Asset-based mortgage in East Lansing, Michigan — qualify on assets, not income
East Lansing Asset-Based Mortgage

Asset-Based Mortgage in East Lansing, Michigan: Qualify on Assets, Not Income

For an East Lansing household whose income on paper understates its means, the asset-based mortgage replaces the income question with an asset question. The lender counts the eligible accounts, applies a share to each, and either matches the total against the whole loan or divides it into a monthly figure. No employment is verified on the first path, and on the second the assets do the work a salary would have done.

Current Program Snapshot

Current asset-based guidelines, updated from one source.

The block below is the asset-based program reduced to the figures that decide a file, read from Lendmire’s single guideline source and refreshed on this page when the wholesale sheets change: the loan ceiling on each path, the credit floor, the leverage by purpose and occupancy, and the share of each account type that counts. Everything else on the page is explanation.

Loan Amount
to $4M

Up to $4,000,000 on assets alone; $3,500,000 when assets become income

Loan size follows the path. Covering the loan outright with usable assets reaches $4,000,000; spreading a pool of assets into a monthly income reaches $3,500,000 and starts at $125,000. The amount on either path is a program parameter, subject to the lender’s guidelines at lock.

Credit Score
600 floor

The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix

The asset qualifier path publishes a 600 decision-score floor. The asset depletion path follows the score and loan-amount matrix of the documentation suite it belongs to, where the floor rises with the leverage and the amount. The score is read from the credit report at application; it is never promised here.

Leverage
up to 80%

That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out

Leverage tops out at 80% on a purchase whichever path carries the file. The paths part on the refinance: 75% when the assets cover the loan, and on the depletion side 80% for a rate-and-term and 60% for a cash-out. Investment property, available on the depletion path only, is capped lower.

Retirement Accounts
90% / 100%

Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income

A 401(k) or IRA is credited at 90% of its balance for an owner under 59½ and 100% for an owner at 59½ or older on the asset qualifier path; the asset depletion path counts a flat 70% of the balance. Brokerage, savings, money market, and certificates of deposit count in full when the assets cover the loan.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. Lendmire is a broker, not the lender, and the lender is not named.

East Lansing Asset-Based Mortgage Guide

What an asset-based mortgage is — and how the two paths qualify a file.

The program’s distinguishing rule is how much of an account it counts, and that it will count retirement money on the path that documents no income at all. For an East Lansing household living on a portfolio, the practical questions are which path fits, how each account type is credited, and how long the money needs to have been in place. The four cards answer them in order.

For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in Michigan; for the age rule on retirement withdrawals, see the IRS.

01.

Two paths, one program

An East Lansing loan officer reads the statements against both paths before recommending one. Covering the loan outright keeps income out of the file and keeps the reserve requirement off at the refinance leverage, but it needs assets equal to the loan. Depleting the assets into income does not need the balances to cover the loan, opens investment property and cash-out at their own ceilings, and brings the ratio test back. The recommendation follows the balances.

02.

The asset qualifier path

Two months of statements for each qualifying account document the path, and the balances are read as they stand after the credit percentages. The credit floor is published; the leverage is published; the largest loan is published. What the lender settles file by file is which accounts are eligible and how the age rule applies to each retirement account, and an East Lansing loan officer settles that before an offer is written.

03.

The asset depletion path

On the asset depletion path the lender applies a haircut to each account type, adds up what remains, and divides the total by a fixed number of months to produce a monthly qualifying income. Cash and certificates of deposit count in full, securities at a lower share, private stock lower still, retirement accounts lower again regardless of age, and real-estate equity lowest. An East Lansing file then runs through the debt-to-income test with the new payment included.

04.

Seasoning, statements, and what counts

Seasoning means how long the money has been where the statements say it is. On the asset qualifier path, two months of statements for each qualifying account is the rule. On the asset depletion path the lender wants statements at least four months old plus the most recent one, with the sale of a business, an inheritance, or a legal settlement excused from the wait. An East Lansing buyer planning a purchase after a liquidity event plans the seasoning first.

The Core Calculation
Eligible accounts × credit share = usable assets; usable assets ≥ loan = the asset qualifier path; otherwise (eligible accounts × haircut) ÷ months = monthly income for the asset depletion path.

Every input below is yours: the East Lansing price, the loan, the balances by account type, the owner’s age against the age line, the benchmark, and the carrying costs. The calculator credits the accounts the way the asset qualifier path does, converts them the way the asset depletion path does, and shows the loan against each, with a thirty-year payment at the benchmark for context.

East Lansing Market Context

East Lansing’s market in figures — and how asset-based lending fits.

Local context for an East Lansing asset-based file: how many people live here, what a typical home is worth, how many households own rather than rent, and how large the owner pool is. None of these figures enters underwriting; all of them shape the price a loan officer sees first.

Citywide figures provide general market context, not an appraisal or an income calculation. Population and owner households describe the depth of the market; the median value describes its height. An asset-based file turns on the second more than the first, because the loan the assets must cover or carry follows the price.

45,758Population (ACS 2020–2024)
$270,800Median owner-occupied home value (ACS 2020–2024)

East Lansing Submarkets

Distinct East Lansing neighborhoods, distinct asset files.

The East Lansing market breaks into submarkets, and an asset-based mortgage reads differently in each: a condominium near the center, a second home on the water, an estate on acreage, a rental on the far side of town. The cards describe the typical file in each and what the path choice turns on there.

01.

Two-to-four-unit homes

Small multi-unit buildings in East Lansing attract the asset-rich buyer who wants rental income beside the portfolio. Financed as an investment, the file is a depletion file: haircut assets divided into income, the investment leverage row, and a stronger score for a first-time investor. Roughly 5,339 East Lansing households own their homes on the latest Census estimate — 39% of all households, the pool an asset-based purchase joins.

02.

Close-in architect-designed homes

Value drives the leverage on a one-of-a-kind East Lansing home; the accounts drive the rest. A loan officer runs the file at the contract price and at a lower appraised value so the buyer knows the margin on both before the offer. A margin above the loan is the usual protection. On a home in East Lansing priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.

03.

Second homes and pied-à-terre purchases

An East Lansing pied-à-terre bought by a household whose principal residence is elsewhere is a second-home file at the second-home leverage on either path. The asset qualifier path covers the loan with the statements; the depletion path converts them. Neither asks about the income that supports the other home. East Lansing is home to about 46K people and sits within the Lansing-East Lansing, MI area.

04.

Newer luxury infill and new construction

New luxury construction in East Lansing appraises cleanly, so the file is about the amount: a loan near the top of the program needs usable assets to match on the asset qualifier path, or a depletion income large enough to carry the payment. The calculator on this page shows both readings for a price in that range. Median household income in East Lansing sits near $45,687 on the latest Census estimate.

05.

Estate properties

At the top of the East Lansing market the question is rarely whether the household can afford the home; it is how the lender documents that it can. The asset qualifier path answers with statements; the depletion path answers with a derived income; a loan officer shows both before the offer. About 61% of East Lansing’s households rent — roughly 8,511 renter households on the latest Census estimate.

06.

High-rise and luxury condominiums

The downsizer’s file: the house is sold, the proceeds sit in the accounts, and the East Lansing condominium is bought on the statements. Two months of statements season the proceeds on the asset qualifier path; the project review and the appraisal are the building’s questions, not the borrower’s. The median owner-occupied home value in East Lansing runs near $270,800 on the latest Census estimate.

Submarkets change the appraisal and the price. They do not change the credit percentages, the haircuts, the divisor, the leverage ceilings, or the seasoning. An East Lansing file is qualified on those rules wherever the home is.

How East Lansing Buyers Use Asset-Based Mortgages

Four ways East Lansing buyers put their assets to work.

What an East Lansing buyer does with an asset-based mortgage depends on the balance sheet and the occupancy. The four uses below cover the typical purchases and refinances, with the path, the leverage, and the account rules that apply to each.

Asset depletion purchase

Turn a portfolio into qualifying income

When the balances will not cover the loan, the depletion path turns them into a monthly figure instead. For an East Lansing buyer that means a longer seasoning, haircuts by account type, retirement balances counted at a flat share regardless of age, and a file that is read like any income file once the income is derived.

Second home or investment

Finance a second home or a rental on assets

Second homes are a natural fit: an East Lansing household with a portfolio and a principal residence elsewhere buys the second home on assets, covering the loan outright when the balances allow and depleting them into income when they do not. Rentals follow the depletion path’s investment ceiling and its cash-out rules.

After a sale or an exit

Buy after a liquidity event, before the next venture

The seller of an East Lansing business, the founder after an exit, the household after an inheritance: the money is new, large, and often unaccompanied by income. The asset qualifier path reads it once the two months of statements exist; the depletion path excuses the usual seasoning for sale-of-business, inheritance, and legal-settlement funds.

Asset qualifier refinance

Refinance a home the assets already stand behind

Replacing an old loan on assets rather than income keeps an East Lansing household from documenting earnings it no longer has. The path’s refinance ceiling is lower than its purchase ceiling, and the assets must still cover the whole new loan; a loan officer confirms cash-out treatment with the lender before the file is placed.

Asset Coverage Estimate

Measure an East Lansing loan against the assets before requesting a review.

The starting figures are an East Lansing price above the median, a loan at a share of the price inside both paths’ purchase leverage, and a balance sheet split among cash, brokerage, and retirement accounts with the owner under 59½. Change any of them. The verdict, the margin, the depletion income, and the payment update as you type.

Taxes and insurance are estimates. Nothing here is tax or investment advice.

Asset Qualifier vs. Asset Depletion vs. Bank Statement

Same buyer, three ways to document the file.

The same East Lansing household can often be written three ways. The asset qualifier path asks the assets to cover the whole loan and needs the least paperwork. The asset depletion path does not need the balances to cover the loan and brings the ratio test back. The bank statement loan ignores the balances and reads the deposits instead. Which one fits depends on where the money shows up.

Structure Comparison

Assets that cover the loan, assets as income, or deposits as income.

The asset qualifier path

When the credited balances reach the loan, nothing else about income needs to be shown. The trade is the threshold: the assets must cover the loan itself, not a share of it, and investment property is not on this path. Reserves are not required at or below the refinance leverage, and the file is the statements, the credit report, and the appraisal.

The asset depletion path

Haircut assets divided by the divisor into a monthly income, then the debt-to-income test with the new payment. Principal residences, second homes, and investment property; purchase, rate-and-term, and cash-out at published ceilings; a minimum-assets rule when the income stands alone; longer seasoning.

A bank statement loan

Business or personal deposits over a run of statements, read as income with an expense factor, for the self-employed owner whose tax returns understate the business. Balances are not the point; cash flow is. Leverage and reserves follow that program’s own matrix. See Lendmire’s bank statement loan program.

Where each one fits

Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for an East Lansing household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.

Typical File Components

What to prepare for an East Lansing scenario review.

Preparation for an East Lansing asset-based review is mostly gathering: the statements for each account, the age of the owner of each retirement account, the credit report, and, on the depletion path, any income the asset income will supplement. The items below are the ones a loan officer asks for first.

Documented income, if any, on the depletion pathWhen asset income supplements earnings, the earnings are documented in the usual way, the minimum-assets rule is waived, and the combined ratio may run to forty-five percent.
Credit authorizationThe credit report is pulled once, read against the asset qualifier path’s floor or the depletion path’s matrix, where the housing history and any prior housing event are also reviewed.
Paperwork behind large depositsA sale of property or a business, an inheritance, a legal settlement, or a transfer between the borrower’s own accounts, each documented with the papers that produced the money.
Brokerage statements showing holdingsThe lender reads what the account holds, not only its balance; publicly traded securities count, while stock options and unvested restricted stock do not.
Retirement account statements and the owner’s date of birthA 401(k) or IRA is credited by the owner’s age on the asset qualifier path, so the lender confirms which side of the age line the owner stands on for each account.
Statements for every qualifying accountAll pages, for the months the path requires: two months on the asset qualifier path, and on the depletion path a statement at least four months old plus the most recent one.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.

East Lansing File Considerations

Local details that can change the loan.

A handful of details decide whether an East Lansing asset-based file closes as planned, closes on a different path, or needs a larger down payment. The lead items below are the age rule on retirement accounts and the seasoning; the others rotate by file.

Before You Move Forward

Use these checks to keep the East Lansing file clean and fundable.

Settle the age rule, the seasoning, and the eligible accounts first. Everything else in an East Lansing file, the path, the leverage, the loan amount, is arithmetic once those three are known.

  • Confirm the age rule: the depletion path haircuts retirement balances at a flat share regardless of age.
  • Count the months: two months of statements per account cover the loan on the asset qualifier path.
  • Check the minimum: standalone depletion income needs a minimum pool of qualified assets.
i.

Retirement accounts and the age line

Retirement balances are the most age-sensitive figure in the program. On the asset qualifier path they are credited by the owner’s age; on the asset depletion path they are haircut at a flat share whatever the age. An East Lansing household with a large retirement account and a modest brokerage account is read carefully on both, because the usable totals can land on opposite sides of the loan.

ii.

Seasoning by path

Seasoning is the detail that most often sets the calendar for an East Lansing asset-based purchase. The asset qualifier path is the shorter wait; the depletion path is longer except where the funds came from the sale of a business, an inheritance, or a legal settlement. A loan officer reads the statements against the path’s clock before the contract is signed.

iii.

The minimum-assets rule on the depletion path

The rule exists so that the depletion income rests on a real pool rather than on arithmetic. It is waived when the asset income supplements documented earnings, which is why an East Lansing household with a part-time income and meaningful savings is often written as a supplemented file rather than a standalone one.

iv.

Leverage by purpose

The purchase ceiling and the refinance ceiling are not the same on the asset qualifier path, and on the depletion path a cash-out carries its own, lower ceiling on every occupancy. An East Lansing borrower refinancing on assets plans the new loan against the refinance figure, not the purchase figure, and a cash-out against the cash-out figure.

v.

Which accounts count

Not every balance is an asset to the program. Brokerage, savings, money market, certificates of deposit, and retirement accounts count. Custodial accounts, deferred compensation, escrow balances, foreign funds, cash on hand, stock options, unvested restricted stock, and funds held at non-regulated companies do not. An East Lansing loan officer sorts the statements into the two piles first.

A Clear Process

From an East Lansing asset review to keys in hand.

Four steps carry an East Lansing asset-based loan from review to closing. Nothing on this page commits anyone to lend; the written terms come from a licensed loan officer after the review, and the appraisal and the underwriting decide the rest.

i.

Asset review

The first conversation settles the shape of an East Lansing file: which path the balances support, what leverage the purpose allows, how long the accounts have seasoned, and whether the usable total clears the loan with a margin. The review names the path, and the loan officer writes the outcome down before any offer is drafted.

ii.

Contract and appraisal

An East Lansing buyer on assets competes like any financed buyer: the contract, the appraisal contingency, and the timeline are the usual ones. What differs is that no employment verification sits in the path on the asset qualifier side, so the file is often quieter than an income file at this stage.

iii.

Underwriting

Underwriting on an asset-based file is about the accounts: every page of every statement, every large deposit explained, every retirement owner’s age confirmed, the seasoning counted. On the depletion path the ratio is calculated with the new payment; on the asset qualifier path the total is confirmed against the loan.

iv.

Closing

The final figures arrive in the closing disclosure, the funds to close are wired from a documented account, and the East Lansing home records in the buyer’s name. Nothing about the portfolio changes unless the buyer chose to draw the down payment from it.

Why Lendmire

A brokerage that reads both paths.

Asset-based files reward careful reading. Which accounts count, at what share, on which path, with what seasoning, at what leverage for the purpose: each is a place where a file placed carelessly costs the buyer a larger down payment or a longer wait. Lendmire reads them in order, before the offer, for every East Lansing buyer.

i.

Both paths, one set of statements

Before any recommendation, the East Lansing statements are run through the asset qualifier path and the asset depletion path on the lender’s own rules: the credit shares and the age line on one side, the haircuts and the divisor on the other. The buyer sees the usable total against the loan and the derived income against the payment, and the path is chosen on the result.

ii.

The account rules explained before the offer

The age rule, the seasoning, and the eligible-account list are the three places an asset-based file surprises people. Lendmire walks an East Lansing buyer through all three at the review, with the statements open, so the file that goes to underwriting is the file the buyer expected. The margin above the threshold is written down too.

iii.

Licensed, consumer-purpose, in writing

Asset-based mortgages on a principal residence or a second home are consumer loans, placed under Lendmire’s consumer licensing in sixteen states with the disclosures that attach to any consumer mortgage. An East Lansing buyer gets the terms in writing from a licensed loan officer, and nothing on this page is an offer or a quote.

Questions East Lansing Buyers Ask

East Lansing asset-based mortgage FAQs

Plain answers to the questions East Lansing buyers ask most about asset-based mortgages, in the order they usually come up: what the program is, how each path works, how retirement accounts are counted, and what the credit and leverage rules are.

What is an asset-based mortgage?

A mortgage qualified on assets instead of income, in two forms: the asset qualifier path, where the usable assets equal or exceed the loan, and the asset depletion path, where the assets are divided into a monthly income. An East Lansing loan officer reads the statements against both before recommending one.

How does the asset qualifier path work?

The lender adds up the eligible accounts, credits each at its share, and compares the total with the loan. If the total equals or exceeds the loan, the East Lansing file is read on assets alone: no employment verification, no tax returns, no income calculation. The leverage is a share of the price on a purchase and a lower share of the value on a refinance.

How does the asset depletion path work?

Picture the balance sheet spread evenly across a span of months: that monthly slice is the income the lender uses. For an East Lansing household, the question is whether that slice, added to any documented income, carries the housing payment and the other debts within the ratio. The calculator on this page shows the slice beside the payment.

How are 401(k) and IRA balances counted, and why does 59½ matter?

Retirement money counts on both paths, and it counts most generously on the asset qualifier path for an owner past the age line. For an East Lansing file built mostly on retirement balances, the owner’s birthday can decide whether the assets cover the loan, and a loan officer checks the date first.

What credit score does an asset-based mortgage need?

The published floor opens the asset qualifier path. On the depletion path a first-time investor needs a stronger score than an owner-occupant, and larger loans at higher leverage want more. An East Lansing loan officer reads the report before the statements are counted, because credit decides the door.

How is this different from a bank statement loan?

A bank statement loan reads the deposits flowing into a self-employed owner’s accounts as income; an asset-based mortgage reads the balances sitting in the accounts. The first suits the East Lansing business owner with strong cash flow and modest savings; the second suits the household with strong savings and little or no income. Lendmire places both.

Do I need to show any income at all?

Not on the asset qualifier path. No employment is verified and no income is documented; the lender’s ability-to-repay review rests on the assets, which is why they must cover the whole loan. On the asset depletion path the assets are converted into income, and any documented earnings can be added to it.

What sets the timeline on an asset-based mortgage?

No employment verification and no tax transcript on the asset qualifier path remove two of the steps an income loan carries, but the account documentation replaces them. An East Lansing buyer who gathers every statement page and the paperwork behind each large deposit before applying sets the pace.

Can I buy a second home or a rental on assets?

A rental on assets means the depletion path, the investment ceiling, and the investor credit rules. A second home on assets means either path and the owner-occupied ceilings. An East Lansing loan officer confirms the occupancy with the borrower’s intent and the property’s use before the balances are read.

Which accounts count, and which do not?

Publicly traded securities count; options and unvested units do not. Vested retirement balances count; deferred compensation does not. Money in the borrower’s own domestic accounts counts; cash on hand and foreign funds do not. The sorting is the first step of an East Lansing review.
