Current asset-based guidelines, updated from one source.
One guideline source feeds every number here, and the page updates when the source does. The four cards carry the headline figures; the tables underneath show how each account type is credited on the asset qualifier path, how each is haircut on the asset depletion path, and what leverage each path and occupancy allows. The wholesale lender is not named.
Up to $4,000,000 on assets alone; $3,500,000 when assets become income
Loan size follows the path. Covering the loan outright with usable assets reaches $4,000,000; spreading a pool of assets into a monthly income reaches $3,500,000 and starts at $125,000. The amount on either path is a program parameter, subject to the lender’s guidelines at lock.
The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix
The published floor is 600 for the asset qualifier path. The asset depletion path prices by score tier inside the documentation suite’s matrix, and the leverage available at a given score falls as the loan grows. Either way the score is one input among several, settled in underwriting.
That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out
On the asset qualifier path a purchase reaches 80% of the price and a refinance 75% of the value, on a principal residence or a second home. On the asset depletion path a purchase or rate-and-term refinance reaches the same 80% on those occupancies, and a cash-out refinance stops at 60%.
Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income
The age line at 59½ is a program rule, not a tax rule, though it echoes one: below it the asset qualifier path credits 90% of a retirement balance, above it 100%. The asset depletion path ignores age and counts 70% of the balance before dividing by the months.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. What an asset-based mortgage is — and how the two paths qualify a file.
The asset-based program is one program with two doors. Through the first, a Sarasota buyer walks in with statements that add up to the loan and leaves employment and income out of the file entirely. Through the second, a buyer whose balances do not cover the loan walks in with the same statements and the lender turns them into a monthly figure to test against the payment. The cards below describe each door and the rules at the threshold.
For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in Florida; for the age rule on retirement withdrawals, see the IRS.
Two paths, one program
The asset qualifier path and the asset depletion path share a premise and differ in arithmetic. Both qualify a Sarasota buyer on eligible accounts rather than earnings. The first requires the usable assets to equal or exceed the entire loan and documents no employment or income; the second does not require the assets to cover the loan: it converts them into a monthly income and runs that income through the debt-to-income test with the new payment included.
The asset qualifier path
The credited total must reach the loan amount, and the loan must sit inside the path’s leverage: a share of the price on a purchase, a lower share of the value on a refinance. Reserves are not required at or below the refinance leverage. The usual way a Sarasota file that falls short is repaired is a larger down payment, which lowers the loan to what the assets cover.
The asset depletion path
The path exists for the household whose assets are substantial but short of the loan. The minimum is a stated pool of qualified assets or a multiple of the loan balance, whichever is less, with a floor on liquid assets when the depletion income is the only income in the file. When the asset income merely supplements documented earnings, the minimum-assets rule is waived and the combined ratio may run to forty-five percent.
Seasoning, statements, and what counts
Seasoning means how long the money has been where the statements say it is. On the asset qualifier path, two months of statements for each qualifying account is the rule. On the asset depletion path the lender wants statements at least four months old plus the most recent one, with the sale of a business, an inheritance, or a legal settlement excused from the wait. A Sarasota buyer planning a purchase after a liquidity event plans the seasoning first.
The calculator runs a Sarasota balance sheet through both paths at once. It credits cash, brokerage, and retirement balances at their shares, flips the retirement credit when the owner is past the age line, measures the total against the loan, and divides the haircut total into a monthly income beside the estimated payment. The arithmetic is illustrative; the lender’s own calculation governs.
Sarasota’s market in figures — and how asset-based lending fits.
The U.S. Census Bureau figures below set the scale of the Sarasota market the program lends into. Values set the loan size the assets must cover or carry; ownership sets how many households are candidates; the population sets the depth of the market the appraiser draws comparable sales from.
Read the figures as backdrop. These are context figures, not underwriting inputs. A typical value sets the scale of the loan, the ownership share says how many households are likely to be buyers rather than renters, and the owner count says how wide the comparable pool is when the appraisal is written.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Sarasota neighborhoods, distinct asset files.
Where a Sarasota buyer is looking shapes the file as much as the balance sheet does. The cards below walk through the city’s submarkets and the asset-based questions each raises: the price the assets must cover, the occupancy the path allows, and the valuation the appraiser faces.
Estate properties
An estate purchase on assets is sized against the program ceiling and the usable total at once. A Sarasota buyer near the ceiling is read closely on the margin, on which accounts count, and on the age rule for retirement money, because a small change in the credited total moves a large loan. About 43% of Sarasota’s households rent — roughly 10,952 renter households on the latest Census estimate.
High-rise and luxury condominiums
The downsizer’s file: the house is sold, the proceeds sit in the accounts, and the Sarasota condominium is bought on the statements. Two months of statements season the proceeds on the asset qualifier path; the project review and the appraisal are the building’s questions, not the borrower’s. The median owner-occupied home value in Sarasota runs near $463,000 on the latest Census estimate.
Newer luxury infill and new construction
New luxury construction in Sarasota appraises cleanly, so the file is about the amount: a loan near the top of the program needs usable assets to match on the asset qualifier path, or a depletion income large enough to carry the payment. The calculator on this page shows both readings for a price in that range. Median household income in Sarasota sits near $72,105 on the latest Census estimate.
Two-to-four-unit homes
The owner-occupant in a Sarasota duplex or fourplex is read as a principal-residence buyer on the asset rules; the pure investor is read on the depletion path alone. Property eligibility for multi-unit homes follows the placing lender, and a loan officer confirms it before the path is chosen. Sarasota is home to about 57K people and sits within the North Port-Bradenton-Sarasota, FL area.
Close-in architect-designed homes
Value drives the leverage on a one-of-a-kind Sarasota home; the accounts drive the rest. A loan officer runs the file at the contract price and at a lower appraised value so the buyer knows the margin on both before the offer. A margin above the loan is the usual protection. On a home in Sarasota priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.
Second homes and pied-à-terre purchases
For a second home in Sarasota, both paths are open and the purchase leverage matches the principal-residence figure. The loan officer reads the statements once, shows the usable total on each path, and places the file on the one with the cleaner margin. Roughly 14,799 Sarasota households own their homes on the latest Census estimate — 57% of all households, the pool an asset-based purchase joins.
Submarkets change the appraisal and the price. They do not change the credit percentages, the haircuts, the divisor, the leverage ceilings, or the seasoning. A Sarasota file is qualified on those rules wherever the home is.
Four ways Sarasota buyers put their assets to work.
What a Sarasota buyer does with an asset-based mortgage depends on the balance sheet and the occupancy. The four uses below cover the typical purchases and refinances, with the path, the leverage, and the account rules that apply to each.
Turn a portfolio into qualifying income
A Sarasota buyer whose assets are substantial but short of the loan uses the asset depletion path: the eligible accounts are haircut by type, added up, and divided by the divisor into a monthly income that carries the new payment through the debt-to-income test. The minimum-assets rule applies when that income stands alone, and is waived when it supplements documented earnings.
Finance a second home or a rental on assets
A second home is reachable on either path at the same purchase leverage; an investment property is reachable on the asset depletion path only, at a lower ceiling. A Sarasota buyer financing a rental on assets is qualified on the depletion income, the rental is underwritten as an investment occupancy, and a first-time investor needs a stronger score.
Buy after a liquidity event, before the next venture
The seller of a Sarasota business, the founder after an exit, the household after an inheritance: the money is new, large, and often unaccompanied by income. The asset qualifier path reads it once the two months of statements exist; the depletion path excuses the usual seasoning for sale-of-business, inheritance, and legal-settlement funds.
Buy a home on assets alone, with no income in the file
The defining use of the program is the purchase qualified on the balances: brokerage, savings, money market, certificates of deposit, and retirement accounts credited by the owner’s age, adding up to the loan. For a Sarasota retiree the file is the statements and the credit report, and the home can be the principal residence or a second one.
Measure a Sarasota loan against the assets before requesting a review.
The starting figures are a Sarasota price above the median, a loan at a share of the price inside both paths’ purchase leverage, and a balance sheet split among cash, brokerage, and retirement accounts with the owner under 59½. Change any of them. The verdict, the margin, the depletion income, and the payment update as you type.
Sarasota asset coverage estimate
The starting figures are a Sarasota price in the upper part of the market with a loan at seventy percent of it and a balance sheet that covers the loan at the under-59½ retirement credit. Every field is editable, and the benchmark updates weekly from the Freddie Mac series.
Editable benchmark: 7.40% as of October 15, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not an asset-based mortgage quote.
Illustrative starting assumptions: a $650,000 price above the Sarasota median, a loan at seventy percent of the price, a balance sheet split among cash, brokerage, and retirement accounts with the owner under 59½, a thirty-year payment at the current Freddie Mac conforming benchmark, property taxes and insurance estimated for Florida (U.S. Census Bureau). Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The credit percentages, the haircuts, and the divisor are wholesale program parameters hydrated from Lendmire’s guideline endpoint; the lender’s own calculation governs, and which accounts count, how they season, and what the age rule allows are settled in underwriting. The rate field carries the weekly Freddie Mac thirty-year conforming benchmark, a market reference and not an asset-based mortgage quote; the terms on an asset-based mortgage are set by the lender at lock. Taxes and insurance are estimates. Nothing here is tax or investment advice.
Same buyer, three ways to document the file.
For a Sarasota buyer with assets and an unconventional income picture, the comparison is between covering the loan, depleting the assets, and documenting deposits. The rows set out the strengths of each, and the last row says where each one fits.
Assets that cover the loan, assets as income, or deposits as income.
When the credited balances reach the loan, nothing else about income needs to be shown. The trade is the threshold: the assets must cover the loan itself, not a share of it, and investment property is not on this path. Reserves are not required at or below the refinance leverage, and the file is the statements, the credit report, and the appraisal.
The path for the household whose savings are real but smaller than the loan. It can carry a loan the balances would not cover outright, widens the occupancies to include rentals, and adds a cash-out ceiling; in exchange it brings the ratio back and counts retirement money at a flat haircut.
Business or personal deposits over a run of statements, read as income with an expense factor, for the self-employed owner whose tax returns understate the business. Balances are not the point; cash flow is. Leverage and reserves follow that program’s own matrix. See Lendmire’s bank statement loan program.
Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a Sarasota household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.
What to prepare for a Sarasota scenario review.
Preparation for a Sarasota asset-based review is mostly gathering: the statements for each account, the age of the owner of each retirement account, the credit report, and, on the depletion path, any income the asset income will supplement. The items below are the ones a loan officer asks for first.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.
Local details that can change the loan.
Here are five details, chosen for the Sarasota file, that most often reshape an asset-based loan. The first two apply to nearly every file; the rest depend on the accounts, the occupancy, and the purpose.
Use these checks to keep the Sarasota file clean and fundable.
Settle the age rule, the seasoning, and the eligible accounts first. Everything else in a Sarasota file, the path, the leverage, the loan amount, is arithmetic once those three are known.
- Confirm the age rule: the depletion path haircuts retirement balances at a flat share regardless of age.
- Count the months: two months of statements per account cover the loan on the asset qualifier path.
- Name the occupancy: a first-time investor needs a stronger score on the depletion path.
Retirement accounts and the age line
The owner’s age decides how much of a 401(k) or IRA counts on the asset qualifier path: a reduced share under 59½ and the full balance from 59½ on. For a Sarasota file built mostly on retirement money, a birthday can be the difference between covering the loan and falling short, and a loan officer checks the date against the age line before the path is chosen.
Seasoning by path
Seasoning differs by path. Covering the loan with assets needs two months of statements for each qualifying account. Depleting the assets into income needs a statement at least four months old plus a current one, with sale-of-business, inheritance, and legal-settlement funds excused. A Sarasota buyer timing a purchase after a liquidity event counts the months before the offer.
Occupancy decides the path
The occupancy also moves the leverage. On the depletion path the investment-property row sits below the owner-occupied rows for a purchase and matches them for a cash-out. A Sarasota rental financed on assets is a depletion file at the investment ceiling, read with the rental’s own appraisal and the program’s investor rules.
Leverage by purpose
Whether cash can be taken out on the asset qualifier path, and at what leverage, is set by the lender and not published; the depletion path’s cash-out ceiling is published, and cash-out proceeds never count as assets. A Sarasota loan officer confirms the cash-out treatment with the lender before a refinance is structured.
Large and recent deposits
Sale-of-business, inheritance, and legal-settlement funds are excused from the depletion path’s seasoning but still documented with their source. For a Sarasota file, the paperwork behind the deposit is as important as the balance, and gathering it early is what keeps the calendar. The source documents travel with the statements.
From a Sarasota asset review to keys in hand.
An asset-based purchase runs in a fixed order: a review of the statements that settles the path and the leverage, a contract and an appraisal, underwriting of the accounts and the credit, and closing. The steps below describe each for a Sarasota file.
Asset review
The first conversation settles the shape of a Sarasota file: which path the balances support, what leverage the purpose allows, how long the accounts have seasoned, and whether the usable total clears the loan with a margin. The review names the path, and the loan officer writes the outcome down before any offer is drafted.
Contract and appraisal
With the path settled, the Sarasota offer is written to the leverage the path allows, and the appraisal is ordered once the contract is signed. The appraised value, not the price, sets the leverage on a refinance, and the lower of the two on a purchase.
Underwriting
Underwriting on an asset-based file is about the accounts: every page of every statement, every large deposit explained, every retirement owner’s age confirmed, the seasoning counted. On the depletion path the ratio is calculated with the new payment; on the asset qualifier path the total is confirmed against the loan.
Closing
The final figures arrive in the closing disclosure, the funds to close are wired from a documented account, and the Sarasota home records in the buyer’s name. Nothing about the portfolio changes unless the buyer chose to draw the down payment from it.
A brokerage that reads both paths.
The program behind these pages is placed with select lenders in Lendmire’s wholesale network, and Lendmire is never the lender. What the brokerage adds is the comparison: the asset qualifier path against the depletion path against a bank statement loan on the same Sarasota statements, and written terms for the one that fits.
Both paths, one set of statements
Before any recommendation, the Sarasota statements are run through the asset qualifier path and the asset depletion path on the lender’s own rules: the credit shares and the age line on one side, the haircuts and the divisor on the other. The buyer sees the usable total against the loan and the derived income against the payment, and the path is chosen on the result.
The account rules explained before the offer
The age rule, the seasoning, and the eligible-account list are the three places an asset-based file surprises people. Lendmire walks a Sarasota buyer through all three at the review, with the statements open, so the file that goes to underwriting is the file the buyer expected. The margin above the threshold is written down too.
Licensed, consumer-purpose, in writing
Asset-based mortgages on a principal residence or a second home are consumer loans, placed under Lendmire’s consumer licensing in sixteen states with the disclosures that attach to any consumer mortgage. A Sarasota buyer gets the terms in writing from a licensed loan officer, and nothing on this page is an offer or a quote.

Sarasota asset-based mortgage FAQs
The questions Sarasota buyers bring to an asset-based mortgage, answered in order: the two paths, the age rule, the seasoning, the eligible accounts, the leverage, the occupancies, and the comparison with a bank statement loan.
What is an asset-based mortgage?
Asset-based means the ability to repay is shown through accounts. The program behind these pages reaches principal residences and second homes on the path that documents no income, adds investment property on the path that converts assets into income, and is placed with select lenders in Lendmire’s network.
How does the asset qualifier path work?
The path has three tests: the usable assets must cover the loan, the loan must sit inside the leverage for the purpose, and the credit score must be at or above the published floor. Reserves are not required at or below the refinance leverage. Income is never asked for.
How does the asset depletion path work?
Picture the balance sheet spread evenly across a span of months: that monthly slice is the income the lender uses. For a Sarasota household, the question is whether that slice, added to any documented income, carries the housing payment and the other debts within the ratio. The calculator on this page shows the slice beside the payment.
How are 401(k) and IRA balances counted, and why does 59½ matter?
Retirement money counts on both paths, and it counts most generously on the asset qualifier path for an owner past the age line. For a Sarasota file built mostly on retirement balances, the owner’s birthday can decide whether the assets cover the loan, and a loan officer checks the date first.
What credit score does an asset-based mortgage need?
The asset qualifier path publishes a credit floor, shown in the snapshot above. The asset depletion path reads the score against the documentation suite’s matrix, where the floor rises with the leverage and the loan amount. On the depletion path the housing history is reviewed as well, and a prior housing event waits out the program’s seasoning; the qualifier path publishes the floor alone.
How much can I borrow against the price or the value?
The ceilings are program parameters, not promises. A Sarasota refinance on the asset qualifier path plans the new loan against the refinance figure; a cash-out on the depletion path against the cash-out figure; a rental against the investment row. The loan officer confirms the row for the file.
Do I need to show any income at all?
Income is optional on one path and derived on the other. A Sarasota buyer with no earnings is written on the asset qualifier path if the balances cover the loan, and on the depletion path on standalone asset income if they do not; a buyer with some earnings is often strongest on a supplemented depletion file.
What sets the timeline on an asset-based mortgage?
On any mortgage the appraisal and the title are the long poles, and an asset-based file adds the account review while removing the income review. A Sarasota buyer plans the seasoning ahead of the offer; the program promises no timeline.
How is this different from a bank statement loan?
The comparison on this page puts them side by side: assets that cover the loan, assets that become income, and deposits that become income. The right route for a Sarasota household is read off its statements, and the written terms follow from the one that fits.
How large can the loan be?
Up to the snapshot’s figure on assets alone, and up to the depletion path’s figure when assets are read as income, with a published minimum on the depletion side. A Sarasota file near either ceiling is read closely for how much the usable assets exceed the amount the path requires.
Qualify on what you own in Sarasota, with both paths read.
An asset-based review is the first step, and it asks only for the statements. The statements are read against both paths and a bank statement loan, and the recommendation follows the numbers.
