earnings, reaches principal residences and second homes on the path that documents no income, and adds investment property on the path that turns assets into income. The lender is never named on these pages, and the calculator’s benchmark is a published national average, not a quote.

Current Program Snapshot

Current asset-based guidelines, updated from one source.

The block below is the asset-based program reduced to the figures that decide a file, read from Lendmire’s single guideline source and refreshed on this page when the wholesale sheets change: the loan ceiling on each path, the credit floor, the leverage by purpose and occupancy, and the share of each account type that counts. Everything else on the page is explanation.

Loan Amount
to $4M

Up to $4,000,000 on assets alone; $3,500,000 when assets become income

The asset qualifier path reaches $4,000,000 when the usable assets cover the whole loan; the asset depletion path runs from $125,000 to $3,500,000 with the assets converted into income instead. Both are program ceilings, not offers, and the placing lender confirms the amount for the file.

Credit Score
600 floor

The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix

Credit enters an asset-based file through a floor rather than a formula: 600 on the path that covers the loan with assets, a matrix cell on the path that converts them into income. On the depletion path a clean recent housing history is the expectation, with one late payment in the past year tolerated at a cost; the qualifier path publishes the floor alone.

Leverage
up to 80%

That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out

The leverage ceilings are 80% for a purchase and 75% for a refinance on the asset qualifier path, and 80% for a purchase or rate-and-term refinance and 60% for a cash-out on the asset depletion path, both on a principal residence or second home. The leverage table shows the investment-property row.

Retirement Accounts
90% / 100%

Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income

A 401(k) or IRA is credited at 90% of its balance for an owner under 59½ and 100% for an owner at 59½ or older on the asset qualifier path; the asset depletion path counts a flat 70% of the balance. Brokerage, savings, money market, and certificates of deposit count in full when the assets cover the loan.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. Lendmire is a broker, not the lender, and the lender is not named.

Chino Hills Asset-Based Mortgage Guide

What an asset-based mortgage is — and how the two paths qualify a file.

There are two questions a lender can ask of a balance sheet. Is there enough here to cover the whole loan? Or, spread across a fixed number of months, is there enough here to look like the income the loan needs? The asset qualifier path asks the first and the asset depletion path the second, and a Chino Hills buyer is qualified on one of them, not both at once.

For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in California; for the age rule on retirement withdrawals, see the IRS.

01.

Two paths, one program

The asset qualifier path and the asset depletion path share a premise and differ in arithmetic. Both qualify a Chino Hills buyer on eligible accounts rather than earnings. The first requires the usable assets to equal or exceed the entire loan and documents no employment or income; the second does not require the assets to cover the loan: it converts them into a monthly income and runs that income through the debt-to-income test with the new payment included.

02.

The asset qualifier path

No employment and no income is documented on this path. That is not a loophole; it is the structure. The lender’s ability-to-repay review rests on the assets themselves, which is why they must cover the whole loan rather than a share of it. A Chino Hills retiree whose statements add up to the loan amount is read on those statements, without a tax return, a pay stub, or a bank statement income calculation.

03.

The asset depletion path

Occupancy widens on this path: principal residences and second homes at the published purchase and rate-and-term leverage, investment property at a lower ceiling, and cash-out refinances at their own ceiling on every occupancy. Cash-out proceeds never count as assets. A Chino Hills buyer financing a rental on assets is on this path, and a first-time investor needs a stronger score than an owner-occupant.

04.

Seasoning, statements, and what counts

Seasoning means how long the money has been where the statements say it is. On the asset qualifier path, two months of statements for each qualifying account is the rule. On the asset depletion path the lender wants statements at least four months old plus the most recent one, with the sale of a business, an inheritance, or a legal settlement excused from the wait. A Chino Hills buyer planning a purchase after a liquidity event plans the seasoning first.

The Core Calculation
Eligible accounts × credit share = usable assets; usable assets ≥ loan = the asset qualifier path; otherwise (eligible accounts × haircut) ÷ months = monthly income for the asset depletion path.

Two paths, one set of inputs. The calculator shows the largest loan the assets would cover on the asset qualifier path inside the leverage ceiling, and the monthly income the same accounts would produce on the asset depletion path, so a Chino Hills buyer can see which path the balance sheet favors before a loan officer confirms it.

Chino Hills Market Context

Chino Hills’ market in figures — and how asset-based lending fits.

The U.S. Census Bureau figures below set the scale of the Chino Hills market the program lends into. Values set the loan size the assets must cover or carry; ownership sets how many households are candidates; the population sets the depth of the market the appraiser draws comparable sales from.

Citywide figures provide general market context, not an appraisal or an income calculation. A high median value means a larger loan for the assets to cover and a larger monthly income for the depletion path to produce; a lower one means the same balance sheet goes further. The owner share says how established the market is, and the owner count how deep the comparable sales run.

Chino Hills Submarkets

Distinct Chino Hills neighborhoods, distinct asset files.

Where a Chino Hills buyer is looking shapes the file as much as the balance sheet does. The cards below walk through the city’s submarkets and the asset-based questions each raises: the price the assets must cover, the occupancy the path allows, and the valuation the appraiser faces.

01.

Rural acreage and farmettes

A farmette near Chino Hills bought on assets is read in two halves: the accounts, which follow the program’s rules, and the property, which follows the lender’s. Agricultural zoning or use can take a property out of the program regardless of the balance sheet. On a home in Chino Hills priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.

02.

Second homes in the area

A second home near Chino Hills bought by a household from elsewhere is a second-home file on either path at the second-home leverage. The occupancy is confirmed with intent and use, and the assets are read exactly as for a principal residence. Roughly 17,524 Chino Hills households own their homes on the latest Census estimate — 69% of all households, the pool an asset-based purchase joins.

03.

The retiree buying on a portfolio

In a smaller market like Chino Hills the balance sheet often covers the loan outright. When it does not, a supplemented depletion file with the pension and the derived income together is the common answer, with the minimum-assets rule waived. A loan officer runs both versions on the same statements. Chino Hills is home to about 78K people.

04.

Historic and estate homes

Chino Hills’ historic and estate homes are valued on few comparable sales, and the leverage is applied to the appraised value. A buyer covering the loan on assets plans a margin above the loan so a value that lands under the contract does not push the file onto the depletion path. The median owner-occupied home value in Chino Hills runs near $874,900 on the latest Census estimate.

05.

Lakefront and view properties

View properties around Chino Hills draw the asset-rich buyer, and the file turns on the value the appraiser supports. The usable total is read against the loan the leverage allows at that value, with the flood policy priced into the depletion ratio where it applies. About 31% of Chino Hills’ households rent — roughly 7,816 renter households on the latest Census estimate.

06.

Newer executive subdivisions

A Chino Hills subdivision home bought on assets is read plainly: the comparable sales support the price, the statements are counted, the age rule is applied to retirement accounts, and the path is named. The calculator on this page is seeded to a price typical of such a subdivision. Median household income in Chino Hills sits near $126,334 on the latest Census estimate.

Whichever Chino Hills neighborhood the home sits in, the asset-based questions are the same: which accounts count, at what share, whether the total covers the loan, and if not, what income the depletion path produces. The cards are context; the snapshot is the rule.

How Chino Hills Buyers Use Asset-Based Mortgages

Four ways Chino Hills buyers put their assets to work.

What a Chino Hills buyer does with an asset-based mortgage depends on the balance sheet and the occupancy. The four uses below cover the typical purchases and refinances, with the path, the leverage, and the account rules that apply to each.

Asset qualifier purchase

Buy a home on assets alone, with no income in the file

A Chino Hills buyer whose usable assets equal or exceed the loan buys a principal residence or a second home on the asset qualifier path: no employment verified, no tax returns, no income calculation. The down payment is at least the share of the price above the leverage ceiling, the statements cover two months, and the credit score sits at or above the published floor.

Second home or investment

Finance a second home or a rental on assets

A second home is reachable on either path at the same purchase leverage; an investment property is reachable on the asset depletion path only, at a lower ceiling. A Chino Hills buyer financing a rental on assets is qualified on the depletion income, the rental is underwritten as an investment occupancy, and a first-time investor needs a stronger score.

Asset qualifier refinance

Refinance a home the assets already stand behind

The refinance is the retiree’s use: the income that qualified the original loan has stopped, the portfolio has not, and the asset qualifier path reads the portfolio. A Chino Hills file needs usable assets equal to the new loan, a loan inside the refinance leverage, and two months of statements per account.

After a sale or an exit

Buy after a liquidity event, before the next venture

The seller of a Chino Hills business, the founder after an exit, the household after an inheritance: the money is new, large, and often unaccompanied by income. The asset qualifier path reads it once the two months of statements exist; the depletion path excuses the usual seasoning for sale-of-business, inheritance, and legal-settlement funds.

Asset Coverage Estimate

Measure a Chino Hills loan against the assets before requesting a review.

The starting figures are a Chino Hills price above the median, a loan at a share of the price inside both paths’ purchase leverage, and a balance sheet split among cash, brokerage, and retirement accounts with the owner under 59½. Change any of them. The verdict, the margin, the depletion income, and the payment update as you type.

Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The credit percentages, the haircuts, and the divisor are wholesale program parameters hydrated from Lendmire’s guideline endpoint; the lender’s own calculation governs, and which accounts count, how they season, and what the age rule allows are settled in underwriting. The rate field carries the weekly Freddie Mac thirty-year conforming benchmark, a market reference and not an asset-based mortgage quote; the terms on an asset-based mortgage are set by the lender at lock. Taxes and insurance are estimates. Nothing here is tax or investment advice.

Asset Qualifier vs. Asset Depletion vs. Bank Statement

Same buyer, three ways to document the file.

A Chino Hills buyer who cannot document income the conventional way has three documentation routes in this program family, and the routes are not interchangeable: assets that cover the loan, assets converted into income, or business deposits read as income. The cards below put the three side by side on the questions that separate them.

Structure Comparison

Assets that cover the loan, assets as income, or deposits as income.

The asset qualifier path

When the credited balances reach the loan, nothing else about income needs to be shown. The trade is the threshold: the assets must cover the loan itself, not a share of it, and investment property is not on this path. Reserves are not required at or below the refinance leverage, and the file is the statements, the credit report, and the appraisal.

The asset depletion path

Haircut assets divided by the divisor into a monthly income, then the debt-to-income test with the new payment. Principal residences, second homes, and investment property; purchase, rate-and-term, and cash-out at published ceilings; a minimum-assets rule when the income stands alone; longer seasoning.

A bank statement loan

A different question entirely: not what the household owns but what the business brings in. The bank statement loan suits the Chino Hills owner with strong deposits and modest savings, where the asset-based paths suit the household with strong savings and modest deposits. See Lendmire’s bank statement loan program.

Where each one fits

Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a Chino Hills household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.

Typical File Components

What to prepare for a Chino Hills scenario review.

Because the assets are the whole case on the asset qualifier path and most of it on the depletion path, the lender reads them carefully. A Chino Hills buyer who assembles complete statements, with the transfers and the deposits explained, is far less likely to meet the questions that stall a file.

Brokerage statements showing holdingsThe lender reads what the account holds, not only its balance; publicly traded securities count, while stock options and unvested restricted stock do not.
Paperwork behind large depositsA sale of property or a business, an inheritance, a legal settlement, or a transfer between the borrower’s own accounts, each documented with the papers that produced the money.
Gift documentation, where a gift is part of the pictureA gift letter and the transfer trail for any gifted funds, read under the lender’s gift rules for the path chosen and documented like any other deposit.
The purchase contract or the current mortgage statementOn a purchase, the contract sets the price the leverage is measured against; on a refinance, the payoff and the existing note set the new loan.
Retirement account statements and the owner’s date of birthA 401(k) or IRA is credited by the owner’s age on the asset qualifier path, so the lender confirms which side of the age line the owner stands on for each account.
Occupancy statementPrincipal residence, second home, or investment property; the occupancy decides which path is open and which leverage ceiling applies, and it is confirmed with intent and use.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.

Chino Hills File Considerations

Local details that can change the loan.

The figures in the snapshot are the program’s; the details below are where a Chino Hills file moves. Which side of the age line the owner stands on, how long the money has been in place, which accounts the lender will count, and which path the occupancy allows are settled before the terms are written.

Before You Move Forward

Use these checks to keep the Chino Hills file clean and fundable.

Three things to settle before a Chino Hills review: which side of the age line the owner of each retirement account stands on, whether every account has seasoned for the path, and whether the usable total reaches the loan or the file belongs on the depletion path instead.

  • Confirm the age rule: the depletion path haircuts retirement balances at a flat share regardless of age.
  • Count the months: a sale of a business, an inheritance, or a settlement is excused from the depletion wait.
  • Confirm the reserves: the depletion path lists no reserve months of its own.
i.

Retirement accounts and the age line

Retirement balances are the most age-sensitive figure in the program. On the asset qualifier path they are credited by the owner’s age; on the asset depletion path they are haircut at a flat share whatever the age. A Chino Hills household with a large retirement account and a modest brokerage account is read carefully on both, because the usable totals can land on opposite sides of the loan.

ii.

Seasoning by path

Seasoning is the detail that most often sets the calendar for a Chino Hills asset-based purchase. The asset qualifier path is the shorter wait; the depletion path is longer except where the funds came from the sale of a business, an inheritance, or a legal settlement. A loan officer reads the statements against the path’s clock before the contract is signed.

iii.

Reserves by path

Reserves are light on this program: the assets that qualify the loan are the reserves, and on the asset qualifier path none are required at or below the refinance leverage; above it, up to the purchase ceiling, the lender sets the requirement. A Chino Hills buyer still plans the down payment and closing costs so the usable total is not reduced at closing.

iv.

Supplementing income with asset income

The depletion path can add asset income to documented earnings rather than replace them. The combined ratio may run to forty-five percent when the income is supplemented, and the minimum-assets rule is waived. For a Chino Hills household with a pension, a part-time income, or a small business and a meaningful portfolio, the supplemented file is often the stronger one.

v.

Which accounts count

Most of the eligible list is shared by both paths, with real-estate equity and private stock counting on the depletion path only; the share counted is what differs. A Chino Hills household whose wealth sits in a private company, in options, or in an account held abroad may find the usable total smaller than the net worth suggests, and the sorting is done before the path is chosen so the result is not a surprise.

A Clear Process

From a Chino Hills asset review to keys in hand.

From the first conversation to the keys, a Chino Hills asset-based file passes four stages. The first is the one that differs from an income loan: the statements are read, the accounts are sorted, the usable total is calculated on both paths, and the path is chosen before anything else happens.

i.

Asset review

Start with the statements, the credit score, the occupancy, and the purpose. A Lendmire loan officer sorts the eligible accounts, applies the credit shares and the haircuts, reads the usable total against the loan on the asset qualifier path and into income on the depletion path, confirms the age rule for each retirement account, and puts the result in writing.

ii.

Contract and appraisal

A Chino Hills buyer on assets competes like any financed buyer: the contract, the appraisal contingency, and the timeline are the usual ones. What differs is that no employment verification sits in the path on the asset qualifier side, so the file is often quieter than an income file at this stage.

iii.

Underwriting

Conditions, when they come, are usually documentary: a missing statement page, a deposit without its source, an account that needs its holdings shown. A Chino Hills buyer who gathered the list on this page meets most of them before they are asked. The underwriter’s questions are the loan officer’s questions asked a second time, on the same statements.

iv.

Closing

Closing on an asset-based loan looks like any other closing from the outside. From the inside, the difference is what did not happen along the way: no employment call, no tax transcript, no income calculation on the asset qualifier path. A Chino Hills loan officer attends to the funds to close so the usable total is intact.

Why Lendmire

A brokerage that reads both paths.

A single lender with one asset program sells that program. A brokerage with both paths on the table can say which one a Chino Hills file supports and why. That is the service: the statements read twice, the usable totals shown side by side, the recommendation following the numbers.

i.

Both paths, one set of statements

The comparison printed on this page is run for real on every Chino Hills file: assets that cover the loan beside assets that become income beside deposits read as income, and the written terms follow from it. The buyer sees the usable total on each path, the margin above the loan, and the derived income beside the payment before anything is signed.

ii.

The account rules explained before the offer

The age rule, the seasoning, and the eligible-account list are the three places an asset-based file surprises people. Lendmire walks a Chino Hills buyer through all three at the review, with the statements open, so the file that goes to underwriting is the file the buyer expected. The margin above the threshold is written down too.

iii.

Licensed, consumer-purpose, in writing

Every figure on this page is a program parameter drawn from one guideline source. The written terms for a Chino Hills file come from a licensed loan officer after the review, the credit report, and the appraisal; the page is where the method is explained, not where the loan is made.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. We had to jump through some major hurdles to get this home done, which most lenders would have gave up, they kept pushing to get this home done for us. I would absolutely recommend Brenda and team to anybody. Thank you so much for your commitment, communication, perseverance through the whole process. Jason & Brooke
Questions Chino Hills Buyers Ask

Chino Hills asset-based mortgage FAQs

The questions below are the ones a Chino Hills loan officer hears first from a buyer who has assets and no income on paper. The answers describe the program’s rules in words; the figures live in the snapshot above.

What is an asset-based mortgage?

An asset-based mortgage is a consumer home loan qualified on what the borrower owns rather than what the borrower earns. The lender counts eligible accounts, credits each at a share, and either requires the total to cover the whole loan or converts it into a monthly income. In Chino Hills it is the loan for retirees, sellers of businesses, and households living on a portfolio.

How does the asset qualifier path work?

The path has three tests: the usable assets must cover the loan, the loan must sit inside the leverage for the purpose, and the credit score must be at or above the published floor. Reserves are not required at or below the refinance leverage. Income is never asked for.

How does the asset depletion path work?

It converts assets into income. Cash and certificates of deposit count in full, securities at a lower share, retirement accounts lower still regardless of age, and real-estate equity lowest; the haircut total is divided by the divisor and treated as monthly income. The path reaches principal residences, second homes, and investment property.

How are 401(k) and IRA balances counted, and why does 59½ matter?

Under 59½, the asset qualifier path credits most of a 401(k) or IRA; at or past 59½, all of it. The depletion path ignores age and applies its own haircut before dividing by the months. The calculator on this page has a switch for the age line so a Chino Hills buyer can see the difference on the actual balances.

What credit score does an asset-based mortgage need?

The published floor opens the asset qualifier path. On the depletion path a first-time investor needs a stronger score than an owner-occupant, and larger loans at higher leverage want more. A Chino Hills loan officer reads the report before the statements are counted, because credit decides the door.

How is this different from a bank statement loan?

Deposits versus balances. The bank statement program applies an expense factor to a run of business deposits and calls the result income. The asset-based program credits or haircuts the balances and either covers the loan or divides them into income. A retiree with no deposits has nothing for the first and everything for the second.

How large can the loan be?

On the asset qualifier path the loan is bounded twice: by the program ceiling and by the usable assets, whichever is lower. On the depletion path it is bounded by the ceiling and by the ratio the derived income supports. The calculator on this page shows both bounds on a Chino Hills balance sheet.

What sets the timeline on an asset-based mortgage?

On any mortgage the appraisal and the title are the long poles, and an asset-based file adds the account review while removing the income review. A Chino Hills buyer plans the seasoning ahead of the offer; the program promises no timeline.

Do I need to show any income at all?

The asset qualifier path is built for the Chino Hills household with no income on paper: a retiree, a founder between ventures, a family living on a portfolio. The depletion path can stand alone on asset income or supplement earnings with it; when it supplements, the minimum-assets rule is waived.

How much can I borrow against the price or the value?

On the asset qualifier path a purchase reaches the purchase share of the price shown in the snapshot and a refinance the lower refinance share of the value; on the asset depletion path a purchase or rate-and-term refinance reaches the same share and a cash-out stops lower. Whether cash-out is offered on the asset qualifier path, and at what leverage, is set by the lender and not published, so a Chino Hills loan officer confirms the treatment before a refinance is structured.

When you are ready, a Chino Hills review sizes the loan, settles the path and the leverage, and produces written terms. Nothing on this page commits anyone to lend.
