Current asset-based guidelines, updated from one source.
The block below is the asset-based program reduced to the figures that decide a file, read from Lendmire’s single guideline source and refreshed on this page when the wholesale sheets change: the loan ceiling on each path, the credit floor, the leverage by purpose and occupancy, and the share of each account type that counts. Everything else on the page is explanation.
Up to $4,000,000 on assets alone; $3,500,000 when assets become income
The asset qualifier path reaches $4,000,000 when the usable assets cover the whole loan; the asset depletion path runs from $125,000 to $3,500,000 with the assets converted into income instead. Both are program ceilings, not offers, and the placing lender confirms the amount for the file.
The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix
The asset qualifier path publishes a 600 decision-score floor. The asset depletion path follows the score and loan-amount matrix of the documentation suite it belongs to, where the floor rises with the leverage and the amount. The score is read from the credit report at application; it is never promised here.
That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out
Leverage tops out at 80% on a purchase whichever path carries the file. The paths part on the refinance: 75% when the assets cover the loan, and on the depletion side 80% for a rate-and-term and 60% for a cash-out. Investment property, available on the depletion path only, is capped lower.
Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income
Retirement accounts are the figure that moves most with the borrower. On the asset qualifier path a 401(k) or IRA counts at 90% of its balance while the owner is under 59½ and at 100% from 59½ on. On the asset depletion path retirement balances count at 70% of the balance at any age.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. What an asset-based mortgage is — and how the two paths qualify a file.
There are two questions a lender can ask of a balance sheet. Is there enough here to cover the whole loan? Or, spread across a fixed number of months, is there enough here to look like the income the loan needs? The asset qualifier path asks the first and the asset depletion path the second, and a Redondo Beach buyer is qualified on one of them, not both at once.
For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in California; for the age rule on retirement withdrawals, see the IRS.
Two paths, one program
Think of the two paths as two thresholds. On the asset qualifier path the threshold is the loan amount itself: the credited balances must reach it. On the asset depletion path the threshold is a ratio: the credited balances, divided into monthly income, must carry the housing payment and the other debts. A Redondo Beach file with a large balance sheet usually clears the first; a file with a moderate one is often written on the second.
The asset qualifier path
Two months of statements for each qualifying account document the path, and the balances are read as they stand after the credit percentages. The credit floor is published; the leverage is published; the largest loan is published. What the lender settles file by file is which accounts are eligible and how the age rule applies to each retirement account, and a Redondo Beach loan officer settles that before an offer is written.
The asset depletion path
On this path the eligible balances are reduced by account type, the total is spread over the divisor, and the monthly figure is read as income against the housing payment and other debts. Seasoning is longer here than on the asset qualifier path: statements at least four months old at application plus a current one, unless the money came from the sale of a business, an inheritance, or a legal settlement. A Redondo Beach loan officer sorts the eligible accounts from the ineligible ones at the start.
Seasoning, statements, and what counts
The statements are read twice on a Redondo Beach file: first for seasoning, two months on the asset qualifier path and a statement at least four months old plus the latest one on the asset depletion path, then for how much of each eligible account counts. Covering the loan credits most accounts in full and retirement accounts by the owner’s age; converting assets into income applies haircuts by account type and ignores age. The same balance sheet produces two usable totals, and the loan officer shows both before underwriting settles the path.
Every input below is yours: the Redondo Beach price, the loan, the balances by account type, the owner’s age against the age line, the benchmark, and the carrying costs. The calculator credits the accounts the way the asset qualifier path does, converts them the way the asset depletion path does, and shows the loan against each, with a thirty-year payment at the benchmark for context.
Redondo Beach’s market in figures — and how asset-based lending fits.
The local median home value is the floor of the conversation for a buyer who qualifies on assets, not the ceiling: the program’s loan amounts run well past it. The Census figures below give Redondo Beach’s population, typical home value, and ownership, the ground an asset-based file sits above.
These are context figures, not underwriting inputs. A high median value means a larger loan for the assets to cover and a larger monthly income for the depletion path to produce; a lower one means the same balance sheet goes further. The owner share says how established the market is, and the owner count how deep the comparable sales run.

Distinct Redondo Beach neighborhoods, distinct asset files.
A loan officer sees Redondo Beach as a set of distinct files, not one market. Below are the submarkets where asset-based loans are written most often, with the path, the occupancy, and the appraisal question each one usually raises.
Second homes in the area
A second home near Redondo Beach bought by a household from elsewhere is a second-home file on either path at the second-home leverage. The occupancy is confirmed with intent and use, and the assets are read exactly as for a principal residence. Roughly 15,102 Redondo Beach households own their homes on the latest Census estimate — 53% of all households, the pool an asset-based purchase joins.
Rural acreage and farmettes
Acreage around Redondo Beach raises the residential-use question: the property must be a home, not a farm, and outbuildings carry little value. On the asset side the file is ordinary; on the property side the placing lender’s rules decide eligibility, and a loan officer confirms them before the path is chosen. Redondo Beach is home to about 69K people.
Newer executive subdivisions
A Redondo Beach subdivision home bought on assets is read plainly: the comparable sales support the price, the statements are counted, the age rule is applied to retirement accounts, and the path is named. The calculator on this page is seeded to a price typical of such a subdivision. The median owner-occupied home value in Redondo Beach runs near $1,279,200 on the latest Census estimate.
Lakefront and view properties
View properties around Redondo Beach draw the asset-rich buyer, and the file turns on the value the appraiser supports. The usable total is read against the loan the leverage allows at that value, with the flood policy priced into the depletion ratio where it applies. On a home in Redondo Beach priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.
Historic and estate homes
Redondo Beach’s historic and estate homes are valued on few comparable sales, and the leverage is applied to the appraised value. A buyer covering the loan on assets plans a margin above the loan so a value that lands under the contract does not push the file onto the depletion path. About 47% of Redondo Beach’s households rent — roughly 13,205 renter households on the latest Census estimate.
The retiree buying on a portfolio
In a smaller market like Redondo Beach the balance sheet often covers the loan outright. When it does not, a supplemented depletion file with the pension and the derived income together is the common answer, with the minimum-assets rule waived. A loan officer runs both versions on the same statements. Median household income in Redondo Beach sits near $150,245 on the latest Census estimate.
Across these Redondo Beach submarkets the program is identical; what varies is the price the assets must cover or carry and the occupancy the buyer intends. A loan officer confirms the path, the credit, and the leverage for the specific file before an offer is written.
Four ways Redondo Beach buyers put their assets to work.
The asset-based mortgage does one thing the income programs cannot: it lends to a household whose statements, not its earnings, show the means to repay. Four common Redondo Beach uses follow, each read against the path that usually carries it.
Buy after a liquidity event, before the next venture
The seller of a Redondo Beach business, the founder after an exit, the household after an inheritance: the money is new, large, and often unaccompanied by income. The asset qualifier path reads it once the two months of statements exist; the depletion path excuses the usual seasoning for sale-of-business, inheritance, and legal-settlement funds.
Buy a home on assets alone, with no income in the file
A Redondo Beach buyer whose usable assets equal or exceed the loan buys a principal residence or a second home on the asset qualifier path: no employment verified, no tax returns, no income calculation. The down payment is at least the share of the price above the leverage ceiling, the statements cover two months, and the credit score sits at or above the published floor.
Finance a second home or a rental on assets
For a rental, the asset depletion path is the only path open, at the investment-property leverage, with cash-out at the depletion path’s cash-out ceiling. For a second home, both paths are open. A Redondo Beach loan officer sorts the occupancy first, because it decides the path before the balances are even read.
Keep the investments invested
Borrowing against the strength of a balance sheet rather than spending it is the program’s quiet use. The Redondo Beach buyer keeps the brokerage account, the retirement accounts, and the savings in place; the lender reads the statements and writes the loan. Which path fits depends on whether the credited total reaches the loan and on the occupancy, since a rental is a depletion file.
Measure a Redondo Beach loan against the assets before requesting a review.
Enter a Redondo Beach price, the loan wanted, and the balances by account type, then choose whether the owner of the retirement accounts is past the age line, and the calculator shows whether the usable assets cover the loan on the asset qualifier path, the largest loan they would cover inside the leverage ceiling, and the monthly income the same accounts would produce on the asset depletion path beside a thirty-year payment at the benchmark.
Redondo Beach asset coverage estimate
Illustrative Redondo Beach figures, all editable: the price, the loan, three account buckets, the age switch for the retirement credit, the benchmark, taxes, insurance, and other monthly debts for the ratio.
Editable benchmark: 7.40% as of October 15, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not an asset-based mortgage quote.
Illustrative starting assumptions: a $1,800,000 price above the Redondo Beach median, a loan at seventy percent of the price, a balance sheet split among cash, brokerage, and retirement accounts with the owner under 59½, a thirty-year payment at the current Freddie Mac conforming benchmark, property taxes and insurance estimated for California (U.S. Census Bureau). Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The credit percentages, the haircuts, and the divisor are wholesale program parameters hydrated from Lendmire’s guideline endpoint; the lender’s own calculation governs, and which accounts count, how they season, and what the age rule allows are settled in underwriting. The rate field carries the weekly Freddie Mac thirty-year conforming benchmark, a market reference and not an asset-based mortgage quote; the terms on an asset-based mortgage are set by the lender at lock. Taxes and insurance are estimates. Nothing here is tax or investment advice.
Same buyer, three ways to document the file.
The same Redondo Beach household can often be written three ways. The asset qualifier path asks the assets to cover the whole loan and needs the least paperwork. The asset depletion path does not need the balances to cover the loan and brings the ratio test back. The bank statement loan ignores the balances and reads the deposits instead. Which one fits depends on where the money shows up.
Assets that cover the loan, assets as income, or deposits as income.
Usable assets equal to the whole loan, no employment or income documented, principal residences and second homes, purchase and refinance at the path’s leverage, two months of statements, reserves not required at or below the refinance leverage. The path with the fewest questions, and the one that asks the assets to cover the whole loan.
Haircut assets divided by the divisor into a monthly income, then the debt-to-income test with the new payment. Principal residences, second homes, and investment property; purchase, rate-and-term, and cash-out at published ceilings; a minimum-assets rule when the income stands alone; longer seasoning.
Business or personal deposits over a run of statements, read as income with an expense factor, for the self-employed owner whose tax returns understate the business. Balances are not the point; cash flow is. Leverage and reserves follow that program’s own matrix. See Lendmire’s bank statement loan program.
Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a Redondo Beach household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.
What to prepare for a Redondo Beach scenario review.
Because the assets are the whole case on the asset qualifier path and most of it on the depletion path, the lender reads them carefully. A Redondo Beach buyer who assembles complete statements, with the transfers and the deposits explained, is far less likely to meet the questions that stall a file.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.
Local details that can change the loan.
What changes an asset-based file is rarely the headline figure. It is the retirement balance credited at a lower share because the owner is a year short of the age line, the deposit that has not seasoned, the account type the lender will not count, or the rental occupancy that moves the file to the depletion path. The items below catch them.
Use these checks to keep the Redondo Beach file clean and fundable.
Settle the age rule, the seasoning, and the eligible accounts first. Everything else in a Redondo Beach file, the path, the leverage, the loan amount, is arithmetic once those three are known.
- Confirm the age rule: the depletion path haircuts retirement balances at a flat share regardless of age.
- Count the months: a sale of a business, an inheritance, or a settlement is excused from the depletion wait.
- Read the credit report: a prior housing event or repeated bankruptcies limit eligibility.
Retirement accounts and the age line
The owner’s age decides how much of a 401(k) or IRA counts on the asset qualifier path: a reduced share under 59½ and the full balance from 59½ on. For a Redondo Beach file built mostly on retirement money, a birthday can be the difference between covering the loan and falling short, and a loan officer checks the date against the age line before the path is chosen.
Seasoning by path
The lender wants to see that the money has been the borrower’s for a while and is not a loan dressed as an asset. Recent transfers are traced to the account they came from; recent deposits are documented with their source. A Redondo Beach file with a clean trail seasons without friction; one with unexplained deposits waits.
Credit and housing history
The asset qualifier path publishes a credit floor; the depletion path reads the score against a matrix where the floor rises with the leverage and the loan amount, and it reads the housing history too: a clean recent record is expected, one late payment in the past year is tolerated, and a Redondo Beach file with a prior housing event waits out the program’s seasoning.
Which accounts count
Most of the eligible list is shared by both paths, with real-estate equity and private stock counting on the depletion path only; the share counted is what differs. A Redondo Beach household whose wealth sits in a private company, in options, or in an account held abroad may find the usable total smaller than the net worth suggests, and the sorting is done before the path is chosen so the result is not a surprise.
Leverage by purpose
Whether cash can be taken out on the asset qualifier path, and at what leverage, is set by the lender and not published; the depletion path’s cash-out ceiling is published, and cash-out proceeds never count as assets. A Redondo Beach loan officer confirms the cash-out treatment with the lender before a refinance is structured.
From a Redondo Beach asset review to keys in hand.
Four steps carry a Redondo Beach asset-based loan from review to closing. Nothing on this page commits anyone to lend; the written terms come from a licensed loan officer after the review, and the appraisal and the underwriting decide the rest.
Asset review
A Redondo Beach asset review is a sizing exercise with the account rules open: the balances by type, the share credited on each path, the total against the loan, the income against the payment. The loan officer writes the outcome down for the offer. Nothing is assumed; every account is read from its statement.
Contract and appraisal
With the path settled, the Redondo Beach offer is written to the leverage the path allows, and the appraisal is ordered once the contract is signed. The appraised value, not the price, sets the leverage on a refinance, and the lower of the two on a purchase.
Underwriting
Underwriting on an asset-based file is about the accounts: every page of every statement, every large deposit explained, every retirement owner’s age confirmed, the seasoning counted. On the depletion path the ratio is calculated with the new payment; on the asset qualifier path the total is confirmed against the loan.
Closing
At closing the down payment and the closing costs are paid, the loan funds, and the accounts that qualified the file stay where they were. The lender reads the balances as they stand after the funds to close are drawn, which is why a Redondo Beach file keeps a margin above the threshold.
A brokerage that reads both paths.
Asset-based files reward careful reading. Which accounts count, at what share, on which path, with what seasoning, at what leverage for the purpose: each is a place where a file placed carelessly costs the buyer a larger down payment or a longer wait. Lendmire reads them in order, before the offer, for every Redondo Beach buyer.
Both paths, one set of statements
The comparison printed on this page is run for real on every Redondo Beach file: assets that cover the loan beside assets that become income beside deposits read as income, and the written terms follow from it. The buyer sees the usable total on each path, the margin above the loan, and the derived income beside the payment before anything is signed.
The account rules explained before the offer
The age rule, the seasoning, and the eligible-account list are the three places an asset-based file surprises people. Lendmire walks a Redondo Beach buyer through all three at the review, with the statements open, so the file that goes to underwriting is the file the buyer expected. The margin above the threshold is written down too.
Licensed, consumer-purpose, in writing
Asset-based mortgages on a principal residence or a second home are consumer loans, placed under Lendmire’s consumer licensing in sixteen states with the disclosures that attach to any consumer mortgage. A Redondo Beach buyer gets the terms in writing from a licensed loan officer, and nothing on this page is an offer or a quote.

Redondo Beach asset-based mortgage FAQs
The questions Redondo Beach buyers bring to an asset-based mortgage, answered in order: the two paths, the age rule, the seasoning, the eligible accounts, the leverage, the occupancies, and the comparison with a bank statement loan.
What is an asset-based mortgage?
It is a mortgage where the statements, not the pay stubs, make the case. Two paths run under the program: cover the loan outright with usable assets and document no income, or deplete the assets into a qualifying income and run the usual ratio test. A Redondo Beach buyer is written on whichever path the balances support.
How does the asset qualifier path work?
The lender adds up the eligible accounts, credits each at its share, and compares the total with the loan. If the total equals or exceeds the loan, the Redondo Beach file is read on assets alone: no employment verification, no tax returns, no income calculation. The leverage is a share of the price on a purchase and a lower share of the value on a refinance.
How does the asset depletion path work?
The assets are haircut by type and divided by the divisor into a monthly income that runs through the ratio test. Seasoning is longer on this path: statements at least four months old plus a current one, with sale-of-business, inheritance, and legal-settlement funds excused. Cash-out refinances have their own ceiling, cash-out proceeds never count as assets, and a first-time investor needs a stronger score than an owner-occupant.
How are 401(k) and IRA balances counted, and why does 59½ matter?
On the asset qualifier path a retirement account is credited at a reduced share of its balance while the owner is under 59½ and at the full balance from 59½ on; the age line is the lender’s, and it tracks the age at which retirement plans generally allow withdrawals; what a withdrawal would cost is a question for a tax adviser. On the asset depletion path retirement accounts are haircut at a flat share regardless of age. The figures are in the snapshot above.
What credit score does an asset-based mortgage need?
A clean recent housing record and a score at or above the floor are the expectation. A Redondo Beach buyer with a strong portfolio and a weak score is not repaired by the portfolio; the credit question is answered first, and the asset question second.
What sets the timeline on an asset-based mortgage?
The timeline is set by the appraisal, the title work, and the documentation of the accounts, not by the program. A Redondo Beach file whose statements are complete and whose deposits are documented moves on the ordinary purchase calendar; one with unexplained deposits or missing pages waits for them.
Can I take cash out?
A Redondo Beach owner refinancing on assets plans a cash-out against the depletion path’s cash-out ceiling, which sits below the rate-and-term ceiling on every occupancy. The usable total is read before the proceeds, never after, because cash-out proceeds are excluded from the assets by rule.
Are reserves required?
Reserves are not required on the asset qualifier path at the published refinance leverage, and the depletion path does not list reserve months. What the lender does read is the usable total after the funds to close are paid, so a Redondo Beach file keeps a margin above the threshold.
I just sold my business. Can I buy on the proceeds?
A liquidity event produces exactly the balance sheet the program expects: assets well above the loan and earnings that have paused. A Redondo Beach seller covers the loan on the asset qualifier path when the proceeds reach it, or converts smaller proceeds into income on the depletion path with the seasoning excused.
Can I buy a second home or a rental on assets?
A rental on assets means the depletion path, the investment ceiling, and the investor credit rules. A second home on assets means either path and the owner-occupied ceilings. A Redondo Beach loan officer confirms the occupancy with the borrower’s intent and the property’s use before the balances are read.
