Asset-based mortgage in South Fulton, Georgia — qualify on assets, not income
South Fulton Asset-Based Mortgage

Asset-Based Mortgage in South Fulton, Georgia: Qualify on Assets, Not Income

An asset-based mortgage in South Fulton, GA is the loan for a household whose wealth sits in accounts rather than in a paycheck: the file is qualified on the balances, not on tax returns or pay stubs. Two paths run under the program. On the asset qualifier path the usable assets cover the whole loan and no employment or income is documented at all. On the asset depletion path the assets are converted into a monthly income and the file is read the way any income file is read.

Current Program Snapshot

Current asset-based guidelines, updated from one source.

One guideline source feeds every number here, and the page updates when the source does. The four cards carry the headline figures; the tables underneath show how each account type is credited on the asset qualifier path, how each is haircut on the asset depletion path, and what leverage each path and occupancy allows. The wholesale lender is not named.

Loan Amount
to $4M

Up to $4,000,000 on assets alone; $3,500,000 when assets become income

Loan size follows the path. Covering the loan outright with usable assets reaches $4,000,000; spreading a pool of assets into a monthly income reaches $3,500,000 and starts at $125,000. The amount on either path is a program parameter, subject to the lender’s guidelines at lock.

Credit Score
600 floor

The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix

The published floor is 600 for the asset qualifier path. The asset depletion path prices by score tier inside the documentation suite’s matrix, and the leverage available at a given score falls as the loan grows. Either way the score is one input among several, settled in underwriting.

Leverage
up to 80%

That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out

The leverage ceilings are 80% for a purchase and 75% for a refinance on the asset qualifier path, and 80% for a purchase or rate-and-term refinance and 60% for a cash-out on the asset depletion path, both on a principal residence or second home. The leverage table shows the investment-property row.

Retirement Accounts
90% / 100%

Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income

The age line at 59½ is a program rule, not a tax rule, though it echoes one: below it the asset qualifier path credits 90% of a retirement balance, above it 100%. The asset depletion path ignores age and counts 70% of the balance before dividing by the months.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. Program Notice

This page describes program parameters, not an offer. The amounts, the credit floor, the leverage, the credit shares, the haircuts, and the seasoning are wholesale guidelines, subject to change without notice and to full underwriting; the statements, the credit report, and the appraisal decide every file. South Fulton Asset-Based Mortgage Guide

What an asset-based mortgage is — and how the two paths qualify a file.

An asset-based mortgage is a consumer mortgage qualified on what a household owns rather than what it earns. The program behind these pages offers two ways to prove ability to repay from assets, and the choice between them is the first decision in a South Fulton file: cover the loan outright, or convert the assets into income. The cards below walk through the paths, the account rules, and the seasoning.

For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in Georgia; for the age rule on retirement withdrawals, see the IRS.

01.

Two paths, one program

A South Fulton loan officer reads the statements against both paths before recommending one. Covering the loan outright keeps income out of the file and keeps the reserve requirement off at the refinance leverage, but it needs assets equal to the loan. Depleting the assets into income does not need the balances to cover the loan, opens investment property and cash-out at their own ceilings, and brings the ratio test back. The recommendation follows the balances.

02.

The asset qualifier path

No employment and no income is documented on this path. That is not a loophole; it is the structure. The lender’s ability-to-repay review rests on the assets themselves, which is why they must cover the whole loan rather than a share of it. A South Fulton retiree whose statements add up to the loan amount is read on those statements, without a tax return, a pay stub, or a bank statement income calculation.

03.

The asset depletion path

On the asset depletion path the lender applies a haircut to each account type, adds up what remains, and divides the total by a fixed number of months to produce a monthly qualifying income. Cash and certificates of deposit count in full, securities at a lower share, private stock lower still, retirement accounts lower again regardless of age, and real-estate equity lowest. A South Fulton file then runs through the debt-to-income test with the new payment included.

04.

Seasoning, statements, and what counts

Seasoning is the proof that the assets are the borrower’s to keep: two months of statements on the asset qualifier path, older statements plus the current one on the asset depletion path. Large recent deposits inside that window are read, not ignored: a transfer between the borrower’s own accounts is documented as such, a sale of property or a business with its paperwork, and a gift under the lender’s gift rules. A South Fulton file that shows the trail cleanly meets fewer questions in underwriting.

The Core Calculation
Price − down payment = loan; loan ≤ usable assets = the asset qualifier test is met; loan > usable assets = the asset depletion path, where the derived income must carry the ratio; credit, seasoning, and leverage still apply.

The calculator runs a South Fulton balance sheet through both paths at once. It credits cash, brokerage, and retirement balances at their shares, flips the retirement credit when the owner is past the age line, measures the total against the loan, and divides the haircut total into a monthly income beside the estimated payment. The arithmetic is illustrative; the lender’s own calculation governs.

South Fulton Market Context

South Fulton’s market in figures — and how asset-based lending fits.

Local context for a South Fulton asset-based file: how many people live here, what a typical home is worth, how many households own rather than rent, and how large the owner pool is. None of these figures enters underwriting; all of them shape the price a loan officer sees first.

Read the figures as backdrop. A high median value means a larger loan for the assets to cover and a larger monthly income for the depletion path to produce; a lower one means the same balance sheet goes further. The owner share says how established the market is, and the owner count how deep the comparable sales run.

South Fulton Submarkets

Distinct South Fulton neighborhoods, distinct asset files.

Where a South Fulton buyer is looking shapes the file as much as the balance sheet does. The cards below walk through the city’s submarkets and the asset-based questions each raises: the price the assets must cover, the occupancy the path allows, and the valuation the appraiser faces.

01.

Estate properties

At the top of the South Fulton market the question is rarely whether the household can afford the home; it is how the lender documents that it can. The asset qualifier path answers with statements; the depletion path answers with a derived income; a loan officer shows both before the offer. About 28% of South Fulton’s households rent — roughly 11,479 renter households on the latest Census estimate.

02.

Second homes and pied-à-terre purchases

Second homes are the program’s natural fit in South Fulton: a portfolio, a residence elsewhere, and a city unit bought on the balances. The occupancy is confirmed with the borrower’s intent and the property’s use, and the second-home row of the leverage table applies. Roughly 28,844 South Fulton households own their homes on the latest Census estimate — 72% of all households, the pool an asset-based purchase joins.

03.

Newer luxury infill and new construction

Builder inventory and new infill in South Fulton are bought on assets by households that have just sold something larger. The proceeds season (two months of statements on the asset qualifier path, longer on the depletion path), the credited total is measured against the new loan, and the file is placed on the path the total supports. The median owner-occupied home value in South Fulton runs near $309,800 on the latest Census estimate.

04.

Two-to-four-unit homes

A South Fulton two-to-four-unit home bought to live in one unit is an owner-occupied file and can sit on either path where the lender’s property rules allow; bought as a rental it is an investment occupancy on the depletion path at the investment ceiling. The occupancy is settled first because it decides which path and which leverage apply. Median household income in South Fulton sits near $82,324 on the latest Census estimate.

05.

Close-in architect-designed homes

Value drives the leverage on a one-of-a-kind South Fulton home; the accounts drive the rest. A loan officer runs the file at the contract price and at a lower appraised value so the buyer knows the margin on both before the offer. A margin above the loan is the usual protection. On a home in South Fulton priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.

06.

High-rise and luxury condominiums

South Fulton’s high-rise and luxury condominiums draw the buyers the program is built for: a household downsizing from a house it owns outright, with the proceeds in a brokerage account and no salary to show. The unit is a principal residence or a second home on either path, the dues enter the depletion ratio, and the lender’s project review runs alongside the asset review. South Fulton is home to about 110K people.

Whichever South Fulton neighborhood the home sits in, the asset-based questions are the same: which accounts count, at what share, whether the total covers the loan, and if not, what income the depletion path produces. The cards are context; the snapshot is the rule.

How South Fulton Buyers Use Asset-Based Mortgages

Four ways South Fulton buyers put their assets to work.

The asset-based mortgage does one thing the income programs cannot: it lends to a household whose statements, not its earnings, show the means to repay. Four common South Fulton uses follow, each read against the path that usually carries it.

After a sale or an exit

Buy after a liquidity event, before the next venture

A liquidity event produces exactly the balance sheet the program is built for: assets well above the loan and earnings that have paused. A South Fulton buyer in that position covers the loan on the asset qualifier path with no income in the file, or, if the proceeds are smaller, converts them into income on the depletion path with the seasoning excused.

Asset qualifier purchase

Buy a home on assets alone, with no income in the file

When the balance sheet covers the loan, a South Fulton household keeps the income question out of the file entirely. The lender credits the accounts, confirms the total against the loan, checks the leverage for a purchase, and reads the credit report; reserves are not required at or below the refinance leverage, and the path reaches well into the jumbo range.

Asset depletion purchase

Turn a portfolio into qualifying income

A South Fulton buyer whose assets are substantial but short of the loan uses the asset depletion path: the eligible accounts are haircut by type, added up, and divided by the divisor into a monthly income that carries the new payment through the debt-to-income test. The minimum-assets rule applies when that income stands alone, and is waived when it supplements documented earnings.

Second home or investment

Finance a second home or a rental on assets

For a rental, the asset depletion path is the only path open, at the investment-property leverage, with cash-out at the depletion path’s cash-out ceiling. For a second home, both paths are open. A South Fulton loan officer sorts the occupancy first, because it decides the path before the balances are even read.

Asset Coverage Estimate

Measure a South Fulton loan against the assets before requesting a review.

Use the calculator to see which path a South Fulton balance sheet favors. If the usable assets cover the loan, the asset qualifier path is open and no income enters the file; if they fall short, the depletion reading beside it shows the monthly income the assets would produce and the payment that income would need to carry.

Taxes and insurance are estimates. Nothing here is tax or investment advice.

Asset Qualifier vs. Asset Depletion vs. Bank Statement

Same buyer, three ways to document the file.

For a South Fulton buyer with assets and an unconventional income picture, the comparison is between covering the loan, depleting the assets, and documenting deposits. The rows set out the strengths of each, and the last row says where each one fits.

Structure Comparison

Assets that cover the loan, assets as income, or deposits as income.

The asset qualifier path

When the credited balances reach the loan, nothing else about income needs to be shown. The trade is the threshold: the assets must cover the loan itself, not a share of it, and investment property is not on this path. Reserves are not required at or below the refinance leverage, and the file is the statements, the credit report, and the appraisal.

The asset depletion path

Haircut assets divided by the divisor into a monthly income, then the debt-to-income test with the new payment. Principal residences, second homes, and investment property; purchase, rate-and-term, and cash-out at published ceilings; a minimum-assets rule when the income stands alone; longer seasoning.

A bank statement loan

The deposit route reads the statements for inflows rather than balances. For a business owner whose accounts turn over, it can produce a larger qualifying income than depleting the balance would; for a retiree with no deposits, it produces nothing. See Lendmire’s bank statement loan program.

Where each one fits

Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a South Fulton household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.

Typical File Components

What to prepare for a South Fulton scenario review.

An asset-based file is documented through statements rather than pay stubs, so the preparation is account-centered: every eligible account, every page of every statement for the required months, and the paperwork behind any large or recent deposit. The list below is the usual South Fulton set.

Paperwork behind large depositsA sale of property or a business, an inheritance, a legal settlement, or a transfer between the borrower’s own accounts, each documented with the papers that produced the money.
Gift documentation, where a gift is part of the pictureA gift letter and the transfer trail for any gifted funds, read under the lender’s gift rules for the path chosen and documented like any other deposit.
Retirement account statements and the owner’s date of birthA 401(k) or IRA is credited by the owner’s age on the asset qualifier path, so the lender confirms which side of the age line the owner stands on for each account.
Occupancy statementPrincipal residence, second home, or investment property; the occupancy decides which path is open and which leverage ceiling applies, and it is confirmed with intent and use.
Documented income, if any, on the depletion pathWhen asset income supplements earnings, the earnings are documented in the usual way, the minimum-assets rule is waived, and the combined ratio may run to forty-five percent.
The purchase contract or the current mortgage statementOn a purchase, the contract sets the price the leverage is measured against; on a refinance, the payoff and the existing note set the new loan.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.

South Fulton File Considerations

Local details that can change the loan.

Here are five details, chosen for the South Fulton file, that most often reshape an asset-based loan. The first two apply to nearly every file; the rest depend on the accounts, the occupancy, and the purpose.

Before You Move Forward

Use these checks to keep the South Fulton file clean and fundable.

Before the statements go in: confirm the retirement credit by age, confirm the seasoning by path, and confirm which accounts the lender counts. A South Fulton file that clears those three rarely surprises anyone in underwriting.

  • Confirm the age rule: the depletion path haircuts retirement balances at a flat share regardless of age.
  • Count the months: two months of statements per account cover the loan on the asset qualifier path.
  • Explain the deposits: every large recent deposit is documented with its source.
i.

Retirement accounts and the age line

Retirement balances are the most age-sensitive figure in the program. On the asset qualifier path they are credited by the owner’s age; on the asset depletion path they are haircut at a flat share whatever the age. A South Fulton household with a large retirement account and a modest brokerage account is read carefully on both, because the usable totals can land on opposite sides of the loan.

ii.

Seasoning by path

Seasoning is the detail that most often sets the calendar for a South Fulton asset-based purchase. The asset qualifier path is the shorter wait; the depletion path is longer except where the funds came from the sale of a business, an inheritance, or a legal settlement. A loan officer reads the statements against the path’s clock before the contract is signed.

iii.

Large and recent deposits

The lender’s concern is that the asset is the borrower’s to keep and not a loan in disguise. A South Fulton buyer who moves money between accounts before applying creates a paper trail that has to be reconstructed; the cleaner approach is to leave the accounts as they are and document the history that already exists.

iv.

Supplementing income with asset income

The depletion path can add asset income to documented earnings rather than replace them. The combined ratio may run to forty-five percent when the income is supplemented, and the minimum-assets rule is waived. For a South Fulton household with a pension, a part-time income, or a small business and a meaningful portfolio, the supplemented file is often the stronger one.

v.

Which accounts count

Not every balance is an asset to the program. Brokerage, savings, money market, certificates of deposit, and retirement accounts count. Custodial accounts, deferred compensation, escrow balances, foreign funds, cash on hand, stock options, unvested restricted stock, and funds held at non-regulated companies do not. A South Fulton loan officer sorts the statements into the two piles first.

A Clear Process

From a South Fulton asset review to keys in hand.

From the first conversation to the keys, a South Fulton asset-based file passes four stages. The first is the one that differs from an income loan: the statements are read, the accounts are sorted, the usable total is calculated on both paths, and the path is chosen before anything else happens.

i.

Asset review

A South Fulton asset review is a sizing exercise with the account rules open: the balances by type, the share credited on each path, the total against the loan, the income against the payment. The loan officer writes the outcome down for the offer. Nothing is assumed; every account is read from its statement.

ii.

Contract and appraisal

A South Fulton buyer on assets competes like any financed buyer: the contract, the appraisal contingency, and the timeline are the usual ones. What differs is that no employment verification sits in the path on the asset qualifier side, so the file is often quieter than an income file at this stage.

iii.

Underwriting

The underwriter reads what the loan officer read: the statements for the required months, the eligibility of each account, the credit shares or the haircuts, the usable total against the loan or the derived income against the payment, the credit report, and the appraisal. A South Fulton file that was documented completely at review usually moves through with few new questions.

iv.

Closing

Closing on an asset-based loan looks like any other closing from the outside. From the inside, the difference is what did not happen along the way: no employment call, no tax transcript, no income calculation on the asset qualifier path. A South Fulton loan officer attends to the funds to close so the usable total is intact.

Why Lendmire

A brokerage that reads both paths.

Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on an asset-based file the brokerage’s job is to read the balance sheet against both paths, place the loan with the wholesale program that fits, and put the terms in writing. The lender is never named on these pages; the arithmetic is.

i.

Both paths, one set of statements

The comparison printed on this page is run for real on every South Fulton file: assets that cover the loan beside assets that become income beside deposits read as income, and the written terms follow from it. The buyer sees the usable total on each path, the margin above the loan, and the derived income beside the payment before anything is signed.

ii.

The account rules explained before the offer

Reading the statements early is the whole method. A South Fulton loan officer sorts the accounts, confirms the owners’ ages against the age line, counts the months, and names the usable total on each path, in writing, before an offer is drafted. The aim is a file with as little as possible left to be discovered in underwriting.

iii.

Licensed, consumer-purpose, in writing

Asset-based mortgages on a principal residence or a second home are consumer loans, placed under Lendmire’s consumer licensing in sixteen states with the disclosures that attach to any consumer mortgage. A South Fulton buyer gets the terms in writing from a licensed loan officer, and nothing on this page is an offer or a quote.

Questions South Fulton Buyers Ask

South Fulton asset-based mortgage FAQs

Plain answers to the questions South Fulton buyers ask most about asset-based mortgages, in the order they usually come up: what the program is, how each path works, how retirement accounts are counted, and what the credit and leverage rules are.

What is an asset-based mortgage?

Think of it as the mortgage for the buyer who could pay cash but would rather not. The accounts stay invested, the lender reads them on paper, and the loan is sized to what the usable assets cover or to the income they produce. For a South Fulton household with wealth and little income on paper, it is often the mortgage that fits.

How does the asset qualifier path work?

The path has three tests: the usable assets must cover the loan, the loan must sit inside the leverage for the purpose, and the credit score must be at or above the published floor. Reserves are not required at or below the refinance leverage. Income is never asked for.

How does the asset depletion path work?

It converts assets into income. Cash and certificates of deposit count in full, securities at a lower share, retirement accounts lower still regardless of age, and real-estate equity lowest; the haircut total is divided by the divisor and treated as monthly income. The path reaches principal residences, second homes, and investment property.

How are 401(k) and IRA balances counted, and why does 59½ matter?

A 401(k), a traditional or Roth IRA, and similar employer plans are read the same way: by the owner’s age on the asset qualifier path and at a flat haircut on the depletion path. Vested balances count; stock options and unvested restricted stock do not. A South Fulton loan officer confirms each account’s treatment at the review.

What credit score does an asset-based mortgage need?

The asset qualifier path publishes a credit floor, shown in the snapshot above. The asset depletion path reads the score against the documentation suite’s matrix, where the floor rises with the leverage and the loan amount. On the depletion path the housing history is reviewed as well, and a prior housing event waits out the program’s seasoning; the qualifier path publishes the floor alone.

What sets the timeline on an asset-based mortgage?

The program does not promise a closing date, and neither does this page. What a South Fulton buyer controls is the completeness of the statements and the explanation of the deposits, and those decide whether the file moves at the contract’s pace or waits.

How long do the assets need to be in the accounts?

Two months of statements on the asset qualifier path; a statement at least four months old plus a current one on the depletion path. The purpose of seasoning is to show that the assets are the borrower’s to keep and not a loan dressed as a balance. A South Fulton buyer who leaves the accounts as they are and documents the history that already exists has the easiest file; moving money before applying creates a trail that has to be reconstructed.

Which accounts count, and which do not?

Brokerage accounts, savings and checking, money market accounts, certificates of deposit, and retirement accounts count on both paths. Custodial accounts, deferred compensation, escrow balances, foreign funds, cash on hand, stock options, unvested restricted stock, and funds held at non-regulated companies do not. Real-estate equity and private stock count on the depletion path only.

Are reserves required?

No reserve months are published for the asset qualifier path at or below the refinance leverage, and the depletion path lists none; above the refinance leverage the lender sets the requirement. The assets that qualify the loan stay where they are, and the lender reads them again for a South Fulton file after the funds to close are drawn.

How is this different from a bank statement loan?

They answer different questions. The bank statement loan asks what the business brings in; the asset-based mortgage asks what the household owns. For a South Fulton owner whose accounts turn over, the deposit route can produce a larger qualifying income than depleting the balance would; for a household living on a portfolio, only the asset route works.

Keep the portfolio invested and finance the South Fulton home on it.

Begin with an asset review: the statements, the loan, the occupancy, the purpose. A Lendmire loan officer sorts the accounts, runs both paths, and puts the written terms for the one that fits in front of you.
